Dillon has been phenomenal. His communication, clarity, and follow‑through were consistently excellent. He is incredibly customer‑focused, proactive, and truly goes above and beyond in every aspect of his work. Throughout the entire process, we felt fully informed--whether it was timelines, progress updates, or unexpected issues that came up. Any time we reached out, Dillon responded quickly, professionally, and with genuine care. Honestly, this has been the best turn‑around manager experience we've ever had. Dillon is an outstanding maintenance manager, and we wanted to make sure his exceptional performance and dedication were recognized. We are extremely satisfied and deeply appreciative of the work he put into bringing this property back to life.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

Vantage At Kitty Hawk - Piles of trash outside the compactor. Lazy people!

I should have known better. I know the old saying...if it sounds to good to be true, it probably…read moreis. However, I ignored that and decided to move into these apartments. My husband retired from the military so we had to move off post. Housing 1 Source suggested we check out these apartments. They were brand new and quite beautiful. The pool looked amazing and the apartment itself was small but very nice. It was really great when we first moved in. We were one of the first tenants in our building. They had a wine and cheese night that we attended and we met our neighbor that lived across the hall. We were very pleased. The next month, we showed up for the wine and cheese night and we were told that they forgot to buy the wine so it was cancelled. It has never been listed on the calendar since. We have a trash compactor in the complex. I started noticing that people were putting their trash on the ground in front of the compactor instead of placing it in the compactor. Now, the trash is routinely piled high around the compactor. It smells horrible and we have to wade through it to make our way to open the compactor door and place our trash inside. One weekend we invited another couple and their children over for a BBQ. There is a nice outdoor grill and kitchen set up next to the pool. I was outside starting the grill when I heard two men yelling at each other at the pool. I walked over to the pool and got their attention and advised them that their behavior was inappropriate. They apologized. As I walked away, they started yelling at each other again. I was so embarrassed to invite friends over and have them witness my ghetto neighbors. Another day I was walking to the mailbox and there was a man sitting at a picnic table drinking out of a brown paper bag. Granted, he was not hurting anyone and he was alone talking on the phone minding his own business. However, that drinking out of brown paper bag really put out a Ghetto vibe. We frequently smell Marijuana and have even seen people in cars in the parking lot smoking it. I was looking on the website for the apartments and noticed that the "about us" page spoke of "affordable workforce housing". This makes me think that they have integrated affordable housing into this complex. Which explains some of the low-class behavior we have noticed. Don't let the aesthetic of this complex fool you, it won't last long. There are a lot of low-class "ghetto" neighbors. You can read my husband's review as well and get an idea of even more incidents that have made living here unpleasant. Our lease is up in February - I can't wait to get out.

The "affordable workforce housing" simply means that the property is in general trying to provide a nice and affordable place for young working people. They do not lower costs to accomodate low income or anything like that. Although, there ARE people on goverment assistance (housing) that can live almost anywhere and this has nothing to do with the apartments themselves for they can not refuse service/housing to them. I agree about the trash compactor, i don't understand why it's so hard to open a door and put your trash in. But, to me, I guess this is only a minor irritation and happens fairly infrequently. Apartment life in general can be hard at times, anywhere you go...but I am so far pleased with this complex. I have been there since they first opened and am going into the 3rd year lease. My biggest concern will be at moving out time...I feel that there is a lot of wear and tear due to the use of very cheap materials (flooring and wall paint!). The walls are impossible to clean and attract every speck of dirt and oil and the floors are getting worn from a faux wood look to white. I hope I don't get an outrageous bill at the time of move out for these things...
