Liberty Title and Christon Gibson are great! They have helped many of my clients. One case in specific, my buyer was having an issue with her previous home, it had been flagged as a foreclosure and wasn't. Christon was great, she sent her title research person out first thing the next day. We were under a time crunch with meeting the mortgage commitment, they were able to pull the title on her old property and prove that it wasn't foreclosed on!! Nick Iarocci, managing Attorney, has been a godsend. He's always accessible, a great resource for me and my clients... Answering contract specific questions, helping negotiate with the sellers etc. One case in specific, I had the buyer and the seller was extremely difficult. They wouldn't respond to correspondence in a timely fashion, wouldn't respond to specific requests and were dragging their feet. Nick helped with the specific wording on the contract and addendums to ensure we were protecting my buyers interest. Then when the Seller had questions he even called the seller directly to help clarify it to them... He's been awesome!! Huge kudos to Christon and Nick, they've been a godsend to me and my clients!! read more

I wish I could give zero stars. Do not use Liberty Title. Horrible experience. Run away and choose another company. Liberty nearly ruined our closing process. Communications were not clear from LIberty, and the prepared legal documents that Liberty provided at the closing were incorrectly prepared. Buyers and sellers names were in the wrong places. Both sellers and buyers were expected to sign detailed documents that we had not been previously shared for review. Naturally, the sellers walked out of the deal. Luckily we were able to reschedule for the following week. Again, and I know this may sound unbelievable, the documents were again not prepared properly. You can do better. I have been working with this company for a few years. Everything was going well until recently I had to wait a long time(10 days) for a response to my emails from a manager (Carol Brown) at Baltimore County Md office! I sent her emails for 10 days to ask her a simple question, which was,"When did you file my closing documents with the court?" She never answered my emails. I knew something is wrong. I sent more emails to other people and eventually I received an email that said she filed the documents for my two properties 13 DAYS AFTER the settlements!! Then I realized why she was not responding to my emails. Much worst than this was when she filed the documents with the court, the lien sheets that she filed were near expiration dates, so by the time the court reviewed the documents the lien sheets were expired. Then the court rejected the documents. Now, it's almost 3 weeks and we are waiting for new lien sheets to arrive and start over again. My closings was on April 21st and April 23rd; today is May 15th. I emailed and called the corporate office and so far I haven't received any reliable response. I'm an investor and specially during this pandemic I needed to record the closings as soon as possible. At the closing I asked them to please file this closings as soon as possible, however she not even cared about my request, but also delayed it as much as she possibly could with out any reason. If you're looking for a fast and smooth closing, or at least close at a reasonable time here is not a right company for you. I definitely would not recommend it to you. They are simply ignore your business by not responding to you. Thank you! read more

My experience was horrible. During closing, there were several documents missing, including the home warranty. The lawyer had to constantly leave the room to make phone calls. Because the lawyer seemed unprepared and there was no organization taking place, closing took 2 hours to complete. A very unpleasant experience. I will certainly not use this company again. If you see that Liberty Title and Escrow is doing your closing, run away as fast as you can. They lost our wired earnest money, did not know process needed to close in Florida, closing delayed by two weeks due to failure to order survey, took a month to track wire deposit after tracking data provided, sent wrong commission amount to realtor, sent insurance money to wrong policy, and failed to return calls when promised. Poorest customer service of any company. Total lack of leadership in this company. read more

Be careful with this company. They give you miss leading information to get you to close the loan. One of their lawyers, Menina Kocher, came over to close the loan. When we told her we weren't going to sign the document because of on off the payoffs to get the loan, she told us not to worry. They would not send any checks until we sent them the statements we wanted paid off. She said to sign now so the process could be completed and not have to go through the waiting period again. She told us not to worry about the checks. BAD MiSTAKE. They sent the checks and now we are out $23000. She said she couldn't help us and her boss Nick Iarocci wouldn't do anything for us. He said we should have been aware of the checks and it was our fault. He got very rude when we questioned why their lawyer would tell us not to worry about the checks and she shouldn't have said that. He said just because we were told not to worry , we are still responsible. I have been trying to reach them for 4 weeks and they will not return any of my messages. Think twice about using them. Terrible! I would never use this company again. The attorney working on correcting an error in our title (one word off) took over a month! Liberty couldn't handle making a phone call to get things moving. Just gave the answer - we're waiting on the attorney, sorry. They gave me the attorney's phone number, I called myself, and I had the clear title the following day. Had they done their job and followed up, we could have closed on time and had the title weeks ago. Now my closing has been delayed and I have incurred a $535 fee to secure my rate! I do not in any way recommend this company. read more
