At the same time, I had noticed some missing mortar in the brick on the outside of the house and a broken gutter - meaning water was dripping down the side of the house and likely entering the walls. I was convinced we had mold and envisioned our whole bedroom being torn apart. After searching online, I came across this company which had good reviews so gave it a ring. I was impressed from the second Angelina stepped foot in my door. You know when you see Mike Holmes walk into some poor soul's house on his show and you know he's going to fix things? That's how I felt - she was going to save the day. And that's what she did. Long story short, she did her thing using equipment which can detect the presence of mold without making a single hole. She also checked other parts of the house to ensure she had the whole picture. She wasn't convinced it was mold. Surely enough within 24 hours or so, we received the "Indoor Air Quality (Mold) Testing & Investigation Report" via email confirming her suspicion. Turns out our old house with its plaster walls saved the day. Yes water had come in, and yes that was the cause of the odor, but because it was plaster, all we needed to do was dry it out and get out mortar and gutter fixed. (If it had been dry wall, we would have been screwed.) In the following days, Angelina offered recommendations on getting rid of the odor and responded promptly to any other questions I had. She even offered to help me rent an "air scrubber" if we continued to smell the must. Thankfully it wasn't needed. The price was very decent. If I recall, it was in the $350 range when all was said and done.

Setting up an appointment was very easy. The inspector, Jim, is very friendly and approachable. He is very knowledgeable in his field, and extremely thorough in the inspection, noting not only big things, but even the small details, such as a missing screw in the fuse box. All during the inspection Jim would answer questions and point out things that need repair or altering. He also has a great infra-red camera that can identify hiding cold/damp spots in the walls and ceilings Everything is documented in writing and photographs, and he emails a thorough report at the end of the inspection. Prices aren't the cheapest, but certainly not the most expensive in the area. But in my opinion the prices charged are fair, and certainly value for money. I was more than happy with the service received.

The company pillar to post doesn't seem to give a shit either that this guy is screwing people over. During my inspection Jeff claimed to be an ex siding contractor and told me the siding on the house I was looking to buy was done properly and no need to worry. well a few months after closing that was not the case. water was coming into the basement in a few different locations and the cause was incorrect siding installation. I will be attaching a picture of the kitchen sliding door that Jeff never mentioned anything about. where the door meets the deck you can see the White House wrap and red tuck tape. Found out that was leaking 2 weeks after moving in. I would highly recommend staying away from this inspector Jeff McInnes and company pillar to post.
