I was a listing agent on a property that was being financed thru Lima One Capital. In 46 years of practicing real estate in Norther KY this was by far the most unprofessional group I have ever dealt with. Nobody would return calls or emails and once in blue moon I did get a return email and it was just a snarky remark. If I ever have another transaction where the buyer wants to use LIMA One I will tell the sellers just how awful this company is. Got approved and all the way to an appraisal being out. He didn't want to do it so he quit after others couldn't go out for weeks and all of a sudden for a nothing happened. Everything went dark and when I tried to complain they blocked me on social media. Might half to sue to get my 2nd the money back on my 2nd appraisal seems this company is a fraud. read more

At the time of writing this, Lima only has 3 1-star reviews. That's a bit harsh, but then again I didn't get all the way with them. After getting pre-approved and going back and forth with dozens of emails and all their requirements, we were about ready to fund the loan. Then out of the blue they want all kinds of information and paperwork about the builder (that I've built 5 other homes with), and he basically said he doesn't want to deal with it all. Now that I read these other reviews, I think the writing was on the wall with how badly it could have gone had I gone all the way to closing the loan with them. read more

Terrible experience and the audacity to tell me well you have other lenders you can used. Looking for fix and flip lending and process was delay almost two months and also the appraiser they had for my case used comps from over a year and other two was 6 months and over. I ask to revaluate the comps and use different appraiser and was told no and appraiser didn't make any updates and initially double my down payment and under value the property I currently own by over $20k. I ask for adjustment on rehab budget and was told it will drop the value even more and won't qualify. I went from $25k down payment to over $50k and the fees and figure didn't make sense for the evaluation. Long story short,first time house flippers they treat like garbage and my money not good welcome with Lima One but it was best thing they did because I was able to find a better deal according to Zachary and was able to close on my investment property. Lima One has been fantastic. They always provided fast and friendly communication and have been a great professional team to work with.

I had a horrible experience recently with Lima One Capital that left me with a lost deal 3 days before closing. Their team also did not explain processes, waits too long to review, chooses third-party appraisers whom are not properly vetted and communicate items back to their customers. Lima One Capital's review average on all online platforms is mixed to negative at best. I was in a hard place and needed a new lender asap and was referred to Lima One. Two items they are terrible at is their communication and transparency. They are also very "salesy". One of their fix and flip sales consultants, Brandon Campbell, bombarded me with calls for 6 months. I finally decided to move forward with them because I lost my main lender due to them being bought out and canceling programs. I later find out he's just your typical salesman who once he gets you in the door, communication goes out the window. They tried to squeeze more money out of me and the seller days before closing. It was the most unprofessional and frankly unorganized experience with hard money I've had. Again, their are plenty of hard money lenders out there that are a lot better than the level of service you'll receive from Lima One Capital. read more

I want to start by saying that I'm not writing this after being denied. I was approved and got funding for my investment home. However, I had a miserable experience with this company. I can't go into all the details in a google review, so I'll keep it simple. The lack of transparency, organization and internal communication is appalling! You can rest assure that you will have costly surprises along the way. Not to mention, the underwriter I was working with began raising his voice on the phone in a very unprofessional manner when I comforted him on issues that should have been resolved weeks prior. Clear communication and transparency are everything when working with a lender. This is something you won't get from Lima One. I would never recommend this company to investors. Do some research and find another lender because the grass is greener on the other side! read more

IT WAS A NIGHTMARE WORKING WITH LIMA ONE CAPITAL! (Going forward LOC) My husband and I are real estate investors who focus on single family homes in distress to purchase, renovate, and resell. We didn't work directly with LOC- we had a Broker who was the liaison. We turned in our paperwork on Sun, July 29 and was reassured we could close the property on Monday, Aug 13. The homeowner requested to close on Tues, Aug 14, so essentially we were 2 business days ahead for submitting the paperwork on a Sun and then to close 2 weeks later on a Tues. Here is the timeframe of what happened and was SUPPOSED to happen: Sun, July 29 we sent paperwork, this was SUPPOSED start processing Mon, July 30 by LOC. Mon, July 30 we sent bank statements so that LOC could continue processing. Tues, July 31 all documents in LOC possession and asked permission to pull our credit report to verify interest rate information. Wed, Aug 1, 2018 I get started with property insurance with an agent that was recommended by the Broker. Thursday, August 2-Friday, August 3, 2018 NO COMMUNICATION from Broker. Sat, Aug 4 Broker sends text asking if anyone called me about the appraisal. Mon, Aug 6 text from Broker that "there has been a delay...." but now someone is on top of our papers and getting the appraiser ordered. Broker texted "There's something going on that they aren't fully telling me. Because I've used this lender many many times to the point I know their process and procedures very well. I'm sure it's nothing with the deal." My reply: "That makes me very nervous." Broker reply: "FYI. We need the appraisal back by Thursday in order not to jeopardize closing on Monday. itself, but someone slacking off at work. Don't be worried, both supervisors are involved now" Later on Mon Aug 6: Email and text messages from Broker stating LOC can't find an appraiser in my area. I sent a link that I thought would help. An appraiser wasn't found on this date because by late afternoon LOC was sending the emails asking for assistance. My text to Broker: "Please pass along to whoever needs to know that is is IMPERATIVE that we MUST close on Tuesday, August 14.... (and then details about the homeowner's situation).... Our remodeling contractor is ready to go and also said he's been turning away work to get our renovation done. This morning you stated someone was "slacking" at the lender office. This CANNOT happen going forward. Again, we MUST close on Tuesday, August 14.... Thank you...." Broker replies: "You are right. We will get it done on time. Thank you for your valued patience." Interjection: At this point, my husband and I have the gut feeling this is going to be a rocky road with LOC. We agree that I will continue to keep very close watch over the Broker to ensure they have close watch over LOC. Tues, Aug 7 I text the Broker: "Good morning, it is 8:04AM here... Has the lender called for the appraisal and inspection yet?" Broker immediately replies they have send an email to schedule the appraiser and will continue to follow up. Wed, Aug 8: The appraiser was FINALLY scheduled for Thursday at 11AM- to refresh your memory, the appraiser was supposed to have documentation BACK to LOC by Thursday, August 9, 2018. Since the appraiser is a rush, we get charged the standard $450 fee PLUS AN EXTRA $200 FOR THE RUSH FEE! Keep in mind, we still need an inspection done and the report turned in ASAP to close on Tues, Aug 14. Thurs, Aug 9 I text Broker: "Good morning! I'm checking in to keep you in the loop that I still have not heard from an inspector. Anything I can do about that? Thanks." Got a reply of a screen shot from the LOC's email stating they couldn't find an inspector in my area. (Eye roll). Now appraiser low balls us and LOC has to redo loan and then we have to bring more money to the table. Very frustrating because now it is Sat, Aug 10 and we have to scurry to get a private money lender to assist with funds and this delays our closing. IF LOC HAD DONE EVERYTHING ON TIME AT THE BEGINNING, we could have gotten funds together and still close on Aug. 14. Mon, Aug 13 Inspection report FINALLY gets reviewed. ANOTHER REASON LOC SHOULD HAVE DONE EVERYTHING ON TIME AT THE BEGINNING AND A DELAY IN CLOSING: 1:32PM Broker text: "Ok we can close Wednesday" which is Aug 15. Also homeowner is contacting me because their financial situation is getting worse since they are still responsible for the property and funds are very tight. Tues, Aug 14 Broker claims insurance has not been turned in- INSURANCE WAS TURNED IN AUG. 7 AND PAID AUG 10 BUT BROKER IS ARGUING WITH ME ABOUT THIS. Since LOC wasn't on their game with insurance, WE ARE DELAYED to Thurs Aug 16. I FREAK OUT- homeowner is WAITING PATIENTLY TO CLOSE! I had to let Broker know we close Thurs or we walk away from this deal and find a different lender. We did make the close date/time. BARELY!
