First, there were no contingencies offered in the purchase process. This places a significant amount of risk on the buyer and provides very little flexibility if circumstances change. Second, if your new home is still six months from completion, Shea requires you to close on the sale of your current home within approximately two months of signing the contract. This can leave buyers needing to find temporary housing and potentially move twice while waiting for construction to be completed. In my experience, this is not the standard approach many developers take. Third, carpet comes as the standard flooring option in many areas of the home, leaving buyers with little practical choice but to pay for upgrades if they prefer hard-surface flooring. This increases the true cost of the home beyond the advertised base price. The sales approach also seemed geared toward buyers with substantial financial resources, particularly those who have cash readily available and do not need to sell an existing home before purchasing. The process appeared to favor buyers who can move quickly and absorb additional housing costs while waiting for construction to be completed. To be fair, Trilogy focuses on 55+, and it may be better suited for retirees or empty nesters rather than families. Many buyers in that demographic may have already sold a previous home, have significant equity, or be purchasing with cash. However, for buyers who need to coordinate the sale of an existing home or who require more flexibility in the purchase process, the experience may be more challenging. For me, the biggest question is whether purchasing a million-dollar duplex in Nipomo, combined with a substantial HOA fee, provides enough value to justify the cost. If you do not expect to regularly use the community amenities such as the pools and recreation facilities, the HOA may feel like an expensive ongoing obligation rather than a meaningful benefit.

We understand the current supply chain issues but there was no communication AT ALL from Shea homes about delays. Second time we've bought a home from Shea. First time was bad but the experience with this one was 10 times worse. Shame on us for thinking our first negative experience with this builder was an anomaly. They certainly won't get any more of our money and we've made sure to spread the word to our large sphere of friends across the country.
