My agent was highly focused on finding a house for me, but had NO interest at all in helping me…read morefind the RIGHT house which would be my home. He offered persuasive financial advice on price range (Pay cash in full! No mortgage! Live free and clear!) BUT then showed and glowed over a house built by a notoriously shoddy local builder (other agents have said they do not even show Poff built money pits to their clients). He then engaged on my behalf a an inspector whose company is owned by the shoddy builder's family so of course he didn't identify the problems. Seller knew of house's problems, likely the seller's agent too as they were obvious to a pro. In retrospect Long & Foster agent and HIS inspector had to have known too, it was all expedited to who's benefit? Not mine. My agent was very friendly, but provided no guidance as to where in the area to live, providing no useful guidance for relocation based on his supposed knowledge of the area. His goal was get this small annoyance of a sale over and done with. Having lived in the home for almost a year, I am unhappy with the area and the lies of omission in working with me. If you are under $500,000 don't choose...we're an annoyance to this "highly educated" real estate sales man who literally told me dozens of times how highly educated is is, yet there he is, no different than a used car salesman drooling for commission at any cost. He took the time and assisted us with finding a home. When he was not available, he had Kerry Gillespie cover for him. Kerry was also great and very helpful. It is always difficult when you have to tour, review and plan to buy a home, but Ryan covered all our needs. We highly recommend working with this wonderful, dedicated young man.

DO NOT LIVE HERE! This place was, without a doubt, the worst place I've ever lived in, and I…read morestrongly advise against living here! There are far better living options in Blacksburg, and the rent here is quite high considering what you get in return. The apartment itself was not up to par - it had what looked like 15-year-old carpets, outdated appliances, and walls that were far from clean. If you don't have your own washer and dryer, you'll be paying $2 for each wash and another $2 to dry your clothes, but be prepared for your clothes not to be fully dried. These machines are terrible. The deck was in a filthy condition when I moved in, and during my two years here while attending graduate school, the apartment building I was in experienced three fires. One of these fires was caused by my dishwasher suddenly bursting into flames, forcing me to evacuate myself and my cat. I was relocated to a model apartment for two days due to this incident, which was clearly caused by old appliances. After my fire, maintenance did an extremely poor job cleaning and left cracks in my counter and near my wall. I ended up spending an additional week cleaning myself. Sound insulation is practically non-existent in these apartments, meaning you'll hear everything happening below and above you. Additionally, the landscaping and exterior of the apartments are poorly maintained, often resulting in many bugs and spiderwebs right outside your door. The only reason I endured this place for the full two years was because I had great neighbors who shared in our collective suffering. When I moved out, I left the apartment cleaner than it was when I received it. However, my security deposit was mailed to me 10 days late, which is in violation of Virginia Law, and they made deductions because they claimed I left a light bulb somewhere. I showed them a video of my spotless apartment, but they were unresponsive and dismissive of my concerns regarding the late check and my well-maintained home. Maintenance was consistently slow in responding to even the simplest requests. The assistant property manager, Cheyenne, was unhelpful (honestly useless) and ineffectual in addressing any of the issues I encountered. The property manager is ok except for the fact that the property is not well managed. DO NOT LIVE HERE!

We were referred to them by another friend who's been using this company for their rentals. Our friend spoke very highly of them. And for good reasons!!! Everything was so easy. We got our home rented quick and we've had great renters through them so far. Now our house just sold and it was a very easy turnover. They also referred us to our realtor (and a really good one too! It's called Nest Realty and I'm going to leave a separate stellar review on them as soon as everything is finalized). It's been an absolute pleasure hiring them. I highly recommend as well!!

Unethical and deceptive listing practices. Very shady…read more My spouse and I applied for a short-term rental here, only to be hit with massive hidden costs at the very last second. To start, the actual short-term rate was $350 more per month than what they advertised online--a markup that is completely omitted from their public website. We adjusted our budget and explicitly asked for all terms upfront via text to ensure there were no more surprises. They told us to apply, taking $98 total in application fees ($49 per adult). They didn't even bother to check our references before sending over a lease loaded with predatory, unmentioned fees: a $199 per person "account setup fee" and a ridiculous $600 non-refundable cleaning fee for a tiny 600 sq. ft. apartment. When we called them out on these hidden charges, the manager didn't say, "You can find our fee schedule online." Instead, he casually told us, "They're on the first page of the lease." They pocket your application money first, and only disclose the real numbers once you're locked in. Expect to pay at least $1,000 more than advertised. Save your money!
