If you've been putting off doing a project for years because you're apprehensive about finding a high-quality, communicative, and patient contractor, you need look no further! Keith Linne of Linne Renovations was perfect for our medium-sized project--we couldn't believe how lucky we were to connect with him! Keith was working a project across the street when I walked over to ask whether he'd be interested in taking a look at our kitchen. We arranged an appointment and he graciously and patiently spent as much time as we needed answering our questions, making suggestions, and listening to what we thought we wanted. He also made us feel very comfortable about voicing any concerns. We decided on replacing all of the flooring in 3 of the 4 floors in our 1979 split-level house, including all the stairs, kitchen, both entries, and both bathrooms. We also wanted the popcorn ceiling replaced in the living/dining room on the main floor, all interior rooms painted on 3 of the 4 floors, an electrical panel upgrade, and a partial wall removed as part of the entire kitchen renovation. Needless to say, the decision was made to not attempt to live in the house while all of this was occurring. Because we were able to rent an unfurnished apartment in a senior living complex nearby, we moved all the big furniture pieces to that apartment rather than renting a storage unit. Being away from the house (with our vehicles) also allowed for the dumpster to occupy part of the driveway rather than being in the street and the garage space became storage for arriving appliances, carpeting, etc. During the planning process, Keith was very patient with us as we navigated the choices for everything. When needed, he gave us low/medium/high dollar figures to narrow down the options which really helped us to stay within our budget. He also was able to keep an approximate running subtotal on the expenses by creating a project plan for us with "allowances" for each part. Throughout the whole renovation, Keith was continually upbeat, positive and enthusiastic. He sincerely enjoys what he does, bringing solutions to problems that arise and communicating with the clients and with his crews to eliminate any surprises. That was the especially surprising part of this whole project: he kept in touch with us on a daily basis via text or phone, even on the weekends! He was responsive to our questions throughout and we could tell that he has an excellent relationship with his contractors by the way they handled what we wanted accomplished. The scheduling of and completion of the work happened right on schedule despite the occasional setbacks and changes to the original plan that come with any construction project. The only minor flaw would be that we wish the sub-contractors would have done a more comprehensive job of protecting the woodwork from drywall mud and paint drips; or that the cleanup crew would have done a more thorough job of removing same. These issues are pretty minor compared to the excellent work Keith and his crews did with the entire project! After the work was completed, Keith and his family had a well-deserved vacation. Upon his return, we scheduled a follow-up date for him to swing by and address a couple of additional items: adding caulking where we originally planned not to have any; tightening up door hinges and installing a new handle; adjusting some bi-fold doors., etc., nothing major. I'm very happy to say that Keith does do excellent "follow-up" work on his projects and he does keep in touch! We selected Linné Renovations to remodel 3 of our bathrooms. We knew to expect an exceptional end product and smooth process because they renovated the entire main level of our home in 2017 (kitchen, dining, living area). This past spring, we met to discuss our plans for the project to take place at the end of August and secure a spot on the schedule. The project was estimated to be completed in 8 weeks, and we planned to leave our home while the project would take place. We wanted to make sure everything could be planned meticulously so we did not need to worry about any of the details and that there would be no surprises. Beginning in June, Keith met with us to take measurements and talk through our wishes and design goals. Throughout the summer he helped guide us and collaborated with designers to finalize our plan and get everything ordered. Everything was organized on a project budget document, so we knew exactly what to expect financially throughout the project. The work began at the end of August, was completed right on time by the end oof October. The bathrooms are absolutely stunning! Our favorite things about Linné Renovations:  Keith is the best to work with! He is always upbeat and positive and timely. He consistently offers good advice and has great ideas for meeting our goals without adding great cost to our bottom line. Keith put together an organized and detailed plan and kept us updated on what was taking place in our home on a regular basis. Rarely was there a day without active progress taking place inside our house. Keith creates a tight schedule with sub-contractors on the job each day and inspectors scheduled while they are working so communication is clear and next steps can advance per the schedule. I would hands down recommend Linné Renovations for your next home remodel/build project! Keith does high quality work, is a delightful human, and treats your home remodeling project with care and focus. We first used Linné Renovations in 2015 for the addition of a powder room and mudroom in our previous home and had an extremely positive experience. Therefore, we didn't hesitate to turn to Keith for work in our new-to-us-but-very-old home in 2024. The first phase of our work included the addition of a main floor powder room from an existing coat closet, the complete and total renovation of a full bathroom, and the reconfiguring of a confusing hallway-ish/closet-ish nook as an office space. Keith was able to respond quickly to our need and be onsite for our home inspection and share his high level thoughts on what would be possible, followed by a general estimation of cost and scope of work. Once we elected to move forward, he provided an extremely detailed estimation of cost and scope--and though this part takes time and focus, it helps all parties get aligned, answer key questions, and produce a reliable budget. From there, we were in close communication with Keith during all phases of the project with planning, sourcing, timeline development, and then ultimately actually getting started. Keith has a reliable team of high quality sub-contractors whom we trusted and did high quality work. This is so essential to keeping the project on track, and not something you can expect from all contractors. Throughout the project, there was full trust in Keith to do what he said he would do, and to provide clear communication about the comings/goings of each day. We finished our project on time and on budget--the only extensions past the original forecasts were due to factors outside of anyone's control (e.g. Historical Board requirements) or because of any changes in our own sourcing/design ideas. Otherwise, Keith also proactively provided options to us of where we could save money/time vs. our original plans. Lastly--Keith is just a legitimate joy of a human. He is positive, smiling, and thinking of solutions each time we interacted. He offered lots of free advice, graciously shared contact info of sub-contractors for out-of-scope work, and is absolutely the contractor you want to have on speed dial and part of your team. There is something about Keith that sets him apart from other General Contractors. First and foremost it is his attention to detail, his communication (10 out of 10) and knowing that he wants a great outcome just as much as I do. Every morning I would get a text saying who was coming today and at what time. There were at most 2 days when there was a lull. Otherwise it happened in such a functional order and no lag time. I would recommend him 100 times over. We were in the best hands and I feel extremely grateful that we found him!!!! read more
