Sad that I even have to give them one star. They don't deserve it. Lived there a year and a half and it sucked from the get go. The apartment was dirty when I moved in. They just told me I should clean it to my personal standards. I noted a bunch of maintenance issues at move in. Most were still not fixed when I moved out. Cupboards wouldn't open, shelves broken and leaking fridge, light fixture wouldn't work, windows wouldn't open, stove burner with stuff burnt on it and as such wouldn't work, and so on. Heat went out one winter day. It was early am on a business day so I called the office right away. Called 14 times that day and no one returned my call. Went up to the office several times and they always had a sign up that they were out but would be right back. Finally the after hours night maintenance guy answered when I called again at 7pm. He was very polite and came over right away. When I went to the office to complain the next, I was told that sometimes the office is unavailable and I needed to get over it. Regularly received emails from the office notifying us of thefts and break ins in the parking lot. They always reminded us to lock our doors but did absolutely nothing else. They did nothing to increase security. Other residents in my building smoked pot and often left the door to the building open even though it was supposed to be locked. Complained to management about both of these things and about cigarette butts being dropped onto my balcony by the people living above. Management said it was my responsiblity to talk to my neighbors directly and that if the pot bothered me, I could call the cops. Umm, yeah, not going to do that and then have to live next door to those people. Ended up getting a job out of state and had to break my lease. The staff in the office were incredibly rude. Be prepared... the lease they have you sign is 14 months not 12 and you have to give them 60 days notice before moving out. Took them 3 months to get the apartment rented, but in that process I had my only good experience with them-- their collections person was polite and professional in working with setting up a payment plan. But pro tip- the bill collector shouldn't be the nicest employee on your staff. Also, if renting from them, be prepared to pay significantly more than what your monthly rent is by the time they tack on water bills, sewer charges, valet and regular trash and their $90 a month amenity fee. You can't opt out of anything. Don't expect the pool or gym to be open most of the summer despite your amentiy fee. I think they were closed a solid 75% of the time I lived there. When I complained they said I could use the facilities at Biltmore or Vanderbilt. Those were okay (indoor pool at Biltmore was nice) but if I am paying $90 a month for amenties at my complex, I expect to be able to use them and not to have to go elsewhere. read more

do not move to lionshead apartments! i urge potential tenants to reconsider moving to lionshead apartments. my experience here has been nothing short of terrible. safety is a serious concern. my vehicle was stolen within the first two months of living here, and it became clear that management was unhelpful and dismissive. they claimed they had no access to the surveillance footage and offered little support in resolving the issue. after weeks of follow-up, they stated there was no usable footage available, leaving me feeling ignored and undervalue as a resident. if you're looking for a safe and supportive community, i recommend exploring other apartment complexes in omaha. there are many options that prioritize the well-being of their residents. please consider this review and all other reviews before making a decision. ask yourself why there are so many reviews about stolen and broken into cars at this location. makes you wonder if management might have a connection to these incidents! another disturbing issue that residents have recently encountered is the increasing presence of snakes around the apartment complex. if you're sensitive to snakes or simply value a safe environment, this should be a significant red flag. you are not and will never be safe here stay away from this place read more

They do not have washer or dryer in the apartments. Instead you have to pay to do laundry with only one dryer that works. On top of that, they charge rent and an amenity fee And then 16 other small fees on top of that. The complex is poorly managed as you cannot get maintenance in a timely manner. The parking is not feasible for any one to be here. Overall thought it was going to be a good first year but will be cutting our lease short. Do not recommend this place. read more

The people who work here are professional and polite, but lazy. No one respects management, or management is too relaxed to enforce work ethics. You have to be firm with your words, irate and threaten to lawyer up for repairs to get done. You can pay your rent on time and maintenance does the bare minimum. When maintenance does come in you will come home to a mess. The appliances and cabinets are outdated and or refurbished. Flooding, leaks, dysfunctional toilet, ants, mice, dirty fireplace, dirty carpet, dirty vents, no cable wires have to get your own, outdated lock, got locked out of the apartment the 2nd week I moved in. Never thought that I would leave a negative review on these apartments, as this is my first time actually renting an apartment and having my own lease. Of course before moving in, the complex and atmosphere was nice, quiet, and so on. I was aware that I was only going to pay for half the utilities and such. Wrong. Originally my rent was going to be $849, but it went up to $879. Thought it was a bit expensive, but I went along with it and continued with the leasing process. Moving in was alright, all the light fixtures were not working properly but it was taken care of. Had an ant infestation problem the second day of being there (they took care of that immediately). Then they tacked on a bunch of fees, I'm trying to understand why my bill is up to a little over $1K when I paid everything on time and was never late on charges. Why charge me $90 every month in amenities, when 90% of the time the amenities aren't available (i.e. the pool, the so-called car wash, etc.), and most of the time I don't use them at all? The valet trash service should not be mandatory. I was told that I would only pay $11/month for valet trash service, but I'm getting charged $17/month. The numbers are off. I feel that management isn't honest with their tenants billing wise. I'm paying excessive fees that were already taken care of from the first month's rent, and honestly, if a tenant is paying $90/month and the total comes out to nearly $1K every month, that should be included in the rent and not as a separate charge. That right there makes me want to break the lease and move elsewhere. I never thought that my first moving/renting experience would be an awful experience. Also, I almost forgot to mention about me trying to contact them about a situation with my AC, but they informally texted me from a different number (no landline) saying that they cannot contact me (or anything among those lines). Very unprofessional. I also thought I mention about the speed bumps everywhere (inconvenience), the lack of maintenance every time I walk in and out of the apartment (hallways haven't been cleaned in weeks) and the mail I'm still getting from the last tenant (they never did an address change). I will try to negotiate with them about my unwanted fees to see if they can fix them, but until then, I am debating on moving elsewhere and breaking my lease. Please, if you do consider moving to these apartments, it's best to take your money elsewhere. They are very money hungry and you will not get your money's worth. A pipe broke in the walls and affected my apartment. It's been over two weeks, and I just had to put a maintenance request in for them to paint the drywall that they had to repair because of the leak. I also have to wait up to two more weeks to have my baseboards nailed back on the walls. I'm still paying full rent, and they're raising my rent when I resign my lease. Jordan, the only person I'm able to talk to you about the situation, is condescending and rude on the phone. There have been only one reply to my emails requesting dates that work is going to be done so that I can try to plan my life accordingly. I'm living out of a bedroom and a dining room and a living room and front entrance area for over two weeks. I've lost laundry in my unit for more than one day. Any request for compensation has met with a unsatisfied check with a higher manager that I don't know is real. it's literally the worst living situation I've ever lived in and that's from New York and Chicago. This place does not even rate a one star. The pictures on their web site a deceiving. The hallway and stairwell carpets are filthy. The upkeep of the hallway are next to nothing. They are filthy and stained and the dirt tracks into your apartment. The hot water heater leaked and damaged some of my belongings in the closet. Took a week before the replaced it. They replaced the wet drywall and then never came back to finish and paint it or replace the outlet cover. I had to request screens for the windows when I moved in. The bathrooms had hard water stains in both the tubs and toilets from day one.They did not honor my 60 notice. They said they had no record of it. Never talked to the same person in the office. Before I moved out I cleaned the entire apartment from top to bottom. Cleaned the carpets, remove the hard water stains. I polished the wood work. Throughly clean the kitchen and laundry room, including the dust behind the appliances. They refused to give me my deposit back saying the the carpets smelled of cat urine. I had no pets. They rented the apartment 10 days after I moved out. I got stuck for two months rent for breaking my lease. Remind you I had given notice and was told that if they rented out it would be waived. They even stuck me for a water bill and would not accept my documentation that it was paid. I left it in better shape then when I moved in almost 2 years ago. An update to my review. I've lived here now for 2.5 years, since Dec 2016. When I posted my last review, someone from corporate phoned me and literally offered me a discount on my rent in exchange for me removing my review. No way, dude! The only reason we remained in this apartment is so that we can save up to buy our own home, gd willing. If you are perusing rentals, while this is a great location, it isn't worth it. There are other apartments that may be more worth it in the same area. You can also rent owned homes or condos from property management companies. Just steer clear of this place. I've seen various tenants moving in and out, so I'm not sure how others are not being held to a higher standard as it relates to being penalized for leaving before a contract ends, but that's the case. But we're stuck. With so many oddball people moving in and out of the building, as you can imagine, there have been odd behaviours that go along with the odd neighbours. Some recent examples include smoking pot in the building. I don't really care about that activity. Been there, done that. What bothers me is the poor ventilation system. The smell was so strong that it was as if someone was toking up in my own living room. Not cool, especially with little kids in the house. When we sought some assistance in resolving the issue, I was directed to talk with Bre in resident relations, and every time I phoned her, she told me she'd look into it and look into compensation, but never returned any of my calls. This issue died in July. I called her in the middle of the month and was told she would follow up regarding compensation in a few days, and I never heard back. I have called numerous times and left messages, and nothing. A second, recent issue is that of some (likely new) tenants continuing to park in the no-parking area that goes from the parking lot / street to the walkway up to the building. This area has very faded, diagonally painted white lines. This is likely why people continue to park here. I have emailed the office now 6 times with pictures of all of the vehicles and their visible plates, letting them know of these vehicles being parked illegally, and they responded once to say something like "oh no, this is why we have the tow company on standby!" But have any of them been towed? And, did I walk out of my place again this morning and have to squeeze between two cars holding my twins, trying to get to my car? And, did I take a picture and email the office again? And, have I heard back? This is ludicrous. The rowdy neighbors who made us fear for our safety have either been removed or left. Either way, I can say the building is quieter. There are still some heavy-footed people living above us, but no fist-fighting, yelling, screaming, running, and overall rowdiness happening in the stairwell at 3 in the morning. I also have not recently seen any drug deals going down in the parking lot, but I have everyone's car make, model, and plate info for when the right time presents itself. Lionshead - if you just take care of your business, people won't write shitty reviews. We'd write really nice reviews. But alas. read more

Apartments are gorgeous and the property is well kept. Very quiet, as I'm on the bottom floor and never hear anyone above or around me. And the neighbors are extremely friendly. I've always had great interactions with the staff as well. Love my experience living here so far and I don't see it changing anytime soon! In fact my husband and I would like to eventually upgrade into a bigger unit in the future. And even though I don't use all the amenities, I don't mind paying for them because for what you get it's not a lot of money at all! I lived in these apartments for three years. Every year the rent got more and more outrageous. The apartment itself was decent, but small for the price. Some of the units were in serious need of remodeling. We also constantly ran out of hot water, as the water heater was the size of a pony keg. While most of the people in the office are nice, the property managers (Richdale) sometimes took way too long to address serious problems. I once had a huge leak above my fireplace which grew black mold. It took them over a week to even look at it. You'd think they'd be more concerned! The amenities were lacking. The gym was garbage. It has since been remodeled, and I can't attest to its current conditions, but it wasn't really even worth stepping into before. The pool was out of order at least a third of every summer. The garages and parking lots are consistently burglarized here. Lionshead does allow cats and dogs under ten pounds. However, expect to pay an arm and a leg between your pet deposit and increased monthly rent. Basically, when it's all said and done, you'd be better off either renting a house or paying a mortgage payment. Our rent for a two bedroom plus garage with two small animals was about $850/month. That was two years ago. Glancing at the Lionshead site today, it looks as if the same apartment sans garage and pet fees is now $870/month. A ripoff, in my opinion! On a positive note, even after living at Lionshead for three years, I got 100% of my deposit back. They didn't try to rip me off when I moved out. read more

For my daughters first apartment by herself and her experience at Lionshead apartments was horrific. As a parent you always want you children to be safe and comfortable where ever they are. This was not the case here. She had continuous issues with a neighbor that was always complaining and management did a horrible job of addressing this concern. She had issues with a continuous rodent problem and again they did not address the issue. She did not leave at home for weeks due to the numerous issues. This resulted in her moving out immediately into Vanderbilt apartments. Her experience at Vanderbilt had been amazing! Lastly, she paid her full rent before transferring per the directions of Lionshead management. I have lived here since November and have had issues ever since moving in. Both mine, and my brothers cars were broken into within the first 5 months of living here. This has been a common issue with other tenants, and many cars have been broken into but Lionshead still hasn't added security or cameras. The front door of my building has also been broken ever since we moved in. I have placed over 4 maintenance requests, went into the office and complained, and sent emails to management with no help. It is an extremely easy fix, but they just left the door broken all winter. Absolutely terrible help so far from Lionshead, please stay away from these apartments. read more

When asked, the refrigerator in the new apartment is dirty and I won't move my stuff from old apt refrigerator to new unless its cleaned, answer will be "then we will have to charge rent for both apartment" lol who does that? You get frustrated and call the manager and you get answer? "If you gonna do like this, I won't let you in my office". Again who does that? Well the answer to the question is LIONS HEAD does that. My vehicle got broken into the third day I was there. A vehicle behind my apartment was broken into the same night as well as another vehicle within the next week. These break ins made me feel the community was not safe. An apartment complex across from LionsHead had a pretty serious fire at some point. The fire extinguisher within my building was broken into and stolen, as there was no report of extinguisher use when I called it in. The extinguisher was not replaced for over a month. This was fairly unsettling due to the recent fire across the way. The leasing staff was predatory, either in ignorance or intentionally regarding lease agreements and rules. Details about me moving were not relayed to me during a conversation with staff. As the conversation was over the phone, it could not be proven that I had talked to the staff, so I was charged the additional time. I was charged for counter top damage when I moved out. The "proof" given to me did now show the damage that they claimed. The single photo was very poorly taken and they ignored multiple requests to take more photos of the damage before I paid. I also suspect that the picture could have been taken in a different apartment due to the ignored requests and the area not matching up with the videos that I took. Additionally, the damage claimed was a small chip and surface scratches. These types of damages often times fall under normal wear and tear at the discretion of a judge in small claims court. read more

The has been the worst experience of my life for an apartment complex. If you work past 6pm you will have to walk a half mile to your apartment because there is NOWHERE to park. The speed bumps will tear your car apart even at 5 mph. The hallways always smell like weed and cigs. The locks on the outside doors are always out of order. Oh and did you know that when you are on a MONTH TO MONTH lease you need to provide TWO MONTHS NOTICE to move out. Now I am trying to reach their resident relations person. I moved out, they have not emailed me or called me or sent me any letters and this is causing great stress on my current move. WORST people to deal with and a DUMP for the price and the service given. The ONLY person with compassion and any customer service (especially by picking up the phone and actually listening) is Christina at Richdale. read more

Where do I start? I've lived here for 2 years and you would think that would be an incentive to let our rent go down at least a tiny bit because we've endured their horrible management longer than most. They NEVER answer the phone and when you go up there to see what the holdup is don't be surprised to see 2 COMPLETELY DIFFERENT people than last week just sitting there. Their management does NOT work you, they only care about their money. We've had BROKEN, COLORLESS speed bumps for about a year now. And let's not talk about all the trash you can find lying around everywhere because they OBVIOUSLY underpay their maintenance workers--who by the way are actually super nice and knowledgeable. I pay every year for a pool fee, and guess what? This year for 2/3 months of the summer it was CLOSED. Due to what you might ask? Vandalism, they say? Once again all you have to do is walk up there and take a look... obviously not harsh enough vandalism to leave the pool any less bit as gross as it was before the proclaimed vandalism so give me my money's worth and open the pool! Next, is the really tight lease they make you sign that changes every single year to include some bogus new policy they "weren't" implementing before on "accident." They sent out an EMAIL about this new trash charge that supposedly apologized for the inconvenience, when never in my 2 YEARS of living here have I ever read ANYTHING about a trash charge. They have a new "valet" trash amenity that I have no doubt they will try and add to my new lease this upcoming October and I'm going to shove it up their rear because no one can opt out from what I've heard and I've tried it out only to be snitched on by the Valet Trash people for leaving the trash can out in the hall longer than the rules say it can stay out! Hahahah like all of us have the times free that you require of us? Like some of us don't have MULTIPLE jobs? No thanks, I just won't use your "service" anymore. The person who takes the trash obviously wanted to get off easier by scaring us into bringing our trash in forever by making me pissed off by snitching so they have an easier work load. I could go on and on about how I've told management multiple times that they need a new copy of my building key because they OBVIOUSLY don't have an extra copy for me to use when I lock myself out and I'm stuck there 20 minutes outside-- heat or cold-- when they don't listen to me, only for them to bring out... guess what... A MASTER KEY! Wow!!! I refuse to pay 250$ to bring in my 3 lbs dog on the property. And walk 0.7 miles to their "pet islands" to have my 3 lbs dog poop a raisin, but damn you if they see your dog pooping anywhere else! No no no! How are they supposed to keep their wonderful brown grass alive if she keeps this up?! Also you can't have a single thing on your balcony. You can't have a fire grill, you can't have anything hanging off your balcony, and you can't have a single problem and call them because they WILL give you an attitude before helping you. That's what happens when you rotate 20 year old women CONSTANTLY in the Lionshead Management Team. Terrible renting experience!!! I came home to my apartment to notice my oven was pulled out of its place and my sink been used and filled with some grimy material. I called that Saturday and was informed that maintenance had entered my apartment to respond to a supposed maintenance request which I had never called in. I was never given notice that maintenance was to be entering my apartment and because of this, I had left personal information on my counter. Items including my passport, SS card and wallet. Last week I was informed that my credit card information had been compromised and used else where. I believe this to be of a direct correlation to having my apartment entered without notice. On top of all that, maintenance did not even bother to clean up the mess they made when they entered my apartment. I've been in LionsHead for about 5 1/2 months now and I have to say I love it here. I've had only 1 real major issue since my family and I moved in, hence why I removed a star. The apartment, although kind of small, has pretty nice appliances. Maintenance has been the star of the show for me, however. Not to suggest that there have been major maintenance issues needing to be addressed in my short time here. I have had to have my dryer replaced, which maintenance was able to get taken care of within 2 days. Small things like new light bulbs, batteries for smoke detectors, snaking bath tubs, fixing patio screen doors, anything maintenance would handle has been handled at lightning speed. The maintenance team is professional, courteous and again, they are prompt with their service. The one issue I have had since moving in was a credit that I was owed, per a promotion being run when I signed my lease, not being applied to my 1st full month's rent as promised. It took 3 months to get this issue resolved, which resulted in me receiving threatening letters about possibly being evicted due to non-payment of rent even though I had actually paid the amount that was owed. The fact that it took this long really left a sour taste in my mouth but since that issue was resolved, everything since then has been as good as I could hope for. I really enjoy this community, the neighbors, although I don't really deal with them a whole lot, seem nice enough in passing. Not a whole bunch of noise or anything like that in the building, even though it can a pain at night hearing loud music being played in cars in the parking lot. The parking lot is extremely close to the buildings so anything going on in the parking lot can be easily heard from my unit. Again, aside from the rent issue that dragged on for longer than it should have, I have been thoroughly impressed by this community. Maintenance has been incredible and living here has been enjoyable, contrary to the numerous negative reviews I have seen on Yelp regarding LionsHead. Nice place to live. read more

I had been led to believe that after the trial period, residents would have the option to elect or decline trash valet services. When my lease came up for renewal we were told that there would be a mandatory fee of $15 per month whether or not we used the service. Since I was being charged, I utilized it. Next thing I know, when I log onto the resident website, there is a $50 charge. I called the leasing office, and they inform me that it due to issues with my trash valet service. When I ask for further explanation, the leasing office explains that in July there was a torn bag. Okay, in all the hundreds of bags that I have carried out to the dumpster, I've never had one tear on me. Also, anyone who knows me would tell you that I am a rule follower, and I double bag the trash as requested. Then apparently in November, a bag wasn't tied correctly. What the heck does that mean? Finally, in March, a door hanger sign was put on my door saying that my trash bag was too heavy. However, I had no issue taking it out myself, carrying it in one hand. I am 5'2" and 125 pounds, not exactly He-Man. These three infringements, and the office couldn't even produce evidence of the November incident, ended up in a $50 fine. This is my weekly grocery income, and because a bag wasn't properly tied, or I didn't set my garbage bag on a scale, I am being forced to pay this amount. Bags can accidentally break, and there is not even evidence that I am at fault for the tear. I believe in respect and always try to follow the guidelines that are posted on my fridge. I am severely disappointed in my experience with Trash Valet, and will no longer trust or utilize the services. I can't afford to be constantly fined and top of the monthly fee! read more

I hated every time I had to deal with someone in management. Most of the management are young and snotty. Be prepared to pay almost $45 a month on top of your rent for the amenities. Trash dumpsters are always overflowing and look terrible. The hallways are terribly overdue for new carpet and smell just as bad. I've had a leak around my patio doors for the last year I've lived here and never have had it fixed (I've been here 2 years). They are constantly coming in your apartment - instead of doing inspections and replacing filters at the same time - they are continually leaving you notes that they are coming in the next day. Whenever you ask for maintenance to fix anything it looks really cheap. They are good about doing community events every couple of months. Like I said I've been here 2 years - when I was diagnosed with a heart condition and needed to move off the 3rd floor - they could care less in having me stay as a resident. I was given a diagnosis of 2-4 years to live and when I told them that the response I got was the amenity fee is charged to everyone regardless of frequency of use...... Umm - yeah ok thanks. I think my dry cleaner was a little more upset at the news. Do not rent Richdale properties - go anywhere but here. All poor reviews here - they do not care about a good reputation or even doing good business. read more

So since I've waited 10 days after contacting corporate about my dryer after calling the office for 10 days straight. The maintenance man said he just got the order put in the day before. I spoke with Kathy at employee relations & she stated she would call me on day 8 to insure that someone had come out to look. Which would have been 24 hours. Day 8 came & went & guess what! Kathy never called! I called her & she sent me to VM & I left her a message & she never called me back. Still haven't heard a peep. Call this place a SCAM. HOWEVER!!!! 1) They are not very good about fixing recurring issues (bldg. door won't lock a good portion of time; had to try multiple times before getting a key that could get me in the back door). 2) The parking can be atrocious! 3) When it comes to calling the police for apt. complex issues (e.g., pot smokers, etc.), they are cowardly and push those calls off on the residents. Not cool, and potentially dangerous for the neighbors having to make those calls. 4) They won't clean up the dog poop, except selectively to try to collect the fines. I lived at Lionshead for three years. I must say, terrible maintenance, they wouldn't fix anything. The "secure" entry door was frequently broken - and it wasn't fixed for 6 months. We cleaned and steamed the carpet regularly, yet when we moved out they charged us nearly $1000 in "repairs." Not only did we lose our $500 deposit but had to pay over $500 in additional fees for who knows what. We asked about a payment plan, but in order to do that you have to sign a document with them stating that you won't write any negative reviews or speak negatively about their property. I found this to be a huge violation of my rights and legally questionable. I just paid it out right to be done with it. They also require a very unusual 60 days notice to move out, making it extremely difficult to relocate. NEVER live here. It's terrible. They don't take care of their property and then charge renters when they move out. They should be ashamed of themselves. read more

I lived here with my best friend for a year. The ladies at the leasing office were always rude and never would sit down and talk to us about our maintenance problems. Instead, they always shoved us a sticky note with a number and told us to call them. My car got broken into here and no one at the leasing office had sympathy and they don't have cameras in the parking lots so no one could do anything. Their advice was for be to purchase a garage. When we went on our apartment tour, the model apartment was gorgeous. Everything was very nice. The apartment they gave us was nothing like what the model looked like and totally deceiving. If you're looking for an apartment, I would definitely go somewhere else because these are not nice, and way overpriced. $990 per month just for rent alone and you still have to pay a water, electric and amenity fee every month on top of that. read more

DO NOT RENT FROM HERE. Any person on these reviews giving positive reviews have been set up by management to do so. This place is the most dogtrash managed complex I have ever been a part of. My first problem arose when my AC started leaking all over my floors and carpet, it took 2 weeks to get the problem resolved. Instead of bringing in a shoppe vac to soak up the water, maintenance brought in a large floor fan and left it in there running for 5 days before coming to address the leak. They got the leak under control, not fixed, under control, but I still didn't have cold air for over a week! When they came to address the AC they turned off my hot water heater and couldn't figure out why I didn't have hot water after calling two different times, and took 3 WEEKS to get my hot water back. Due to all of the water leaking constantly my apartment developed mold. They moved me into another unit and said the problem would be fixed after the weekend, called Monday to say it wouldn't be fixed until Friday, called Friday and said it would be fixed the following Monday.. I've been out of my apartment for over 2 weeks now and its finally fixed, but they left all of the dry wall pieces all over my apartment and when I asked them to clean it they got into my closet and opened up a brand new Swifer sweeper out of the package I had just bought to clean up their mess!!! Who the hell does that?? Not only that they turned my AC down to 66 degrees the entire 2 weeks they were in there and when I asked customer relations if they were going to pay that bill Shayla in customer relations replied "well are you going to pay the bill for the 2 weeks you were in the other unit?"... ARE YOU KIDDING ME? I shouldn't have to!! What else did their people take liberty to in my apartment?? Bottom line is that this place is trash. Poor quality apartments, even for the price, extremely rude corporate people. They have screwed up so many things I don't even want to get started on here as far as my bills and extra fees, their customer service skills are literally nowhere to be found, and they take weeks to complete even the simplest of maintenance tasks... it took 2 weeks for them to just bring me a 9 volt battery to replace in my smoke alarm. PLEASE DO NOT CONSIDER THIS PLACE. I am currently waiting to hear back from Better Business Bureau to report everything and have them investigate how awful this place is being run. This place needs to be put on blast by everyone who lives here because corporate does not care about their tenants or their happiness whatsoever. UPDATE 3 months later (January 2016)--- Since all of my previous problems I am now down into the last month of my lease. My dishwasher has now broken 3 TIMES. First time they came out to repair they tried to fix a pump, immediately broke the next day. Ordered a new dishwasher which took over 3 weeks to come in. New dishwasher broke within the month and is now sitting locked in my apartment because the water in it that won't drain literally smells like rotten eggs. I had to wait another week and a half for a service man from the dishwasher company to just come look at it. Got repaired just in time for me to move and for them to show the apartment. Shocker. I am also developing mold above my shower from what I am assuming is a leak from upstairs and all they did was paint over it. I have contacted a lawyer to be ready to file in case they try to take my deposit after all of this mess. I have now been paying around $600 a month for the smallest one bedroom you can imagine that at times hasn't had A/C, heat, hot water, and now a dishwasher. On top of that my car window was broken out literally right in front of my apartment in the middle of the night and a bag was stolen out of it. It even took this place 3 days to clean up all the glass out of the parking spot. The only good things about this place are (sometimes) the manager Amber and Ariella in the front office is always GREAT. They seem to be really good people who have to adhere to whatever garbage orders corporate gives them. STAY AWAY. What a mistake it was moving here. Maintenance is a bit of a joke, They are all rookies doing a half a&s job. Too many thing wrong with the apt to list. Laundry centers have to be driven to unless u live next door. Oh the equipment is awful. Washers are small and on the rinse cycle they only fill to 1/4 of what they should. My windows are in such bad shape they should be replaced. Yes I have had to put plastic over them. Half of the building have peeling paint and fogged glass which needs to be replaced. Dumpsters over flowing, and abandoned cars that set for months. Apts aren't cleaned properly before move it, but the cleaning crews aren't given the correct clemicals/equipment to complete the job. This apartment complex has bed bugs currently and do not treat them in a timely manner nor did they notify any other residents in our building we let me them know Tuesday early morning and they won't have someone out to us until tomorrow at 3. They do not return calls and allow you to stay in hazardous environments. There corporate office does not tell you how to protect yourself or what to do in the event they will not even allow you to use and pay for your own treatment if it can be done sooner. read more

Lionshead apartments are the worst I've ever been! We lived on the third floor and two mice got into our apartment underneath the dishwasher. I was pregnant at the time and immediately notified them. The maintenance guys didn't come in our home until two days later. Even after my constant calls and walks up to the clubhouse. And all they did was put A trap down really?! That's what we did! OMG a joke! My apartment was always clean. Upon moving out we got stationed to Ft. Bliss and they tried to take all of our deposit. Why!? Had to get JAG on the issue currently. We had nothing but issues living here. Since the start we were given a whole different lay out then the one we were told we were getting. On move in day we walked in to people barely cleaning the apartment and fresh paint on the walls. When we were told days prior it was ready. After giving them a list of things that were wrong with the apartment a week later they sent in maintenance guys to fix a few outlets. The day they came in I was at work and left my phone charging in my guest room. Came home to my phone missing and they were clearly messing with the breaker box in the guest room because they left it open and my phone that was charging below the breaker box was now missing. I contacted the leasing office through resident portal and got no response ever. I just took the loss. 2nd thing our AC stopped working on a hot day we put in a request and was told someone was coming out the following day, well no one showed up and so we called the office and they said they didn't have records for our call. Waited another day again same thing again. Finally 3 or 4 days later finally fixed it. 3rd our Heater was not heating in the middle of a cold front storm. They sent a guy and he said it's just old nothings wrong with it to just turn it up to 85-88 so it wouldn't be too cold in the apartment. So glad we are out of there just to move and get a Less than half of our deposit returned. They charged us supposedly for rent we didn't pay when in fact we did and actually paid over the phone with the accounting lady and a valet trash can that we left in the apartment. This place is a mess we've left voicemail after voicemail to get our deposit fixed and no response from anyone. Everyone at corporate is avoiding our calls, we have statements to show for we paid. Lionshead turned my daughter over to a collections agency. The "Collections Specialist" from Lionshead would not even speak to me since it has now involved a 3rd party, which would have been the collections agency. They charged her for Rekeying...she turned her keys over to their worthless staff, replace carpet and pad....I personally shampooed the entire apartment. The collections agency asked if I had proof or took a picture of me shampooing the carpet; WTF. The collections sent a letter to an unknown address and then they sent to her mothers house which was vacant and up for sale. Again do not rent from them. They lie, continue to add different fees to your rent. BTW, they are owned by the Richdale Group. I started staying here since August 2015. The apartments are neat and the society is good. I have heard cases of burglary but nothing I directly know about. My suggestion to prospective tenants- Blindly add $50 to whatever monthly rent they quote, excluding the gas, OPPD & utilities of-course- else take a highlighter and lens through your contract, line by line, for they have some really INNOVATIVE way of mooching. By now, I have paid $100 in vacancy processing fees and another $15 in monthly maintenance fees in just 3 months - fees, which they will never speak of at the time of leasing. read more
