RUN. - Packages stolen (they blame the couriers yet the door is unlocked 24/7 since 09/25 - after being told for months they're "working on it" I was told today there is no plan to secure the door in the future, I was essentially lied to for over 6 months) - A week or more without an appliance is the norm - twice in two years - as is being unable for 72 hours to use your shower due to it having to be reglazed - twice in two years with no alternative arrangements offered - all with no rental credit. - Two full time front office staff, one full time and one part-time maintenance staff (these guys are really good and deserve massive kudos for their work!) for a 13 building complex with approximately 15-20 apartments each - it's a skeleton crew. - Have an after hours emergency? No staff on site after hours. I called the emergency number for a flooded bathroom due to a sink supply line leak - no one responded until days later. - Literally the only non-threatening email we get from management is the once yearly cookout - paid for by Xfinity and not UDR. - They constantly remind you of your liability while accepting no responsibility themselves. And everything is an additional fee... - "Secure" (unsecure) package room? Fee. - Parking? Fee. - Security cameras mentioned in the lease - never show any useful footage of thefts/crimes - Wanna have a cigar outside on your balcony? Can't - total non-smoking property, even outdoors. - Pet rent - people are shocked when they hear how much I pay, they tell me what they pay and it's always an order of magnitude less. - Any utilities included? Are you kidding me, even though, without housing assistance, the cheapest 1 bedroom/1 bath apartment is currently going for $2,525 a month. Look elsewhere. They put on a good show but the veil drops pretty quickly after you move in. read more

If you could avoid living at Lodge at Ames Pond in Tewksbury, please do. I will say the people are nice. That's it.. they have a movie theater that has been under construction for probably as long as I have lived there, which was almost two years. The facilities are outdated and barely cleaned. One of my friends headphones was stolen and they claim they have cameras in the grand room but they couldn't figure out or see who did it. NOW, I lived on the ground floor and there is no natural lighting so be prepared for your light bill to skyrocket. There were cracks in the tiles in the kitchen and in the bathroom so towards the end of summer, the ant problem began. Mind you, I just moved in so my place wasn't dirty, cluttered none of that. They kept blaming the ants coming in to the fact that we lived in a woodsy area. Like be for real, my college campus was deep in the woods and I never had an issue with bugs inside my room. Anyway, it took THREE MONTHS to "repair" the issue. They were coming from the holes in the tiles so I asked for it to be sealed and the maintenance guy took three months to do so, every time I saw him he was speaking to residents outside, clearly not doing his job. And mind you, there is only ONE onsite maintenance guy for over 200 apartments (make it make sense). Anywho, he did sprayed whatever for the ants that he wasnt qualified to do after one of the resident specialists told me that that is not a maintence issue it's a pest control issue. Pest control finally comes and it was fine, he did his job and the ants would go away for a month, maybe. I then told him after a couple more visits that I think that sealing the tiles and patching up the carpets would help, to the point he ended up yelling at me in my own home while I lived by myself. Crazy.. finally spoke to the service manager and he checked my place and got his people to come in and they sealed the kitchen tiles and anywhere else that needed sealing. Thankfully no more ant issue in the kitchen BUT now there are a bit in the bathroom, it wasn't too bad but it was uncomfortable. I asked one of the resident specialist about repairing the carpet or replacing it and he basically said "because you are in affordable housing, you won't get the same updates/repairs as someone who rents market rate" (housing discrimination 101). So I have to keep dealing with this nonsense until I eventually just get tired of the disrespect. Your packages will barely go into the package room so you often cant find it, the appliances in your home are barely updated and you have a maintenance issue, unless your really close to the maintenance guy, your issue will take weeks and or months to be fixed. Also your dryer, I love the fact there are laundry units in the apartments but after a while, your dryer will stop drying. It would take at least 5 cycles for my clothes to dry even after I cleaned out my filter and I asked maintenance for help, put a order in and all he said was "you just gotta clean ya filter" instead of looking into and helping or actually updating the dryer! So hello increase heating bill. There was only one nice person, Ryan, who actually knew what he was doing and if he didn't know he actually say "I don't know" and at least try to figure it out and get back to you. Michael.. I have no words for that man. He just wants a job and barely does anything and needs extensive training, respectfully. So PLEASE if you have the money to pay rent at a place like this, please spend it in a different community. especially a community where there are more grocery stores, restaurants, etc. OH! be careful about move out because they will charge you for something you don't need to be charged for. They will charge you for replacements that was not at your doing and no-one will answer you after you fully move out, they will always tell you to speak to billing and billing department doesnt have a "number" which is bull, they just dont want a bunch of people calling. So be aware. I am telling you this as someone who just moved out two months ago and going through the most with them. read more

Living here has been the worst decision I have ever made. Upstairs neighbors are the worst. They will literally stomp at 6am. I haven't been able to sleep since I moved here. Not going to lie, this place is super overpriced and kind of sucks -- it's best days are probably in the past. I'm sure this place was a showstopper 10-15 years ago when they first built it, now it's pretty outdated and I'm paying close to $2/sq. ft. for an apartment with wall to wall carpeting, uneven tiling in the bathrooms and kitchen, shit lighting, and a kitchen that hasn't been updated since they first built here. It's kind of a joke now that I think about it, the fact that I'm paying close to $2/sq. ft. to live in a visibly outdated unit. Todd who works in the office literally doesn't even try to hide the fact that he does not give half a shit about his job or the people who live here. And don't get me started on the amount of crime that's been taking place here. My friend's car got stolen, multiple other cars have been broken into, credit cards stolen from cars, etc. So not only is it kind of trashy here, but it's also kind of unsafe. read more

The people who live here appear friendly, and the proximity to major highways are big bonuses. However, I'm troubled by the business practices and maintenance. I have a two-bedroom/two bathroom apartment and am unable to invite guest overnight without paying for parking. Management claims you pay for parking in Boston but this no Boston and there is plenty of parking available. The parking areas are loaded with huge potholes that not only risk damage to your car but can lead to accidents and fatalities. Management does not appear concerned. Also, service is lacking. I was given the apartment with only one set of keys and requested an extra set twice now. Almost eight weeks later, I'm still waiting. The incinerator is not working, I informed management and will need to tell them again and hopefully; it will be fixed before the sink overflows. I have a pond view, but I can't go outside to enjoy the terrace because bugs immediately attack me. There is no screen door. I like the layout of my apartment, but I do not plan to renew my lease. The potholes were repaired, ny car and I thank you. My rent went up $112. Why the $112 surcharge? I was billed three different Gas charges for 6/1-6/30 ( $35; $24.06; $53.42) in addition was billed $10 for liability insurance and $10 for U407(wth is that). Essentially my rent went up and I don't know why. read more

My wife lost her job and we had to move, there was no negotiate they are like robot, we pai'd 3 months and we even didnt stay there! Once we got out from the apt on september they check the apartment and sai'd that everything is ok, but after those 3 months they send us a bill for $2000 for "carpet replacing, blinds, sewer and a lot more" Please be careful ! read more

A close friend of mine had her baby shower here. When you first walk in, the foyer was impressive and grand - marble flooring and a glass wall at the end of the hall. However, it ends there. The "den" housed a flat screen tv, a shuffleboard, and a pool table for the guests. Firstly, the tv did not work - a staff from the Ames attempted to fix it but to no avail. The pool table was missing an entire set of balls. And, although there was a fully functional shuffleboard with all its pieces, it didn't garner anyone's interest. Another thing to note was that unknowing to the guests the sofa in the den was upheld by blocks of wood built stacked on top of one another. Therefore, when several guests decided to sit on the sofa and shifted a bit, the entire sofa collapsed sending kids and adults onto the floor - thankfully unharmed. After that, all the guests migrated to the main foyer area and hardly revisited the den. Overall, the facility can potentially be an awe-inspiring space if its shortcomings can be mended and updated. read more

DON'T WASTE YOUR TIME AND MONEY living @ The Lodge at Ames Pond! The staff is nothing but RUDE, ignore emails never return phone calls and the leasing office doesn't even bother to have voicemail. They have a major issue with trash and some don't pick up after their dogs waste.The heat and AC and lighting quality is horrible, AC is always loud and and the water quality is just nasty (it leaves a big brown ring around a clean toilet). The hallways are gross, really hot in summer and the parking there is a total fiasco! They almost towed my car one night because i parked in front of my garage! When moving out of the Lodge at Ames Pond, it took them three months to return my last months rent and security and kept getting "the check is in the mail BS! Also, because I was on auto pay they prematurely took out an additional months rent and had to threaten a lawsuit to get that back also. Trust me place will let you down! I love how UDR gives resident feedback on poor reviews but won't have the common curtesy to return very important emails and calls! Also, be aware that UDR supposedly gives free money to residents who give a good review so would like to hear if anyone has been awarded money and feel any good review is not really legit read more

This apartment community is the best I've ever lived in. Not only are the buildings beautiful, modern, and clean. Not only are the grounds kept wonderfully, the pond is beautiful, and the landscape looks like a Christmas card. Not only are the amenities fantastic and beautiful. Not only are the neighbors nice and friendly. Not only is the rent affordable. Not only is the location easy from both 93 and 495... ...but the Lodge at Ames Pond has the best staff I've ever encountered. First make sure to book yourself a showing with Farida (or Greg, I'm sure he's nice too). She is up-front, clear, and a fantastic individual to work with. It's not a sales pitch with Farida, but rather an exploration of what would work best for you and your family. She knows the property inside and out, and loves it just as much as we do. You'll leave with a signed lease, and a smile on your face. Everything is easy, UDR makes renting from a REIT a breeze with their online systems and quick turn around. The maintenance crew keeps the property wonderful, responds to tickets immediately, and keeps all this snow out of the way. There are other places out there, but seriously, stop looking. I have never written an online review before, positive or negative. My experience trying to rent an apartment at Ames Pond, however, was so ridiculously bad, I decided to share. The apartments were rather nice, and visiting to tour was very easy to set up. I began the application process online. It was all very convenient being able to complete most steps online. At a certain point though, I needed to speak with a human being. I called and called. The automated telephone service just leads you around in circles. Every number you choose leads you back to the exact same menu. There is no option to speak with a human. I sent emails, and received automated responses. I sent text messages and received automated responses. For days this went on. I couldn't believe that a business would ignore a potential customer prepared to pay rent for the next year, but that is what happened. It has been almost three weeks and I STILL have not ONCE heard from a human being from Ames Pond. I obviously made other living arrangements, but am ultimately going to have to drive there in person in order to get my deposit back, since there doesn't seem to be any other way to speak with anyone who works there. I can only imagine what the customer service might be like as a resident. read more

I've lived here 7 1/2 years, since this complex was literally under construction.I was one of the first tenants here. Positives:the Maintenance is always good about fixing your issues very quickly, you can put in your service request online which is convenient. But when I tell you this is the ONLY positive I'm not kidding! No one in the front office ever answers emails or calls & doesn't really seem to care about any complaints. Management has changed hands several times since I've lived here. I've tried to make complaints to higher management and never get anywhere with them either. The snow removal is terrible in the winter/ there are never any parking spots/ people don't clean up after there dogs/ there's a computer room but either the computers don't work or there's no ink or paper in the printer/ the walls are SO thin you can here every little noise/ the list goes on and on. There are SO many rules it's like your in prison! There's been several drug busts/ and a recent stabbing here as well. Bottom line is your nothing but a rent check to them! It's a huge complex ,and management is way in over there heads! I'm counting the days until I can give my notice to move out! DO NOT LIVE HERE!!! We love it here. The maintenance staff is amazing. The Location is beautiful and convenient. The only star mark down is the utilities are so high. For a 3 bedroom, I am paying $500+ for electric, $200-$300 for water, and $100 ish for gas. Something I wish I would have known prior to move in. The base rent is then added to with the water, garage, pet, mail room, parking. It adds up quickly. The mail room could use several improvements but those are a carrier issues not management issues. I had written a positive review when I first moved in but WOW has this place gone down!! The parking is never monitored - so why are residents charged a fee for a parking pass when others that live and visit here with NO pass overnight park in the resident spots and those of us with passes are forced to park in visitor spots why down at the bottom of the hill? At night, it's not safe walking up a dark hill. Don't have anything delivered here! It will be stolen within minutes!! I pay extra for the concierge room, but the delivery drivers don't want to use it and end up dumping your packages in the entry way of the building while people going in and out of the building take what they want as they walk through! Companies now will no longer deliver to me here where I live! SO many people smoke here! I thought this was a "no smoking" property? It's just absolutely awful! Every time I talk to the people in the office, it's the same thing . . . "we're working on it" . . . well, for two years, it keeps just getting worse! read more

I wrote a review earlier in the year, before we moved out. A UDR rep was kind enough to reach out to me via Yelp about my concerns. However, after the initial contact (yelp posting) no actions were taken to address my concerns. Several weeks later I reached out to them again and I didn't receive a call back or any correspondence regarding my concerns. Once we moved we were billed almost $400 for carpet cleaning. We were told when we moved in the $150 deposit for our cat would cover carpet cleaning services needed when we moved. This was not the case. We moved a few miles up the road, where a few previous Ames hill tenants now live and they had the same difficulty with absurd fees upon moving out. One is currently in small claims court fighting the charges. Overall this company is in it to make money. They do not care about their tenants, they have no customer service and it is most definitely not worth the money. read more

First and foremost I must say that my fiancé and i love every aspect of the lodge at Ames pond. I have never written a review until we found ourselves reading reviews here and there. We found that not a lot of people think/bother to write a review until something goes wrong and they need to vent about the issue out of anger. Therefore, I feel like the positive things go unnoticed and it's a shame! We're a young engaged couple who have lived here the past 9 months. It was the perfect in between living space from moving out of mom and dads to buying our first home. The amenities are endless and the onsite staff are phenomenal and personable. We rented the clubhouse for our engagement party for an extremely low fee. Family and friends including ourselves we're impressed with the space including the movie theater for a slide slow presentation. The pool is awesome, salt water and heated. Green space for our dog was plentiful. All in all, great friendly community to live! read more

Just signed a lease and Todd in the office could not be more helpful!! From first contact he has been super responsive. I needed a larger apartment and there was some availability issues at the beginning. I was able to move around to get what I needed. I would give a 5 star, but the parking is a bit tough. That said the office has been proactive and is working to get that squared away. read more

We moved here in 2015, first in bldg. 800, later to building 300. At neither time did we have anything even close to new! Our carpet was ratty in both places. Prior to moving in to bldg 300, we were assured there was no dog previously in the apartment. We later found out this was a lie, taking black light showed spots on walls that were from dog urine, even on the carpet. Our next door neighbor (at the time, they've since moved) told us all about the renter and the dog that peed everywhere. This can make it a problem if you have a dog and move in without it being properly cleaned. We bleached the spots on walls, shampooed and cleaned carpets. When we moved out of building 800, I busted my ass cleaning every single thing, even scrubbing out cabinets and walls. The carpet was old, therefore it was being replaced. I left the apartment so much cleaner than when we moved in! From ceiling fan to mopboard, it was scrubbed. In building 300, the molds are so bad! The shower in the master bedroom bath has no windows, there's no sort of air circulating and the fan is a joke. I constantly scrub to keep molds from growing. I've had maintenance people comes through to do an assessment of all appliances. One burner is going out, the washer and dryer don't work properly, nothing in the entire place is balanced. The electrical is a JOKE. I'm surprised the building hasn't burned down. There's a leak in the ceiling of the closet in the master bedroom. The exterior is never cleaned. They should be maintained and power washed annually. The roads are horrible, there are sink holes between building 300 and 400, enough to cause car damage. There was a streetlight down in the same area for several months. It just laid there on the ground with wires exposed. The same thing happened over the dog station between building 300 and 200. The light was laying there for a few months in the winter and made for very unsafe conditions. I slipped and fell in January, unable to see the black ice. I had a very difficult time getting up because of the size of the ice on the road, I've had two heart attacks and am on some medications that make me bleed profusely--which is what I did laying there on the road until I could get up off of the slippery ground. This is not acceptable. Every year we renew to rents that increase by $200 or more a month. At this time, we're paying over $36,000 a year to live in the LUXERY apartments. There have been ZERO improvements. Yes, you are remodeling a few of the apartments, I would gladly pay more for a washer and dryer of this decade. I kept a bucket under my sink for several months and finally got a new garbage disposal. And yes, I did report it broken. I did when the maintenance guys came through and a couple of other times. Six months. That's how long I put up with a leaking garbage disposal that stunk to high heaven. I poured bleach and cleaning products in to help with the stink. There are times we get horrible brown water. We usually have to discover it and report it to the office, of course it would be great for them to send out alerts or know what in the hell is happening in the complex. They're are so many druggies here, what happened to screening and enforcing policy. They don't. Cops are here on an almost daily occurrence. There have been fentanyl patches discarded on the grass where any child or dog could find them--which could very well kill either one. If you complain to a staff member or think there's anyone in the office that will listen or help, forget it. If someone is useful in the office, they are soon gone. We have no problem paying almost $3,000 a month for a two bedroom, two bath apartment billed as LUXERY.This apartment is more of a slum. We have friends, also in building 300, that have not had central air conditioning in over a year! They were given one window unit for the bedroom. They should be relocated to a like apartment and their apartment air conditioner ventilation system repaired, then they should be moved back into their apartment. Painting the outside and inside of these apartments is like putting lipstick on a damn pig. It's quite the joke. They painted inside in the spring, it's already chipped and it makes doors stick shut in the humidity. I must say though, the women who clean the inside areas are so very nice and do a fantastic job. They go above and beyond to help residents--just because they can. I've had packages mis-delivered to the wrong building, and then show up on my doorstep. I later found out it was the cleaning lady--very nice! They don't get nearly enough credit for all they do. I question at the rating, 3.9 out of 5. Most of the reviews are incredible negative. Looks like the numbers aren't reflective of all opinions. Most of the positive reviews are by people who are new to the complex, haven't moved here yet or were only here temporarily--sorry, but they don't count nearly as much as residents who have lived a bit longer. read more

Nobody in their right mind could give this place a five star if you have kids do not move above anybody they will give you lease violations it doesn't matter what time of day it is or if it's Covid in you're stuck at home with your kids they will still give you lease violations they made up so many lies. After 5.5 years, we continue to love the spacious rooms, closets and bathrooms, the excellent construction with features you don't find at most apartments like 9 foot ceilings, crowned molding, arched entryways, built in desk, etc. The front office and the maintenance departments are professional, competent and a joy to work with. I would not recommend this place to anyone. I say this for the following reasons: First, are the near daily e-mails to all residents about problems with trash, animals, property etc.; however, they never actually take any action to resolve the issues. Second, With exception of one person in the office the staff is very rude, and unresponsive to issues. Finally, watch out when you leave, they will nickel and dime you as much as they can. I was hit with $390 dollars for a 'carpet cleaning fee' when I paid a total of $990 between pet rent and deposit over my 2 years (not to mention the carpet is 4 years old, so where did the other $600 go?). We were told that the pet rent was to cover wear and tear but that was grossly denied after leaving and getting the outrageous charges. Don't get me wrong the apartments are nice but it is not worth the cost and difficulty of dealing with UDR. My recommendation is to save your time/money and look elsewhere. The facilities are great, the maintenance folks are great. However, the leasing company employees probably have a combined IQ of 10, they are unpleasant, and downright rude. Keep in mind this is just one experience that I have had out of many. I travel a lot for work and often come home late at night. For the past year when I came home I find that there is no parking space for me outside of my building, even though our lease guarantees one will be waiting for us outside of our building. I must not have been the only one to complain because they sent out a letter stating the following "It has been brought to our attention that guests have been illegally parking on property. Because of the limited Parking situation, the spaces are for residents only. We are now rolling out mandatory, resident parking permits. Every resident will be required to have a sticker visible at all times. Visitors and guests must park at the clubhouse or by the mailboxes" I was very excited to hear of this new policy because I assumed it meant that visitors would need to park by the mailboxes or be ticketed and towed because they had no right to part there. However, I was informed that was not the case as there is no plan to enforce the rule. Should I come home and find that someone without a parking sticker is parked outside my building I then will have to go park by the mailboxes instead of enforcing a rule that they recently created. I mean really? Why do I need a sticker again? This is just one issue I have had. They also claim that they can enter your apartment at any time without notice. And any time they want to do anything they say it is in your lease. On several occasions I have checked my lease only to find out I was lied to or mislead. If you can avoid living at a UDR property you should. read more

We absolutely love it here! We've been here for close to 7 years- we moved out briefly and couldn't run faster to come back! Its by far the best in the area. Every place has its issues, but management is pretty responsive when I bring something to their attention. The views are just beautiful and I love that its set back from the highway- a lot of places we toured are either on the highway or too far from the highway. The amenities are great- the clubhouse and theater are fun for family parties. Parking could improve, but they are working on a new system which will hopefully help. read more

I moved here in march, I have to say I love my apartment, I have a view of the pond and it's perfect for my yellow lab I can just let her out on a lead. The pool is very nice, I've met some nice people there, the gym is spotless as is the club house. Staff seems nice, however i wish i had screens on my living room window so when cool weather comes i can turn off AC. there was a lady that worked here (barbara) who i miss so much she was always attentive and went above and beyond! I wish you could get her back! I dont plan on leaving anytime soon. Very happy! read more

I lived at Ames Pond for two years and it was fantastic. The staff were very friendly, the grounds kept clean and there was very little noise. This community is definite good for families and older people as it is safe and it is in a nice (but rather uneventful!!) area. read more

She takes the time to talk to so that you can get an apartment that is best for you. Karen was so friendly and made looking for an apartment fun and you never felt pressure to sign the lease. Stay away if you pay your rent on time and consider yourself a good tenant because after you sign that lease they dont care about you period. I lived there almost 2 years. They took me to court over a breached contract and ended up settling. That is the only good thing that came out of my time there. I was able to move without penalty! They act like a strict hoa there. Snow removal is a joke. Police visits and drug busts daily. I'm disabled with a service dog that my boyfriend comes to visit and assist me in going up two step flights of stairs every weekend. I got the apartment in bad shape. Carpets spotted up. Paint on the walls bad. Mgmt doesnt allow you to contact them via email on the portal any longer because of me. That was how I beat the case. Never get anything verbal from them. Keep a paper trail of everything because they will lie to make you look bad. Avoid this property as if your livelihood depended on it. read more
