He did what was requested of him and so much more. On one occasion he was off and heading to a dinner date with his wife and I called him for an emergency. He not only fixed the emergency but he also assisted me with other things in the apartment. On another occasion I requested someone take a look at the AC vent in my bedroom. Daniel came and he not only fixed the vent but he also noticed inconsistencies in the AC unit power. He spent over an hour servicing the AC and maintained a very friendly presence. He, along with the entire team at the leasing office, are amazing! I had a lot of random questions since I was moving without seeing the unit first and everything was just as described. The maintenance crew is also friendly and amazing! I worked with Angel and Freddy so far and they are great! I know that one thing I was worried about was noise (really loud neighbors in previous rentals), but I haven't had any issues. I am so glad I made the decision to move to Village at Baldwin Park. The staff is friendly, the unit is great, excellent amenities, nice walkable area, etc.

The first night I moved in I had a homeless man charging his phone on my patio lol. There's been multiple occasions where I've caught homeless people casually hanging out on my personal patio. Is there really anything the staff can do about that? Not really if they put you in a bad location. The first month I moved in there was a moment where a Tennant needed my help to get inside the apartment because a man was following her into the garage. And wanted to take her dog. It's the most unsafe apartment I've ever lived in. Currently I'm dealing with a huge leak in my bedroom. To the point where the carpet is soaked, and I have to have a huge container under it to catch the water. Is this a pressing issue to them during a pandemic when working from home is important? No. It's going to be a week now that the leak first started. And all the maintenance men do is look at it with a flashlight. Mind you, I now have a huge hole in my ceiling with water pouring out. They keep saying it's fixed but don't do anything to the pipe? Then when I tell them it's leaking again they act surprised lol. This is while covid is happening too. Do you really think water coming down from other apartments is okay? Who knows If anyone has the virus and has flushed their dirty shower water into my bedroom. Because supposedly that's where it's coming from according to them. There's really loud construction going on with the lot next to us. Which I think is yet another "luxury" complex. Sooo, if you're not woken up by the sound of the sun rail, then you'll def be woken up by the construction(which started halfway through my lease). Or the homeless people on your doorstep if you live on the first floor. Save your money sis, choose a better apartment. Avoid an apartment complex with the tag line being that it's luxury. It's in a terrible location. The complex doesn't care about major apartment issues like leaks. I could go on about other things but those are the main key points I'd say to run from when deciding on this place.

Honest Review of Villa del Mar Apartments I rarely leave…read morereviews, but this one needs to be shared. In September 2024, I signed a lease for a studio at Villa del Mar mainly because of the price and location. From the start, the office staff didn't seem very friendly, but I brushed it off and appreciated how quick and easy the leasing process was. Move-in day came a month later, and things went downhill immediately. They never show you the actual unit you'll be renting--just a "model"--which looked clean and fresh. But the unit I moved into smelled musty and mildewy. I also found several dead German cockroaches, and a large hole in the A/C handler area that I ended up sealing myself just to keep more pests out. The wallpaper looked like it had been painted over, with bubbles everywhere. I'm not usually a complainer, so I fixed what I could and tried to move on. Then came the first electric bill--outrageously high. The A/C units are extremely old, and clearly inefficient, but I knew mentioning it wouldn't lead to any improvements. The valet trash service, which you're required to pay for, is terrible. Residents leave trash out all night, attracting animals. Management sends reminders but never enforces anything. One night someone moved my trash bag next to an abandoned car in front of my apartment, and I was the one who got threatened for it. Speaking of that abandoned car: it sat right in front of my door for months with a flat tire, and despite my repeated complaints, management did absolutely nothing. Move-out day couldn't come fast enough. While packing, I found signs of more German cockroaches inside my electronics--disgusting. The building clearly has a serious pest issue. After inspection, I thankfully got my full deposit back... but actually receiving the check was another nightmare. They claimed it got "lost in the mail" twice. It took 75 days and me filing a small-claims notice before they finally sent my money. Overall, I would not recommend this place to anyone. Stay away. The complex has potential, and I will say they offer community activities and communicate regularly with residents. But the owners seem to do the bare minimum to keep units rented. They need to repave the parking areas, update the HVAC systems, address the pest problems, and get the musty smell under control. I hope this review helps anyone considering moving here. Writing this was worth it if it saves someone else the frustration.

I do not feel like management really cares about the residents here. We are supposed to have amenities that include 3 pools, a gym, a car wash station, and a tennis court. At any given time, if I go to a pool, it could be locked off with no warning. Same with the gym. I'm trying to work out every day and when I went to the gym today, it was locked up. On a Saturday. No signs. No messages to the community letting us know it would be locked. The gym is also rarely cleaned and I'm not sure how sanitary it is. I'm pretty tired of having to go with the flow of not being able to use amenities I pay for. The car wash station has been out of service for months now. The pools also only have 1 door open at a time for each pool so if you don't choose the right side, you'll have to keep walking around the entire gate, guessing which one is open. Aniyah (in the office) is really nice. So is Zelma and some of the maintenance people. I just feel like another number here and that even if I complain, things aren't kept up. If I call and ask about something nicely, I generally get a response that reminds me that they do not care to help. Aniyah is the exception. She's very nice but that doesn't mean things get done with maintenance.

The property manager Nikki and the maintenance manager Carlos have a great team put together here. Everyone in the office and maintenance staff are kind, responsive, and hard-working. Maintenance: The whole property is constantly being well-maintained and improved. Everything from preventative AC servicing and changing AC filters for you to common areas being cleaned regularly and even larger projects like resealing the windows for better energy efficiency, etc. I've had a few emergencies while living here (one time my AC broke, and another time my stove was malfunctioning), and Carlos or another staff member promptly answered the on-call maintenance number & fixed it very quickly outside of business hours. Even for routine maintenance requests, this team is on top of it! Always fast, always considerate, and always a great job done. No half-assed repairs. Leasing office: On the office side of things, I've had a great experience too. When I wanted to change from a 1 bedroom to a 2 bedroom unit, the office staff kept an eye out and helped me get a GREAT unit at a good price right across from my previous one. On the rare occasion of a package/mail mix up by whoever the deliverer was, the office corrects it and contacts the residents to let us know. There are consistently little resident appreciation events, holiday events and a Christmas gift wrapping station, game nights, and food trucks that they arrange for us. When negotiating lease prices at move-in, they gave me a discount as a healthcare worker! They've never raised rent by more than $15-20 dollars each year since I moved in; some years there was no increase. There seems to be a lot of care and pride taken in their work and most of all it feels like you're really getting what you pay for: a luxury apartment. Amenities/miscellaneous: The amenities are well-kept and clean. There's a loading area for moving with a dedicated padded elevator which is really nice to have. The two buildings are beautiful and comfortable. The package delivery Luxor lockers are secure and very convenient, I've never had a package stolen or go missing. The sound-proofing is maybe the only thing lacking BUT -- this is an apartment, not a house. You'll have neighbors living all around you and you WILL hear them from time to time, that's just how apartments are. I don't think Dwell is any quieter or louder than the average apartment complex. From some negative reviews I've seen about Dwell's noise, it seems like those are entitled people with unrealistic expectations... Overall, most residents are quiet & respectful and tend to be middle-aged working professionals. Location: This is such a great location to live in Orlando. It's only a few minutes away from the 414/i-4 junction which is so convenient for any commute and you usually don't hear any traffic noise from the apartment even though the highway is just down the road. Just 5-10 minutes north of downtown Orlando, 30-40 minutes from Disney/Universal/International drive, 15 minutes away from Winter Park, and close to several AdventHealth & Orlando Health hospitals. There's a Chick-fil-a two blocks away! ;) I wish I found Dwell Maitland sooner. It's been a joy to live here! The team here makes life less stressful with all the things they take care of automatically and I'm so blessed to have been taken care of by them for the last 6 years!

For those living here that don't work a 9-5 job, there's no way to use the valet trash service which is a mandatory charge each month. Trash cannot be placed outside door in receptacle before 5pm, without a $25 charge. So I can no longer use that valet service that I'm forced to pay. Parking used to be free, now it's $5 a day for guests and you can only get a guest pass during office hours. That wasn't noted on the lease. Amazon lockers are now $5 a day after 48 hours. I'm at a loss for words, I used to rave to my friends about this place and try to get them to move here, but this is a sham. How is it that in the last 48 hours this complex has decided to start charging for amenities that were never noted in signed lease??? If you don't have a 9-5 Monday-Friday job be prepared to park on the 7th floor of the garage, walk 10 minutes to take your trash to a separate building, and be charged for a trash valet service you are unable to use.
