During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. You should be able to flush toilet paper normally without it stopping up every time. That is a faulty system and Mark will not acknowledge it. They sneak things in the lease like how they will force you to pay $50 a month for air filters that actually cost $5. You don't have a choice they just add it to your rent and you can't opt out of paying this extra. Then they always add this extra $70 fee just because Mark had to talk on the phone to somebody. They add a $65 fee because they had to mail you something. They add a $100 fee because paying rent online. They add a $35 fee to let you know you got a HOA violation. Don't even get me started on this bs HOA. They sneaked things in the lease that they never explained and then make you pay for them. Thousands of dollars gone paying for maintenance on a house I don't own. Things that Should be the owners cost. I signed a lease that said one price then they added more onto the price with all these irrelevant fees. Makes my rent bill at least $100 higher every month than what was advertised!. And don't DARE move out or you have to pay $3000 extra in cleaning fees from their partner company even after it was all deepcleaned and painted. The vehicle is currently registered, operational, and parked on my own driveway. They do not take calls nor do they return calls. They absolutely do background checks and I even approve all tenants. In one case, one tenant was accused of being a drug dealer. That is false. The tenant has a son that was not on the lease and the son was suspected of that and after going through proper procedure they were evicted. They have teams to help with repair work and maintenance service at competitive prices. We are not slumlords. I am very offended by anyone that would call me that. I spend a lot of money monthly to do repairs on my units but unfortunately the HOA dues in this particular complex are crazy high and keep going up and there were months that I was taking a loss. Kathy and Rich did the best they could to help everyone involved even though it was an impossible situation. There were no commercial surprises or extras. My goal was to have the most storm resistant roof I could reasonably buy and get approved by the HOA. I think I have that now. The new roof has also enabled me get a new lower cost home insurance policy. I did not change my roof as part of an insurance claim but my insurance savings will pay me back for the roof in 6 years. I can't say that I enjoyed having my roof replaced, but Merit ripped the Band-Aid off quickly and did the whole thing in one day. I don't think that is usual, but it worked for me.
