Imagine my surprise last Thursday when I attempted to go to work and saw my car sitting on bricks. Myself and another resident had all four of our tires stolen and were never made aware by the leasing office. I thought that having a gate that you need an app to access, having private security, two constables living on site and surveillance cameras were supposed to make the community safe, but I guess not. I am a veteran with PTSD, which has been severely aggravated by this entire ordeal. Leasing has been the opposite of helpful, implying that I should be responsible for both lease termination fees and replacing my tires when the tire cost is double the lease termination fee and they were stolen on property that Territory had a duty to protect. I would never recommend leasing from them. After speaking to leasing on Monday, I found out that our walk-up gates are left unsecured 24/7. I wouldn't be surprised if something like this happens again sometime soon here. Just don't expect any assistance from leasing. PS. Still don't know my if car still runs since you can't tow a tireless car to a shop...

That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

I would not recommend this property to anyone. Our experience with this property has been a complete nightmare from beginning to end. We originally signed a 12-month lease with Della, and was never told that construction was going to begin soon. About three months into our lease, construction started. During the work, we had water leaking through the windows, which resulted in the entire interior wall being torn open. That wall remained exposed for over seven months including through the winter and the 2025 freeze, leaving our home exposed to the elements with my infant living there. The wall wasn't closed until around the time our lease ended. So the majority of our lease was spent living through construction that was never disclosed. The property also claims to be non-smoking, yet our neighbors were constantly smoking weed on their balconies. The pool supposedly closes at 10 PM, but people regularly stayed out there throwing parties and playing extremely loud music until 4 AM. There was animal feces, urine and roaches in the hallways, and the dog park was constantly covered in poop. Even the parking situation was ridiculous. My car broke down, so I had to use rental cars and update my license plate in the parking app. The app only allows a limited number of changes, and once I reached that limit, management told me there was nothing they could do. Visitor parking is limited to seven days, so I had to rent a garage for an extra $150/month just to park on the property. Apparently residents can be completely locked out of resident parking because of a third party app, and management's solution is "sorry, nothing we can do." By the end of our lease, we were ready to leave. However, management convinced us to stay by offering us a discount and telling us that the finished renovated townhomes were in much better condition. We decided to sign, believing we would finally have a better living situation and turned out to be an even bigger mistake! We killed 30+ roaches inside the home within the first month. Constantly in the garage, stairwells, bathrooms, kitchen, pantry and cabinets. We've also dealt with spiders, wasps, mosquitos and wildlife digging holes along the fence line. Roaches have even gotten into our vehicles. The response from management has essentially been "we will send pest control." Pest control sprays, the problem continues, and nothing is done to address the conditions contributing to the infestation. Even pest control told us spraying won't fix it and that the office would need to send a different company, yet they continued sending the same people to spray. The overgrown tree line is the problem! They refuse to maintain the tree line or address the overgrown vegetation and dead debris surrounding these units. Meanwhile, the townhomes at the front of the community receive noticeably better maintenance while we are paying the same for worse conditions. The issues don't stop there. Our AC repeatedly went out, and getting repairs often having to fight to get maintenance. The last straw being told they couldn't fix the AC because it was too hot outside, so we were expected to deal with no a/c in the middle of summer. We had to stay in hotels some nights because it was too hot to have my toddler in the home. Our electric bill climbed to nearly $400 a month because the AC was constantly running without cooling. The bathroom started growing black mold due to the heat. We expressed this to management and they actually sent someone to come assess the situation. They looked and said they would come back to clean. Over a month later, nobody came to remove the mold. As per the lease, it states that management must remove any mold and that was completely ignored. There always seems to be a new leasing agent, and the turnover in the office is insane. Nobody ever knows what is going on, and there is very little accountability. After 3 months of dealing with these problems, we had to break our lease early. We refused to pay over $3,000 a month and have to live with mold and insects in our home. Management still expects us to pay despite the fact that we spent months dealing with unresolved issues that per the lease they HAD to fix. I personally escalated the situation through the Houston Apartment Association and 311/City Code Enforcement because management refused to meaningfully escalate or resolve the issues themselves. Almost four months later, we have still heard nothing from the management company regarding our complaints, other than continued demands for payment. It's overpriced, poorly maintained and, in my experience, management does the bare minimum until you make enough noise that they have no choice but to respond. These people don't care about the residents they just want to get their numbers up.

For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.
