As a resident of this place for over a year I wish I could give this place a zero star review. Please see all attached emails as references. There is a huge issue here with them not even upholding their portion of your lease. There not only is drug use but drug sales going on here and they have been given all proof to do nothing but ignore it. The last straw for me was expressing my concern over the pool and being told by corporate that it was safe because the CPO on site has records that it is. I'm writing this after months of abuse, sick from an infected tooth. tired from months of being treated like a nuisance and receiving threats of eviction from the property manager sent after business hours when I had used their scam finance service offered on their residence portal that failed to pay my rent on time despite my signing up and after inquiring days before when I noticed that the payment hadn't processed. I have held my peace for 5 months living at Loray but I can no longer do so in good conscience. If you are considering living here, don't, if you look, the overwhelming majority of 5 star reviews are not from tenants but from prospective tenants, pressured to leave a review after their tour, like I was, to mislead the public and disguise their dangerous negligence and incompetent apathy. I had thought given the overpriced and exorbitant fees no way could they be so grievous. I was mistaken. Living at Loray has been a nightmare. The management is morally reprehensible. They will ignore your emails, ignore your work order requests when their cheap installations break and seem to only be focused on coddling the weddings they regularly host that inconvenience those who actually live here and hosting loud, boisterous events that will blare loud music, shaking the floors and walls late into the night. They will send condescending emails when their own disorganized, convoluted systems cause delays, usually after business hours or before they take extended weekend breaks. Their disregard for the well being of residents extends to the "amenities". A toxic pool /broken hot tub closed by the county for health violations. Tenants have been forced to check the water quality themselves because Tribridge cant be bothered to. Kids swim there. Tribridge's negligence and treacherous apathy to the health of residents is shocking. They are aware of the issues, tenants attempted to hold a round table with corporate that has had no effect. Dog feces and urine stain/smells and litter the hallways and stairs. Trash piles, homeless sleeping and showering in the building. There is no security to speak of. My first day after driving 2000mi from out of state I arrived at my apartment, the key wouldn't open the door because the locks had been changed without notice. I was forced to call a locksmith to drill out my own door because they recklessly had deactivated the emergency maintenance for residents. Had their been a flood or fire residents would have been left to fend for themselves. My apartment was dirty and damaged when I arrived. Dishwasher destroyed, melted plastic and debris stuck inside. The shower was clogged with hair and string, I spent the first week showering in ankle deep dirty water because they ignored my work orders. Piles of dust above the kitchen area, neglected for years, that certainly had been blown into my food when cooking that I was forced to clean myself. Tribridge and Loray are apathetic to all of these concerns. They will ignore your request for information, lie directly to you about the condition of amentites, deceive you about the condition of appliances. They are a glorified slum lord, pimping out what is a beautiful building, inhabited by friendly and kind residents who suffer under managements rapacious indifference. The building may appear nice but is in egregious disrepair, stairs falling from the foundation, elevators that get stuck and lock residents inside. It is a travesty what Tribridge has done to this building that deserves so much better than what they poison it with their faux gentrified crude modern aesthetic that barely manages to cover the scars of neglect and decay. I will miss the kind neighbors I have met but it would be a greater offense to continue to satiate Tribridge with more of my hard earned money and suffer their hapless and menacing management so they can continue their pillage. A shallow masquerade of hollow decadence. Dont live at Loray, take a longer commute, avoid this nightmare. read more

My wife and I researched their website to verify they met our needs. Price, amenities and allows short term leases. Their website showed all of the boxes checked. We arrived, handed over IDs for a tour and began the marketing info drop into their CRM. I asked about the short term lease mentioned on their website, and they stated that wasn't true, only 22 month leases. I told them it was on their website and she said "it says it might be possible " when it showed on several sites as available. Wasted time and unhelpful staff. read more

This place is a horrible place to live. When I moved in I wanted a map of where each available apartment was located compared to the doors that lead outside, so I could select my unit. They would not provide that. I was only allowed to see the new unit that they use for showings. You are not allowed to view the apartment you pick prior to signing the lease. There is a reason for this. The apartments are beat up and not in good shape like the new unit they show you. Terrible! The units have big beautiful windows, to bad they never washed the windows. My windows were so dirty and cobwebs all in the corners. it had been years since they were cleaned. They make you pay $25 for valet trash pickup but constantly send threatening emails that you can't have your trash out before 6 pm and the trash can must be brought back into your apartment no later than 9am the next day. Most of the time I just took the trash to the trash shoot that was on each floor, but I still had to pay $25 a month. They would threaten you with a $50 fine. They would also threaten you with a $50 fine for not picking up dog waste. It wasn't me not picking up after my dog. Also on my move in date they threaten me as I had boxes I emptied out in the hall for about 1 hour and they said they were going to fine me $50 for that. The only time management responds is when they want something from you. if they owe you something forget it. I've left so many messages and they will never call you back. I talked to a lot of my neighbors and we all had the same complaint. They told me they were gonna get Amazon boxes when I first moved in. Never happened! I had packages stolen from the lobby and I was unable to get a refund because they had a picture that it was left in the building. Loray Mills has a gym so tenants are not the only ones with access to the building. Horrible place to live and they don't care about their tenants. read more

This is a great place to live. Good floor plans, better than builder-grade fixtures, good appliances, huge windows, exposed brick, 15-20 ft. ceilings, etc. The pool is huge and beautiful, the outdoor kitchens great, and the large, attractive community room can be reserved for parties, showers, reunions, etc. with no charge - just a refundable deposit. I will start off with saying Loray Mills Lofts apartments are amazing the high ceilings the big beautiful brick around the large windows I love the layout my apartment It is beautiful. I absolutely love the pool area. The gym is great. I have a big dog so it's great they allow animals. The negative definitely the surrounding neighborhood The drug addicts and homeless all around. The cars getting broken into. On occasion you will find the homeless that got into the building and are sleeping on the benches. Most of the neighbors are friendly but then you have the ones who do nothing but complain about everything. There are a lot of young families moving in and enjoy the pool. There are complaints at 12:00 in the afternoon being outside by the pool if we're splashing in the pool or if we put music on they call property management and complain this building is a pet friendly of course you're going to hear a dog bark once in awhile but then you have the tenants that will call and complain there are tenants that set up a Facebook page These ladies are just tenants in the building these ladies think they run the show here they are involved in everybody's business they run to property management for everything you really feel like you're 15 years old living in this building and you're getting told on to your mom The problem is property Management allows them to think that they control things here. Some of the residents take pictures of you and send it to the property management if they think you're doing something wrong again get out of people's business that don't concern you that's a big problem they want to complain complain about the homeless in the building or the doors left open all night or people's packages that get robbed from The mailroom but instead they want to complain about people enjoying themselves on a sunny day by the pool I guess people are interrupting their or my children and general hospital time things like that are Petty and make it uncomfortable for the other residents in the building that pay rent just like they do again if you don't like dogs barking once in awhile or people enjoying are some a day outside or kids walking past your door and maybe a little loud then you shouldn't be in a building with over 200 apartments you should then be in your own house read more

Haven't lived here long enough to rate this apartment complex, it seems to have a history back in the day during a Union disagreement and the town sheriff got shot, but not the Deputy. Made a song about the riot! I'll keep you posted in a few months to see how things are going. I just moved from New York and it's taking a little getting used to. read more

I have been here for a year and a half. This is the best place I have ever lived. It is the safest place to live in the Charlotte metro area. I truly do not worry about my safety because no one can pass thru the halls without the electronic fob that only a resident is issued. The fob and the fact that several of the tentants are police officers plus survalliance cameras put me at ease. You can choose to party or live a private life or do both. The screening process to live here is sufficient, with background checks, financial requirements and animal vaccination requirements to make me feel comfortable here. The facility is professionally managed and I have witnessed only prompt actions and service. No other apartment complex has the wow factor that this place has for the money. LML is a work in progress. In 1965, this now 100 year old building was listed as the largest manufacturing facility under one roof in the world! It takes time to develop all the bells and whistles that are planned. I feel confident all planned projects will be completed and look forward to living here and seeing them all come to pass. read more

Love having a constant soundtrack for your life? Then this is the place for you! With pop music blasting up from the gym 20 hours a day, you will always feel like you are in some kind of R. Kelly music video! Also a plus, you get REALLY close with your roommates since none of the bedrooms have doors or ceilings. It's one of those cool phenomenons where you whisper into your room and they can hear it in theirs, which saves you the trouble of having to eavesdrop on all their conversations! Another great perk is that you have to constantly be walking through someone's wedding reception to get to your front door since the space also serves as an event hall! With blindless windows that are approx 12 feet tall in every room, you get to be up with the birds every morning! With the promise of shops and bars that were alleged to open in 2015, this place will eventually one day supposedly in the future be a convenient shopping location! Also, none of your guest can get into the building without a key FOB so you get to escort people everywhere like they are royalty! If that all sounds great to you, then this is the place for you! Also, you do get used to the train that blows its whistle every 4 hours of the day and night after about 6 months. Hang in there! read more

Lived here since they opened the doors and love it. I think some people who complain just complain about everything anyway, it is NOT as bad as others have said! And if they didn't like it why did they renew? Anyway, the apartments are exceptional, the staff is courteous, AND professional, and the service is prompt.They are a property management office, not our servants! They are trying to do their job and some of the residents have been horrible to them. The second elevator is in. Actually, there are 3 elevators, but one just goes between the 1st and 2nd floors and generally catering or maintenance uses it. The building is multi-use. We knew when we first came here there would be events and eventually retail. We expect and enjoy the commotion, especially when we get to view a bride and groom "send-off" complete with sparklers, from our living room window! There are definitely quieter places to live, so if you want that, another place might be better for you because this place is definitely alive with activity! There have only been a few problems with unruly guests, but the event coordinator takes that seriously and has taken steps in the right direction. This place only just opened in 2015, there isn't anything else around quite like it. It's definitely a work in progress, and I'm sure there will be more things that come up that no one could foresee. The community of people that live here are for the most part very friendly and look after each other without being intrusive. The gym is spectacular, the pool and grill area is amazing, and the community room has been a really great place to gather. We are a good fit for this place, and it for us. However, it is NOT for everybody, so be sure to weigh in the multi-use features of this place with your own lifestyle and needs, so you won't end up like one of the unhappy complainers on this page. read more

This place is ridiculous, please consider this review if you are thinking of moving here. This is the honest to God truth. I've contacted the management here so many times in person/email about the outrageous parking situation here from non resident guests. There is a wedding, reunion or some other event going on just about every Friday and Saturday night. The events are extremely loud, disturbing residents on the same floor and directly above them. I'm on the top floor and still hear the noise from the events. The parking has gotten ridiculous also due to large amounts of non residents parking close to the building, forcing residents to walk a considerable distance every time there is an event. They have started putting up signs in the parking lots for the Elevation church that's now being held on Wednesday nights telling people to park across the street in the other parking lot. That parking lot is supposed to be for non residents and events. I've asked them to put parking signs up for all events and they're not even trying to do anything about the situation. We have an event coordinator here and that should be part of her job. Every time someone moves in/out, which is about 3 times a week, the vehicles involved in the move routinely block resident cars in because of double parking or parking in aisle ways. I've lived here a year and they still won't get the other elevator working, causing hundreds of people to use one elevator. The elevator constantly breaks down. Residents are forced to pay $20 a month for a valet trash service on top of the $5 trash fee that is added to the rent. I'm sure most of the residents here don't want that service. I'm literally about a 15 second walk from the trash room. I've asked them to cancel that service for me and they told me I couldn't do that and still had to pay it. The rent is already extremely high here with nothing offered like water included or any other amenities, and that makes it even worse. I just signed my second lease here and aside from adding on the $20 valet trash service, my rent went up $30 due to "operating costs" They aren't doing anything to  make me consider signing a third time. We were promised a lot of shops, restaurants and small businesses to be inside the building, and they've only started working on one brewery. Almost everyone here has a dog, there is regularly obnoxious loud barking in the hallways and surrounding neighbors. There is dog poop and pee in the hallways, common areas and even the elevator. The community lounge room is a joke too. The coffee and refreshments are never stocked up, the pool sticks are all missing the chalk ends on them. There have been numerous break ins of residents' vehicles and numerous homeless/junkies wandering the parking lot. read more

I will echo the other reviews on here that the apartments are really nice on the inside. The neighbors are really friendly and I don't have any issues with anyone acting disruptively. I live on the top floor so I don't experience the noise that others may have. I do occasionally experience the dog waste issues but I do think it's on some floors more than others and it's gotten better (from what I've seen). Now on to the unfortunate issues: - One elevator. One. This is for hundreds of people going to work, coming home, taking their dogs out, moving, etc. It breaks down on a regular basis and there is no backup elevator. - Quality is subpar. The kitchen sinks were installed with glue holding them to the granite countertops, which apparently is not waterproof, and several residents have had their sinks crash down on the floor. I've had a towel bar fall off the wall so many times that there's times I'll just let it go for days before I put in a work request because I'm so sick of asking them to fix it. (I only use one towel so it's not like it's heavily weighted.) The hook on the back of the bathroom door has also come off when I put a bathrobe on it so I just don't use it. Even the toilet paper holder has fallen off the wall. People have been moved from one apartment to another because the beams in the walls have expanded and pushed out through the wall, warping it and causing the sheetrock to crack. And good luck finding a stud to hand things on the wall. - The events. Every weekend there are weddings, sometimes both Friday and Saturday night. Things have gotten out of hand so many times that the police are stationed here around 10pm (when they're supposed to end) to make sure people aren't breaking bottles on the front steps/walkways or causing trouble. More than once the wedding guests have gone into the community room and caused damage or a huge mess. - Which brings me to security. They'll tell you that non-residents don't have access to resident floors and that's bs. The "guest suite" for the wedding party is on the 5th floor, which means that they have access to all the floors, all night, including the community room. Consider that that means they can hand the key out to anyone that wants to see the room or the building... Or that they can open the elevator doors to anyone who asks them to. It's not uncommon for the "secured" doors to be broken or not functioning properly which means anyone can walk in off the street and wander the halls (which has happened, especially in the colder months). Despite resident requests for the past two years, they have no cameras installed in the building with the exception of the mail area, the second floor elevator entrance, and the community room. Prostitutes and panhandlers are not an uncommon sight in the front lot. - Amenities? I've been living here for two years. First was an 18 month lease, I was optimistic because they kept telling us how soon all the shops etc would be coming in. I signed another lease 6 months ago to give me time to shop for another place. There isn't a single shop in here, the restaurant that was supposed to open out front has been shuttered since they finished it, it's just a giant empty building and there's no indication that it will ever be more. (I have been told by a local salon that was looking into renting a space that the rent they want is so over the top that they actually laughed at them.) The pool is nice but they don't open it until 9am and close it at 8pm, even on weekends. (Btw, the new Growlers will share the back patio with residents.) - I will echo the other reviewer, the trash service is insane. Not one person that I'm aware of has agreed to or wanted it, but we were told that this was something we had to pay for. There is a trash shoot on every floor and it is a 30 second walk max for most people. They say they recycle but the service has been caught in the act of throwing the recycling in with the regular trash. - On more than one occasion people have seen their rent jump up WHILE THEY'RE IN A LEASE! Incredibly illegal, but it's happened to several people who had to go down and complain about it to get it restored to what they were supposed to be paying. That's something no one should ever have to worry about. Basically, the apartments are ascetically beautiful and I'd love to live in this place but the issues I've noted above just negate all of this. I am rather disappointed by my experience with Loray Mill so far. Twice a week we are awaken by trash trucks emptying the dumpsters at 430am, there is considerable noise from the rented out party space on the second floor, and there is a constant sound of footsteps from above us. We were promised secure access to the building but during parties guest randomly wandered our hallways. There is no designated resident parking so during events we are forced to park a considerable distance from the building. There are numerous homeless wondering the area and just sat week a homeless man on drugs was found in front of the building. The building only has one small elevator which is a major headache on weekends while people are moving in and out, try fitting every one of your possessions on an elevator come moving day. While the place does have a historic charm it's simply not worth the high price to live here. read more

Let's start with good. First, the apartments look really nice on the inside. The residents are extremely friendly and the amenities such as the gym, the pool, and the vending machines are far above standard. However, the staff here is TRULY incompetent at best. Shelby, the manager is nice, never had a problem with her, but as the other reviewer stated, the "girl" (Frances) in the left office is extremely rude and needs a new job ASAP. Perhaps she'd be better suited working in the gym full-time--just a thought. The customer service displayed by EVERY individual I have interacted with in the office, except Shelby and Stacy, has been poor at best. The apartments are cute, but albeit, extremely impractical. Since the walls on the rooms do not extend to the ceiling, having more than one TV on becomes problematic. Even taking a nap while someone else is watching can be an issue. I can hear my neighbors above me, which I was assured would not be the case because of the concrete flooring. Oh and the infamous train that blows its horn at 8pm, 10pm, 12am, 4am , 6am and so many other times is quite annoying. I am sure it was ideal at the time that the mill was actually a functioning mill, but now I just want to sleep and work from home in peace. Please hire new staff or send the current staff to some type of customer service training program, it's not rocket science. read more
