In December 2023 I listed it on multiple free sites and I had a few responses and inquires. But I was on a timeline and I had to have my house sold by the end of February I had been talking to several realtors who promised me this and that, but no one stood out until I met Wendi. She showed me exactly what my house was worth and what I needed to get done for the house showings. She gave me contacts for some great contractors. My situation was unique due to the fact that I was also moving out of the county and had to sell 90% of my belongings. Wendi connected me with an auctioneer and his sons who will come to you and literally pack up everything you have left over and sell it at an action. After listing we had several offers within a few days and a small bidding war started. Needless to say I got more than my asking price! And we closed 5 days before my flight. I made it to my destination on time, thanks to Wendi and her amazing team. I can't say enough about Wendi. I really feel like she saved my skin. I would have been so lost during some of the issues that arose, but Wendi walked me through it and was always there to remind me when I was falling behind.

The problem with being a first-time home seller is that you don't know what you don't know. It's a very involved process with lots of moving parts. While interviewing several realtors, my friend (who just sold her house with Brittney) had recommended Brittney to us, citing her unrelenting work ethic and attention to detail throughout the entire process as two of her best assets. Over the next week, Brittney dedicated several hours over the phone and in person to discuss the entire process with us and guide us through the steps to prepare to list our place. I was immediately impressed with her insight into the local real estate trends and suggestions for small renovations to increase our home value prior to listing. While we were accomplishing these renovations, she worked diligently behind the scenes garnering interest in our townhouse through social media and word of mouth with her realtor friends and clients interested in purchasing in our area. We even had an interested party stop by before the initial "go-live" date due to her enthusiastic marketing. She arranged for a photographer to come through and take amazing professional pictures of the place (free of charge!), and used them for marketing purposes on all the major realtor websites as well as Facebook. Within three days of listing, we already had 5 offers--several above initial asking price. For anyone trying to sell a home, a bidding war between several buyers is a good situation to be in, and certainly helps to increase the final sale price! I have no doubt her work behind the scenes leading up to listing created the enthusiasm and excitement for the place, and eager buyers were ready to pounce. I cannot stress enough how effortless the process was on our end, made possible by Brittney's effort on her end. She handled the paperwork flawlessly. Brittney was seemingly available 24-7 to answer questions, make recommendations, update us on offers, or even for a friendly chat on unrelated topics. Although I'm sure we weren't her only clients at the time, her ubiquitous and individualized attention to us and to our townhouse certainly felt like we were her only priority. As we had moved out of town prior to finalizing the sale, she was gracious enough to take the time to stop by our place to tidy up before inspection and spruce up our garden plants which had died after we left town. We hadn't even asked her to do this--she did it on her own volition, out of her own pocket, and we were truly grateful for her selfless attitude. That's the kind of personalized experience you can expect with Brittney. She's received numerous accolades for her outstanding and professional work, and she's certainly deserved every last one. I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.
