The house had been on the market for about 3 months but had not sold. We decided to hire a Edward to help us stage our house in hopes that it would sell quickly. (House: 2 story, 3 bedroom, 1 office/ guest room, 3.5 bathroom) Communication: Excellent! Predominately through text, email, and phone. Edward was quick to respond to any questions or concerns I had. Design: Nice, clean, and modern in design. He personally came out to the house to get a look at the space himself. Edward worked with Asian clients before, so he had good understanding of Feng Shui and what Asian clients like. This was beneficial since most of our clientele are Asian (considering the area). He home staged 3 sitting areas, the guest room, 2 dining areas, and 2 bathrooms. Our house is somewhat awkwardly structured but Edward made good use of the space. His package also included professional photos that we could use to market our house. Everyone who saw our house was very impressed! They loved the design and asked for Edwards business card for the future. Time frame: Initial home staging and design approx 4 days. After our house was sold the buyers requested to move in ASAP. Edward was also able to accommodate for that, scheduling a pick up and moving everything out within 3 days. Price: Fair. Based on # of months, # of rooms, and the amount of furniture needed. We opt to home stage for 1 month but had to extend. The longer you home stage the cheaper the overall cost. Edward: Very friendly and accommodating. Great to work with! read more

Initially I found Lotus 888 Designs on Yelp after being disappointed by the response I was getting when calling some other staging companies. When I called Edward at Lotus 888 Designs, he grasped what I wanted to accomplish immediately and started saying what kind of furnishings he would provide. I asked him to provide an estimate based on the square footage of the townhome I was staging (it was completely new inside and had nothing) and his estimate was reasonable. When I was ready to start, he met me at the property and we went from room to room as he discussed his ideas and took measurements. He listened carefully to what I wanted and we both agreed. He then sent me a contract to approve which was specific as to dates and amounts. Being a Realtor, I was happy to see a well written contract. When I was ready, I notified Edward when to start. He spent one day installing accessories and the 2nd day installing the furnishings. When he was finished, he had his photographer take photos for him (which he later sent to me). Although this place was small (1,286 square feet) it was beautifully done with art, rugs, lamps, flat screens and looked terrific. I received a call to show the property within hours of the photos being online. The first couple that saw it wrote a full price offer with excellent terms. The Seller took it the following day. There were several people in back-up position, but the sale went through and we closed in 40 days. The feedback that I received from Brokers, Neighbors, and Friends was outstanding and there is no doubt in my mind that Edward's staging totally enhanced the floorplan and lifestyle that this redone property had to offer. When coming to remove the accessories and furnishings, Edward followed the same pattern: He and his crew wore booties on over their shoes, and covered wood stairs to prevent scratching. There were very tiny pinhole sized holes on the walls where the art was hung which made patching them a breeze. My client had a very challenging layout and I don't think Buyers could visualize where to put their furniture. Lotus 888 came in for a reasonable rate and even helped with additional rooms such as staging an extra bedroom as a yoga studio. The house sold with multiple offers for over asking price. Although it was out of our budget to have him stage our house, he still went out of his way to help us in a way stage it ourselves. He helped us in choosing paint color for the interior of our house which we loved and so did everyone who saw how it turned out. Lotus 888 Designs designed our offices in Encino and Burbank. When I first met Edward we gave him a ridiculously low budget for our Encino office and told him to make it happen. Obviously he wanted a bigger budget so that we could have a little more flexibility but he stuck by the budget we gave him and the office looked awesome. Almost 6 months later, our office moved to Burbank and we called on Edward again to work his magic. At the Burbank office we gave him a slightly bigger budget. Although the budget wasn't big by any means, it gave him the flexibility to really get creative. We have a law office and when anyone comes in they always compliment us on how great the office looks. Edward's work gave us a modern, professional look that we wanted. And it portrays the perfect image for our clients and colleagues that visit us.
