    Worst kind of landlords…read more They will give you an apartment in poor condition, raise the rent annually without fail, and then nickel and dime you on the security deposit. I took on an apartment after the previous tenant passed and they did not want to repaint and they did not replace the carpet. The previous tenant was there for 13 years and I was there for almost 3. Guarantee it's the same carpet why else would they take 130 from my security deposit for cleaning. Apartments in Pine meadow are in a decent location, but they are plagued with mold, old appliances that don't work well, frequent bug infestations, and damage from the previous tenant that they don't bother to repair but will charge you for on the security deposit or get creative and charge you for things they didn't list on their note that they give you in preparation for moving out. Also, I have video of one of the owners urinating on the back side of the apartment in front of my blink camera. Classy. I also have footage where he entered my apartment without notice while I was not home more than once, definitely recommend a camera or two if you move here.

Our son rented from the Holtans for his last three years of medical school and has been very satisfied with the property and the service. Broken items were addressed quickly - a busted overhead garage door spring was replaced within two hours of our call. The husband and wife landlords are both medical professionals who understand the med school calendar. They crafted the lease to end, more or less, with the end of our son's time at UIC-Rockford, and not 12 months after the lease began. We really appreciated that. The property is a little older and could use upgrades here and there - some rugs, maybe add a garbage disposal and under-counter lights and consider a full-size washer/dryer. But for a single student, there's nothing here that would be off-putting. (I imagine most married couples would be happy here, too, but I can't really comment on that.) The site is only about 15 minutes from campus and just a bit more from most of the hospitals and clinics a med student will likely spend time at. Most major retail/food stores are close by (try Woodman's if you're on a budget . . . or if you're not) and there are several truly wonderful restaurants in the area. Comcast provides video and internet and we had no problems with either during the three years. And, seemingly most importantly, our son found several coffee shops where he could sit and study for hours.

    If I could leave negative stars for this apartment complex, I would. Please do not rent from these…read morepeople! They are bullies and they will try to rip you off. I am a single woman and also a nurse that works night shift 12hr shifts. Because of this, I am often sleeping in the daytime. Yearly Rock Valley apartments requires you to have an apartment inspection, which would be fine, if they were able to actually schedule a date and a time to do the inspection. Instead they told me that they would be entering my apartment anytime between 9am and 5pm Monday through Friday. When I requested a specific time for an appointment, due to my sleep schedule, they said they could not accommodate this. I had to threaten them with Illinois law in order for them to agree to my request. I don't think it should be that hard to schedule an appointment so I know when a man is going to be entering my home. Anytime I attempted to schedule a maintenance request it was the same situation. I had to literally fight to schedule a specific date and time and half the time they would show up at a different time than what was scheduled or not even show up at all. One of the maintenance men also smelled awful and would stink up my entire apartment every time he entered. The Property manager Stacy was extremely useless and anytime I had a question or concern she was unable to answer my question. The washers and dryers that charged you $1.50 for washes and $2.00 to dry, never worked correctly and smelled like urine. As others have stated in their reviews, moving out was a nightmare. They provided me with a huge list of things that needed to be done/ cleaned before moving out which is fine because I was already planning on leaving the apartment better than I found it, but the list was excessive. The list included things like "dusting off the top of the water heater" and "dusting off the tops of the cabinets." They also required me to paint over the few tiny nail holes that I had in the walls. They did not provide me with the paint to do this, I had to buy it myself. To make things worse, they took over a week to send me the correct paint color to buy. Before I moved out I notified them that one of the burners on my stove wasn't working. They fought me on scheduling an appointment to fix this before I moved out. I had to email them multiple times asking them to come fix this and when they finally came, they stated they had to replace the entire stove. The stove they replaced it with was clearly about 20years old and used.Then on our final move out walk through they informed me that they would be charging me for this "new" replacement stove. The Corporate manager, Randy, was extremely rude to me through this entire process. He yelled at me during our final walk through inspection telling me that I put the safety of the other residents at risk because I delayed them fixing the stove. He also told me that the issue with the stove was a fire hazard, and that he had notified me of this (which he most definitely did not). I told them that I had adequate documentation through the emails sent to them, proving that It was them delaying my maintenance request and not me. The corporate manager Randy also refused to give me his full name when I asked for it. He also refused to give me any contact information to higher up management that could help me. When I turned my keys in to them, they tried to get me to sign a document agreeing to pay for the stove and a bunch of other stuff with absolutely no prices listed. They could not give me a total amount that they would be taking out of my deposit. I refused to sign that document and requested a different document stating that I had turned in my keys and they refused. I did not expect to receive any of my security deposit back and I was honestly ready to take them to small claims court. I am happy to report that I did get a large majority of my deposit back. I believe that is largely due to the fact that I kept detailed documentation of every encounter I had with them through emails. Moral of the story DO NOT LIVE HERE!

Avoid renting here unless you really have nowhere to go. Here are the reasons why: 1. The washers are $1.25 to wash and $1.25 for dryer. There is reduced flow in the washer and will leave white residue on clothes. 2. Walls are extremely thin and you can hear everything that goes on in your neighbors house and god forbid if somebody lives above you. Some of them UNpleasant. 3. The hallways always stink and makes the environment UNpleasant. 4. There is a lot of noise in the hallways at odd hours of the day including late at night. 5. The floors creak and you can hear the sounds from apartments above where you live. 6. The air conditioners are of terrible quality with broken switches and there seems to be no urgency to fix maintenance issues. 7. The locks are cheap and there was a break-in(during the daytime) during the time I have rented. 8. The front access doors often have broken ... but that is not one of the choices available. The piping in the kitchen sink was leaky. These are the list of problems I have had with this apartment. If you are OK with settling for the issues I had faced, then this apartment is for you! Good luck with your apartment search. Also, I agree with Kittai and I have seen signs of them entering my apartment in my absence without informing me that they were coming. This is inappropriate and made me feel very unsafe when I lived here. And don't be surprized if your neighbor is a drug addict, I have seen weirdos lurking in the hallways and I would not rent here if I was a respectable person who wanted a simple and clean lifestyle. If your apartment search takes longer, give it the time, live in a motel, whatever - but DO NOT RENT HERE.
