I had to change insurance companies and get Landlord's fire insurance to do short term vacation rentals. I am in a high risk brush fire zone 6, that no insurance company wants to insure in, especially with all the tremendous losses that "burnt them" in Calif. Well I set Yelp filters on "highest rated' first and Lutz Insurance came up. I wanted to talk to one of the people mentioned in the great reviews about them, and asked for those particular names. But this lady named Jennifer Patrishkoff (her name was not in any of the reviews) answered at Lutz Insurance, so I rather reluctantly told her of my insurance needs. Jennifer did GREAT for me. In a couple of days, she found me a fire insurance landlord's policy for only $1007 for $687,000 building coverage $5000 deductible, that is OK with AirBnB. I am paying $520 now for landlord policy $2500 deductible (WHICH IS SUPER CHEAP!) for $515,000 building coverage. My earthquake insurance sent me a dump letter (just before the Ridgecrest earthquake happened) because their reinsurance could only insure for 75% of the 100% of rebuild value. You know, California houses are soooo expensive, and there were sooooo many devastating fires, that insurance companies "get burnt", insuring them. So Jennifer found me earthquake insurance for same $687,000 building coverage as the landlord policy, with 15% deductible, and $10,000 personal belongings (I don't have much since this is a rental house, not my home) for $271, which is about the same as I was paying for before, because building coverage is more that the outgoing earthquake insurance. Get your insurance quotes from Jennifer. See if she can beat your current house and car insurance, too. She is the only agent who came through for me on a very difficult to insure house, out of the 5 brokers or so I contacted through Yelp. Like one guy did find me landlord vacation rental insurer willing to insure my high fire risk, but costs $3300 for same policy coverage as what Jennifer found me for $1007. And she did it real fast, too, against great odds. If your house is in high fire risk zone (above 3 or 4) you may not want to move from your present company, because they likely won't take you back if something happens with the company you move to. They only keep you if you are already a client, but won't take you back if you leave, cos you no longer fit into their underwriting parameters. Make sure you also read the 5 "Not recommended reviews" in a link at the bottom left of the first page. Ask Jennifer to give you quotes for your home and car insurance, too. She could not beat my Scottsdale house and car insurance, tho, like only found quotes for double the premium, in fact the auto was more than twice what I am paying now. Simply Responsive, Professional Service We recently found ourselves confused on the premium pricing for insurance policies on several investment properties, and were in need of some professional advice. The policies were all from the same insurance company (which shall remain nameless) - but with significantly different premiums - even between identical properties in the same condo development. While brokers generally provide recommendations that are suitable to the client, not all provide recommendations that meet their fiduciary requirements - putting a clients needs above all else. We wanted a broker closer to this higher standard. Fortunately we had discovered Thomas Perkins of Supplement Professors Insurance Services some months ago, a wizard in all things Medicare Insurance related. His assistance with us and other family members on navigating Medicare coverage was spot on and thorough. I simply asked if he knew a fellow broker in the property, auto and residential insurance field that was: "as good as he was in the Medicare field." Stephen Lutz Insurance Services was his single recommendation. Complicating matters was the fact that we were immersed in a major backyard hardscape revamp. Because of this I dropped all pretense and initiated contact via email. I briefly outlined our concerns and mailed him the key pages of our policies in question as a starting point. I fully expecting to follow up with him formally and in detail at a later date, but was surprised to see my email come back within days, now including his thoughts in a red font format on each of our issues. His points were direct and on point: 1. My confusion about premium pricing was because California property insurance premiums were unfortunately on the rise due to the overall costs of recent natural disasters. Therefore, I was suffering from unrealistic expectations; comparing older premiums to certain increases that would be coming at future renewal dates. 2. He confirmed our current insurance company was highly respected. He indicated he could recommend similar competitors to work with, but rates and quality of coverage would not improve. 3. Alternatively, I could weaken our coverage, and/or accept higher deductibles - an approach he would not recommend. This was not the response I was hoping for, but I knew it was the response I needed to hear. Stephen committed to a more formal conversation once we were out of landscaping mode, expressed his appreciation for the opportunity to serve our needs, and solicited any further questions I might have. With only this abbreviated communication with Stephen I could tell I had a broker with the fiduciary leanings I was looking for. He more than met our needs despite the briefness of my initial approach, and showed himself to be the responsive professional I can continue to look to for future property, residential or auto insurance needs. Brock is awesome! He takes care of all our insurance needs, both business (liability, workmans comp, auto) and personal (home and auto). Brock is always available whenever I have a question. One of my biggest frustrations in dealing with brokers is them not getting back to me in a timely manner, or not being available after I sign the dotted line. This is not the case with Lutz & Means. Brock will be on vacation and he or his office will get back to me right away. As a side note, I'm pretty sure I'm one of those "needy" clients, but they never make me feel like I'm bugging them too much with my questions/concerns.
