Stayed here over Memorial Day weekend. Nice, clean place. Had a great view of Sunday night's fireworks from the top floor balcony. Parking can be a bit tricky. but that's true of anything at Hampton Beach. The places are more apartment style, and come with basic kitchen appliances and utensils. A much nicer option than a lot of the places on the beach. The owner runs the front desk, and is very friendly. He secured parking for us when we arrived, and has a great knowledge of the restaurants in the area.

Unfortunately, the property management company (Avise Properties) and the property manager (Trish) make living here a nightmare. Here are the problems that I've encountered: 1. Communication problems - don't expect a timely response to emails, phone calls, or maintenance requests. 2. Inconsistencies - notices that are posted about snow plowing and outside maintenance/repairs never correspond to the date/time mentioned. I've seen other tenant's cars get towed without any warning. (There are no reserved parking spots, people just randomly get towed while others do not) 3. Lying - Tenant's will give a 30 day notice for moving out (as specified in the lease), and will then be told that they did not give the proper notice. They also refer to things that are in the lease, but are actually not anywhere in the lease at all. These are the main problems, if you choose to live here be careful and don't expect it to be easy. Maybe just wait for Trish to leave/get fired. She seems all nice and bubbly at first, but it's just a disguise that covers her true cruel self.

They upped their rent every year due to fixing and updating the grounds and buildings which are not true. Water gets turned off on weekends without notice. They allow certain people to park on the side of the street covering the view of traffic that comes from the right when exiting the parking lot which is unsafe Half of the washer and dryer machines never work The complex is uses "recessed-heat" meaning they turn it off and turn on whenever the landlord pleases.( means in the winter time they will turn it on high for 15 minutes and then will turn it off for hours until it gets frigid.) you will have to buy portable heaters to keep your room/rooms warm. A major problem is cooking in these apartments using their stove tops and their range. Will smoke up the whole apartment up within 5 minutes And that's with the main windows open and having fans on. The maintenance guy took out the batteries for the fire alarm because it would go off if we were to take a hot shower. I absolutely do not recommend theses apartments to anyone. Who allowed one person to have a dog and not another???

I hired Sandcastle to install a paver patio in our backyard, along with some masonry around my pool (coping, bull nosed pavers). They did many things completely wrong and/or didn't use best practices - as has been proven in the 10th circuit Hampton District court and a subsequent judgment against them. If anyone wants to see what their work looked like at my property - have a look at the pictures... Sandcastle's masonry work was AWFUL. When I complained about the quality of work, Sandcastle's horrible owner Ian Ramage just tried to argue his way out of it and say that the work was fine and that it would hold up. He shamefully took zero accountability for the poor quality work. Look at the pictures! Can you imagine a company owner trying to tell a customer that they did "quality" work based on these pictures of their masonry literally falling apart?...Wow. The masonry that Sandcastle installed fell apart less than 12 months after installation, and then subsequently had further problems year after year! I had a 3-year warranty, and Sandcastle did NOT appropriately address the issues, even when I got 2nd opinions from subject matter experts on what was required to resolve the issues. I ended up having to hire another company to come in and completely rip/replace Sandcastle's incompetent work as it became a hazard for my family. In order to hold them accountable, I sued Sandcastle in NH small claims court for the cost of the repairs that I had to get another company to complete. After a 2-year process - I won a max $10k small claims judgment against Sandcastle at trial, as the judge found they were 100% liable for all the problems. Sandcastle didn't bother to pay the judgment immediately, so I then had to take them to court AGAIN for a payment hearing. Sandcastle claimed poverty at this hearing, and the inability to pay the $10k judgment so they had to go on a court ordered payment plan of $100 per week as their tax returns (reviewed as part of the court process) show that this business operates at a HUGE loss with no assets. This should be a MASSIVE RED FLAG for anyone considering working with this company in the future on any significant projects. In my experience, this company did not perform the work properly, did not address repeated warranty repair concerns, and was an ABSOLUTE DISASTER to deal with. It took me 3+ years of chasing them in court between the trial and the payment hearing process to finally hold them accountable and receive full payment for damages they caused. I would strongly advise everyone in the NH or MA Seacoast to stay away from using this company! Also, make sure you perform appropriate financial due diligence on them, especially for any jobs over $1,000. If you have to take them to court for damages, you'll be going up against annual operating losses and no assets. Feel free to refer to NH Small Claims docket 441-2019-SC-00092 in the 10th circuit Hampton District Division for validation on any of the above. Everything stated above is part of the court filings and judgment. I don't know how we would have ever found and scheduled the number of trades required in reasonable time to get the house listed. Every call to them resulted in another problem solved. While there is always room for improvement, they have been doing a great job for us over the past several years. We had another property management company prior to this, and the financials were in a terrible state and repairs took forever. In a community, there is always something to be repaired and complaints about service does happen. It is not an easy task to deal with so many personalities., but our property manager does this with grace and kindness. The property managers I have worked with from Great North have been very accommodating and very professional. What people might not realize is that the property manager works at the behest of the Board of Directors. The Board makes all the financial decisions for the community and works with the property manager in deciding the budget and what maintenance needs to be done. The community votes on the budget each year, and most communities have budget meetings at which the Board or property manager explains the expenses for the following year. The Board of Directors is elected by the homeowners and has a fiduciary responsibility to make sure the community has the funds to maintain the homes and property values, and to fund an adequate reserve account for the future. The property manager is part of this process.
