I never write bad reviews, but had to for this one. I will make this concise and to the point. Pretty much a dirtbag Contractor. Took my hard earned money and did almost no work. Then declared bankruptcy and stopped all communication with me. The five star reviews on Google are definitely fraudulent. The reason I know they are fake is because he uses either stock photos or photos from other projects for them. As a matter of fact, one of the fake five star reviews are photos of my own property . **Read this review if you are considering any job with Sandcastle Construction & Hardscapes** Sandcastle is AWFUL. They are the WORST hardscape construction company I've **ever** dealt with. I hired Sandcastle to install a paver patio in our backyard, along with some masonry around my pool (coping, bull nosed pavers). They did many things completely wrong and/or didn't use best practices - as has been proven in the 10th circuit Hampton District court and a subsequent judgment against them. If anyone wants to see what their work looked like at my property - have a look at the pictures... Sandcastle's masonry work was AWFUL. When I complained about the quality of work, Sandcastle's horrible owner Ian Ramage just tried to argue his way out of it and say that the work was fine and that it would hold up. He shamefully took zero accountability for the poor quality work. Look at the pictures! Can you imagine a company owner trying to tell a customer that they did "quality" work based on these pictures of their masonry literally falling apart?...Wow. The masonry that Sandcastle installed fell apart less than 12 months after installation, and then subsequently had further problems year after year! I had a 3-year warranty, and Sandcastle did NOT appropriately address the issues, even when I got 2nd opinions from subject matter experts on what was required to resolve the issues. I ended up having to hire another company to come in and completely rip/replace Sandcastle's incompetent work as it became a hazard for my family. In order to hold them accountable, I sued Sandcastle in NH small claims court for the cost of the repairs that I had to get another company to complete. After a 2-year process - I won a max $10k small claims judgment against Sandcastle at trial, as the judge found they were 100% liable for all the problems. Sandcastle didn't bother to pay the judgment immediately, so I then had to take them to court AGAIN for a payment hearing. Sandcastle claimed poverty at this hearing, and the inability to pay the $10k judgment so they had to go on a court ordered payment plan of $100 per week as their tax returns (reviewed as part of the court process) show that this business operates at a HUGE loss with no assets. This should be a MASSIVE RED FLAG for anyone considering working with this company in the future on any significant projects. In my experience, this company did not perform the work properly, did not address repeated warranty repair concerns, and was an ABSOLUTE DISASTER to deal with. It took me 3+ years of chasing them in court between the trial and the payment hearing process to finally hold them accountable and receive full payment for damages they caused. I would strongly advise everyone in the NH or MA Seacoast to stay away from using this company! Also, make sure you perform appropriate financial due diligence on them, especially for any jobs over $1,000. If you have to take them to court for damages, you'll be going up against annual operating losses and no assets. Feel free to refer to NH Small Claims docket 441-2019-SC-00092 in the 10th circuit Hampton District Division for validation on any of the above. Everything stated above is part of the court filings and judgment. We contracted Sand Castle to replace our aged driveway.. The team did an amazing job. The quality was beyond what we expected. The owner and his whole team were great to work with, and very professional. The owner showed us various jobs he did so we could decide on the pavers we wanted for our project. In todays climate, trying to get any type of labor is so difficult. While it took time, once started, the work was coordinated so that there were no delays and kept the work flowing so that it was completed in the timeframe the owner gave to us. I contracted with Sand Castle on January 13, 2022. The owner took measurements and made a point to say, "you do know that I don't do estimates for houses that are valued at less than a million dollars, right?" I asked when the job would be completed and he said June/July. Work didn't begin until mid-August. His excavating crew was very nice and worked hard. The owner, Ian, came by to chat with them and I asked him a couple questions about whether they were going to use mortar, concrete, or polymeric sand between the stones. He looked at me stone-faced and said, "if you don't stop asking me questions, I will add to the estimate." I messaged him in early September and crew came back to put in crushed stone and stone dust the 3rd week in September. Of course, by this time I've paid 3/4 of the estimate. After that I messaged him once each week and gave him until November 1st...... 10 MONTHS since the contract was signed and deposit given. October 21st I was told they would be at my house by Monday, November 1st. Of course, no one showed up. On Tuesday, November 8th Ian texted me and I told him to not EVER set foot on my property ever again. From my experience, Mr. Ramage was patronizing, pompous, and has no regard for women. I would NEVER recommend this company. Despite seeing that a number of his installations were well done and absolutely beautiful, dealing with such a character was the single most stressful thing to happen to me in 2022. Sandcastle Construction built a deck for me. While the quality of the work was good the project was over budget and six weeks behind schedule. The biggest problem I had with Sandcastle was the owner, Ian Rampage. He was extremely difficult to work with. He lied about start dates and completion dates. He insulted me personally (he did text an apology the next day.) he was sarcastic. He berated me for calling to tell him the police had been at my house about his dumpster protruding out onto the sidewalk. If there was an option for zero stars Ian would have it. The absolute most unprofessional interaction I've ever had with a contractor, or anyone for that matter. Ian is a hot head with a temper and it showed the minute he stepped out of the silly lifted truck. Insulted the steps that I built and then didn't offer an apology. Asked my wife if she was "the real boss here" since I wouldn't commit to a $30K custom patio install literally 5 minutes after he arrived at our house! Then he wouldn't put an estimate on paper and started questioning if it was going to be "worth his time" and if we were "really serious and not wasting his time!" He said he wouldn't put anything on paper since he didn't want us shopping the quote around. He then walked off on us mid sentence after we asked for an in writing estimate, which he refused to provide twice, and spun his tires and left track marks in our driveway while yelling at me "do you want to fight about this!?" We have pictures and audio of the entire experience should anyone deny this. How anyone could get past Ian's attitude is beyond me. Minutes after he stepped out of his obnoxious, loud truck, I could tell it wasn't going too work out and should have sent him on his way but I gave him time to prove himself and it just got worse. I had to tell him to leave our property while he was yelling out his window asking if I wanted to fight about it!!!!
