    I rented a unit managed by this company in 2019 and did not renew after a serious of unprofessional…read moreevents. I mention some of them here. Aside from the rushed and poorly communicated move-in process (red flag) things were okay (not perfect - just okay). Then, I came towards the end of my lease. A new employee seemed to be handling most of the communications regarding my renewal, and he handled them in a very unprofessional, defensive, accusatory, condescending, and demeaning way (examples: telling me that I am stalling on signing the documents, replying with a defensive response when I asked if in the future I can be given the typical 60-day notice for the renewal/end of lease, accusing me of false claims regarding certain signatures on the lease that were later proven true by a third party, etc). Though I initially planned on renewing, that coupled with the owner of the company's behavior led me to do otherwise. Toward the end of the potentially renewing, the owner told me I had DAYS (less than a week) to make decision, which was ultimately because his team gave me the renewal documents late. When I moved out, the owner and his purported "legal counsel" (a fake email address that represented him legally) threatened to not return my security deposit in full, which they legally could not do considering I returned the place in a cleaner condition than that of when I first moved in (ex.: scraped off ALL of the melted crayon on the inside of the dryer and covered up holes in the wall that I did not create). The company's technician/handyman and another office employee are employees that I commend. He and she did their jobs well, timely, and professionally, which is why this rating is not a one-star. Unfortunately and in general, though, I'd avoid this company as a whole. Good luck to all future tenants.

In fact, Grand Realty of America Corp's receptionest refused to take my request for the Broker/Owner to call me without me sharing with her the emails. Thus this review. I wrote to one of their listing agents a request for them to show a property listed by them. The agent and I exchanged about 3 to 4 emails trying to set a mutually beneficial time and date. I decided to not proceed with a showing of the property. Here is the exchange. Response to my request to set up an appt for a specific date: Agent: I have no problem in showing you this unit on Monday. Are u ready to pull the trigger if you like the unit? I want to get owner to move on this for you. You said you didnt have financing lined up yet. (As an aside I told him that I wasn't sure if we'd use cash or financing) My email response: "We are ready for the right one. However I think we will pass on your showing." The response from the agent: "By the way Ive sold way more properties than you could ever imagine selling and to be quite honest. I'd much rather for you to waste somebody elses time because thats what you are. A big waste of time. Especially on the weekend. I could care less who you are. Grow up." In the 24 years I have been off and on buying property has it been an experience that was so unprofessional and rude. Thank goodnesss the other company saved the day. We didn't look at the one from Grand Realty, but at some other potentials. If you are looking for property in south Florida I recommend you don't use Grand Realty of America Corp. Ther agent was rude, as was the receptionest, who refused to take my name and number for the owner/broker to call me without me sending her the emails by the agent. I told her that I only wanted to leave the message, and her response was very combative. This was an all around negative experience and one I have never encountered dealing when trying to purchase property.

    Not recommended, Grand Realty realtor Maria Pilar Quintero is an unethical realtor. I put in an…read moreoffer on a home in Sunrise FL and She was the Selling realtor. She took several days to respond to us finally "speaking with the seller and agreeing" to go under contract. What she failed to disclose is the she was also the OWNER. She needed to disclose this information from the beginning. She then presented herself at the home inspection as both the Selling agent and the owner and was making me the buyer and the inspector feel uncomfortable by watching over us during the home inspection. Unfortunately the sale did not happen because after the contract was extended due to lender issues, which is normal, she got her attorney to ask us the me buyer to pay for her HOA fees and taxes to further extend the contract. When the sale did not happen she then demanded with her lawyer to keep our security deposit that was in escrow. She was successful in keeping part of my escrow and in managing her own sale as the Owner/seller without disclosure. She is extremely greedy, lacks empathy is an unethical realtor. Stay away from this realtor.

    1/5 If I could give…read more0 stars, I absolutely would. This place should be ashamed of calling itself a gated community. The gates are constantly broken and left wide open, making the entire property accessible to anyone. At this point, there is absolutely no difference between this complex and an open public street. Any stranger, thief, trespasser, or unleashed animal can walk in without any restriction. What's even more alarming is that there have already been incidents involving stolen vehicles, yet management still hasn't taken permanent action to improve security. The condition of the property is equally unacceptable. Hallways and common areas are neglected for months at a time. Residents have repeatedly reported disgusting conditions, including dirt, debris, and even worms in the corridors. No one should be paying premium Miami rent prices to live in these conditions. The most frustrating part is the complete lack of urgency from management. Residents are forced to complain about the exact same problems over and over again, while nothing changes. Families with children should not have to worry about strangers walking around the property, broken gates, unsafe conditions, and unsanitary common areas. We are paying thousands of dollars every month, not to live in a poorly maintained property with zero accountability. This is not luxury living. This is not a secure community. This is a serious management failure. I would strongly advise anyone considering moving here to think twice before signing a lease. Beautiful palm trees and nice buildings mean absolutely nothing when basic safety, cleanliness, and resident well-being are continuously ignored.
