Reached out to Ginna Rojas in regards to a listing for the address of: 1273 Wandering Willow Way, Loxahatchee, FL 33470 The photos of the house is very nice (on websites) however the condition of the house does not exactly matches the photos posted. Ginna (realtor) is very rude and never answers your questions directly. Everything seemed "off" so we asked to see the house in person. To elaborate more on "off" she only talked about the deposit, never really answered the questions directly and if she did, the conversation would end with the DEPOSIT. We thought it was a scam so we asked to see the house in person. Initially was told that she would be out of town on the date that I wanted to meet her but I insisted that I view the house first. I arrive to Florida and the "day of" I received a text message that she couldn't meet because she has a toddler and she provided me with the door code to go in by myself. I had concerns with this because she initially was supposed to be out of town but if a door code was always an option, why push the viewing dates off and press the issue with signing a lease? We arrived at the house and noticed why she didn't want the house to be viewed, photos online are of when the home was in a newer state (falsified photos are posted to rent the home) hence why the house has been sitting for 6 months. Neighbors to the left of the house has a pool in the backyard. We stopped and talked to the neighbors and was told the previous renter had dogs and the kids would draw on the walls. This house has been on the market for 6 months and the exact same drawings are STILL on the walls. Was also told the floor on the bottom level had to be replaced due to the dogs damaging the property. Ginna was messaged about the condition of the home and she stated that all damages would be fixed if "WE" agreed to raise our rent. I had an issue with that because why am I paying to fix damages from a previous tenant? Why this house does not match the conditions posted online? My family traveled 21 hours and she didn't have the courtesy to meet us. She was rude throughout the entire process and we decided not to move forward. When you call in to speak to property management you can never get a call back . Service repairs have gotten over looked . If you write a email you don't receive one regarding your concern or questions in a timely manner. I have had to go to landlord directly to have property management to respond to my concerns or issues . The whole point of property management is so the landlord does not need to be bothered to much regarding certain issues. I fell bad for landlords / tenant that can not have piece of mind that issues will be taken care of in a timely manner. read more

Victoria is terrible. Every property i think i am contacting the real agent to find out she has hijacked the listing. Every time she messages me on these fake properties and says the same thing "this property is not available. THEN TAKE IT DOWN. I asked her to take down all the fake properties she uses as lures and she refused and was really rude about it. She tried to get a deposit up front before even viewing a property because she was not the agent and was stealing other people's properties. I did manage to do research and find the actual agent on the properties. No one had heard of her on their listings and those that had said she was just stealing theirs as she has no clients of her own She has no listings and hijacks everyone else's and posts it everywhere. No properties available EVER! Even after she knows properties are rented she continues to list them to lure eople in with lies. If I could give no stars I would. I have dealt with different realty companies in the past, optimar does not even come close to being anything professional. Worst realty company I have ever used. Despite all the bad reviews I decided against my better judgement and hired their services. Lorna sopo aka Elizabeth is probably the worst realtor in all of south Florida. She promised many things that just never came true. Every step of the process to acquire my apartment was a hassle, she forgot paperwork, when she asked for money for a background check she quoted me wrong so I had to make several trips to the bank. She promised the owner would take care of the damages to the apartment before I moved in, so I gave her a deposit and come apartment walk through time when I was to receive the keys I was in shock. Nothing had been done to the apartment and she told me the owner changed her mind last second and would not fix anything I would have to take the apartment as is. Lorna sopo is a bad realtor with no integrity. I would never do business with her or optimar realty company again. I am now stuck with a delapated apartment, I mean the wood counters are falling apart cabinet is destroyed and no mailbox keys. read more

Dealing with this "property management" company (and I use that term loosely) has been the worst experience of this kind for me. When you call the office, conveniently no one in that division is there. When you send emails if you get a response at all there will be no follow through action to remedy the situation. As my lease (thankfully) comes to an end they have never remedied deficiencies documented during the initial walk through or fulfilled any other reasonable and sometimes hazardous maintenance requests. When provided ample time and warning that I would begin addressing simple and even hazardous maintenance items (such as my tub faucet becoming a projectile when the water was turned on) and submitting receipts and deducting said amounts from the next months rent I was sent a nasty email basically telling me they would let me slide this time, but in the future I would have to pursue all repairs through them (which they have failed to complete for the past year). And this is in one of the nicest, newest buildings in downtown Miami. My unit had never been lived in. I understand covid changed a lot of things this year. But, this continued pattern of behavior at this point is completely unacceptable and unprofessional. My advice for what it's worth, if you are a busy professional such as myself and want to enjoy your time off in a beautiful, stress-free environment by renting and having a communicative and responsive landlord and/or property management company to deal with do not set yourself up for failure with these people. I couldn't ask for more professional experience As far as the last reviewer, Dominique H...every agent is allowed access to all the listings. The other companies should have told you that. I see you're from California. I know it works the same way in California because I lived there a couple of years ago. It's been that way for at least 10 years. Anyway, Optimar is the only company I would use now. Since I'm on my way to New York, and they just opened a company there, I'll be using Optimar. I know some people may not be happy with their agent because of a bad experience but 1 agent doesn't represent a whole company. They have taken care of every need I had. This place is worthless! Since it was the first time I was looking for a place I sent out reply emails after reading them in ads. After that I sent Michelle an email and she replied back to me. First off even by email and on the phone she was rude as hell! Anyways we scheduled to meet to see a few properties that following Saturday at 2:30. That morning I cleared my schedule for the showings and around 2 I noticed she never told me where to meet her. So I texted her and she opened her message (iPhone) but never replied an hour later (3pm) still nothing and at 3:30pm after calling her 4 times and texting a few times she decides to text me back that she can't make it because she's sick! Hello couldn't you tell me earlier!?!? Inside of getting pissed I decided to understand and she proposed that I would meet up with her partner Jonathan. When we finally got to the first showing I was supposed to see 4 properties. We got to the first apartment and the tour was about 10-15 minutes long. Jonathon knew nothing about what that apartment offered. When he told us the price it wasn't a problem but we want to go just 100 dollars down (nothing wrong with saving a little money). Oh no that wasn't ok and he wasn't working with us. After rushing through he wanted to leave and I had to remind him there was another apartment in the same building we had to look at. That was only 4 minutes. When he had us drive to the next property instead he ended it at the ENTRANCE and tells us that we weren't going to like this one and that the others weren't going to work out either. Mind you he had his girlfriend in the car and looked to be in a BIG HURRY to be anywhere else but there. Wow ok. I made an appointment to see showings not for you to WASTE MY TIME!!!!! When I called Michelle to tell her we would t be doing any business with people who can't do there jobs right she started to yell at me and tell me I was wrong because I had asked around about property's! First of who the hell are you to talk to a customer like that and it's non of your business what apartments I look at since you can't do your damn job correctly! She then told me that Jonathon had other plans and was busy that's why he couldn't take the time to help us. It's your fault in the first place and Jonathan obviously has better things to do than he's job! I mean that's what he's getting paid for right! She was so rude I had to hang up on her and then she texted me to ask me if i was still interested in seeing the apartment on Monday... NO!!! I've never in my life had seen worse service and lack of care. I honestly recommend EVERYONE to stay away from this place! Oh and by the way she warned me not to do any reviews. She told me not to waste my time because no one would care! Ha! She might already know that this business is a low star rating! Maybe because everyone knows how worthless this place is! I have terrible experience with this company.The sales associate I was dealing with was so unprofessional which is bad reputation for the firm.They don't care about their clients the only thing they care about is $$.I signed a lease contract I never received any copies of the contract not even when I asked for it.After a week of the move in date I still couldn't move in, I had to fight with them in order to get my deposit back.At the end the amount I recieved back it was 30% less than the original amount.I wouldn't recommend to anyone.It cost me 500$ that I trusted them. read more

STAY AWAY FROM THESE PEOPLE. My story is very long... So I was looking to move in a hurry and no these people weren't my realtor, they represented the apartment I wanted to rent which was also an accident because I would've never rented such thing. I saw the apartment in a hurry during the night, everything seemed ok, a musty smells because it had no electricity but that usual. First it all started with lies, my point was to move ASAP and they told me association takes 15 days max, lies it was 30-45 days and it got approved in 60+ days. The reason it got delayed so much is because Nicole the realtor made us move in before approval and that delayed the process, when we go again to see the apartment it was mold infested and for them it was normal, they said they would replace everything, they were notified my mom was allergic to mold and Im asthmatic. Association was about to deny the process because of moving in with no consent but we left and they continued with the process. The apartment had leaks which caused mold in the apartment right next to it and they were aware and fixed the kitchen but no in the other apartment. Not just that previously they had problems with other people as well as the president of the building, Nicole is a lier, the president of the building had called her to tell her there was a leak in the apartment and he's there looking at it and has the audacity to say there's not leak. On regards to the mold she said they were going to send mold inspector to test and what she did was paint over the mold in the kitchen cabinets and bathroom cabinet and has he audacity to say theres no mold but Im smarter than that and did my own mold test and took pictures of everything. As soon as I told her that she started acting nice, shes very had to contact, very hard to deal with, the greatest lier of all times and I tried to meet with the broker and even had an appointment made and when I get there to get told the broker isn't there, so they're not wanting to face the problem and they don't want to give me my money back also during the time we were waiting on the approval we tried to back out and she didn't let us because we were still under the association approval time frame and when we tried doing it again after 45 days she put other excuses, she pretty much forced us into a heath hazardous situation I have an intermittent asthma problem and unless there's a trigger I don't have problems and since being in the apartment I've had several asthmas attack's, and really bad breathing problems and my mom has had many allergic reaction including bad skin rashes. I'm done trying to contact them because they keep on promising things. The situation is dangerous for us and I'm doing something about it.
