My family relocated from out of state to Wake Forest, NC in May of this year. We were referred to…read morethe Allen Tate Relator office in Cary through my company. During the due diligence period our realtor referred us to a Home Inspection company. During the inspection I discussed my concern with the Garage door that had damage. After a few discussions back and forth with the seller's realtor I was presented a contact for a garage door company at closing. The garage door company came to the property the week after closing installed a part and adjusted the opener. Three days later the garage door collapsed causing the need for a new garage door. I learned during the installation of the new door that the original door had been installed incorrectly and the rollers were installed out of sequence. BUYER BEWARE I was told by the seller's realtor that they were not responsible since the inspection company noted that the door was fully functional. The home inspection company referred to a section of the contract that held them harmless. We the buyers were left with a $900.00 repair. I feel that the home inspection company and my realty company worked to support the bank and seller and not the buyer. BUYER BEWARE We also negotiated a home warranty through 2-10 that was referred to us by our realtor. At closing we were provided with an email and a link telling us we were registered. We purchased a 17 year old home with the original HVAC and hot water heater and this gave us the comfort level to move forward. "This covers your major facilities (HVAC, water heater, appliance, etc) in the event of a failure. If something fails you will be responsible for a $75.00 co-pay." Our water heater failed. The company sent a plumbing company. We paid 75.00 to get a quote for an additional $800.00. The warranty does not cover any charges associated with the change in code. The bottom line is the warranty company paid less than 30% of the repair. I was told by the realty company that this would have been better if I upgraded the service with the warranty company. I was sent a flyer for the first time that showed what the upgrades cover. Once again I feel the real estate company only had one goal and that is to complete the sale of a home. BUYER BEWARE I would not use or refer anyone I know that is interested in buying a home to the Allen Tate Real Estate Company. I will also contact my company and inform them of the relocation realty experience.

The team is very responsive to tenant needs and helps take care of repairs at a reasonable cost. They upload everything to the Appfolio portal so I have access to all of my documents. When I was in the hospital recovering from triple bypass surgery, my wife had a very stressful, frightening incident and found a house that looked okay She called Ryan and had him make an offer sight unseen because of her fears living where we did after the aforementioned incident. Ryan did nothing to try and get the best price for the place and when he received the inspection report ONLY sent it to us via email. No review, no comments, NOTHING. We went thru with the purchase, but decided this was not the home for us and put it back on the market using Ryan. He did basically nothing to hep market the property, no open houses, nothing outside of posting on Realtor and Zillow. After a month we took it off the market and terminated our agreement with Ryan. All the tie we worked with him he made a big effort to come across as our best new friend with offers of dinner out and other social outings which, of course, never happened. We researched realtors in the area where the house is located and found one very highly rated by multiple independent sources. We relisted the house with him. He asked if we had had an inspection done when we purchased the place, which of course we had and provided it to him. He reviewed it and within a day called us back with his findings that included 2 significant items that should have definitely been addressed by our previous agent. He did not think they were necessarily show stoppers but should ethically have been discussed with us and the seller. Ryan, as stated, did not seem to have ever looked at the inspection report, certainly did not note any issues with it to us and merely sent it as an attachment to an email. BTW, he purports to be a Home Town Heroes participant. Realtors in this program return 50% of their commission to their clients. He took his full commission on our purchase and did not return a penny to us!!! I now have to seriously question his ethics and his buddy-buddy attitude. NOT FOR REAL!! AVOID HIM LIKE THE PLAGUE!!!
