I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    UPDATE: A few years…read morelater, and Mitch has now helped us with four real estate transactions. He originally helped us buy our very first home, then helped us sell it a couple of years later. He then helped us buy our next home, and now he has helped us sell that one as we prepare to move out of state. Once again, Mitch did a great job. The market is much different today than it was when we sold our first house, especially for homes in our price range, but he was still able to get our house sold faster than the current market average for similar homes at our price point. Throughout the entire process, Mitch was always available to answer questions, give us honest advice, and help us navigate everything from pricing and showings to negotiations and closing. The fact that we've trusted Mitch to handle every home we've ever bought and sold in Las Vegas should say a lot. He knows the Las Vegas real estate market extremely well, and we've always had a great experience working with him.     I found Tony on a Reddit forum for Vegas Locals . I had no contacts in Vegas and he helped…read moreimmensely...picked me up at Caesar's and showed me 10 properties. I found one I like and he negotiated a good offer from the initial offer to additional seller credits later on. Coordinated and met all inspectors and contractors and kept in touch regularly while answering all phone calls and messages immediately. Closed escrow in less than 30 days and got the keys which he went out and tested and then personally delivered to my hotel. Went above and beyond and highly recommend.

Neither of us have any social support system in the valley. Tony helped us purchase a house nearly sight unseen and we couldn't be happier with the house we ended up with and his services that got us here. When looking to make this move, polled our connections. The agent we used to sell our house had someone out here and it wasn't a good fit. We were doing our due diligence and came across some very informative posts on Reddit that Tony wrote. So we dropped him a line and set up an introductory phone call. From that first call, it was clear to us that Tony believed that an educated client was a good client. Even though it wasn't my first rodeo, it was my wife's. And Tony took the time to make sure we both understood the process at every step of the way - which ended up being helpful for both of us because things had changed since the last time I did this. As we went through the process, Tony did a fantastic job of reading the room between my wife and I. In selecting a house, we just needed the search tools. To his credit, Tony let us do our thing at this stage. It would have been hard for anyone to interject into our process. But once we found a property we were interested, Tony jumped right in where he was wanted and needed. We were scheduled to come out to the valley and do some traditional house hunting, but he was kind enough to give us a personal tour of the house we locked in on via FaceTime. This enabled us to make an offer on the house without even getting to it. We discussed the valuation of making an offer and went through several rounds of negotiations. The market's been dynamic lately and his guidance was helpful in getting to a valuation that my wife and I are very comfortable and happy with. He connected us with a great home inspector who made us feel comfortable moving forward and went out of his way to get information from the HOA that enabled us to move forward past the option period. The only hiccup in the process was related to my lender (that I brought in separately) and Tony - and his partner Kristian - were on top of those guys to make sure that we closed on time. And they had a plan B in-hand in case that fell through for any reason. We didn't need it, but it was comforting to have. At every step of the way Tony was equally responsive and empathetic. Most of us aren't casually playing around with hundreds of thousands of dollars every day and that scale can make "small" mistakes something less than small. Even when we were freaking out about our HOA-related issue [The exterior fencing wall had some damage, but it's the HOA's wall - so not our problem!], Tony kept us calm and worked the issue to it's natural end - which we were quite happy with. We bought this house with an eye to living in it long enough that this might be the last house we ever buy. But if we ever do move again in the valley - or I have anyone in my social circle follow me out to this wonderful jewel in the desert - and Tony's still working, he'll be the first person I call. I wholeheartedly recommend Tony to help with any real estate need you might have in the Las Vegas area.

    Our lease just ended after two years of having Faranesh Real Estate as our property management…read morecompany. Our experience renting with them was amazing from application to approval. All communication including paying rent was done through their app. If any repairs were needed they had someone out as quickly as possible to resolve the issue. Our family relocated so we did not renew our lease, and the move out process couldn't have been easier. We left the house in the exact same shape as when we moved in and our deposit was returned within 30 days. They give very clear instructions on what they expect to be done before move out which makes no room for question. Can't recommend them enough.

    If you are considering renting a property with them, don't! If you have no other choice RECORD…read moreAND DOCUMENT everything before you officially move in! Collect receipts in writing via email/text. And do not SIGN the lease unless the agreed terms and conditions are listed! My husband and I have rented a property with them. Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.
