Most negative reviews seem to come from renters who might be looking for a party atmosphere. If that's what you're after, The VUE is not the right place. The biggest downside for me has been the HOA fees. Since I purchased my unit in 2018, the HOA fees have nearly doubled, and I've faced 3-4 special assessments, which were quite an unpleasant surprise. However, I understand that the building was mismanaged for a few years in the past. If these increases are necessary to maintain the quality of the facility, I'm willing to accept them, as long as it is well-managed moving forward.

I was able to get to know the office, maintenance and security staff. I have nothing but good things to say about them all. Any time I had a question I was able to get a quick response. If I needed security (like if someone parked in my assigned spot) security would be available immediately. (they always tried to find the owner of the car in order to avoid towing it which I appreciated). Anyway, in 2021 are son moved back home (thanks covid) so we ended up buying a house and renting our unit out again. We have never had difficulty finding renters and keeping it occupied.

There are garages for rent, and what I've seen is most people rent them out for extra storage. The pool is the best part of the complex. There is a giant hot tub and two gas grills for outdoor cooking. The pool area is quiet during the weekdays, but on the weekend everybody comes out to enjoy the sun! I love the community center and the gym. They JUST re-modeled both, and they're beautiful. The gym is very basic, which I like. Two treadmills, two olipticles, a small yoga room, weights and a few basic weight machines, and three TV's. I live in a one bedroom apartment with no balcony and I think it's great. It's less than a $1000 dollars, not including water and electricity. But, when I add up my rent, water and electricity per month, it's still significantly cheaper than a one bedroom apartment in my home state of NJ. When my boyfriend and I first moved in, we thought it's the right amount of space. We have a good dining room, where the washer and dryer are located, behind doors. There is a good size living room, a small cute kitchen and a giant bedroom. Our bedroom has a big walk in closet and a beautiful sun room. I swear, the sunroom is the best part. I use it as my yoga room. The walls are painted a creamy beige with carpets in most of the rooms. Tile is used in the kitchen, sunroom, bathroom and entrance. There are outlets EVERYWHERE for great electronic convenience. But, now that my boyfriend and I are buying more stuff, we need a bigger apartment, lol. We want to upgrade to a 2 bedroom with a balcony. The staff is incredible. The two property managers, Shantelle and Haley are friendly and helpful. We had a dog barking problem when our neighbor's dog would bark from 5am-11am, Haley and Shantelle took care of the problem and we got our sleep back! The maintenance crew goes above and beyond their duties. They respond to calls promptly. My boyfriend and I had a very bad mold situation in our bathroom. Maintenance came that day and fixed the broken leak from the apartment above us, then took out our drywall the next day. After a week of repairs, our bathroom was clean and mold free! Our stove top plates were really gross with crusty food on them. I asked maintenance their advice how to clean them, and they just gave me new ones! How nice! The only bad thing about Heritage Estates is how thin the walls are. We can hear EVERYTHING above us. I swear, the people above us must walk around with steal boots or weightlift, because we hear loud BOOMS all the time. We don't hear our neighbors next to us, though, just above us. When we renew our lease, we are DEF getting a second story place; if not we're leaving. I seriously can't stand the noise all day. It's even worse at night, because my boyfriend and I go to bed at 10pm, and our neighbors above us stay up until midnight, and we hear everything. The location of Heritage Estates couldn't be more perfect. Just down the street is the Waterford Lake Shopping Mall, which include a wide variety of great stores like, Regal Cinemas, American Eagle, Chucky Cheese, CPK, Sports Authority, just to name a few. There are over 7 different grocery stores in less than 2 miles from here. The community of people here are quite diverse. There are young adults here, graduate students, undergrads, families, and senior citizens. Everyone is friendly. Almost everyone owns a dog, and there is a small gated "dog park" for the doggies to run around without a leach. I highly recommend this place. If you can get a 2nd story apartment, I think that's your best bet, but you'll be happy with a first story if you don't mind the noise. Hopefully, it's just my apartment with the thin walls, and not yours. I'm happy with the place, and I'm hoping to renew my lease next year.

Honest Review of Villa del Mar Apartments I rarely leave…read morereviews, but this one needs to be shared. In September 2024, I signed a lease for a studio at Villa del Mar mainly because of the price and location. From the start, the office staff didn't seem very friendly, but I brushed it off and appreciated how quick and easy the leasing process was. Move-in day came a month later, and things went downhill immediately. They never show you the actual unit you'll be renting--just a "model"--which looked clean and fresh. But the unit I moved into smelled musty and mildewy. I also found several dead German cockroaches, and a large hole in the A/C handler area that I ended up sealing myself just to keep more pests out. The wallpaper looked like it had been painted over, with bubbles everywhere. I'm not usually a complainer, so I fixed what I could and tried to move on. Then came the first electric bill--outrageously high. The A/C units are extremely old, and clearly inefficient, but I knew mentioning it wouldn't lead to any improvements. The valet trash service, which you're required to pay for, is terrible. Residents leave trash out all night, attracting animals. Management sends reminders but never enforces anything. One night someone moved my trash bag next to an abandoned car in front of my apartment, and I was the one who got threatened for it. Speaking of that abandoned car: it sat right in front of my door for months with a flat tire, and despite my repeated complaints, management did absolutely nothing. Move-out day couldn't come fast enough. While packing, I found signs of more German cockroaches inside my electronics--disgusting. The building clearly has a serious pest issue. After inspection, I thankfully got my full deposit back... but actually receiving the check was another nightmare. They claimed it got "lost in the mail" twice. It took 75 days and me filing a small-claims notice before they finally sent my money. Overall, I would not recommend this place to anyone. Stay away. The complex has potential, and I will say they offer community activities and communicate regularly with residents. But the owners seem to do the bare minimum to keep units rented. They need to repave the parking areas, update the HVAC systems, address the pest problems, and get the musty smell under control. I hope this review helps anyone considering moving here. Writing this was worth it if it saves someone else the frustration.

I do not feel like management really cares about the residents here. We are supposed to have amenities that include 3 pools, a gym, a car wash station, and a tennis court. At any given time, if I go to a pool, it could be locked off with no warning. Same with the gym. I'm trying to work out every day and when I went to the gym today, it was locked up. On a Saturday. No signs. No messages to the community letting us know it would be locked. The gym is also rarely cleaned and I'm not sure how sanitary it is. I'm pretty tired of having to go with the flow of not being able to use amenities I pay for. The car wash station has been out of service for months now. The pools also only have 1 door open at a time for each pool so if you don't choose the right side, you'll have to keep walking around the entire gate, guessing which one is open. Aniyah (in the office) is really nice. So is Zelma and some of the maintenance people. I just feel like another number here and that even if I complain, things aren't kept up. If I call and ask about something nicely, I generally get a response that reminds me that they do not care to help. Aniyah is the exception. She's very nice but that doesn't mean things get done with maintenance.

First of all Jeremy was super welcoming and really knew his stuff. He wasn't pushy and sales-y like other people at the places I've toured and I really enjoyed my time getting to know the place. He showed me around and made sure to highlight things I'd be interested in, like the spacious, modern apartments as well as some of the amenities. The apartments were so nice . Speaking of amenities , they were awesome too--there's an incredible pool lounge, a fitness center, and co-working spaces. I'm big on fitness and swimming so I really loved that this place has them. And Jeremy's enthusiasm for the place was contagious. Not over the top but his personality and happiness about his job and the place made the tour that much more fun. After the tour, I have to admit I was excited by possibly living there at Modera Creative Village. Jeremy's great service and the amazing property and all that it has to offer, left a strong impression. Kris the building manager does an excellent job and keeps the building extremely well kept and secure. The location is second to none. The building/plaza is at the intersection of Church St and Orange Ave so you really can't get a better location. All of the carpet in the hallways recently got replaced and lights were recently added to the top of the building. At our doorstep here in the plaza is a 12 cinema movie theater, sushi restaurant called Bento, 7-11, French bakery, and excellent restaurants like Kasa and Artisan's Table. A very close walk is the Amway center, Dr Phillips performing arts center, many restaurants and nightlife. The building has 24 hour security and for security no one can access your floor unless they reside on that floor and have key fob access to it. Every unit has floor to ceiling windows, granite countertops, and stainless steel appliances. Resident parking is in a secure gated area which is great. Gym, pool, secure, perfect location, great city views, all in one a GREAT place to live.
