I lived here peacefully for about 5 to 8 years till IRT Living took over. They allow noise, loud sub-woofers and turn a blind eye on kids jumping 24/7 because they are targeting a different audience to profit from the new target audience. The walls are so thin you can hear everything. I work from home and always choose the topmost floor to avoid noise from above, but the noise moves from the sides and you can still hear it. I spoke to the Property Manager who tried to turn it on me and said if I was 'sensitive to noise', I should move to a unit on the 2nd floor. I was already on the 2nd floor. This shows that they don't even read the noise complaints. The real reason they keep them there is that in the event that someone doesn't pay the rent, they can use that against the tenants. So, no real use of complaining. At one point, I asked a neighbor to turn down the subwoofers. And he started retaliating by playing loud windchimes. I recorded the video of it playing at 4 am multiple times. And both property managers agreed that it was retaliation. But did they help me? No, they charged me 1500$ to move out to a new unit. That was their solution. They could have easily prevented this solution by sending a note to the neighbor to be mindful of other tenants. The noise got so loud and I work from home I couldn't even focus. I was afraid of losing my job and even lost my job for a few months. Luckily, I got it back, but it was taking a toll on me. I had to spend hundreds of dollars on moving the furniture, 150$ to unmount and re-mount the tv, spent money by living in 2 apartments at the same time. And in the new apartment, they could have assigned me a corner apartment. But again, to my left - kids jumping on and off throughout the day and evening. And to my right some poor guy snoring. It's not his fault, because I don't think we can control snoring. But I had to sit in my bedroom till 9 pm. Then when the snoring started, I would sleep on the couch. This carried on for 6 months. Never once did they ask me if I was coping or needed any discount. I didn't dare ask, because I knew they didn't care. When I was moving out, instead of having the decency, to leave me alone, they didn't even give me enough time to fix any of the issues. They charged me hundreds of dollars for leaving behind dryer lint. I could literally have swept it up if they had given me even a day. But they waited till the very end. I don't even know if they performed an inspection because I never got the report before my lease ended. They also charged me for 2 brown spots on the counter that were already there. There was a maintenance issue with a heating coil that wasn't fixed properly, but they charged me for that as well. I just don't want what happened to me to happen to you. When you leave, immediately ask for the list of items and say you want it by say 3 days before move out. Be firm with them. And if this happens to you, let's go to the Better Business Bureau and complain about this. I'm going to do that after this review as well. Let this be the last of their predatory behavior. It's a sad world we live in, but there's nothing we can do about it. But what we can do, is to never live in Mallard Crossing ;) read more

WOW! I am so glad I read the recent reviews. I was considering moving back to Mallard after being away about 3 years. No way will I move back here after reading these. What's so sad is that 3 years or so ago, I had exactly the same problems that people are still writing about. Screaming out of control kids, people with big open flames on balconies and patios, which burned down 3 apartments!, horrible traffic and trash issues and the smell....OMG! People are incredibly disrespectful when cooking and stink up your apartment along with the area. Thank you all for sharing your experiences. I have now taken Mallard off of my list of places to move. Listen to these other folks. It's not a good place to live. Again...sad to say the floor plans are great and the pool would be awesome if they addressed the people issues and dealt with it like professionals. read more

Looks can be deceiving. Although this community is beautiful and the apartments are decent the price is way too high for what you get. As I spent my year here I can say it wasn't all it checked out to be. When I first moved in we were told the apartment wasn't ready and they still had to clean and it would be a couple of hours until they got there to accomplish this. This was a lie. We decided to move our stuff in and if they came to clean we would just work around them. It wasn't until after the office closed the cleaning crew knocked on the door and were surprised to see us there. The apartment was a MESS and we had most of our belonging already moved in. It was very inconvenient and not a good first impression at all. They spot cleaned but that was it..it was nearly 7pm and we were burnt out and asked them to leave as this was supposed to be done BEFORE move in. Not to mention we dealt with countless times they needed to come inside because our neighbors had roaches. If you've ever dealt with roaches you know it's not fun to deal with. On the notice they gave us probably three times, they asked us to move all our belongings out of the kitchen THREE TIMES. In a two bedroom where there isn't a lot of storage you could say this was definitely inconvenient. There treatment didn't even help and months later spotted a roach in the kitchen at move out time. Countless times they have had issues with water mains breaking and needing to shut off the water. The water bill alone is not by unit btw they charge based off the community so even if you conserve your water you might as well not. With all that said the kids in the area are out of control screaming late at night and it is not peaceful whatsoever. Running in the street and causing chaos. I'm all about kids enjoying the outdoors however, it was very chaotic and I feared someone was truly going to get hurt. At move out they provided a list of costs to repair items if they weren't cleaned or fixed. We left the place in a better place than we received it. They are now charging us for blinds that were broken for $75 each when there list indicated blinds are $25 each. When we moved in we had to put in a work order to have them replace our blinds because they were broken before we even got there. The math is just not mathing. Go somewhere else and spend your money where you as a customer will be happy. Looks good when they show you the complex, gated community, clean (in the front) and they will show you a beautiful updated apartment but when you move in... that's a dif story. We weren't allowed to see our unit until the morning we moved in, it was not inspected or anything from the last tenants. Holes in wall, warped vinyl floors in the bathrooms, dishwasher needed replaced, sink disposal needed replaced, ventilation fan didn't work, outlets didn't work, the bathroom vanity's both need replaced. You pay for trash removal service (with included can) and no one follows these rules which makes the whole complex look awful because there is bags of trash everywhere you look. The back area, where we live, trash all in the grass and everywhere else. Just looks like a place you would pay $1000 per month to live but it is almost DOUBLE that. Upstairs neighbors are constantly slamming the floor with whatever they do we have been having issues ever since we've moved here over 3 months and nothing is being done about it. General manager acted like he wanted to resolve our issues but has gone out of his way to not respond to emails almost a month old after HE made it o so clear he wants communication to be a priority well I sent the evidence, I sent the follow up email days later and my wife sent one 3 weeks after the meeting and wow still no response. The place is a joke, the GM is useless not that these reviews make a dam bit of a difference. The maintenance is always great. Only good part about living here. There is also way too many people living in these apartments but it seems the management doesn't care as long as they get people in the units everything else doesn't matter after that point. Trash the surrounding areas, who cares, move too many people into an apartment, who cares, be loud as hell, who cares. Not the management that's for sure. GM is a bold face liar also. only reason he did end up responding was after my wife and I left negative reviews on multiple websites under my Google review he decided to say he was trying to get in contact with me via email and phone but my phone is literally always on and I charge it every night. It's a very bad but it's understandable. Someone in his position would use this excuse seeing as you cannot respond after they comment. He also left a voicemail.(which we have) saying our complaints are completely legitimate he got the evidence of our noise complaint that we've been dealing with for five months and then turned around and said actually we wanna have someone in your apartment to sit around to listen for the noise from their office. unreal. This was the worst apartment experience I've ever had. I rented a 1 bed, 1 bath unit, and here's why I wouldn't recommend it: Touring and Move-In Issues * During the tour, the water heater door handle fell off. It wasn't fixed until a week after I moved in. * I was given the wrong keys to my side garage door and didn't receive a garage opener for a week. * Upon moving in, the apartment was filthy--dirt on the floors, uncleaned air vents, trash under cabinets, dried paint splatters everywhere, cracks, and poor touch-ups. The water heater room and fridge looked as if it hadn't been cleaned for months, and towel racks and the toilet paper holder were falling off the walls. Unpleasant Smells The apartment had a horrible smell that lingered. I had to clean all the cabinets before unpacking and even wash my clothes because the closet smell seeped into them. Despite moving out, the odor still clings to my furniture and shoes. Community Concerns The community isn't great. Drivers frequently ignore stop signs, creating unsafe conditions, and there's heavy traffic around the entrance during school bus times. Flooring Problems There were soft spots in the flooring that I reported. Maintenance dismissed my concerns at first, and when they eventually "fixed" it, they replaced parts of the flooring with a mismatched color while leaving the soft spots unaddressed. They also damaged my furniture and left my apartment covered in subfloor dust. No compensation has been discussed, even after two months. Appliances The apartment was outdated and poorly maintained: * The sink faucet required manual twisting to change the spray, which was inconvenient when wet. * The microwave wasn't working upon move-in, and its replacement wasn't properly installed, blocking access to the cabinet above. * The shower faucet and sink hose were cheap and dysfunctional. * The toilet was stained with urine and didn't flush properly, requiring constant cleaning. Pricing For all these issues, they raised the rent. I paid $1,750/month (including utilities) for a 6-month lease, and they proposed $2,300/month for the same term renewal--or $1,850/month for a year lease. They claimed to be "the cheapest in the area," but a 2 bed, 2 bath unit with more space across the street is the same price. Final Thoughts This apartment isn't worth the cost. I have had nothing but a bad experience ever since I moved into these apartments. The neighbors are loud as hell all the time, I told the office about it and nothing has been done for months, they won't respond to emails and they are extremely hard to get ahold of by phone. The GM, Nick, will go out of his way to avoid dealing with any issues which is EXTREMELY unprofessional I've never experienced such unprofessionalism in my life. The outside of my apartment looks filthy all the time. When I moved in, the dishwasher and disposal needed replaced as well as the floors in both bathrooms that were bubbling from water damage. The light fixture in the hallway was literally hanging down with wires exposed. Several of the outlets on the walls weren't working and I am fully convinced that they never did a walk through or any type of maintenance between the time that the previous residents moved out and I moved in. If you're going to listen to any reviews listen to this one. DO NOT LIVE HERE. I have compiled a list of reasons in 12 months of living here. 1. Hidden fees. The apartment my roommate decided on was $1550 a month. They advertise trash pickup, not advertising that it does cost you monthly. We ended up paying around $1700 a month not including our monthly laundry charges or the trash fee. When we asked what extra charges were for we were left with no answers. 2. They advertise that it is a gated community, the gates do not work and are left open 24-7 3. They also advertise that the pool is available for the summertime and opens mid may. The pool didn't open until early June and when I asked maintenance I was always just told "we're working on it". When the pool is open it is dirty, I had multiple conversations with other tenants that said they couldn't even swim because of how dirty it is 4. MAINTENANCE. During my time living here maintenance entered my home several times without my consent. Once knocking on my bathroom door while I was home alone. Maintenance requests are NOT taken seriously and will NOT be taken care of. They cut a hole in the bathroom wall and never came back to fix it. We entered multiple maintenance requests about mold growing in the garage, as well as in the water heater closet and bathroom, our neighbors put in requests as well. Unaddressed termites/termite damage! No response to repeated requests for help. No response to maintenance requests. "Luxury" apartments but the only luxury thing is the cost of living here. My partner has lived in this community for over a year. I moved in recently. All maintenance requests go ignored, and you have to badger them to respond to you. We discovered termites a couple of weeks ago, went to the front office, and notified them. They told us the problem got denied by the property manager because it wasn't "bad enough". Well, a couple of days later the termites chewed through the bottom of the window sill and were crawling/flying everywhere. We urgently asked for help. The next day they sent someone to spray and haven't followed up since. There's holes in our walls from the termites that will likely go unfixed. We've asked for help with the bathroom and replacing a rusty drain. Denied. I can't even believe that this happens. Our neighbor's furnace has been broken for 6+ weeks and they haven't addressed it. This place is HORRIBLE to live in! The staff is rude, forget maintenance because nothing is a priority according to them. The only thing that is luxurious is what they charge! There is mold, electrical outlets that doesn't work, light switches that shock you when you turn them on/off! The windows are old and leak, they do not put filters on furnace and the dirt and dust fills the air, the washer/dryer reeks day 1 and isn't vented so it smells like fire when it's on! I have lived in this apartment complex for more than 5 years. I am not satisfied about this apartment complex for many reasons. If you are looking forward to renting this place you should not go here. Apartment is called " Luxury" but the price of rent is luxury other than that nothing. It's an old styled and regular apartment. I wouldn't move out if they didn't increase my rent rate for almost $200 more. Office staff said it's market price. They never did this before. I tried to explain to them but they never respected me as a loyal tenant. Why? Because I'm not American? They should not discriminate like this. There is geese poop everywhere on the concrete and on the sidewalks. You can't even walk around. There's No light at outside of the staircase. It's always very dark at night. The dumpster is always full and stinks. Because they don't clean that often. When I moved in my carpet was not new, and I lived there for more than 5 years. Every year when I renew my lease they never offer me a carpet cleaning. When I moved out they charged me for 300$ for carpet cleaning. Even carpets lifetime was end. Staff do not care about tenants. They are always looking for ways and reasons to charge you. Staircases are all broken and it's too dangerous to use. My Neighbors from downstairs smoke weed every night. I get headaches every time when they smoke. My apartment always smells like weed even i closed a windows. Smell comes from vents. I complained to office staff but they didn't take care of it. Team in the leasing office is terrible and they are very rude. If you try to call them they never answer. They never fix your problems properly. I refreshed my walls with new paint. Before painting I asked one of the office girls if it's ok to paint, and they said if you move out you will paint all the walls white it's ok. I painted my walls and when I moved out I left the walls white. But they charge me a huge amount of money for painting. They said if you bring more people to this apartment you can get resident referral. I brought more than 10 friends, but they didn't pay that referral. I filled their referral form twice because first time office girls said they lost that form. I still didn't get referral even after filling form second time. But they are strict to getting rent on time. My friends had an Issue with their A/C. They complained to leasing office and their problems never been fixed. It's hard to survive without A/C in summertime. They not taking care of problems and always forgotten. They never forget to charge late fees. Good location, spacious apartments. If you're looking for quality Maintenence they're not it. I currently live here and anything I call for either doesn't get fixed or I have to call multiple times and weeks later they come. I once called for help because my son locked himself in a bedroom and they told me they don't deal with lock outs after hours then a week later someone from maintenance showed up to unlock the door. (Clearly I did not leave my son in a bedroom for a week) there's a lot of buildings so I totally understand they're busy but if they were better at communication and nicer about things I probably wouldn't mind. read more

09/121/2018 I went there to rent an apartment. I went in a spoke to Brooke. She then told me that I had 2 days to accept the quote. on the last day for the quote I was on my way over there to get my paperwork started. I ran out of gas and some other things happen and I had missed my appointment. When I was speaking to brook she told me that if I missed the day that I would be charge 10 more for rent. I said great. I understand and I agreed. So not it is 09/14/2018 I called today and they started to talk about how the price now has went up 50 or 60 dollars. First Brooke told me 24 hours the quote was good for then she handed me the quote and told me that it was good for 48 hours. I do not think they know what the quotes are just if you miss it watch out for price increase severely. Now that I missed it the price went up 52 dollars a month for rent. This is a scam by the staff they wait for desperate people and then raise the prices. read more

We have been here since June 2017. My other apartment at Steeplechase flooded and I needed a place with immediate move in. This place was the only one that had an apartment available. I have had nothing but issues since we moved in. The office "manager" Ashley is rude. The day I signed the lease I was told I could go ahead and start moving stuff in. So I moved in a couple small things and my chair in the living room. The next day when we went to move everything in, everything was missing. Maintenance stole my chair and broke one of the screw on legs. I called and they said "oops sorry we thought it was from the previous renter". You would think they would check the apartment days prior to make sure nothing was left from the previous renter. After that, we started smelling something from the laundry room, which smelt like curry or burnt food. Which I'm pretty positive it was coming from the next door neighbor. They came and sprayed stuff and that's it. And it still happens. It makes our apartment reek and we have to constantly burn candles and spray stuff. They did nothing else for it. And in November one of our neighbors moved out and our apartment is above the garages, and the previous renters left the garage open after they moved out. And guess what; it was open for 3 weeks until I had to manually close it. On top of that, I even emailed Ashley and let them know that the garage was open and our apartment was starting to get cold because there is no insulation in garages and our living room was right above it. And of course I had to put the garage down manually after 3 weeks. Then On 12/4 I closed my old bank account and got a new one at a different bank, so I changed everything in the system on the Resident Portal. I even clicked the delete button for my old account and guess what they did? Tried to pull rent from my old account and called me 3 days later after rent was supposed to come out and demanded I bring in a cashiers check or money order and charged me late fees. Ashley was horrible and rude and acted like I was a common criminal. And they tried to blame it on the bank which I work for, and tried to say they couldn't do anything about the late fees. I have never been late on any payments for anything. We are humans. Show some respect and sympathy. So they charged me an extra $80 in fees. As I dropped off my check, she was so rude to me. And I told her I need my old account deleted off of the website and she said she can't do it and I even showed her how much I had in my bank account which I could have paid rent 2 times in one month if I could. That didn't matter. It was my fault apparently. She said she "could put in a help ticket to IT to delete my accounts off of there and start over". Well you should have your website working and the delete button working. And finally, with the winter storm we just got Friday night, we ourselves have had to do our own shoveling and icing. They did not do anything. And barely even touched the main roads. I have had to take 3 hours out of my day to shovel the very small driveway and side walk and steps that we have to use to come up and down to our apartment. And I even saw 2 maintenance people riding around in a four wheeler with a plow on the front. I am sick and tired of this place and being disrespected every time I try to ask a question or put in a request. We pay so much money to live here, we shouldn't have to do any of the maintenance work. That's why there is a team to do so. I could have slipped and hurt myself or there could have been car accidents on the main roads because those aren't even touched. If anyone has contact info for Ashley's supervisor or to someone at SteadFast Living that I could talk too, let me know. Worst place I have lived at in the past 3 years. Tuesday April 3, 2018 the lady in the office named Brooke she sent me an email saying that I will becharge $250 per piece for the funiture and the mattress was put out the trash bin on Monday night, so I called her back I told her it wasn't us It's must be those Indian guys from my apartment building because we saw them threw the mattress out there, she didn't believe us, she said we were caught on camera, how can you see our faces on the camera on night time, it's all black n white picture, she yelled back at me sayin that it as mine and my husband face they got on there. So I told her again that it wasn't us. if it was us I'm willing to take responsibility for it,She didn't tell me either I would pay for the penalty or clean up the funitures by the end of the day. It wasn't my fault why would I be cleaning up paying for stuff that wasn't me in the first place. I told her I needed the video evidence so I can take them to the police for further investigation, she said ok I can come get it anytime before they closed. My husband then called her to get the video send through via email, she told her there's something wrong with it she can't send them the only way for me to see it is to come to the office. I came by Wednesday morning, she opened the door with an attitude asking me what was I doing there, we took a Look at the footage. It was 2 big size men wearing black, hat on face covered. I asked her is that look like me and my husband? She then said oh if it's not u then you don't have to pay. What!!! That's wat I been telling them for days but they didn't listen and keep accusing us that we were the one who left those funiture there, not even an apology. is that how you treat your residence. is it because we r Asian?!? is that y they're so discriminating?! We looked to get my son an apartment here and we saw some reviews and we didn't find it the best fit

Mallard Crossing the staff is very unprofessional and rude. The maintenance staff is not knowledgeable. During check in we fill out a sheet that stated the issues with the apartment. 1 yr later when checking out all the issues are still the same with no action to fix anything. When I gave my notice to move out the charges to move out are extremely high total move out over 4,000.00. Then I had 2 bills over 200 for power and I was not even living in the apartment. Water leaks from other apartments and the maintenance staff had a hard time getting it fixed. read more

Appartments are quite good but one of the manager is very tricky lady...There will be drastic increase in the rent every year/6months and they change price for person to person.They say we get discount if we give a resident referal but it wont happen at all. They are very strict in getting rent on time but they wont respond properly if we have to get any money. This type of environment forces people to change for another appartments. It is a lovely place to live but the office staff makes people to move away from the appartment. Management is really terrible regarding rental prices and very harsh except a lady named samantha.Better to STAY AWAY!! read more

This place is a dump! I've lived here for almost 7 months and I've already had maintenance in my place at least 10 times already. It's spacious but the quality is terrible!! Don't even bother checking out their model, it's nothing like what you'll move into!! read more

This place is HORRIFIC! There is goose droppings everywhere, the tennis court is a wreck, and the volleyball court is a wreck. There is a fowl odor in the main lobby that smells of skunk. Busses won't take children back to the houses, therefore they have to walk in the cold. We had to call maintenance a ton of times. There are random people bringing there dogs to "do their business" in our yard. The front staff is very rude, and tricky. And the worst part of my experience here has been the bugs! We called them to spray, but they didn't. There were ants all over the kitchen, I found a centipede in my bed and the biggest spiders you ever seen come through the door. read more

I lived here for 2 and half years. It was great and the management were awesome. However starting 2 months ago there was a new management office and there are new and not experienced and not as good. They are always late, do not respond to messages as the old management used to be. Even the 24 hr fitness is not really 24 hr as the door is locked and broken most of the time and you will not be able to enter after hours easily. It is hard to talk to the office management they never answer phones. And the plus side, the complex is nice has nice lakes and tennis courts, but with this new management most likely I will leave at the end of contract to a different rental place. read more

DO NOT RENT HERE!! Whatever you do, do not fall for their positive attitudes when showing you around the complex trying to get you to rent from them. That attitude goes away immediately after you sign your lease contract. The most unprofessional staff I have EVER seen, specifically the manager Ashley. She is disrespectful and should not be in charge of a facility that is this big because she clearly can not handle it. Whatever your rent amount is, expect to pay hundreds more in hidden fees and ridiculous charges. Such an overpriced complex that is not taken care of or maintained. The grass is cut MAYBE once a month, the concrete steps up to our apartment were broken off and completely unsafe for the entire term of our lease. Do NOT contribute any of your hard earned money to this place, because that is all Mallard Crossing cares about is the money your giving them. They do not care about the tenant. read more

The apartment itself is nice but the office staff and the community are horrible. There is goose poop everywhere. The trash compactor is always overflowing and despite there being a sign not to leave big items outside the compactor, there is always a bunch of furniture and other items sitting in front of it. Hopefully you don't have anyone that's handicapped because there are always people parked illegally in the handicapped spot, even when plenty of others are available. Office staff doesn't care. You can only keep certain things on the patio. No grills, kayaks, bikes, etc. The office staff are condescending and clearly only care about money. The stairs in front of our apartment were broken. We were told before moving in that they would be fixed within 2 weeks but it took them 8 months. We were also told the reason it took so long is because they had to replace the whole staircase like they did with some of the other buildings. Yet another lie. They randomly showed up, replaced a few stone steps and were done within a day. Never got an apology or an explanation for it. Cannot wait to be done with this place. read more
