    If you're going to listen to any reviews listen to this one. DO NOT LIVE HERE. I have compiled a list of reasons in 12 months of living here. 1. Hidden fees. The apartment my roommate decided on was $1550 a month. They advertise trash pickup, not advertising that it does cost you monthly. We ended up paying around $1700 a month not including our monthly laundry charges or the trash fee. When we asked what extra charges were for we were left with no answers. 2. They advertise that it is a gated community, the gates do not work and are left open 24-7 3. They also advertise that the pool is available for the summertime and opens mid may. The pool didn't open until early June and when I asked maintenance I was always just told "we're working on it". When the pool is open it is dirty, I had multiple conversations with other tenants that said they couldn't even swim because of how dirty it is 4. MAINTENANCE. During my time living here maintenance entered my home several times without my consent. Once knocking on my bathroom door while I was home alone. Maintenance requests are NOT taken seriously and will NOT be taken care of. They cut a hole in the bathroom wall and never came back to fix it. We entered multiple maintenance requests about mold growing in the garage, as well as in the water heater closet and bathroom, our neighbors put in requests as well. Nothing was said or done about this mold, they let it grow for over a month after the requests were sent it. Even though legally we were allowed to withhold rent or sue we decided not to. Now they are trying to charge us $400 for the removal of trash (as seen below, the trash was in the garage covered in mold) when we reached out they offered 15% off if we pay in 72 hours

    Unaddressed termites/termite damage! No response to repeated requests for help. No response to maintenance requests. "Luxury" apartments but the only luxury thing is the cost of living here. My partner has lived in this community for over a year. I moved in recently. All maintenance requests go ignored, and you have to badger them to respond to you. We discovered termites a couple of weeks ago, went to the front office, and notified them. They told us the problem got denied by the property manager because it wasn't "bad enough". Well, a couple of days later the termites chewed through the bottom of the window sill and were crawling/flying everywhere. We urgently asked for help. The next day they sent someone to spray and haven't followed up since. There's holes in our walls from the termites that will likely go unfixed. We've asked for help with the bathroom and replacing a rusty drain. Denied. I can't even believe that this happens. Our neighbor's furnace has been broken for 6+ weeks and they haven't addressed it. Her heater and AC both aren't working! Insane. I don't understand why with these rent costs and the basic level of maintenance required, we can't be helped. Pics of everything included. Sigh. Don't rent here.

    This place is HORRIBLE to live in! The staff is rude, forget maintenance because nothing is a priority according to them. The only thing that is luxurious is what they charge! There is mold, electrical outlets that doesn't work, light switches that shock you when you turn them on/off! The windows are old and leak, they do not put filters on furnace and the dirt and dust fills the air, the washer/dryer reeks day 1 and isn't vented so it smells like fire when it's on! There is water damage, doors that don't latch, the dishwasher are disgusting, the noise can be bad at times, and people have complained about termites and Mallard crossing/IRT doesn't care and won't fix anything because they are cheap and outright don't care, hence the reason we are leaving considering our home is making us sick! DON'T LIVE HERE unless you enjoy mold, termites, bugs, bad windows, homes that are falling apart, electrical issues, lazy maintenance workers, and RUDE office staff!

    I have lived in this apartment complex for more than 5 years. I am not satisfied about this apartment complex for many reasons. If you are looking forward to renting this place you should not go here. Apartment is called " Luxury" but the price of rent is luxury other than that nothing. It's an old styled and regular apartment. I wouldn't move out if they didn't increase my rent rate for almost $200 more. Office staff said it's market price. They never did this before. I tried to explain to them but they never respected me as a loyal tenant. Why? Because I'm not American? They should not discriminate like this. There is geese poop everywhere on the concrete and on the sidewalks. You can't even walk around. There's No light at outside of the staircase. It's always very dark at night. The dumpster is always full and stinks. Because they don't clean that often. When I moved in my carpet was not new, and I lived there for more than 5 years. Every year when I renew my lease they never offer me a carpet cleaning. When I moved out they charged me for 300$ for carpet cleaning. Even carpets lifetime was end. Staff do not care about tenants. They are always looking for ways and reasons to charge you. Staircases are all broken and it's too dangerous to use. My Neighbors from downstairs smoke weed every night. I get headaches every time when they smoke. My apartment always smells like weed even i closed a windows. Smell comes from vents. I complained to office staff but they didn't take care of it. Team in the leasing office is terrible and they are very rude. If you try to call them they never answer. They never fix your problems properly. I refreshed my walls with new paint. Before painting I asked one of the office girls if it's ok to paint, and they said if you move out you will paint all the walls white it's ok. I painted my walls and when I moved out I left the walls white. But they charge me a huge amount of money for painting. They said if you bring more people to this apartment you can get resident referral. I brought more than 10 friends, but they didn't pay that referral. I filled their referral form twice because first time office girls said they lost that form. I still didn't get referral even after filling form second time. But they are strict to getting rent on time. My friends had an Issue with their A/C. They complained to leasing office and their problems never been fixed. It's hard to survive without A/C in summertime. They not taking care of problems and always forgotten. They never forget to charge late fees. Neighborhood is good and quiet, I wouldn't move out if the office staff were not rude to me. DO NOT RENT HERE!!!

    I have been living here for 5 years and had a lot of nice memories until the new management took it over. It went down hill. I listed some terrible things below. If you are looking for an apartment, STAY AWAY from this apartment! 1. The new team in the leasing office is terrible. They are very rude. I miss Abie, Kate, and Kim! 2. If you write them an Email, don't expect them to reply. 3. If you call, they won't answer. 4. It took forever to get maintance done. There is still a hole in the guest bathroom when they repaired the busted pipe last winter. It has been half a year and they never got it fixed. 5. There is a big pit on the road by the gate, it gives me hear attack everytime when I drive thr the gage. 6. Online payment was down for 3+ months. 7. The gate was open for a month. 8. Geese poo is every where. I cannot stand it anymore. I am out of here!

I didn't panic, but after retracing my steps didn't work, I stopped looking and decided I would indeed find them when I stopped looking for them. After "not looking" for 24 hours, I called the office. Lee was empathetic and offered to have my house key, mail key, and gate fob replaced and delivered to my door as soon as possible. Immediately upon hanging up the phone, a thunderbolt hit as I remembered changing my "Valentine" door wreath to a "Let It Snow" door wreath. There were my keys, dangling by the car key fob from the snowman's hat. I immediately called Lee to stop the key remake when Serena told me Lee was already getting things started. Now I'm sure some lady losing her keys wasn't the most important task to be done, but the ladies laughed (WITH me of course) but making my little problem was indeed important to them. We rented a 2 bedroom apartment at the back of the property. This is very much your typical apartment complex. The buildings are a little outdated but maintained well enough from what we could see. We did not have the updated counter tops, etc that were available in some of the units at the time we lived there. When we left in 2016 they were working on updating the exterior areas of the property (basically making the ponds prettier) though it seemed to be taking forever. We were happy enough there, but were ready to buy a house and start a family so it was time to go. My biggest call-out is that they do draw you in with a beautiful pool and on site bar, but that place stinks. After our first few visits we pretty much avoided it. It was crawling with drunk townies who acted as if they owned the place. At least one was pretty racist, to boot. No fault of management I suppose, but not a place I wanted to hang out at all.

    Update in response to managment's reply:…read more Thank you for your response. However, I believe it's important to clarify several points for anyone reading these reviews. The alternative townhome was not offered at a "reduced rate" as a concession. It was less expensive because it was a different unit with different features--it was not remodeled and did not have the water view of the apartment we had signed a lease for. Offering a different apartment at its normal rental price is not the same as providing a discount or accommodation. More importantly, the issue was never simply the availability of another unit. We had a signed lease, planned an over-2,000-mile move from Washington to Ohio around that confirmed move-in date, and were notified less than 24 hours before move-in--while already driving through Illinois--that the apartment we leased would not be available. At that point, changing our address, transferring utilities, updating renters insurance, revising moving logistics, and making major housing decisions while in the middle of a cross-country relocation was simply not a realistic solution. Offering a different apartment on less than 24 hours' notice did not resolve the disruption caused by being unable to provide the apartment we had leased. A signed lease should provide certainty for both parties. Had we failed to uphold our obligations under that lease, there would have been consequences for us. When Harper's Point was unable to deliver the apartment as agreed, our only choices were to accept a different apartment, delay our move indefinitely, or cancel altogether. While I appreciate the acknowledgment that the situation was stressful, the response does not accurately reflect our experience or the practical realities of relocating across the country and receiving this information on less than 24 hours' notice. Characterizing the situation as simply declining another available apartment minimizes the disruption caused by not honoring the signed lease. Construction delays and vendor issues can happen. However, we began the leasing process in March and signed our lease well before our May 5 move-in date, giving ample time to prepare the apartment for occupancy. By Harper's Point's own explanation, the countertops had not arrived, the plumbing could not be be completed, and the apartment was not ready for move-in. Those issues should have been identified and communicated well before the day before a family's scheduled cross-country move. Waiting until less than 24 hours before our confirmed move-in--while we were already driving from Washington to Ohio--to tell us the apartment we leased could not be delivered is why this experience was so disappointing. A signed lease should provide certainty, and unfortunately, in our experience, it did not. Original Post: If I could give Harper's Point zero stars, I would. We signed a lease months in advance and planned our entire cross-country move from Washington State to Ohio around our confirmed move-in date. We were already driving across the country and had reached Illinois when, with less than 24 hours before move-in, Harper's Point informed us that the apartment we had legally leased would not be available after all. The reason? The apartment wasn't actually ready. We were told the kitchen installation wasn't complete, the countertops hadn't arrived, and because of that, the plumbing couldn't even be connected. In other words, they leased an apartment that wasn't habitable by the agreed move-in date. Think about that. You're relocating over 2,000 miles, towing everything you own, with hotels, travel, utilities, and your entire life scheduled around a signed lease--and the day before arrival you're told to either take a completely different apartment, delay your move indefinitely, or cancel altogether. To make matters worse, when we desperately needed answers, we couldn't even reach anyone by phone because we were told the office phones were unavailable. Most communication happened through text while we were on the road trying to figure out where we were going to live. We ultimately had no choice but to cancel because we couldn't continue changing plans in the middle of a cross-country relocation based on uncertainty. Even after that, we had to follow up repeatedly just to receive our $300 deposit refund weeks later. Delays happen. We were told repeatedly this was "out of their control." What is unacceptable is waiting until the last possible moment to tell people who have trusted you with one of the biggest transitions of their lives that the apartment they signed a lease for doesn't actually exist in move-in condition. A lease should mean something. Unfortunately, our experience with Harper's Point showed us that it apparently doesn't. I would never trust this property with another move.

    I am a current resident and feel unsafe. I've had two packages stolen from the mail room which is…read moreunlocked from the outside (it has key lock but it's generally open) and from inside the garage for anyone to walk in. I voiced my concerns to the management team both times my packages were stolen and they did not take it seriously, in fact they made it like it was my fault or immediately told me it was likely the delivery driver who stole it. When I initially alerted them with the first theft, the manager stated she would get back with me once she reviewed the footage, she did not. I followed up and she quickly made it seem like it wasn't something she was concerned with. The second package theft they stated they looked through 48 hours worth of surveillance, which is unlikely to do in the 45 minutes from when my complaint was received by their office to when they emailed stating they had reviewed all the footage. They suggested that I should have my packages sent to the UPS store across the street. When asked if they could at minimum put up signage stating there was video surveillance to potential deter theft, he told me "they just take them down" Overall, this is an environment where residents concerns are not taken seriously and instead made to feel inferior for even asking for assistance. Theft is occurring here and I'm sure I'm not the only one. I've read other google review with the same complaint from a year ago.

Do you like being told that your apartment should be left in the exact same condition in which it was first rented in when you are moving out, despite no good cleaners being in the area? Do you like staff telling your girlfriend that she cannot be in the pool in which your apartment is overlooking? Do you enjoy having to pay over $1000 in order to leave your apartment? Well, then look no further. This is a trash apartment complex. They façade as being luxury, when in reality, the amount of service that you experience is beyond unsatisfactory. To make it clear, they expect you to leave your apartment, after moving out, with no furniture marks on the carpet. Any typical wear and tear that may be experienced after living in this apartment complex for any amount of time, is decidedly up to you to pay for. Repainting the walls after hanging standard paintings and other furnishings will be prosecuted by the management. They will call collections on you in order to repay what is typically considered to be normal wear and tear by any other apartment rental complex. Avoid this apartment complex at all costs.
