    Walters Management has revealed a clear failure in handling our community's needs. They neglect the…read moremost basic day-to-day operations, failing to maintain essential services such as ensuring compliance with community rules. Vendor oversight is non existent or worse, intentionally overlooked--allowing subpar work which then issues are left unresolved and as a result, requires work to be re-done which costs our community. Instead of acting in the best interest of our community, they appear to take direction from a corrupt board; leaving them unchecked and allowing for their decisions to compromise the HOA's integrity. Our community is left unmanaged and underserved --a serious disservice to residents they're paid to support.

This person is the embodiment of apathy and utter laziness. Whenever any of the residents bring up issues, said person is quick to refer to the CC&R and HOA bylaws as if the residents didn't read(we did) those before contacting them. Each time the email response comes back snarky and without professionalism as if we are being an inconvenience. Therein lies the problem. The residents are reaching out to them as we have read the rules and to have the property manager to enact said rules--but she can't be bothered. All in all, the person Walters assigned as the property manager for our HOA was a net negative. She provided neither assistance nor benefit to the residents or the HOA.

When we moved in, the agent was two hours late showing up, did not have keys to the apartment, and offered to break in through the window to open it up. The apartment was filthy and virtually every appliance and faucet was broken. We had to clean the place ourselves and it took months to get everything fixed that should have been working in the first place. When we moved out, they dodged all of our phone calls and emails. We tried setting up a move out inspection to see what we needed to do to get our deposit back, but they barely responded to emails, and their phone number listed everywhere had been disconnected for months. We scrubbed the place clean prior to moving out. They sent a 3rd party to collect the keys and do the inspection, and he commented on how clean and good shape the apartment was in. According to the lease we signed, they were supposed to give us a list of anything that needed to be done to get the full deposit back, which they did not. Home team charged us $600 for painting and cleaning. Their big argument for the cleaning cost was "exceptionally filthy" toilets. I've attached pictures of the toilets from the day we handed the keys over, you can see just how "exceptionally filthy" they were. We were also charged for a dirty fireplace that had ashes left in it, a fireplace we did not use once in 6 years (I personally think it's redundant to have a fire place on southern California, but that's just me). We literally had a cabinet in front of the fireplace the whole time. This is a terrible company. Any time we needed repairs at the apartment, they would send out a handy man, and we had to request they stop doing that because he would come out with a friend of his and his friend would stand there and stare us down and scope out the place. Don't deal with this company at all, avoid them, it will save you tons of headaches.

I'm so glad I was referred to Mauricio Perez as a first-time home buyer. He was always there to cool my nerves, answer all my questions, and sanity check me during the searching phase all the way through to close of escrow. Any time I was confused about what my lender was telling me or what the sellers were putting in the contract, Mauricio was always really patient in explaining everything to me until I understood it. Prior to my home search, I was worried about being paired with a realtor who would push me to into making quick decisions I was wasn't comfortable with, but this was never the case with Mauricio, he always gave me his honest opinion about every property we visited whether it was good or bad. After this whole experience, I realized how important it is to have an extremely experienced realtor when purchasing a home, it makes all the difference. Mauricio, thank you for helping me achieve one of the biggest goals in my life with such ease!
