    Avoid at All Costs -- Dangerous, Mismanaged, and Unethical…read more I lived at this student housing location from 2023 to 2024 (approximately 1.5 years), and I would strongly advise others to look elsewhere. The property management was completely negligent. The on-site manager was often rude, unprofessional, and discriminatory in behavior. She appeared more focused on her personal image--frequently flaunting luxury items--than on tenant safety or building maintenance. Serious issues plagued this building: * Multiple deaths occurred on-site, including one individual whose body wasn't discovered for two weeks, leaving tenants to endure the smell for months. * Security is nonexistent. There were armed robberies, break-ins by unhoused individuals during storms, and even reports of gang-related activity that management appeared to overlook or tolerate. * Rooms were illegally sublet via Airbnb by relatives of the manager, while some stayed rent-free--clearly a conflict of interest and a violation of basic housing standards. * Drugs were sold openly, and the safety of residents was never a priority. * To make matters worse, the cleaning staff were underpaid and treated poorly despite working under very difficult conditions. This was not just a bad experience--it was an ongoing trauma. If you value your safety, mental health, and basic human dignity, I urge you to consider other housing options.

There are some permanent residents there and I've stayed there because my family member stays there but the "Tenderloin " area has creeped up close to the location and until SF can push it back where it was it a bit unsavory to stay there though affordable

I was helping someone order…read morethings when he thought he would be moving into an apartment, and then had a last minute change and didn't move it. But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us. Their communication was impressive! So appreciative for all of their help!

    FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

    It's no secret that finding affordable accommodations in San Francisco is neither simple nor easy…read more Which is why when I found out about Urbanests through my university housing website (also simply www.urbanests.com) and from talking with former or current students about how to solve the housing dilemma, I was stoked to have found a both affordable and straightforward solution to housing. Urbanests has a portfolio of properties that fit a variety of budgets, but its major upside compared to other agencies, is that its primary customer base is aimed at students and interns/budding professionals. Bottom line is the following: About as affordable as you can find with plenty of choices in this affordable category. Buildings are adequately maintained and very livable. Building managers are kind, approachable, available and responsive to issues. Leasing process is painless with quick response times. At the end of the day my biggest cost concern (housing) was substantially alleviated by the variety of properties in the Urbanests portfolio. I urge those folks who are inbound or otherwise considering a way to get a foothold into San Francisco at a very affordable rate, to search the Urbanests website to find a place that works. 1080 Folsom is a great place, well maintained with common areas conducive to both relaxation and work. Quiet hours are respected and any issues I had were resolved in a timely manner. I was happy and felt lucky I found this place.

Many rooms were damaged, some completely burnt out. Their old electric wires started to burn, tenants ran outside, there were 6 firetrucks, lots of firefighters, but zero hostel managers (they are rarely around). Second, their manager COLLIN HOOPER IS EXTREMELY DISRESPECTFUL, RUDE & ABUSIVE. Always stressed & angry, he has no idea what being polite is. He talks disparagingly, gives orders and invents his own prison-like rules (I guess a prison was a part of his background) that make it even more difficult to live here. This person called me names, has been harassing me (and I'm sure other tenants as well) with his crazy rules & orders, I heard from him, "Don't walk away! Go to your room!" The lazy managers are in charge of the cameras, so they feel free to do whatever they want. Normal management is non-existent, most of the time, they don't even bother to reply, not to mention correcting a problem. The managers actually create problems themselves, by trashing the place, ignoring the complaints, mistreating tenants, etc. I heard & saw another manager BEN ELIAS (BENJAMIN HAJI-ELIAS) screaming and cursing at a tenant. All they care about are not working & getting paid. You'll be on your own dealing with drug-abusing screaming neighbors, beeping smoke alarms, trash & dirty laundry left by managers & tenants in common places, very bad ventilation in your room and in common areas, etc. Also, the harassment of tenants by managers is supported by business owners. There's no source of the air in a large area downstairs that include the lobby, dining area, mail area, washing area, kitchen with many trash bins and a bathroom. So, get ready to smell someone's dirty laundry (even if you're in your room) or wake up to the smell from the kitchen in the middle of the night. The bathrooms (toilets) don't have ventilation except for the tiny windows, and many people don't care about leaving them clean after use. If you have a problem and let a manager know or made a maintenance request, it will be ignored most of the time. If someone's smoke alarm sets off & starts beeping every 3 min, NO ONE will fix it, unless you complain to the business owners. Even then it might not work. You'll have to go to find the broken alarm yourself, record a video, mail it to the business owners & managers, and wait for days until they stop the annoying sound. One time, the manager Collin Hooper openly told me that he's not going to look for the broken alarm, although it was beeping for 3 days. So, the alarm kept beeping for a week. 18 rooms' windows (and mine too) + 5 bathrooms & 4 showers face a small, enclosed, ALWAYS DIRTY lightwell (see the pics) covered with the patches of black mold (deadly for your health), and have A VERY BAD VENTILATION. You have to make a request for a cleaner to sweep it & he does a very bad job doing it. I recently asked a manager and a maintenance man to wash off the mold & dirt, and they both started telling me that there's no need for this, "The streets are dirtier! This is not black mold, it's just dirt..." Some rooms' windows face a wall of the nearby building that's about 3 inches away (You'll have a narrow gap for breathing). Overall, the place is VERY old, with the old, chipped furniture, squeaky beds, old thin doors that will let you hear every step someone makes in a narrow corridor, dirty, smelly comforters and dirty sheets (When I rented my room, my sheets were literally grey - they were so dirty) + THE PLACE HAS MICE This place might work for you if you're completely deaf, OK with filth, lack of fresh air, dirty bathrooms, black mold & rodents, and have time and energy to deal with many different problems. Add to this a neighborhood full of homeless & drug addicts who sleep & walk on the streets and use the streets for all their needs.

Shree, the leasing manager, was absolutely wonderful to work with. She communicated clearly every step of the way and truly went above and beyond to make sure everything was set up and ready for us on our first day. She was really welcoming and it made a difference. Anytime we needed something, she was accommodating and quick to help. So far, our experience has been really enjoyable and we're very happy to be living at Strata!

When we were apartment hunting in SOMA and Mission Bay last year (while still expecting our daughter), we toured several buildings -- but Strata was the one that felt like it could actually become a home for our growing family. The apartments have well-designed layouts, new appliances, and wood-like tile floors that feel modern but warm. There's a small gym (no squat rack, but it does have a Peloton bike), and thoughtfully designed shared amenities including grills and a reservable kitchen/living space that's great for hosting. We also appreciated that it isn't an enormous complex since some buildings nearby feel so large that they feel like a college campus or nice but with no personality. Strata feels much more intimate and community-oriented. Most notably, Shree on the leasing/management team made us feel right at home from our very first tour. She was (and still is!) incredibly responsive, kind, and wonderful to work with. She truly feels like part of the community that makes Strata special. All our neighbors have been very friendly and the leasing/management, cleaning, and maintenance teams have also all been friendly and professional. Positives: - Very family- and dog-friendly building in a neighborhood that's perfect for both. We're close to great Mission Bay restaurants, new parks, and playgrounds. - Responsive, action-oriented management. For example, when there were instances of people experiencing homelessness entering the building (this sort of situation is particular to the whole neighborhood, not just our building), management quickly hired security to address the issue. Maintenance requests are typically resolved within 24 hours. Downsides: - No squat rack in the gym. - No pool. - No rooftop views. Overall, Strata has been a wonderful first home for our family in San Francisco. We feel safe, welcomed, and well taken care of here, which is ultimately what we cared about most.

Yesenia helped us understand where the market was at in different neighborhoods, so we could zero in on properties within our budget. Once we found the home that checked all our boxes, Yesenia worked overtime to arrange/attend a private viewing in the afternoon, then put together and submit the offer the following morning. Because of her keen knowledge of the market, we came in strong and were in contract that afternoon. Closing timelines in SF are very short, with a lot that can potentially go wrong and delay the process. Yesenia was on top of it the whole way. She regularly reminded us of things we needed to do, and when necessary, she talked directly to our loan and escrow offers to course correct and keep the closing on track. Since closing, Yesenia has stayed in contact and helped us with post-closing questions and issues (such as tracking down a missing key). It's right across the street from the school. He has learned so much in his first year and there was a lot of support available. He loves the people and the professors. The career center was very helpful in getting him an internship at the, San Francisco public defenders office. Internship is turning out to be fantastic. He's from LA but has had no trouble adapting to the school or San Francisco. In fact, he loves it. We're very happy with the whole experience!

More importantly, I had a few great professors that I actually learned from because they had the magical combination of good teaching skills and the ability to inspire their students. However, they raised our tuition every year and took a whole building away from us - including our cafe and library - without making it up to us, it's basically in the Tenderloin and our ranking doesn't help the value of my degree. I think the high school atmosphere of law school is something that happens just about everywhere due to the relatively small size of the school, the drinking and more type-A personalities than you can shake a stick at. People contemplating graduate degrees often ask me if they should go to law school - I always say that it's like swimming through a sea of tar, but once you reach the hospitable shore that is your phatty attorney salary (and serving the public and the profession), it's gonna be SWEET.
