I really enjoyed my time at 50 Jones. my experience thoroughly exceeded any expectations I had about living there. Anyone who tours will be able to see that the place is nice and that the units are thoughtfully designed. What really made this a great experience for me was the new management team. They were always cordial and responsive and more generally just always helpful. Furthermore, the maintenance and custodial teams always did their jobs well too. The building and apartments speak for themselves, but the service components (provided by all staff from management, leasing, custodial, etc.) always really wowed me. I would recommend to anyone interested to at least tour and meet the management team - you won't be disappointed. read more

Just went things can't get worse they do....recently I have found out that Greystar has tried to send me and my previous roommates to collection despite them failing to provide itemized receipts within the alluded 21 days as required. Under San Francisco law, landlords/rental properties/companies are required to provide itemized receipts within 21 days for any deductions from the security deposit. Greystar completely FAILED to provide these receipts, despite our multiple requests both through in-person, phone and emails, as the legal requirements require them to do so. Furthermore, Greystar has ignored serious pet abuse complaints within the building, demonstrating a troubling lack of concern for the welfare of animals. This negligence is unacceptable for a property management company. Due to their failure to comply with legal obligations and their disregard for tenant concerns, we have been forced to acquire attorneys to address these issues. Renters should be aware of Greystar's lack of transparency and accountability. Greystar, your actions are not only unprofessional but also illegal. Immediate rectification is needed. The best property mgr was Merail Odisho. She wanted the best for the community and always went above and beyond to make everyones home feel like home. unfortunately, SF has a housing law in place that allows section 8 to move in. when that started to happen, the property went to crap with stolen packages, food delivery being taken, drug raids, resident amenities being taken away and no alcohol eventually being taken away from the common grounds due to the new overpowering mgr issiah :( if you live on lower floors, you'll notice a very distinct odor due to the under maintained dog area that has been left undone since the property opened. Cars being broken into and stolen from the property and the homeless encampments literally infront and in the back of the property. Again, reason why I first moved in was because they offered 3 months free during the pandemic And it was a steal. Good luck if you decide to move in. this property is grotesque read more

My partner and I deeply regret our decision to move to 50 Jones. If I had the option, I'd terminate our lease early and bolt from here. Management seems completely disinterested in our well-being and brushes off our safety concerns. Just the other night, I had a horrifying encounter with a homeless man who the concierge had absurdly signed in as a "guest" - apparently, he was here to buy drugs from a tenant. As this stranger forced his way onto the elevator, I frantically tried to get the concierge's attention, but they met my gaze and simply ignored me. The entire elevator ride was a nightmare, with one of the two homeless individuals screaming nonstop (seriously, no exaggeration) while the other tried to calm him down. I was petrified, being a small 5'2 woman with a small, unaggressive dog. Honestly, this is really my biggest gripe about this place. It's just not safe. San Francisco, in general, is not a haven for violent crime, but it feels like a significant portion of it gravitates toward this neighborhood. Let's talk about the dog area - it's a complete disaster. Tenants have given up on cleaning up after their dogs because it's become a cesspool of filth. I'd rather walk my pup on the sidewalk than risk her getting worms or some other disease. Then there's the trash situation. Sometimes, the trash pickup refuses to collect it due to some silly new rule management came up with to save a few bucks. This means everyone suffers because of one tenant's oversight. The trash piles up outside doors for days, rotting away, and stinking up the floor. Now, don't get me wrong, the walls and floors are soundproof, so you rarely hear your neighbors. But the windows are paper-thin, and I can barely sleep through the night without being awakened by sirens, drag racing, gunshots, or someone blasting music in the street. I'll admit I'm an anxious person by nature, this waking up in the middle of the night heart racing has seriously deteriorated my health. Oh, and the tram is conveniently just a block away. Sounds great, right? Well, not really. Just the other day, I walked past a dead man lying on the sidewalk. Sadly, that's not uncommon here, but this time, it really shook me. The man lay there with his eyes open, and his poor dog was also dead beside him, eyes wide open too. Heartbreaking. I'm counting down the days until the end of this lease, eagerly anticipating the closure of this nightmare chapter in our lives. read more

It has been over one month since I have requested my deposit to be refunded since they rejected me from having low income. Now they decide to just keep my money? How is this legal? I lived at 50 Jones for over 2 years (September 2022 - February 2025). The building itself is pretty nice. The gym and courtyard are nice, but you have to be prepared for the Tenderloin. I saw a shooting while living here, stepped over many dirty needles and experienced many homeless people having psychotic breaks. Not that it is the buildings fault, but as a dog owner I found it deeply disappointing that many residents were lazy, irresponsible pet owners who wouldn't clean up after their pets. And the quality of residents in the building seemed to deteriorate while I lived here, it became hard to justify the price I was paying, especially once they inexplicably doubled my rent without notice (it turned out to be an error with some AI software they were using but it took them months to correct). The units aren't bad, modern and decent sized. The apartments seem relatively sound proof and thanks to the concrete ceilings, the temperatures even on hot days is pretty stable and cool despite no AC. Some of the appliances such as the washers and dryers were kind of terrible and a known issue by maintenance staff. All in all, I can't say that I'm sad to be out of this place, but I didn't hate my time here and many of my complaints such as the neighborhood were no fault of the building management and I knew (for the most part) what I was getting when I signed the lease. read more

I lived at 50Jones for 14 months only because during the pandemic you were able to move in and receive 3 months of free rent. The location: Great amenities, Allison Brodbeck was the only person at the office able to fix issues, she's no longer with 50Jones so you won't get much help when you live there. Greystar: They owe a ton of buildings in the Bay Area, and just know that you will never see your security deposit again, regardless of how pristine you leave your apartment or if you hire people to paint and clean for you. The neighborhood: If you're not from the Bay Area and are looking for a central building to move into, this is definitely not it. The tenderloin is not a safe neighborhood to be in, even some Uber drivers wouldn't stop in front of the building. Security: Questionable people started moving in towards the end of my lease and packages started going missing. There's drug dealers right outside the building 24/7, where shootings have happened at random frequently. There's way better buildings and neighborhoods in SF. Keep looking. read more

Update: The environment in this building is very hostile. Today I came to get my mail and this Allison person refused to give me my mail because she is on a "break." It is 9 am, she just started working. I asked if anyone can help me, she told me to go "fuck yourself." I have an important time sensitive package. She acted very childish. Was mocking me and making fun of my speech disability in front of another worker. I kept insisting her to help me to get my package, she told me to go "pay my bill before talking fag." The best part is my bill has been paid off and I have a girlfriend lol. Disrespectful and distasteful. Full of hate towards minorities, lgbtq and people of color. Would never think that the management could turn your place up to living hell!This is my 5th building so far and never had any kind of issues with the management. Andrew Japp - the main goal of the guy is to make your life harder. He sits everyday at the front desk supposable controlling the security guards. I had sever issues with him not letting me in without a key fob knowing that I am a resident (it happens with everyone that here and there you would forget the keys). On of our conversations he said quoting word by word: "I will not let you in specifically to prevent dumb folks like you to stop forgetting their keys!" If you are willing to have this type of conversations everyday, you are welcome to move in! Alison - I think the life bullied here during the childhood. Tries to pick up the fight even if you are the most peaceful person in this planet! Definitely have power hunger. Just out of curiosity stop any resident and ask the feedback about Alison. Get a recording and send it to me if you find ANYONE saying ANYTHING positive about her and I will send you $100 right away! The only people that do their jobs properly are security guards! Despite the fact that the management keeps pushing them to be same molding rude peaces of crap, they always try to help you sneaking it from management. This is literally the worst housing experience I have ever had. The apartment building is one block away from a free drug consumption site. There are drug dealers set up in a canopy outside the building. The entrance is often broken, and there is scant security to let you into the building at night when you can't get it. The community manager Merail Odisho is rude, condescending, and disrespectful. I didn't have electricity in my bathroom for over a week. My dryer didn't work for the first 2 weeks I lived here. My husband and I paid almost 9k (repayment of two months of concessions and two months early termination fee) to break our lease early and to get the heck out of the Tenderloin. We only lived at 50 Jones from August 2021 to January 2022. In that incredibly short time, we personally witnessed 3 shootings--I wish that I was exaggerating! The last shooting (11/27/2021) resulted in a bullet entering the building just a few floors below our apartment and that was the last straw for us. Additionally, they had a waiting list of 20+ for parking , which made it so we had no choice but to walk in an unsafe neighborhood daily. As a result, we had to plan to be home before sun down just to avoid walking at night in a sketchy area. When we couldn't avoid it, we had to constantly use Uber and Envoy, which ended up costing us about $300-600 a month. Please check out the neighborhood before signing a lease in the TL. Although the building itself has appealing features, such as multiple rooftop areas, nicely decorated lounge areas, new gym equipment, outdoor spaces, Coffee stations, etc., the lack of safety in the surrounding neighborhood cannot be ignored. That being said, the staff worked really hard to make us as comfortable as possible. The following staff members are particularly amazing and I wish that I could have taken them with me to my new address. Alison is super on top of everything and works really hard to keep residents happy. Marlon and Douglas have taken the time to remember residents names and constantly offer a helping hand whenever a resident needs anything. Leon (who I believe is no longer at this location) is an amazing manager who is on top of everything; probably one of the best managers I have seen at a property in terms of taking care of everything timely and effectively. Last, Nick was always so friendly and timely for any maintenance requests. Unfortunately, the positives did not outweigh the negatives of living at 50 Jones for us. We hope this review might help others save thousands in possible early termination fees. This review only reflects our personal experience, and yours might be different. I encourage anyone interested in living at 50 Jones to research for yourself before signing anything. They have plenty of vacancies for a reason. read more

DO NOT MOVE HERE!!! I have lived here for almost a year now and I regretted my decision the moment I moved in. From the start of my experience, when I was sent my lease agreement by an assistant manager (sent on Feb 28th), it included a cost amount that I had not originally agreed to. When speaking with the assistant manager about the issue, he seemed very unapologetic and tried to imply it was my fault for asking for so many quotes on different units. After the correct lease was sent and signed, I was given instructions on how to sign up for utilities, move in expectations, 50 jones resident activation, etc.. keep in mind I signed my lease two weeks prior to my move in date and I was informed only 9 hours before the time of arrival that I was to reserve a loading dock in order to move my things in.. when going to reserve the loading dock, the resident portal blocked me from doing so because it required 72 hours notice. Had I known, I would have absolutely taken the correct steps to have an easier move in. Luckily, there was a small window available for us and my mother and I only had 45 minutes to unload an entire trailer before the next reservation. After I was all moved in, I have had several concerns arise that I will list below: 1. Parking Garage security - I have witnessed homeless roaming the garage and have personally gone to the concierge to inform them of this. The garage is also always under construction (I have been here a month and there has only been a single week that it was working properly) so it is left open (sometimes with a security guard, sometimes not). 2. Obvious drug dealing directly in front of the unit - This leads me to feel unsafe leaving the community because there is cat calling from these men and sometimes it attracts violence from others. One of the photos includes crime scene tape that was placed outside of the building after a woman was shot. They also blast music every Friday/Saturday night from 10:00PM - 3:00AM and the cops do not seem to care (the manager suggested calling the cops but there are cop cars that drive passed it throughout the night... they do not care!!). These individuals also have no problem approaching young women. I was told "you're too pretty to be out here alone" which in the tone it was said, sounded more of a warning than a compliment.. 3. Shady neighbor - In my first month here, there were various incidents that made me feel unsafe to live next to this resident. I have attached a few photos for reference to the information below: * Overdose in the middle of the night (paramedics banging on his door in the middle of the night) * A lot of traffic of non residents visiting his unit - were clearly under the influence and it continued for months * Extreme amount of garbage/clothing left outside of his apartment that smells of smoke and rotten items that leave the entire floor smelling of a strong odor * vandalism on the walls next to his unit * Has pulled someone into his apartment and held them at knife point *Very loud throughout the night, slamming doors purposely and listening to music loudly late at night and it can be heard very clearly as the doors have a small space underneath for the sound to come through. 4. Dog run unsanitary - a couple weeks after moving in my dog became ill. After speaking with other residents with dogs, their dogs experiencing the same symptoms so they advised me not to walk my dog on the dog run to avoid sicknesses being passed. The dog run has also been under construction for almost a year now. Photo included! One of the things that sold me to this property was this amenity in order to avoid the dangers outside. 5. Fire pits have not been in use for months and I found out the hard way after hosting an event on the rooftop on a cold afternoon. I had expected the fire pit to be an option when guests got cold, but unfortunately, they were not. This includes the rooftop and downstairs patio area. When doing a tour, they do not mention that these have not been in use for months. 6. Homeless everywhere using drugs, using the entry ways as a spot to urinate, making themselves comfortable in front and on the side of the building to do whatever it is they like. And I do mean whatever it is they like! 7. Lack of staffing.. Management has been a revolving door along with limited maintenance staffing as well. So do not expect your concerns to be resolved. In conclusion, I am not just writing this review to complain. If I could prevent anyone from having to endure what I have had to while living here, I will. I just hope changes can be made to make this beautiful space enjoyable. I will absolutely not be renewing my lease and will advise anyone who asks not to consider moving to this location. read more

Loved that health an safety is a top priority, the building is gorgeous, you really forget where you are as soon as you walk in. This is an ever changing neighborhood, but I can already see how this building will be a force for good! They have Stella and rosè on tap for their residents, and they have a secure package delivery system. I will for sure be leasing an apartment with Allison and Raven, they have a real affinity for their building and made me feel right at home as soon as I walked in, if anyone has anything different to say they clearly have some issues they need to deal with b/c everyone else seems to love them !! I love it here. You're living on the edge of the tenderloin so is it perfect outside? no but its also right off of market and walking distance from everything I could want including transit. Its a beautiful building, I generally feel safe here, and I'd recommend as I've never had a negative experience with the homeless like other people mention. My unit has indoor washer and dryer which I assume all units have because i was definitely not expecting that perk. I was tempted to give it 4 stars because the dryer takes half a day to dry but eh, you cant have everything. read more

An absolutely interesting living situation, they have a gym, a rooftop, a lobby area. The amenities are getting rundown and maintenance doesn't seem to care, they upcharge for services around $250 a month, they will never return your deposit no matter how clean you leave the apartment, they charge you painting even tough is normal wear and tear, the area is the worst of San Francisco, I personally witnessed so many drug deals from the window in multiple occasions, and police would just drive around and play cat and mouse. The security guards didn't really do much, the leasing agent Andrew Jap is an absolute tool and really mean to people, he simply doesn't help you. I feel bad for all the people that gets hooked via a remote showing or the ones stuck on a lease. Please lool elsewhere this is not an option unless you are okey living in a fabela. read more

Allison and Adonis were very pleasant to be around. Allison showed me several different units. Everything inside is sparkling clean and social events are in the works. Wine and espresso is free/on tap. The building has security that look professional. There's are nice locker rooms for packages and a beautiful view on rooftop where there's grills and a fireplace. I am in search of an apartment and called 50 Jones for a 1 bedroom, 1 bath. The pictures look amazing but don't let that fool you. The neighborhood isn't the best area.. but I was willing to sacrifice location until they mentioned they had ZERO parking in the garage and should I want a parking space I'll need to be put on a waiting list with 20+ people... parking is two blocks away and because of location, I don't feel safe. But wait, there's more... once you did get a parking spot add $375 dollars on top of your monthly rent for one space. To me, that's a rip off and if parking isn't included in rent, don't advertise parking in your zillow/apartment apps when listing an apartment. read more

50 Jones is an AMAZING place to live. It's in a prime location and the property is kept super clean. The office staff are always friendly and quick to offer the best service they can. I have felt safe and cared for my entire time here. I understand some people may complain about crime etc but this is a major city and it's going to happen. I'll start with saying I've lived here for three years now. Things began well but have deteriorated significantly over the last year and even more so after the last manager M left(she was great). The dog jog area has had half of its pavers pulled up and an open 2 foot drop exposed for about a year at this point and the building has done nothing to fix it. Huge liability if anyone was to fall btw as they have nothing securing the area. They have began neglecting basic maintenance throughout the building so we are constantly being told not to use certain doors as they won't lock anymore and the latest update over Christmas was that no one is allowed to have alcohol in any public area of the building (roof decks/courtyard) or would be facing a lease violation. It's ironic as when I moved in the promise of daily happy hours was part of their pitch, that quickly changed to just Fridays, then every other week. They canceled them altogether a couple months ago without notice, from one of the building staff it was because they hadn't paid the deliver company so they stopped delivering. I can not recommend enough any other building in sf! Even the building right next door with similar rates is so much better and safer from friend who moved there. on the night of April 2nd, 2022, I entered the parking garage between 9:00pm through 9:30 pm as I was assisting a guest parked in one of the stalls. I purposely parked parallel behind their vehicle (to allow ample space for other vehicles to come and go) so that I may be able to shine my headlight on their tire as it appeared it was becoming flat, and they needed to change it to a spare. As I was assisting with the flat tire Ms. Zaki vehicle was able to pass me and enter a stall. Moments later a stumbling dischuffed lady who appeared to be under some influence of drugs or alcohol approached me cursing and taking a picture of my person and license plate. After asking this inebriated person if I could help her and her male partner with something she insisted I provide my ID or red access code into the building as "I did not belong here". At that moment I pointed towards the garage access sticker on my windshield and told the lady to contact management if she had an issue. Ms. Zaki identified herself and stated, "I AM FU****G Management!!!!" and again stated I don't belong here. I told Ms. Zaki she appeared to be intoxicated and should leave me alone and sleep it off. Ms. Zaki appeared to be offended by my response of calling her drunk and began to become very confrontational while making slurring threats and cursing at me. Feeling very unsafe and uncomfortable with this erratic lady verbally abusing me all I could do was ignore her. Eventually the other person she was with signaled for them to go. Before leaving she said "that shits gone" ... (Referring to my vehicle). After assisting with the flat tire, he was able to leave. I pulled into the same space he had just pulled out of. when I got into my apartment and contacted the courtesy patrol office and informed them via voicemail there was a drunk woman in the parking garage harassing me and making threats. On the morning of April 3rd, 2022, I went to the garage to gather medicine from my SUV and my SUV was not parked in the location I parked it in. I proceeded to the first floor where I spoke with the person at the front desk and informed them my car was not in the location where I parked it. The front desk person proceeded to look into their log to locate a report of a towed Vehicle, to no avail he could not find a report for a towed car. After doing more researched it was discovered that Ms. Zaki had my vehicle towed illegally, I proceeded to ask the reason and for Ms. Zaki to come down to establish the reason for my vehicle to be towed. I contacted the SFPD dept who came to 50 Jones to take my report for a missing vehicle. Ms. Zaki stated that she could not come down as she was out of town. I contacted Golden Gate towing and was informed MS. Zaki contacted them and requested my vehicle to be released, Golden Gate towing stated they cannot release my Vehicle without payment from MS. Zaki and housing of the vehicle would be $250.00 daily addition to the first tow is $926.00. I use my vehicle during the week to commute to work and cannot afford to be out of wages based off an illegal tow from a drunken belligerent staff member. Ms. Zaki stated to Golden Gate towing my car was not permitted to be in the garage. Which is a lie. I am requesting immediate action before I seek legal counsel for the illegal tow. I am believing Ms. Zaki had targeted me because I am of African American decent, and she is unfamiliar of the demographics and tenants of the complex considering she has been here less than a week. At the end of May 2022 our lease will be up, I was prepared moving forward to renew it for an additional 14 months however under this new management with Ms. Zaki as lead manager I do not feel safe that she will have my best interest moving forward wile residing here. She is toxic and bad for the diverse culture and community that 50 Jones has built. At this moment I am not comfortable living in a building where I am potentially target for my race and retaliation from the management staff. read more

Adonis was a great tour guide! My roommates and I were looking for an apartment for college and he helped us out. He let us see all of the floor plans that we wanted and even offered more to show us! Usually tour guides are really "clingy" and bug you all the time but Adonis gave us space to roam around but intervened when needed! I would 100% recommend asking for him if you are looking to lease at 50 Jones. The apartments however were on the smaller side (for rooms) and it is not in the best area, but if you are a business man just looking for a cheap place to lease it's definitely for you! We had spent all day touring several properties throughout SF and we were completely drained by the bad attention other leasing agents gave. But Adonis gave us so much attention, was super patient, explained everything very well to us, and did his best to accommodate us in all aspects.
