    I truly hope no one else has had to deal with the horrendous service (or lack there of) from 50 Jones. It has been over one month since I have requested my deposit to be refunded since they rejected me from having low income. Now they decide to just keep my money? How is this legal? At this point I have followed up 5x with them on when I should receive it. And only received one response back in December.

    This is literally the worst housing experience I have ever had. The apartment building is one block away from a free drug consumption site. There are drug dealers set up in a canopy outside the building. The entrance is often broken, and there is scant security to let you into the building at night when you can't get it. The community manager Merail Odisho is rude, condescending, and disrespectful. I didn't have electricity in my bathroom for over a week. My dryer didn't work for the first 2 weeks I lived here. Do not come here! Rent an apartment literally ANYWHERE else!!

    My husband and I paid almost 9k (repayment of two months of concessions and two months early termination fee) to break our lease early and to get the heck out of the Tenderloin. We only lived at 50 Jones from August 2021 to January 2022. In that incredibly short time, we personally witnessed 3 shootings--I wish that I was exaggerating! The last shooting (11/27/2021) resulted in a bullet entering the building just a few floors below our apartment and that was the last straw for us. Additionally, they had a waiting list of 20+ for parking , which made it so we had no choice but to walk in an unsafe neighborhood daily. As a result, we had to plan to be home before sun down just to avoid walking at night in a sketchy area. When we couldn't avoid it, we had to constantly use Uber and Envoy, which ended up costing us about $300-600 a month. Please check out the neighborhood before signing a lease in the TL. Although the building itself has appealing features, such as multiple rooftop areas, nicely decorated lounge areas, new gym equipment, outdoor spaces, Coffee stations, etc., the lack of safety in the surrounding neighborhood cannot be ignored. That being said, the staff worked really hard to make us as comfortable as possible. The following staff members are particularly amazing and I wish that I could have taken them with me to my new address. Alison is super on top of everything and works really hard to keep residents happy. Marlon and Douglas have taken the time to remember residents names and constantly offer a helping hand whenever a resident needs anything. Leon (who I believe is no longer at this location) is an amazing manager who is on top of everything; probably one of the best managers I have seen at a property in terms of taking care of everything timely and effectively. Last, Nick was always so friendly and timely for any maintenance requests. Unfortunately, the positives did not outweigh the negatives of living at 50 Jones for us. We hope this review might help others save thousands in possible early termination fees. This review only reflects our personal experience, and yours might be different. I encourage anyone interested in living at 50 Jones to research for yourself before signing anything. They have plenty of vacancies for a reason.

    DO NOT MOVE HERE!!! I have lived here for almost a year now and I regretted my decision the moment I moved in. From the start of my experience, when I was sent my lease agreement by an assistant manager (sent on Feb 28th), it included a cost amount that I had not originally agreed to. When speaking with the assistant manager about the issue, he seemed very unapologetic and tried to imply it was my fault for asking for so many quotes on different units. After the correct lease was sent and signed, I was given instructions on how to sign up for utilities, move in expectations, 50 jones resident activation, etc.. keep in mind I signed my lease two weeks prior to my move in date and I was informed only 9 hours before the time of arrival that I was to reserve a loading dock in order to move my things in.. when going to reserve the loading dock, the resident portal blocked me from doing so because it required 72 hours notice. Had I known, I would have absolutely taken the correct steps to have an easier move in. Luckily, there was a small window available for us and my mother and I only had 45 minutes to unload an entire trailer before the next reservation. After I was all moved in, I have had several concerns arise that I will list below: 1. Parking Garage security - I have witnessed homeless roaming the garage and have personally gone to the concierge to inform them of this. The garage is also always under construction (I have been here a month and there has only been a single week that it was working properly) so it is left open (sometimes with a security guard, sometimes not). 2. Obvious drug dealing directly in front of the unit - This leads me to feel unsafe leaving the community because there is cat calling from these men and sometimes it attracts violence from others. One of the photos includes crime scene tape that was placed outside of the building after a woman was shot. They also blast music every Friday/Saturday night from 10:00PM - 3:00AM and the cops do not seem to care (the manager suggested calling the cops but there are cop cars that drive passed it throughout the night... they do not care!!). These individuals also have no problem approaching young women. I was told "you're too pretty to be out here alone" which in the tone it was said, sounded more of a warning than a compliment.. 3. Shady neighbor - In my first month here, there were various incidents that made me feel unsafe to live next to this resident. I have attached a few photos for reference to the information below: * Overdose in the middle of the night (paramedics banging on his door in the middle of the night) * A lot of traffic of non residents visiting his unit - were clearly under the influence and it continued for months * Extreme amount of garbage/clothing left outside of his apartment that smells of smoke and rotten items that leave the entire floor smelling of a strong odor * vandalism on the walls next to his unit * Has pulled someone into his apartment and held them at knife point *Very loud throughout the night, slamming doors purposely and listening to music loudly late at night and it can be heard very clearly as the doors have a small space underneath for the sound to come through. 4. Dog run unsanitary - a couple weeks after moving in my dog became ill. After speaking with other residents with dogs, their dogs experiencing the same symptoms so they advised me not to walk my dog on the dog run to avoid sicknesses being passed. The dog run has also been under construction for almost a year now. Photo included! One of the things that sold me to this property was this amenity in order to avoid the dangers outside. 5. Fire pits have not been in use for months and I found out the hard way after hosting an event on the rooftop on a cold afternoon. I had expected the fire pit to be an option when guests got cold, but unfortunately, they were not. This includes the rooftop and downstairs patio area. When doing a tour, they do not mention that these have not been in use for months. 6. Homeless everywhere using drugs, using the entry ways as a spot to urinate, making themselves comfortable in front and on the side of the building to do whatever it is they like. And I do mean whatever it is they like! 7. Lack of staffing.. Management has been a revolving door along with limited maintenance staffing as well. So do not expect your concerns to be resolved. In conclusion, I am not just writing this review to complain. If I could prevent anyone from having to endure what I have had to while living here, I will. I just hope changes can be made to make this beautiful space enjoyable. I will absolutely not be renewing my lease and will advise anyone who asks not to consider moving to this location.

    If you guys plan living here just know this place is in a bad area however the units are nice for its price. Just all depends on the person.

But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us.     FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. Now that I'm moving away from SF, I'll absolutely miss everything Rincon Green has to offer, and it's a bittersweet goodbye to the amazing people that work here.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

I am sure the folks at the leasing office are trying their best, but there needs to be more oversight and attention to detail. I do not have time to constantly be correcting errors in my rent. Being kind as a leasing office agent doesn't mean much when you don't really get the job done right. BIGGEST ISSUE: Rent is already expensive. But I have heard the same issue with other tenants. You are of course required to get renter's insurance per procedures demanded by this property. You provide that info or else they will not allow for you to proceed with renting. The issue is that despite everything being updated and perfect, they still have been charging me the $15 insurance non-compliance until I called them to correct it (again). I was prompted to write the review and share it because I have to correct them on this issue, again. This is the third time in my few months living here that I have had to correct this issue for them. :| This place is also known for having packages stolen either in the lobby of your building or from the secured HelloPackage Room. Which, is crazy disorganized by the way. You definitely need to have patience when you rent here. The perk is that you do get to have a parking spot in a garage, which is pretty rare to find in the city. It is very disappointing, but makes do. Understand that it is expensive unless you go through affordable housing with the property, and the safety level seems mid. Having come from the suburbs in CA, this is a fat downgrade. But it is what it is. Proceed with caution, and don't have high expectations. I will say, a pro is that they finally got rid of the jank smelling carpets in the hallways that were marinated in dog pee and garbage trail liquids. It's nothing fancy, as the baseboard is essentially a long sticker. But it is something, I guess.

Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. It's the best of both worlds--urban convenience with a calm, neighborhood feel.
