    All things considered, if you're looking for housing in the Jersey area, this is a solid find. The…read morebuilding is older, so there are occasional maintenance issues, but the staff is responsive and helpful. Security is friendly and especially accommodating when it comes to retrieving mail or larger packages. Newark itself can feel a bit rough in certain areas, but this location is decent. I often walk to the train alone and have always felt safe doing so. It's very close to the airport and conveniently located near restaurants, as well as a newer ShopRite and Whole Foods. My floor is quiet, which was a concern of mine since I'm near the elevator, but I've never had an issue with noise. The units have carpet and tile flooring; there's no in-unit washer/dryer or dishwasher. One plus is the city view, which is a nice bonus. Building has a waitlist, from what I hear 1/2 bedroom units can be very hard to come by, but studios do become available. Management is always very responsive while waitlisted and waiting for a unit.

There was also a dead mouse in my unit and roaches that ran out of the trash room when I would throw away my garbage. The front desk signed for packages and then told me they were not there, causing me to not receive time sensitive deliveries. When I complained about this to management, instead of thinking of an improvement or solution, the manager Jawana said "That is a courtesy that we can stop for you." The staff in the on-site store make racist remarks regarding Black paying customers. I moved out 40 days ago and still have not received my housing deposit because their "system to cut checks is down." The legal limit in New Jersey to return a security deposit is 30 days. Management is unresponsive to issues.

    I have lived in The Union Building (TUB) aka Clinton Street Lofts for over 4 years and it's going…read moreto be difficult to leave for many reasons including all the new development around and the building manager Denice. Over the years Denice has been very flexible allowing me to redo our bathroom and more recently she has replaced our carpets and made sure our dishwasher was fixed. When I think about moving below are reasons that keep me at The Union Building. LIVING - The building is pretty quiet and everyone really stays to them self. Typically there is someone at the front desk from 7pm to 7am, but the cameras are rolling all day and the building manager, Denice checks them all the time. At times, it can be a bit difficult to get in contact with Denice, because she manages a handful of other properties in North Jersey but, if you email her she responds immediately and does her best to ensure your needs are addressed in a timely manner. Also, you can typically find her in the office from 9am-5pm located in the basement past the laundry room, gym and 1920's style boiler! LOCATION - Located in the heart of downtown Newark, there's no need for a car. If you do have a car, TUB is less than 5 minutes from the major highways like the garden state parkway, njturnpike, routes 1&9 and 78. Although, there is no parking on the street, there are a few parking lots around that offer decent monthly rates compared to Hoboken, Jersey City and NY. Within a two block walking radius there's Seton Hall Law, Rutgers School of Business, all the Prudential buildings including the Center where NJ Devil's play, New Jersey Performing Arts Center, the newly developed Military Park, booming bars and restaurants i.e. Dinosaur BBQ, LOFT 47, Chipotle, among many other delicious places; and most importantly for those without a car, Newark Penn Station. Homeless, deranged folk aside Newark Penn Station is a major hub for all forms of public transportation; PATH, NJ TRANSIT train and bus, AMTRAK, Greyhound, and my favorite Bolt Bus are all a 7 minute walk away. From the bustling station, Midtown Manhattan is less than 25 mins away on PATH or NJ Transit and the Amtrak Acela reaches DC in less than 3 hours. If you need to go to the airport the go28 around the corner from TUB on Broad and Market Street gets you to any terminal in about 15 minutes for $1.50 !!!! Which brings me to my next point.... AFFORDABLE - Compared to most other properties in the area, TUB are the most affordable per sq. ft and also offer the most square footage around that I've seen. now I'm estimating but, one bedrooms are as small 600 sq ft and the largest 2 bedroom is 1100sq ft. and I believe the apartments range from $1100 to $1900 - opposed to other building nearby that charge almost twice that for half the space. ARCHITECTURE- A Pre-War building so the exterior and common area details and quality are always a pleasant conversation starter for guests who are partial to Newark. If Clinton Street Loft's had a roof top deck, washer dryer in apartments, and took better care of the outside structure you would be looking at 5 stars, but since the rooftop is covered in solar panels, I lug my laundry to the basement and our windows haven't been washed ever- I felt 3 stars was "A-OK".

They are the main reason my partner and I have stayed here so long. The complex is also beautiful with great amenities like a pool, gym, business center and movie theatre. But the service is really what makes AVE Union stand out. Nicole and Ashley in the leasing office are such pleasant, sweet and fun ladies. Whenever I've had an issue, which is rare, they've addressed it immediately. Snjezana, Svjetlana and Kevin at the front desk are all outstanding. They are so friendly, efficient and professional. They always remember my name and greet me when I'm in the lobby. The AVE team is also thoughtful and kind. They even got me flowers for my birthday!! I'll be staying at AVE Union for a very long time.

I do have to say Destiny Church was a pleasure speaking with and I believe did not have a part in the actual negotiations. After days of emails/calls back and forth, and specifically asking if I should just book through booking.com. They finally offer me a competitive rate that I am in agreement with and I respond back within hours to reserve with them. "True transparency " they respond back reneging on the offer stating they could not match booking.com pricing because of availability and recent price increases! This is after they offered me the lower rate! Oh and best of all the rates on booking.com conveniently increased the day there offer was emailed to me. They purposely dragged me along all week just to increase the rates on booking.com. So unprofessional and I am reporting them to the BBB!

They NEVER fixed it! I've left several requests and several emails with no resolution at all! They turn the hot water off in the middle of the night, and the past two days I have no hot water at all! It's ridiculous! I'm looking for another apartment right now! They should not be allowed to be renting apartments to people and need to be investigated! You as a tenant here have no rights!! They are slumlords!

The apartments here are utilitarian; older appliances and a pepper-salt linoleum floor for the apartment except in the tiled bathroom, the units here are cheap and utilitarian. Plenty of space for the cost, but only buses and an NJT train (South Newark?) stop roughly 6 blocks away make it hard to get there without a car. Elevators are small, but tall enough to cram a bed into, and slow. They do have people at the door, though at times, they don't really do much to confirm you're visiting whom you say you are, so I don't expect perfection there. Super apparently isn't the easiest to reach, either, with some very odd times for being in the building. Other than that, the neighbors tend to be heavily African-American and Hispanic in this neighborhood, and relatively friendly, for the most part.

Also, the amount of proof that I have for what this complex contains and I've had to deal due to the lease was for a year. The disrespect here is unbelievable! All they care about is the rent and keeping people security deposit money! The building is old, although with renovation, they make minor repairs to make it look as new or repaired but does not solve the actual issues of the building! During the winter time, they control the temperature and they're VERY STINGY and the apartment be so COLD!! I have a child and we had to take matters into our hands to provide heat in our apartment because when reached out, the heat is on and it barely was!! There were always issues with their pipes, the water is brown all the time. Always cutting off water during the day because of their repairs until 5PM you have water again. The building walls are so thin that you can hear everything from your neighbors next door. The building itself gets so dirty that they do not clean and be full of dead bugs, roaches, and more. They're HUGE roaches!! I've rented the 3rd floor, the bedroom is full of mold, the bathroom. I couldn't believe it! It was so bad, when informed to maintenance, they couldn't do anything. The area is full of drugs in the area. When reaching out to management, you may NEVER reach anyone and they do NOT ever return your calls at all!!! DO NOT RENT HERE - They just love having you chase them and give you no proper response and steal people deposits!!!
