I am a laid back person but…read moreProfilewide and their director Richard Battrick have angered me so much that I feel compelled to warn others. I used their service to find a tenant for my property in Cardiff and paid a fee for Profilewide to reference check the tenants. They did not do their job correctly and did not get the forms of ID required by Homelet to check the tenants. This resulted in the property being in arrears. Profilewide admitted fault over the phone but have been less than helpful since then in resolving the issue. Richard Battrick the director has ignored calls and emails and even pretended to be out of the country and had his staff lie to avoid speaking with me. I would not want for anyone else to go through the stress or hassle I have been through and pay for a service they did not receive. They are not registered with the national approved letting agents or ARLA so please be warned.

How a company like this stays in business I don't know since they come across as delusional and out of touch with reality on top of just being miserable to deal with.

They have no care for students and will side with the landlord when the landlord mistreats people. The properties are in terrible conditions, and I moved in during covid, so viewing it in person was not possible. I had the room professionally cleaned and they are taking money from my deposit due to needing things like "dusting and light cleaning". The room was in much better condition than when I came in, where it was not even cleaned under the bed where large amounts of dust had gathered. The proof they have sent me of the "dirt" was from furniture that I called them in advance and said I would be leaving because they refused to offer containers to throw out our stuff. After telling me of this, they proceeded to dust it off and leave it in the room, and charge me for the dusting. I did not clean it because is saw no reason to clean something that should be thrown out anyways. It is ridiculous how they misinform you and take no accountability for this. I complained about stalking in the property from the severely autistic boy living in the room next to me. I was told there was nothing that could be done about it, and next year they tried to throw me out because I reported stalking. When I said I would make a complaint to the council they let me stay, but next year the rent had increased from 360 to 420. They will punish you if you speak up about anything. The property I lived in had dangerous toxic mould in it, which they knew, however, they tried to claim it was condensation mould. I got toxic mould syndrome and started having migraines and throwing up every single day. The vomiting was also caused by the anxiety from living at this property with staking and bullying. They cover up the fact that they allow students to live in illegal conditions. I attached the images I'm the review I did on google to show how horrible it is and that it is clearly not condensation mould. Whenever they were confronted with this, the landlord would just show up to paint over the mould. The landlord refuses to fix things. I had a broken drawer that needed to be fixed. The land lord came to my room several times to measure the space for a new drawer, told me he had ordered one, because the other one I had was broken when I moved in. At one point he told me he had ordered a new one and I waited for another year to get it, but nothing happened. After I moved out they tried charge me for the broken drawer from my deposit. I was told that I had "followed the procedure wrong" because I had contacted the landlord and not them. This was before Cardiff student letting had taken over, and the landlord did not tell me I needed to go to Cardiff student letting. The drawer would also fall over and at one point I had glass on top of it when it fell over, which cut me in several places when the drawer landed on top of me. The land lord said he would come and attach the drawer to the wall to make it safe, which never happened. I had a broken chair that was not fixed for 2 years. When it was finally replaced, he replaced it with another broken chair. Numerous other stuff was never fixed either. The fridge would also smell weird when it was set to be very cold. When I moved out, I accidentally left some rotten food in the fridge, which they now claim has ruined the fridge. Alll of the fridges in the house are like this, so I just assumed they were supposed to be like this. Now they are trying to force me to pay for it out of the deposit. They tried charging me 50£ for garbage disposal when the trash cans were full and a put some bags next to the bin when I moved out. They did not offer us any way of throwing away the garbage. I believe 7-8 other people moved out, and if they charged everyone 50£ that would in total be 350£-400£, which would be ridiculous to charge for removing some trash bags. I had contacted them about getting a container so I could throw away my furniture too, however I was told in a condescending way that "they would go bankrupt if they provided containers to all their properties". Maybe they could use the money they are scamming students out of from "disposing garbage". The landlord would show up at the summer randomly and throw everyone's stuff out. Everything that was in the common area would be thrown out, even though there were people staying on for the next year. My stuff was thrown out several times and I had to call the landlord to get it back. However, he still had it after several days or a week (some of it was not stuff I used every day, so it took me some time to notice). No notification was sent to anyone that this would happen. They seemed to have no control over who was living there or moving in. When I was moving out they sent me emails about new deposit I needed to pay for next year.

The staff there are very friendly, and helpful in finding you the right kind of housing. On top of that, because they are students' union-owned, they don't charge any agency fees to students. This letting agency came top in the Cardiff University student newspaper Gair Rhydd's recent housing survey. The only downside is that there are certain rules when you rent houses from this agency that perhaps aren't in place if you rent from another private agency, and some students want more choice by looking elsewhere as well. There are a lot of dodgy private landlords and incompetent accommodation agencies out there, though, and at least if you use this one you have peace of mind that you won't suffer at the hands of any unethical landlords.

    I urge you, if it's either rent through Pinnacle, or go without a home.. choose the latter…read more We were with Pinnacle as an agent for 3 years and we spent pretty much the entire time desperate to leave them. From the moment we picked up the keys to our very first rental, we knew that we weren't going to have an easy time. We firstly arrived at the property realising that one of the locks on the front door was broken. We reported the issue within 10 minutes of being in the property. The lock was NEVER fixed, even after reporting the issue 3 more times. We immediately contacted the agent that we dealt with, she met us at the property, we walked around the property and took photos and notes. ALL of the carpets were marked. ALL of the walls were marked, damp ridden & full of holes. A light fitting was broken. A drawer in the freezer was broken. Window seals were covered in damp/mould. The 2 cupboards that were against outside walls were full of damp/mould. The flooring in both the bathroom & kitchen were not fitted properly, were not fitted against walls, cupboards etc. so, damp had got underneath and were lifting. Our first 2 days at the property were spent painting, professionally cleaning carpets, de-moulding most rooms and cupboards AND we replaced the flooring in full, in the bathroom & kitchen, sealed windows/ frames.. all at our own expense, as we already had word from the agent, that they nor the landlord were likely to take on any of the cleaning/repairs. Over the course of our time as tenants, we had to report multiple repairs, many of which we had to remind Pinnacle of/ Chase, sometimes for days. We had to go over 24 hours without water to the property, until we called an emergency plumber. Between year 1 and year 2 of our tenancy we were told that the Standing Order that we originally set up, would have to be done again (we would have rather a direct debit, but they only work with Standing Orders). After we set up the Standing order Pinnacle told us that the payment would not be made in time, so we had to transfer the funds.. a day later we noticed that not only did the transfer go through, but so did the Standing Order, after all. Once we informed Pinnacle, they told us that they would send us 1 months worth of rent back. But, they would do so using BACS. Meaning that it would take 5-7 working days.. after almost a week, the money DID land in our account. But, they accidentally sent it to us twice. They immediately noticed and hounded us to transfer some back asap using bank transfer. Funny how when they owed us, it would get to us whenever.. but when they made the mistake and we owed them money, it had to be immediate. Finally, when we were able to sort out alternative accommodation and let Pinnacle know that we'd be vacating the property. We were sent an email including instructions on how/where to make sure we deep clean the property. Also requesting that we film a video just prior to exiting the property for the last time, illustrating the cleanliness of the property & showing all windows, doors, cupboards, drawers & lights working as they should. The email also stated along the lines of, our deposit would be dependant on the video.. All of this goes to show that they DO NOT enter the property to clean or inspect before the next tenants take on their lease. So, I do hope that they don't charge the landlords for any cleaning or inspections/repairs.. because we, the tenants, do that work. After we left the property for the last time, we sent Pinnacle the video and posted the keys through their Cardiff branch postal box. We logged in to the Tenancy Deposit Scheme website (where all deposits are kept legally now). We requested our despot back. Weeks go past and the TDS inform us that they have not had any response from Pinnacle and that we should submit a 'statutory declaration'. TDS knew that Pinnacle would not comply. I tried to call Pinnacle dozens of times and sent them multiple emails, asking why they had not agreed to release our deposit money back. But, to no avail.

The whole business exudes professionalism from the glass fronted particular sheets advertising the latest offerings to the leather chairs for waiting customers. The staff seem committed and are helpful when answering questions. When choosing on which letting agent it can seem daunting but there is always a helpful estate agent, the problem arises when you need something repaired or when you need their help due to a landlord dispute or when you want your bond back. My advice is to be very careful when choosing a property and make sure you have taken advice from student services or citizens advice bureau for housing before making a decision. Also remember the fee doesn't mean they will be good at what they do.

Every student must walk past once a day so the name is permanently etched onto their minds. My dealings were as someone looking for a private flat and I was amazed at Imperial's ability to find flats that looked exactly the same. The flats on offer weren't much to get excited about and I found their listings on websites such as findaproperty and their very own website were not updated regularly. This meant that you were probably looking at a property online that had already been taken. The staff were mixed, one friendly and helpful when showing me around. Another refusing even to acknowledge me when I walked in and was looking for help. It's a typical rental estate agents with no real attention to detail or customer care.
