As a background, my uncle received an email from Michael wanting to business with us in the area. Mind you my uncle lives in another state so I was just the middleman. We are in the market for a multi family unit and I had scheduled a time to meet Michael. The evening before our appointment, I noticed that the property was listed as a single family home so I texted him to confirm. He stated that there is vacancy on one part and a tenant in the lower. That's nice, but we wanted a multi family home? Oh, we can check when we get there, he says. Ideally I knew I was wasting my time because in order to have a tenant on the property of a single family home, you need to also reside in the property which was not our plan; but I confirmed anyways to meet with him the following day just to confirm if the home had 1 or 2 meters (it had 1). The meeting was for 3pm and I chose to leave work early to meet with him as arrived early, but at 2:40 he texts me and says he "ran into some Bellevue traffic and GPS puts me there at 3:15." The property is in federal way... If you live or work in the Seattle/Bellevue area, you should know that traffic is bad anywhere you go so for you to be 15 minutes late means you planned poorly. I work in Redmond and planned my day so I wasn't wasting his time and still managed to get there on time. I saw what I needed to see and decide to leave the driveway since it was pointless. As frustrated as I am, he calls me at 3:25 asking me if I had left already. (Of course I did.) I let him know that I felt disrespected that I planned for a time, and as a client, if I can show up early, at minimum he should show me the respect of being on time. Then he has the audacity to boast and say "I have a team of 10 realtors I work with so you can go find another realtor" and hangs up! Really?! Not an apology. This was very unprofessional and the fact that he got mad at me for wasting my time is what forced me to write this review. I feel sorry for the people that work with Michael and I hope that he doesn't treat all of his potential clients this way but I need to make sure other people know about his attitude, lack of knowledge, and work ethics.

Now mind you, he can do an awful lot for you and has a vast knowledge of all things real estate related. He makes the time you spend looking and buying a house very easy because he is clear about what to expect. There are things that he (or any realtor for that matter) cannot do and is not legally responsible or allowed to do. He won't wait for an issue to come up to say, "Yah, sorry, no can do." He will tell you ahead of time, "Hey, this might happen, and if this does happen we have several avenues we can take and I have a list of recommendations for people who can help you." This was greatly appreciated and made us feel looked out for. 2.) Speaking of recommendations, he has them. He has a lot of them. And he won't just hand you a list and let you randomly select one. He is genuinely interested in getting you a lender/loan officer who will work well with you and your expectations. He'll tell you, "This person will check up with you several times a day-- This person isn't that good with communications, but she's a numbers wizard and works miracles-- This person specializes with military/DoD-- Etc." He really goes above and beyond to make the experience comfortable and personalized for you. He doesn't want to just get the job done, and he never comes across rushed at all. 3.) He makes himself available to his clients. He was at our inspection, our sewer scope... he even came for moral support/cheer-leading when we signed our paperwork to close. The fact that he makes time for his clients while being involved in so much is really what you want in a realtor. When we were unsure of how our lease ending would line up with our closing date, Robert went out of his way to try and find us temporary housing. he even got us to close three days earlier than originally scheduled. 4.) Robert also gives you a good idea of what to expect with your house. He wants the paperwork to protect you, he wants your home to be in a reasonable condition. For example, when we received the inspection report, he asked us to read through it ourselves first and make a list of repairs we wanted the seller to make and then call him. When we called, he listened and then read the list he had made -- many of which included repairs we thought were too expensive to request. He then negotiated every single repair on our list and his own, including the expensive ones. Having bought a house once before with no drama/snags, I felt the bar was set fairly high this time around. But Robert Contreras absolutely surpassed that bar. Professional, funny, informative, and genuine, I would recommend him 100 times over. Not once during this process did either of us feel like we were unsure of what was happening or going to happen.
