We would strongly recommend Matt to our friends and family in the area. We met with several realtors before choosing to work with Matthew to sell our home in Bellevue, WA. Matt wasn't the lowest rate, the highest sale volume, nor did he cite a substantially higher sale price. But his recommendations on prep/staging/marketing; his full-service, detailed, and organized approach; and our ability to speak honestly about expectations really stood out. We also appreciated that he recommended ways to highlight the unique touches in the home, rather than (literally) whitewashing everything as some other realtors advised. His approach magnified the things we loved about the home and the care we put into maintaining and improving it. We were out-of-state during the majority of the sale, and relied on Matt and his team very heavily for sale preparation. He made proposals, got quotes, and oversaw work. Matt was upfront about whether he thought each suggested improvement would pay for itself, and actively advised against changes other realtors had suggested that he didn't think were worth it. He was always clear that it was our decision and also happily accommodated us doing some of the work ourselves. Because of his and his team's diligence we were able to hit our target list date, with a house that was shown in its best light. The local market had become more uncertain: markets were softening and a similar house down the street was sitting on the market after weeks, despite a price drop. We adjusted our intended list price (still within his initial range) and our expectations, but Matt remained confident in the home and how it would show. We got an under-asking offer early, and Matt went into overdrive to solicit additional offers. Ultimately we got a very attractive at-list-price offer, the house went pending within a week of listing, and we had a very smooth closing experience. When the housing market started shooting up in late 2020 in the Bay Area, we contacted Matt to look for a house in Greater Seattle Area as you'd get a bigger house for the same price. But because of my company's changing remote work policy, we had to stay back in the Bay Area but not before we had an amazing experience working with Matt. Matt was very welcoming to the idea of us looking for houses in Seattle even though we were in the Bay Area. Any property we liked, he'd quickly go to the property(or send his close associates) and show us the house on Facetime. Once we liked a bunch of properties, I'd schedule a trip down to Seattle to visit the properties in person. In Seattle, unlike in the Bay, a lot of houses do not have inspection reports. Matt was always on top of his game and would quickly schedule an inspection with his trusted inspectors who'd give me a step by step overview of the inspection. Matt never pushed us to buy anything without an inspection. Matt has amazing skills in spotting great off-market opportunities and sealing the deal for his customers even before the property hit the market. This will ensure the buyer generally pays less than what they would have after the property hit the market owing to bidding wars that are common in Greater Seattle Areas. I attribute this to Matt's excellent communication skills and pro-activeness to get things going even before he had to. Matt's final offer price estimation was also spot on more than 90% of the time. Multiple houses that we liked in Bothell and Sammamish, he was extremely close in predicting the winning offer but he never forced us to make his prediction the final offer and always let us make the final call. I really appreciated this as I've seen realtors who are in an hurry to close the deal pressurize buyers. Matt also keeps abreast with the broader real estate market in the US. I remember him telling me in Jan 2021 that the housing market would continue to shoot up, at least until April-May 2021.
