I've lived here for a couple of years. The only pro to this apartment complex is location and easy access to streetcar and city market. Here are cons: · Expect your renewal rates to go up every year by 8-10% with absolutely nothing to show for it. · This place is never cleaned. In the 3 years I've lived here, I've seen facilities/maintenance clean this place (hallways, gym, pool) about a dozen times. Residents don't clean up after their pets urine or poop in the hallways and corridors. Residents don't clean up after themselves after a party out. There have been a number of times vomit is left in the hallways. I know management knows about this as the vomit has been near the staircase where it leads to the gym. · This building is over 10+ years old and it definitely shows. This isn't usually an issue as you can expect wear and tear, but when nails are sticking out of the trimming, that's an issue. · If you like mice scurrying around in the grills and pool area, this place is for you! There have been times where I've email management, no response. · Security is lacking. Parking garage is not secure. When I left, there were multiple broken windows around parking garage. This is caused by a lot of the residents leaving doors unlocked and badging their friends into the parking garage to park. A couple of times where I had to park in the street parking as I couldn't find parking on the rooftop. This is completely unacceptable if you pay for a parking spot. read more

Lived in the apartment complex for a few years now. Be prepared for rent to go up every year and receive no flexibility in that. Also, when you prepare to move, they will not help with extending current lease terms whatsoever. They will try to up charge *month to month $2K+" rates even during a pandemic or when trying to purchase a house. They do hold a monthly event which was sometimes fun but definitely baked into your prices so take advantage! Pool is useless here. Hardly any sun and water is always cold as the pool is surrounded by buildings -- it is also always absolutely crazy full during the summer with party goers (even during COVID!). Location is somewhat nice with the River Market but prepare for the homeless living by the river and break-ins. We found a gentlemen in the trash chute area doing drugs once very late at night. Scary!! We also caught a man making a fire in the back and a gentleman upfront didn't seem to care. We had to call the police ourselves. The maintenance people are wonderful though. Always smiling and saying hi/wishing you well and keeping areas cleaned up. I wish we could take them with us! read more

Management has always been great in responding to maintenance requests and questions. Very friendly staff and community, we've made lifelong friends here from our time at the pool and at monthly events! Unfortunately we are relocating, but this has been the perfect apartment for a young couple with pets. read more

Other apartments in the area are in the same price range but are cleaned/maintained way better than Market Station. Positives: The location & the maintenance crew is amazing. Negatives. 1)Additional charges added at move out seem like a greedy money grab. A $200 cleaning fee added to my last bill w/o explanation that requires a form to be signed w/a time limit to opt out of. This service they are now automatically adding to bills seems shady when it was never announced. It seems that they are just hoping residents won't notice/question it. When I got my final bill, replacement of carpet due to pet urine was on it. They charged me 80% for new carpet to be replaced and claimed that the carpet was new at move in 2 years ago. I know the carpet wasn't new bc I personally cleaned it myself at move in & it was filthy! I immediately called the office & spoke w/ Michael, who confirmed that the carpet was 2 years old at my move in. I told him that I was positive that my dog didn't urinate on the carpet & he said I'd need to talk to Amanda about my complaint & she'd call me back. After not hearing back, I called again to speak w/Amanda. She informed me that the carpet WAS new when I moved in & that if my dog didn't urinate on the carpet, it must have been human. Not only is that very unprofessional & insulting, it's completely ridiculous! She told me she would sent additional pictures of the carpet (bc there is barely anything noticeable in the picture originally sent). The 2nd pic I was sent doesn't even look like the same carpet from the original picture & there is nothing indicating that the 2nd pic taken was carpet from my apartment. It looks as if it was taken in the back of a van. Even in the first pic sent, there is nothing in the pic indicating that it's in my apartment. It just looks like a generic pic of a piece of carpet. I've questioned this to both the MS office & their corporate office. Both are telling me there's nothing they can do to remove the charges. They've since provided me w/a receipt for new carpet installed before my move in, which I question the validity of. 2)The buildings are rarely cleaned. Once maybe every 3 months (and that's being generous), they'd sweep the hallways. However, when they swept, instead of picking up the dirt and trash, they'd sweep it outside the door that people use to enter the building. Residents would immediately track all the same dirt & trash right back inside. Also, although it isn't the complex's fault that residents don't pick up after their pets, I do fault them for not cleaning it up once it gets so bad that it is everywhere throughout the dog park & courtyard area. It would end up getting so disgusting that residents ended up cleaning the areas. 3)It is not uncommon to see mice scurrying down the hall in the buildings & mice/rats in the courtyard areas. The staff was notified several times but the problem continued. 4)An overall lack of security. When my ex moved out, I e-mailed the office & asked to have him removed from the lease & I paid the $350 fee. A new lease was uploaded to the portal & I signed it. I specifically asked if his key fob to get into the building would be deactivated & was told that it would be. A month later, I got my ex's fob back & it had never been deactivated. At move out I went into the office to turn in my keys & was told that I needed to sign a notice to vacate. Once received, there was a spot on it for my ex to sign, indicating that he'd never been removed from the lease. I find it very unsettling that my ex was left on the lease unknowingly for months before it was realized & I find this to be absolute negligence on their part. 5)There was a couple month period in which the fire alarms would go off overnight & wouldn't be turned off for hours. This happened 3-4 times within this time period & one night it lasted 4 hours. MS blamed the fire department & the fire department blamed MS. 6)The trash & recycling are constantly overflowing into the surrounding areas in the parking garage and it looks horrible & this was a weekly issue. read more

This past summer I had decided I wanted to move down to the Rivermarket area. After looking at a variety of places during my initial search nothing really jumped out. By the end of the 'apartment hunting' day I was down to my final tour(Market Station). All it took was a quick look around model room and seeing the options available and my decision was all but made. The staff here is very professional, friendly and helpful and made a usually stressful process easy. So far it's been a great experience. The apartment itself has a new, modern feel and a spacious layout for a 2 bedroom. I have yet to have any maintenance issues either. Management also does a good job keeping you up to date with any happenings that will affect you as a resident. The amenities include covered parking, washer/dryer in room, pool and a gym among other things. If you're looking to move to the Rivermarket I would recommend checking this place out. read more

This time on Confessions of a Pool Crasher: Matt goes to Market Station Apartments. Oh Market Station. Visiting your pool is like going to the frat parties I was never invited to as a college student. A guy to girl ratio of like 4:1 (many of whom like to rock fedoras whilst swimming), the Miller Light flows like water, and if you're lucky, there's the occasional impromptu beer pong tournament. Don't get confused and take this as complaining, I always, ALWAYS have a good time at the Market Station pool. Let's discuss the pool itself: It's rather small, the effect of which is multiplied by the fact that this is a HUGE apartment community and the pool fills up quickly. Also as a result, the water isn't the cleanest and tends to have a sunscreen sheen on the top. You need to stay on top of your game while at this pool, as there are generally dude-brahs tossing a football or tennis ball or whatever type of ball they can get their hands on. I've seen plenty of people get pegged by a toss gone rogue. There are a couple of areas that have lounge chairs directly in the pool, which is certainly nice on a hot day, but they're coveted and quite difficult to claim. A major negative about this pool is the sun factor. In the height of summer, you're still probably going to lose sunlight at 4:00pm, thanks to it's proximity to the apartment buildings. Another negative is the 14 mile hike to the restrooms. But don't let it sound like I'm simply harping on this pool. It's actually a BLAST! People are generally good natured, and after enough social lubrication, it does get a definitely pool party vibe. People are generally quite friendly, and there's a ton of mingling among groups. PLUS, the aforementioned guy to girl ratio, well...some of us like that more than others. There's generally good music playing, and there are grill stations right in the pool area, which makes noshing and swimming so much more convenient. Not what I would call a "relaxing" day at the pool, but it's certainly a good time! read more

Pretty good place to live. Good area with large living spaces. I would note that the River/ Water view for apartments is much more of a train view with trains running all night long, every 20 minutes. We were made aware of the trains beforehand but had no idea they would be that frequent or produce a high pitched screeching sound from the tracks. Live here, just not in an apartment with the Water/ River view. Its not worth it. read more

Great maintenance and office crew. If something needs to be fixed or if you have an issue it's completed same day most of the time. Noise is very tolerable some college kids get a little wild but you also as a tenant can play your music loud with no complaints about and you barely hear any other noise when you are in your unit - it's mostly a non issue. The building is built solid and feels secure. Overall I have a great apartment decent covered parking and a great location. It can be pricey but reasonable for the location. If you want to be close to downtown but not directly in the hustle and bustle Market Station might be the place for you. read more

It is 1:54 AM and I am listening to my neighbor blast The Counting Crows through the wall. These apartments are loud; it's basically a dormitory/dog park. If you have the ability to ignore barking dogs and train engines and enjoy being over charged; then this is a place for you. I can also vividly describe how my upstairs neighbor plays fetch with his dog. I can now hear the distinct difference between him throwing a bone or ball. It's a great game I play while trying to enjoy dinner on the couch. The area is great. Being close to several coffee shops helps with the fact that I haven't had a full night's sleep in months. Are you over 22? You won't enjoy living here. I am basically surrounded by a group of children enjoying their first beer and learning to take care of their first pet. This building is a great sociological study into the apathy of wasted youth. read more

You know what they say is important about real estate? It's "location, location, location." Market station holds the trump card for this. It is an easy walk to the neighborhood City Market, Steamboat Arabia Museum, Asian markets, and scores of restaurants, bars, and coffee shops. Berkeley Riverfront, which has a nice running trail is less than a mile away. One can also walk cross Route 35 to downtown- the Convention center, Main KC Public Library, the Arenas, Power and Light District, and the Cathedrals. The complex is gated and secure. It is well-lit. There is a covered parking garage with assigned spaces. Staff and management are professional and kind, with the interests of the tenants at heart. They hold monthly get togethers for the tenants. They always answer questions with a smile. They are just - nice. They communicate well with tenants. Maintenance is top notch and quick to answer to work requests. There is a Starbucks coffee machine in the humongous club room which also has two big screen TVs, a pool table, a computer/study room, and lots of comfy chairs in which to sit. Wall paintings, sculptures surround you. My apartment is huge, spacious, with tall ceilings. Just outside my apartment, I have a view of the Mighty Mo, and the trains (I like trains). Speaking of trains, my apartment fronts the tracks and at first I found the train sounds too loud. However, I'm used to it and do not even notice it. The tenants are nice. Yes, they are mostly younger in age (I'm no spring chicken), but are well mannered. There is a number of dogs in the complex, but I have not stepped on any poops. I have rented at different places, and so far, this is the best place I've been in. read more

DO NOT RENT AT MARKET STATION. The management is made up of a bunch of young adults in their 20's who don't care about their residents. I have never had so many issues with an apartment complex before this. It took them 4 days to fix my shower when it was broken.. leaving me to find other places to shower. They have great amenities when you can use them... the remote for the TV in the courtyard was lost or stolen for months and never really got to enjoy the pool with all random "closed for maintenance" issues. They recently put someone at the entrance of the pool to regulate how many people visit the pool.. but he was more interested in his candy crush and never actually looked up from his phone to check who was walking in. The management will just randomly decide to do things without informing its residents. They recently decided to clean out the garage and required all residents to move their car out and be out all day. The street parking around the complex is only 2 hours.. so What are you supposed to do when you work at the hospital and sleep all day for night shift!? Oh and they informed the residents 5 days before they decided to do it. Recently moved out to quality hill and will never go back! If I could give 0 stars I would! read more

Current resident The apartments themselves are not bad, they skimped on the quality of finishings but at least they are modern. You can hear everything above or below you. Staff is only helpful on easy things. We have been without water for almost 24 hours and have had no updates since 2 am. That was to say the water was back on and it wasn't, still isn't. For what you are paying I think you should expect better customer service. It's not their fault a water main broke but it is their fault that they have horrible communication and customer service. read more

Market Station is unable to provide running water on a consistent basis for their tenants. Please ask about this problem before agreeing to lease with them. I have lived here for over 6 months and have been without water for about 5 days in total thus far. The lack of help and consideration from the staff with this problem is also appalling. read more

Matthew and the rest of the staff are so accommodating and kind, as well as being located next to the lobby where they could help you during business hours. I had rented from a company before living here, where you had to be buzzed in to talk to the office staff. A lot of times even if they were in there they wouldn't answer the door and tenants were left standing outside waiting. The apartment itself was the nicest I've seen anywhere. My son took one look and said "it is perfect". The one bedroom we rented had high ceiling and was very spacious. The appliances were very new and expensive looking. The floors were a "pergo" type laminate that looked like dark wood. Really nice. The bathroom has large laundry area with French doors, with a full size washer and dryer inside. The garage is gated and offered security I hadn't had in previous rentals where I had street parking or lot with no security. There is a nice balcony which ours faced onto the river. Some face to pool area. This area and all the grounds are kept immaculate. There is a grill for tenants in pool area too. My son used it often to cook a steak to take back to his room. The supporting people who worked there were very kind to my son. I can't say enough when I compare to apartments I've lived in before. I lived there for a 6 month lease and was able to go to month to month lease until relocating to a different state. Try finding an apartment that is gated, has a balony with a great view, pool area, grill, full size washer/dryer, as well as a fitness area of 2 rooms. One with cardio and stretching, the other weights and strength training machines. One wall of fitness center was glass with beautiful view. It was located right down the hall with a bathroom across from it. They were kept very clean and a pleasure to use. read more

This is not a place you want to live. While the property management staff acts like they are so helpful and willing to help you out with whatever you need while they are trying to get you to sign a lease, the completely turn their backs on every request you make while you are a resident. I was without water for 6 days nothing was done, there is always animal feces in the hallways that the management staff has taken up to 3 full days to clean up, after repeated phone calls. Needless to say save yourself the time and money DON NOT LIVE HERE!!! read more

The grounds, halls, and garage area are a mess and continue to be that way....trash is left around, turned over ashtrays, dog shit everywhere. The fitness center is a damn mess, equipment doesn't work, the TV's don't work on the ellipticals. They need a pro AV guy to come in and fix all these issues and then rig it so that people cannot unplug things or trip on cords causing them to break. This has been going on for over a year that I've been here. There have been a couple of times when some Einstein in the management office decides to tell everyone they have to vacate the parking garage because they want to "clean" the garage, so I moved my vehicles for the day and came back to see that NOTHING had been done. This was just after the grand plan to rearrange everyone's parking assignment. Instead of messing around with parking assignments, how about focusing on keeping the place safe and clean? What ever happened with the break-ins where about a dozen of Market Station cars got broken into while INSIDE the "secured" parking structure? I've asked 3 times to different staff and have never gotten any follow up from what the police found out. One staff told me that the police caught the guy who broke in, but has yet to work with the people who got items stolen... just poor follow up, junior varsity staff who don't seem to care about quality and professional service. The office staff are rude idiots. They don't follow up on things that have been brought forward, they don't enforce community rules, they don't tell you if you have a package and if you call no one answers the phone because they are either outside smoking or working on their computers probably playing Angry Birds and too busy to take care of the customers. When I do come into the office, the managers in the back offices who can plainly see you if they would look up. When I clear my throat or say something to get their attention, they look up in shock and say, "Oh, I didn't see you"... yea real nice customer service. When I moved in I was promised that ANY package that came in- I would get an email that day. Now that has all been thrown to the curb and it is a fend for yourself. They say, "If you know you're getting a package, give us a call and ask because it is not our responsibility to let tenants know if there is a package". So that means I have to know exactly which day my package is coming in or call 3 or 4 days in a row and have someone check each time I call..it's ridiculous! Ahhhh, sometimes people send people packages and don't tell them something is coming. Have any of you idiots heard of surprise gifts, birthdays, holidays, promotions, or random gifts from family and friends for no special reason? I've had to call the security company five times in the past 3 months because my neighbor beats up his girlfriend and get into a screaming match most weekends at about 3 in the morning. I left a message with the staff and reported the issue again and that I was seriously concerned about the girls safety. I got a follow up message from the management staff saying that, "They are working with the police department and that they need to respect the privacy of the guy". HUH?? The guy is screaming and beating up his girlfriend and you are worried about his privacy??? I hate this place and trash talk it every chance I get. read more

Market station is worse than any college dorm experience I ever had. If you choose to live here expect 14 hours of music blaring every weekend, 50 weeks of there. Expect dogs to poop in the first floor hallways and their owners to not clean up after them. I have been happy with the staff. I have no complaints about the people who work the desks and maintenance has been great. That said, the a fraction of the people they let rent are so horrendous it takes away from anything the facility has to offer. I'm counting down the days until I can move out. read more
