I've been a home owner for nearly 30 years and have always trusted the big banks in looking out for my best interest. I'd like to set the record straight. Big Banks are motivated by their shareholders but that's not a bad thing. However, it can be if you are not careful and ask the right questions, hoping that your business means something to them. I truly mean it is incumbent upon you to do your research. I wised up really quick when I received a letter from the bank about what my next mortgage renewal would be when I simply asked the question about mortgage rates. They told me that they would give me a rate; however, if I were to recieve a better rate they would match it. Here I'm scratching my head and I'm thinking since I have a 25+ year relationship with the bank and also all of these investments, I must be getting a preferred rate. I was sadly disappointed because that was farther from the truth. I started asking questions and doing my own research which lead me to the great team at True North Mortage. Like many of you may think that Mortgage companies are not reliable nor helpful nor could they compete with the big banks. I will tell you first hand of my own experience with Robert Dang and Nidhita Achhapeliya at True North Mortgage. They didn't know me from a hole in the ground and yet they treated me as a top tier client. Both Robert and Nidhita worked so closely and tirelessly with me by informing me of all the necessary documents I needed. They explained every step of the way.....oh and what I didn't share with you was my mortgage was coming up for renewal January 1, 2026. After several calls to the bank they said someone will get back to me but never did. I am not sure about what the intentions of the Big Banks were but I decided to engaged Robert and Nidhita for their help at the eleventh hour. They could have just thrown a rate to me but they didn't. They educated me on what I needed to know and how to obtain the best interest rate. So, now you know this info, who has your best interest at hand? Again, Robert and Nidhita did not know me but were ready to help me get the best rate possible. Now, who do you think is looking out for my best interest? Hands down, I would say it is Robert and Nidhita as they tirelessly helped me find the best rate (beating out the big banks) considering the value of a mortgage and helping me get the best rate speaks volumes about their sincerity and working hard to earn my business. Robert and Nidhita walked me through the process and offered up information that would benefit me. So who do you think is working hard? On top of it all, my mortgage had to be completed during the Christmas break, New Years festivities, and while I was on vacation with my family. Robert and Nidhita literally held our hands through the entire process......all remotely. I didn't have to meet face to face nor have to give up my family time. Now that's worth its weight in gold. On top of that, we had some opportunities with technology and weren't able to provide signatures as planned. That didn't matter because Robert and Nidhita were able to come up with not only suggestions but real solutions to a crazy and hectic time for us. I recall getting emails and phone messages at extremely different time lines that a big bank provides. This brought it home for me as they are looking after my best interest and in my corner. In my mind, this is how it should be, someone who is not only tirelessly working on our behalf but also communicating with me every step of the way. I never had to wait or wonder what was happening with my mortgage application as they updated me every step of the way without having to ask. I am so completely pleased with how Robert and Nidhita helped me through this crazy economic timeline that I will be engagIng them again for my other 2 mortgages in the near future. If you haven't worked with Robert and Nidhita at True North Mortgage, you are most definitely leaving your hard earned money on the table instead of putting it to good use. Thank you so much Robert and Nidhita for your tireless effort and helping me look beyond my own bias that banks are the only game in town and are offering me the best value.

His customer service--both over the phone and through email--was truly 11/10. I always felt that my time was respected and my questions genuinely mattered. With his prompt responses, clear communication, and friendly demeanour, I couldn't have asked for a better experience. If it was possible I would give this mortgage company zero stars. Mortgage Superhero? The only…read moresuper power there, is lying to clients, especially Kim Gibbons. One of her existing clients who did two of his previous mortgages with Kim asked her for a letter of intent for a mortgage pre-approval in order for him to purchase a pre-construction property in 2024 for his son and she agreed. Instead of helping him she lied to him for six weeks blaming her staff, banks, the stress test, etc. She never worked on the letter nor had the courtesy to tell him she wasn't going to do it anymore and even past the due date with the builder and finally just never returned his calls or messages. I sold that client that unit and he almost lost his chance to invest in this new condo project in Toronto because Kim doesn't get paid to work on a mortgage commitment letter today for 2024. It's not in her best interest right now, but it is for my client who under my advice, luckily got another, responsible mortgage broker to help him in time. This client has good credit and purchasing power and Kim made him feel like he didn't matter and had to beg and plead for that letter. This is beyond unprofessional and as a Realtor I would never refer any clients to this mortgage company. Be careful who you give your business to because a mortgage broker that doesn't care will hinder your chance at investing in real estate and we all deserve to!

I simply requested discretion when presenting the lease application--something I later confirmed with another licensed real estate agent is entirely standard and ethical in this industry. Ben's reply avoids the core issue, which is that he disclosed private information against my clear instructions and responded with hostility and abusive language when I addressed it. Notably, in his response, he does not deny using the language I described--something that should give any prospective client, especially women, serious pause before deciding to work with him. Now that I've seen how he chooses to handle client concerns, it's clear he was never acting in my best interest. In hindsight, I'm relieved I never purchased a property through him--because the financial and emotional consequences would have been far greater. ------------------------------------------------- [Review update:] I had previously written a positive review for Ben Fenlon based on an experience in 2022, but I now feel obligated to update it after a recent encounter that was deeply unprofessional and unacceptable. When I attempted to lease a unit, Ben disregarded my clear instructions and disclosed private information to the listing agent without my consent--jeopardizing the deal and violating my trust. When I addressed this, he became aggressive and disrespectful. He raised his voice, used vulgar language, and told me that if I was going to "act bitchy," then the lease "wasn't worth his time" because the commission "wasn't high enough." I had asked Ben to follow a common and fully ethical approach, and to exercise discretion when presenting the application. I expected him, as my agent, to handle the process strategically and professionally, without disclosing unnecessary personal information that could weaken my position. Instead, he ignored my instructions, dismissed my concerns, and treated me with outright disrespect when I raised them. His conduct was not only unprofessional, but also at odds with the duty of care, loyalty, and discretion expected of a registered real estate professional under RECO's Code of Ethics. A quick google search will show you all the good reviews he had. The biggest mistake I've made? Not bringing my case to him earlier. Good luck to you if you try go with any other brokers/banks. After all that nightmares with HSBC and dealing with an inexperienced broker that over-promised/under-delivered, we sent our application to Paul based on a friends referral. We didn't know what to expect given how poorly we were treated by other lenders. The turnaround time was tight for Paul as we were preparing for a bidding war that's happening in only a few days. We needed a pre-approval like a month ago. Paul was super quick in response and we were able to put together most of the documents through email in the first day. Result came out within a day or two with very competitive rates and we felt ready for the bidding war with his approval.
