As well as gets the units listed on 5 advertising agencies for rent. 300 plus tax to find the tenant. This is for finding the tenants and making sure they are employed and can afford to live in the unit. Then its is 15% of the rental income monthly. (This is for properties 8 units or less over 8 units it would scale back) Maintenance is billed out at $45+tax/hour unless it needs a specified plumber or electrical. Since covid hit in 2020 we have offered an extended service to investors who can not get here. This is to start building the trusting relationship we feel you should have with your investment manager. We will go with your agent and look at the house from a maintenance prospective and let you know if the house is is good condition or if we would walk away. All that is required for this is to pay the 450 plus tax set up fee and we are off to building your moncton portfolio. Once you purchase the first Property there would need to be an additional 450 paid for the next property as the set up fee is for one building only an so on.

Got a quote, came on the day agreed opon. opens up the dirt along my basement wall to see that all along the wall my sill sitting on my foundation was completely rotten. Well that was a game changer. In a panic, I called a carpenter friend of mine. He came over right away. So they figured out a plan to get this done and of course the job grew to 3 times what we expected. The owner Damien gave me a call after speaking with his Forman to advise what this would entail and estimate. We're going ahead. The crew worked all day in tandem with my carpenter and got the job done, also put in French drain, cleared out my drain tile. Sealed the outside wall. What a great team I had, job done, 1 day. I arrived late Friday night, and after multiple attempts to fix it myself, I started looking for a plumber Saturday afternoon. Chris at EvenFlow was great. He was willing to come out on Sunday morning, arrived exactly when he said that he would, and was able to assess the problem quickly. We needed a new well pump, so I went pump shopping while he scheduled a return visit Monday morning. He was very responsive by text message when I needed advice on what to get.
