Being a first time homebuyer is a very scary thing, particularly when you are doing it alone! However, I can thankfully say that David Valley at Massachusetts Home Inspections took away all of my worries. I contacted Dave for his services back in early February 2016. I had found what I thought was the perfect home for me. I knew it would need some work, but I had a vision. So I had Dave come in and perform an inspection. I decided on him after a long search online. His reviews were awesome and he was the most decently priced. He was available within the week (even works Sundays!). First, let me say that Dave is extremely friendly and very, very knowledgeable. He didn't mind that I had my uncle and his friends who do home improvement in order to get an idea for what costs I'd be looking at for renovations and fixes, etc. (Dave - and no inspector for that matter - cannot give opinions on estimates for repairs). He took pictures of anything that would have to be noted. There is a method to his madness! And boy does he know what he is doing. Right away he found structural issues and electrical deficiencies (we weren't even inside!). He proceeded to go inside where he also found that was supposed to be a full rehab was merely a failed attempt at a renovation. He was very detailed with his findings and explained the issues and remedies. He knew what to look for. The inspection lasted close to 4 hours. Dave's findings allowed me to go back to the seller and try to negotiate the selling price. While the seller didn't budge, I was very happy walking away from the home. I didn't think of it as a loss because everything I learned from Dave was so valuable that even the inspection sticker price would justify it. It was essentially a course on home inspecting. Of course, it was only time before I put an offer on another home. This time I was convinced this was it, and it didn't need any work. Again, I called Dave who accommodated me literally a couple of days after given I was on a tight deadline. I got there a couple of minutes late, but Dave wasted no time. He began his usual routine on the outside. When I got there he updated me on his findings and we continued the rest of the inspection together. As usual, he was quite informative and found very minimal issues. I felt really comfortable in continuing my offer to purchase the home once I saw his reaction versus the previous home. He commended the electrician and rehabbers who did an amazing job with the place. This time the inspection was much shorter. One, the house was smaller. Secondly, there just weren't that many issues with it. I know many people are also curious about the cost for his services. I love that his website is very specific about what you will be paying for, no more, no less. I was pleasantly surprised. You won't pay more than $500 unless you ask for additional services. All quotes I had received were for over $500 and did not include Radon or Termite testing. Though not an electronic typed report, he takes his time to hand write all his notes which are very comprehensive and legible. Upon completion of the inspection, he whips out his handy dandy scanner where he scans the report. What I like about his process is that you get your report right away! Of course, if you want the pictures (which most do), you'll likely have to wait a little longer so they can be uploaded. He can also provide with the scan of the report, though you keep the original. In both occasions I had everything by the next morning! Needless to say, I would recommend Dave to anyone looking for a home inspector. He is the real deal. He will not beat around the bush and is very transparent. I would hands down refer him to anyone looking for an honest and hardworking individual who will get the job done the RIGHT way. It is a tough job to find a great inspector from internet, since there are so many of them out there but few information available. After a lot of searches and comparisions, I found Dave Valley, who is claimed as the best of the best based on Zillow.com and other 5-star reviews. The house is about 12 years old and over 4000 sq-feet and took him about 4 hours or so to get it done. Besides the regular inspection items, which includes pest (Termites) inspection, I also ordered full water quality and Radon tests from him. Dave arrived on site before my agent and I did. I followed him all the way and bugged him with a load of questons, which proved to be a must-have new home owner's course. Dave told me all the answers to my questions and the problems found will be reported in details later in written, therefore, it turned out absolutely useless to take my own notes. He kindly showed me the whereabouts and conditions of many things such as the walls/roof; HVAC units/zones; well pump and fiiters; intake/outtake vent pipes of water, gas and the forced air; the central electric power fuse box; washer/dryer hook-up, etc. He explicitly explained me how many years the roof of the house was supposed to last and its current condition. He examined thoroughly the walls, fences, roofs of garages and house, doors, celings, floors, foundations, the Radon remediation system, the well system, just to name a few. Told me what problems were serious and what were not and how much roughly it would cost to repair. He also suggested on improving the insulation of the house and where and how. Eventually, an extremely detailed report were given to me in both paper and electronic version. The water quality and Radon tests results came a few days later after the inspection since the samples had to go to the lab. A long list of problems were caught and reported in a nicely prioritized order, with hand-written descriptions. Suggestions were also offered such as installing a gutter so that the landscape and driveway won't be washed away and damaged after years; and where mice traps should be installed and the exact places from where those little creatures got in. It made my job much easier when it came to the time when I needed to compile a list of items that the seller should repair afterwards. I would highly recommend Dave if you are in the same boat like me hunting a new house and would like it to be thoroughly inspected and make you feel confident moving forward signing the purchasing agreement. read more

I am in the process of buying my first home which makes the whole process exciting and nerve-wracking all at the same time. The stage finally came where I needed to hire a home inspector and, without any references, I was forced to make a blind choice on who to hire. After reviewing a number of options I came across Dave's (Mass Home Inspections) Yelp page. The reviews seemed very positive so I decided to give Dave a call and schedule a home inspection. Dave got back to me very quickly and we set up a time to inspect the house for the following week. Over that weekend I was a bit anxious with the thought of hiring someone at random for something so critical to the process of buying a home. Fast forward to the day of the inspection and Dave, as promised, arrived early to perform the outside inspection of the house. Oh and, of course, I was late to arrive to my own inspection. Dave was very understanding of me being fashionably late and even calmly endured an additional delay as we tried to locate the hide-a-key to get into the house. Within the first few minutes of meeting Dave we began to feel very comfortable as he is very friendly guy and clearly knows how to deal with a first time home buyer. After we got ourselves together, Dave proceeded to walk us around the outside of the entire house pointing out everything he noted during his outside inspection, as well as, conducting a general review of the outside property by pointing out potential problem areas and remedies to those areas. We covered every inch of the outside and, by that point, it was clear that Dave knew his stuff. After the outside was complete we ventured inside and Dave, for lack of a better comparison, was like an experienced surgeon in the way he took his time and carefully inspected each room. He covered every inch of the house, pointing out things that I never would have seen or known to look for. He answered all our questions very thoroughly and by the end of the inspection I was truly impressed with the level of detail and professionalism that Dave delivered on. David arrived early to inspect the outside of the house and was taking detailed notes when we arrived. We met him inside and at first I thought he was possibly a little standoffish as he didn't really acknowledge us right away. Pretty quickly we realized it was because he was doing his job and concentrating on what he was inspecting! When we did introduce ourselves when he finished what he was looking at, he was very cordial. My fiancé is a master plumber and was the one to follow David around. I didn't want him to tell David that at first because we wanted to make sure he knew his stuff. David definitely knew his stuff and even gave my fiancé who is also a jack of all trades, not just plumbing, some great ideas. He pretty quickly figured out Jay was a licensed plumber though! In short, David took his time and was thorough. He asked at the end of the inspection if we had questions and of course I did! They were things my fiancé could have answered and I'm sure David knew that but he still explained everything to me very nicely and in terms I could understand. He printed us a thorough report on site and emailed it to me as well. The one thing I would say is that I'd like to see an easier way to open the pictures he sent via email attachment as we never did get them open. It is likely our issue though and we probably should have kept trying but we gave up because we didn't necessarily need the pics for anything right now. We'd recommend David 100% and he had very fair pricing. We paid $475 with a wood boaring insect inspection included in that. Most other places seemed to be $500+ with that. Thanks David!! read more

In the course of a few hours of David's time, I received an inspection that saved me from making what would have been a huge home buying mistake. I had been to the house twice before and was pretty sure I would go forward. But thanks to the inspection I decided against it and am confident in my decision. When I met David onsite, he was there early, making notes and conducting a walk-around the exterior of the property. When we officially started, he walked me through each and every aspect of the inspection, explaining what he found, what was good, what needed attention, what was up to code, what was not, where safety issues appeared, all this while answering my questions and taking copious notes. Everything and more that he mentioned to me appeared on a lengthy and extremely comprehensive written report that I received that morning. Because the house had issues, and because I had questions, the inspection took longer than planned, but David did not rush the job in any way and took the time needed to do a thorough job throughout, and I mean top to bottom. I contacted David Valley, the inspector for Massachusetts Home Inspections, to look over a home that my husband and I had and offer in on. He got back to me promptly, and was able to do inspections on the weekends, which worked with our schedule. David showed up early (which is wonderful as so often people run late), and he did a very through inspection and run through of the whole house. For the several hours that were were at the home, he pointed out issues with the house, what could become issues, and various fixes that we could employ to make the house better when we lived there. Anything we didn't understand, he took the time to explain. He checked plugs, outlets, heaters, radiators, sinks, faucets, appliances, pipes, boilers, insulation, and foundations. I think the only thing he didn't do was to climb up on the roof. And everything that he mentioned or pointed out, he wrote down so that we wouldn't forget. At the end of the inspection David did the write up while we were in the home (which was great because we needed the inspection fast), so that we could have the physical write up that instant, and he SCANNED the whole thing on-site so that we could also have a digital copy for our records. The man is very professional. David did an incredible job, and I was very impressed with his work, professionalism, and thoroughness. I retained the services of David Valley of Massachusetts Home Inspections as I was in the process of purchasing a property. The realtor provided a list of options, but I wanted to go somewhere reputable. Upon my research, I noticed that David was one of few home inspectors that was registered with the BBB. In addition, I found the testimonials for David as very positive. I decided to contact David and ask if he could conduct the inspection. After coordinating with David, he agreed to conduct the inspection on very short notice (I called him on Wednesday for an inspection on Saturday). In addition, he agreed to do so on a holiday weekend. David is a professional and I would highly recommend his services. Upon arriving at the property, he got right to work. He was thorough with his inspection and walked me through the various concerns and improvements needed. He answered all my questions and provided much advise. Dave's website portrayed him to be well qualified and experienced. He is exactly as he advertises. He was meticulous with his inspection and I am more than satisfied with the service he provided. Not only did he inspect every inch of the home and property, he explained his findings as he went through and made sure I understood the issue. He also showed me how all of the home's systems (boiler, sprinkler system, etc.) worked and most importantly to me as a new home owner how to maintain them. His report was given to me on-site with everything I needed to know, laid out in a way that is very understandable and organized. After I left the inspection I had no doubt that I knew every issue with the home and how to best address them. The best part of it all was that he provided a large manual written by him on how to properly maintain your home. He also let me know to call him if I ever had questions or needed advice when I got into the home. Having this kind of access to someone with his experience and knowledge is invaluable. We hired Dave to inspect our house and we found him to be thorough, knowledgeable and pleasant to deal with. He showed up on time and spent over two hours poking...prodding and examining every system in our 1800 sq ft home. He explained the good the bad and the ugly and even gave us examples of what could happen in the future if you don't take the time to maintain our home. He told us about the things that needed to be repaired in terms we could understand and gave us a time table for making the repairs (in other words...which ones had to be done right away, which ones could wait a bit longer and even the long terms ones we should save for). After explaining our home inspection to people that have had their home inspected in the past...it sounds like we really chose wisely. Some people told us that their home inspection lasted 45 mins and other people said theirs lasted 1 hour and all found issues with the home after the fact which they attributed to their poor home inspection. They were all shocked when we told them how thorough Dave was. The quote that really made me like Dave was when he said "People try to hide things but nothing gets by me." This being our first home we wanted to make sure we had someone that would be thorough and willing to answer any questions we had. I have to say Dave was amazing! Hey Everyone, I recently purchased a multifamily home. I used Dave from Massachusetts Home Inspections to do an inspection prior to signing the P&S. I have known Dave for several years now because I'm a Real Estate Broker. I have always found Dave to be well informed and up to date on changes in MA building codes. There are a lot of home inspectors out there just like RE agents, however fewer good ones and a only a hand full of great ones. Dave is great. Some inspectors are very easy going and miss things. Others are hyper sensitive so you feel as though the property will explode any minute. You want an inspector who is middle of the road and thorough. As a Broker I have seen both and could tell you stories. An inspectors job is to find everything-Everything, that is not up to code or that is not 100% in regard to the subject property. That doesn't mean that it's catastrophic when you receive a ten page report. This is normal. Dave knows his stuff and I would use him again and again! read more

All of them were priced much higher than Mass Home Inspections. Being the lowest priced around and coming highly recommended we chose Dave. He was very friendly and professional. I certainly do not know everything about home care and repair but Dave took the time to not only point out things about the home we were purchasing but he took the time to teach me how to do what he was recommending. David Valley was recommended to us as a home inspector and I am so glad that we went with him! My husband and I are first-time home buyers, though my husband spent ten years as a Carpenter in Maine. For my husband to be impressed says a lot. David was very thorough during the inspection and explained things to us (well, me) very clearly. I was nervous the whole time and he didn't make me feel dumb at all. Someone on here mentioned that the cost was high compared to others; however, I have found that the cost is pretty average compares to others in the area. David also offered to do a radon check for us (and explained to me the danger of high levels of radon) as well as using his infrared technology to double check our insulation in the walls. The price was WELL worth it. The inspection took roughly 2.5 hours, not an unusual amount of time. I have already recommended David to a few friends of mine and will continue to. read more
