I documented nearly everything with photos, videos, emails, and maintenance requests because the problems were so persistent. The building itself was in terrible condition. The supposedly locked front entrance regularly had homeless people inside the lobby. Residents would prop the front door open with rocks in the middle of the night, defeating any security. The parking garage and security gate were broken for extended periods multiple times. Trash constantly overflowed in the lobby, abandoned packages sat untouched for months, and the hallways frequently smelled like rotten food and dirty floors. My apartment wasn't properly prepared before I moved in. It had clearly not been cleaned or inspected, despite my lease stating there would be a move-in inspection signed by both the landlord and tenant. I was never given that inspection document and didn't even know it existed until move-in day. The balcony was covered with mold and bug nests. I requested it be cleaned multiple times and was repeatedly told it had to wait until spring. Spring came and went, and nothing was done. Maintenance was consistently slow. Small repairs often took weeks. I specifically requested that maintenance notify me before arriving later in the day because I work night shifts and sleep during normal business hours. They ignored that request. One day they woke me around 2:00 PM for a dishwasher issue I'd reported over two weeks earlier. Their "repair" was handing me a bottle of dishwasher soap. The noise issues were even worse. I submitted multiple complaints with gigabytes of video evidence because management specifically asked for proof. Once I sent it, it was essentially ignored. I was repeatedly told they "couldn't discuss conversations with other tenants," while the upstairs neighbor continued blasting bass-heavy music past 2:00 AM. I eventually had to call the police multiple times just to get some peace. The final straw was the air conditioning. My A/C barely worked for nearly two months. I submitted maintenance requests, followed up repeatedly, and was constantly told it had been fixed or that they were "working on it." Several requests were marked complete even though the unit still wasn't functioning, and I recorded videos showing it couldn't cool the apartment. I eventually submitted a formal notice to terminate my lease under the lease terms if the issue couldn't be fixed. Management waited until less than a week before the deadline to claim my notice was "invalid" because they had supposedly been "diligently" working on it. On the final day of my lease, I stopped by before returning my keys. Suddenly there was a brand-new A/C unit waiting to be installed. The walls smelled freshly painted, the balcony had finally been swept, and the temporary window A/C was running. I photographed everything. After months of being told the problem had been addressed, the permanent fix conveniently appeared only after I had already moved out. I had also requested a final walkthrough after spending two full weekends cleaning the apartment. I took photos and videos showing it was left cleaner than when I received it. When I returned my keys, I simply mentioned seeing the new A/C unit. The property manager immediately became defensive. When I pointed out that this confirmed what I'd been saying for months--that the problem had never actually been fixed--she became angry, called me a dick, told me to "get the **** out," and gave me the middle finger as she locked the office door behind me. I've kept the emails, maintenance requests, photos, and videos documenting all of this. If you're considering renting here, I strongly recommend looking elsewhere. Between the security issues, poor maintenance, ignored complaints, and the way management handled legitimate repair requests, I cannot recommend this property to anyone.

The coffee in the main area became cheap exotic Great Value brand flavors that no one would actually drink (sat for months). The trash compactor breaks...and stinks in summer. The parking lot and shared indoor areas are not kept clean. Poop once sat outside of the back entrance for weeks. They got caught charging tenants different rates for electricity (!). They left one of our neighbors' heat broken for months during winter. Left someone else's AC broken during hot months. They act like richards when you ask them to do their job and they do the bare minimum (i.e. least expensive thing) to temporarily fix issues knowing full well it will just break again. They do shady ish with leases too, so be careful. And they had the audacity to raise the rent despite all of the above. A horrible lazy, cheap group trying to maximize profits at their tenants' expense. Can't wait to hear about baby's first lawsuit. Would love that for them! P.s. My family and I have been living here going on three years, and we have truly enjoyed living here at Deerfield commons. And we all agree that this is the best place to live in Lafayette, Indiana. We enjoy Free Parking, Washer & Dryer Hookups, Outside Storage, a Balcony with a locking sliding glass doors & may I also mention that we have a great view of the well landscaped lawn just outside of our apartment. Overpriced and no soundproofing, which I believe is why the vacancy is so high…read more The published rent is not what you pay, there are required amenities added onto it, such as a package locker that I've never used but cannot opt out of. The main issue I've had with Westridge Flats is the lack of soundproofing. My first set of neighbors were college kids who behaved like normal college kids, but I'm an adult who works normal business hours and cannot stay awake all night long while they can and do. So I had to explain that I can't sleep while they are up late and they were cool about it and kept the noise level down until they moved out at the end of their lease. Now I have a new set of neighbors that I had to tell last night that I can't sleep because I can hear them. They were just TALKING but I could hear them. So, just be aware that the buildings here have ZERO soundproofing and you will pay about $100 more than the published rate for amenities that you may never use.

I explained that im handicapped due to an accident to Eric but he made it obvious he does not care. Im told that "bart" is the office "boss" but he has no last name, email, or phone number. The woman who worked on 3/29 convinced me to upgrade but no one was willing to find out her name (Faith) or even go look at who was scheduled that day. Everything is "i don't know" with the attitude of "i don't care". I wont even go to the gym for my physical therapy anymore because its so uncomfortable.

There are definitely pros and cons to keep in mind however. I will start with the pros: Location: It is a GREAT place if you are a student because it is a 7 min drive to campus and it is literally 2 mins away from downtown. It's also only 8 minutes away from the mall! So the location is absolutely perfect no matter where you want to go. Staff: Everyone is so friendly. Andrew is extremely reasonable and willing to work with you. Jasmine is new but super nice and helpful. Jacob and Wayne from maintenance are really nice and care about doing the job right. Everyone is great. Storage: The kitchen has SO MUCH ROOM to store stuff. Half of my cabinets are only half full because I can't possibly buy enough to keep them fully stocked. The closet in the hall is also humongous. Scenery: The walking trail might be my favorite part. There is a mini forest behind the apartments. If your lucky, you'll get a trail view window and get to see beautiful nature every time you look out. But even if you don't get the trail view, the trail is always there if you want to get in touch with your nature side. Windows: The windows are huge and let in a lot of natural light. Now for the cons: Size: It is a bit small. It's is definitely perfect for my first apartment by myself, but I think I have quickly outgrown it. The kitchen and bathroom are a nice size, but the bedroom is a bit cramped. My living room feels a bit small too, but it might be because it's also my art studio. Design: A lot is outdated. If you plan on moving in, my biggest tip to you is to plan on replacing lighting if you can. It makes a HELL of a difference. The light fixtures in the other apartments is outdated and makes the place seem dim and a bit dirty. New bright lights will seriously help. I cannot stress that enough. The cabinets and refrigerator are also out of date. The bathroom is just downright ugly. Especially the brown tub. AC Unit: Ok so this one is big. They are having an apartment wide issue with the AC units not regulating humidity right (i believe). There is a shelf built into the wall under the window and above the AC. In a lot of units (including mine), this led to a mold problem under that shelf since it was trapping all the moisture. They took out my shelf and replaced the drywall and are currently looking for a solution to keep that problem from happening again, but just know that might be something you want to investigate if you do decide to move in. I would bring a dehumidifier with you.
