They require you to provide a receipt for cleaning carpets in the lease so I can't object to that but other than that, my regular cleaning person cleaned it and she is a world class cleaning person. Upon leaving, the manager of this company lied to my employers, apparently in an attempt to collect a free deposit from me or my employers. I was accused of leaving this place a mess. Not only was this place cleaned by me above and beyond what is usually expected of a rental and definitely beyond what is expected of a temporary corporate rental, but I was specifically told by the complex manager that "I could clean as little or as much as I wanted to since they were gonna clean anyway " the day before I left. Other than not finishing the vacuuming because THEIR cheap junky vac stopped sucking anything at all, there was not much else left to do. I cleaned the entire kitchen including all the appliances way better than they were when I arrived and even removed a few dirt marks on the carpet that came with the apartment. All in all it was as good if not better than I left it accept for the vaccuum thing. They even accused me of stealing ther cheap garbage can when in fact it was left in it's place and with a fresh bag (and a few extras underneath). Another neighbor/traveler I knew there had issues with the other neighbors complaining, every time the family set foot outside, that the children were...oh my god!... "playing outside" . Do you expect the kids to never set foot outdoors? Besides, there were kids across from me who played outdoors so the rule was not universally enforced but only enforced depending on who you know, apparently. Anyway, if you want a retirement village, advertise it that way. This place is NOT kid friendly in any way. Yet they seem to be fine with college students climbing on the fountain after dark and breaking beer bottles ("no glass" sign ignored) on the pool deck right in front of the security guard (no point in calling them, eh). Another issue mentioned in my first review was never resolved of the tap water having an odor. I took more than a few showers in water that smells like farts (and it wasn't me). This was is a complex-wide problem that they blamed on the city water yet none of the neighbors outside the complex noticed it.. Several nights I could hear what sounded like the upstairs neighbors wrestling elephants heavy objects loud sudden jarring thuds overhead) late at night. When management was told about that later they said "there was some construction going on and the guy must have been working late to catch up". Really? Starting from 2:30 am to after 4:30 am? Are you prepared to rent where they do their maintenance and construction at those hours? Do you think that if that is the case that they care at all about the tenants and owners? Did I mention how they took three visits over a period of a week to fix a simple hot water heater problem when I first moved in? Three visits and no hot water for a week..enough said. I let that one go because it was summer, but it was still a chilly shower experience. I had to call my company to get it done right finally. I take this review all the way down to a one star for dishonesty, alone! Too bad, because it was such a good first impression. I hope that precious deposit they stole or tried to steal covers some of the business they lose from bad reviews. I doubt if my company and the other travel companies will continue to use them for long if they cause problems with very many of the travelers and there is definitely a pattern starting here. I can certainly pass on my warning to future travelers to Las Cruces. We do have a choice to refuse a particular living arrangement, you know. How much of your business is traveler related because we do talk to each other and many of them saw my apartment while I was living there and how clean it was kept! We tried extremely hard to be very polite and considerate to the complex and neighbors and this is what we get for our effort. Shame on you people for lying! I wish I hadn't gone the extra mile and replaced all the light bulbs with high efficiency ones the week before I left and made extra keys for them, among many other small things. I do try to leave a place much better when I leave than when I arrive. I hope the new place appreciates my efforts more.

He simple said that if needed I would just pay for the carpet to be cleaned at time of move out. Housekeeping and maintenance were super nice and trustworthy. The apartments are clean and safe and the only real issue I had was that there was a delay with the pool opening. I would recommend this housing for nurses working in Las Cruces without a doubt! The only reason I gave it 4 stars instead of 5 , was a selfish reason. It is sad that the pool is not in use, but I can easily imagine the cost of keeping such a luxury available safe and clean. I am not looking to help these apartments get over populated, no, I am just so grateful I found this place.

Loved living here…read more Maintenance: Nearly always on the premises. I would put a work request in the front office on my way to work and it would be fixed before I returned home that day. Management: Never had a single issue with management. Communications were clear about things that were going on in the complex, and it was apparent that management actually cared. The only thing that would have made living there more convenient would be online rent pay. I hate dealing with checks. Property: Management was constantly trying to improve the property. I lived there for a year and a half, and during that time they installed solar panels, re-paved and re-painted the driveways, and installed a really nice shaded area at the pool with gas grills that were free to use. The pool wasn't used very frequently, so the noise was never an issue. The complex was fairly quiet in general- the average age of tenants appeared to be over 30, so that helped. Units: I never went in a different unit other than the one that I rented, so I can't speak for the entire complex. That said, my unit was really nice. The carpet could have used some updating- it was nearing it's last leg. The appliances were all in great condition, and the included washer and dryer were nice. The "free" internet was unusable (5mbps, really?), however they were switching providers when I moved out. I just paid for my own internet while I lived there. Never had insect issues, except for some harmless tiny ground beetles that came in during heavy rainstorms (and management had crews spraying the building as soon as that started). I moved out of LC, otherwise I would probably still live here. For the price, it is hard to find another complex that is as nice (and has a washer/dryer).

Everything was old, which we would not have minded at all except for the fact that every towel but…read moreone was stained, the bath towels were tiny & too many things were dysfunctional. The towels & toilet paper were made of sand paper. The sheets were stained & so totally stinky/smelly with chemicals I was thrilled my husband brought our sleeping bags & pillows which we used. The room was queerly arranged. The only accessible electrical out let was very far away from the bed, tho there was one with no way to reach it way behind the head board. Every light switch plate was covered with fingerprints. The toilet seat was sticky-was that unrinsed soap?? a dirty sponge?? or something else? much worse?? We had to disinfect & rinse the toilet seat first thing before we even got our belongings out of the car. At least the manager was nice.

I've lived in Casa Banderas for a few years. I'll give my honest review…read more First, I'm happy that the establishment was on the cheaper/budget end. It really helped me save up money and not have to worry about unnecessary fees. It's great that the WiFi here is free and it's really fast too. They also have their own unique dog park and basketball court and pool. There are a few cons however. The apartment that I lived in had quite a bit of holes and nails that were still on the wall. I didn't mind it but I would've appreciated it if they removed them prior to my move in. We almost stepped on nails near the entrance of the door too. Next, the standard of care for the apartment is somewhat cheap. I had a few items in the apartment that just broke (my microwave, my shower door, toilet, etc). Now, at first, maintenance came ASAP, but overtime you start to realize their speed mellows. One time, it took them over a week to come. One thing about this complex (and I'm not sure if this goes for other complexes) is that the water smells really bad during the summer (or when you leave for vacation for more than a week). I've had my water pipe cleaned by maintenance at least 3 times during my stay here. They put soap in the pipes and let it drain out for hours. It temporarily does the trick, but overtime the smell comes back. In terms of noise I'm happy that it's quiet here for the most part. There are a few NMSU students that live here and hosts their own parties. I've only had to call security a few times in which they were super loud during 3-4am in the morning. Lastly, something that really bothered me was the fact that the mail boxes are not protected. There were instances of "mail break-ins" in which mails were kept by the office, included package deliveries. It is such a hassle to always have to visit the office just to pick them up, and it's worst when they're closed or on the weekends. It would've helped if they fix their entire mailbox sections instead of letting burglars break in every now and then. Otherwise, I think this is a solid place to live for lower-income folks and students that aren't committed long term. It isn't as comparison as to the flats or cobblestone, but it's a great budget-friendly place.

I lived there for a year, the maintenance man broke a $150 bottle of perfume (which was not in an…read morearea where it was accidentally broken). He either was attempting to steal it or was being a creep and just smelling my perfume and dropped it. I had proof of the incident in the form of security footage and presented it to management (whom is still there). All I requested was for my perfume to replaced. I was told that I would need to use my renters insurance in order to get it resolved. The man was let go, proving to me they knew his/their fault in the matter but they were not willing to make it right to the extreme of replacing what their employee did. How is it fair to tell a tenant that they would need to use their insurance to correct something that THEY caused? Isn't renters insurance for getting broken into, a fire, injury??? I don't think the insurance companies would find it reasonable to have to pay for incidents that the apartment complex caused themselves! That is encroaching on a crime itself. Shame on them... don't live there.
