I lived here for two years and enjoyed my time! The office staff is always friendly and helpful. Like any big property management company, they try and throw different charges at you sometimes but the staff is quick to explain and fix any issues. I personally did not have any security issues but I know some of my peers did, the property does seem to be in the process of enhancing their security and they do have security who walks around at night! Although the gate to let cars in seems to be broken often and when it is working the key code they give you to let guests in works maybe 50% of the time. It is definitely a bit of a party spot at the pool, and some of the apartment buildings get LOUD. I know the property is looking to fix some of that. I will say I lived in a building away from the noise and it quiet in my apartment besides general apartment noises, I kept my windows open most of the time without issue. When I moved in to my apartment there was normal wear and tear on the unit with something's left unfixed that when I brought it to the attention of the apartment they said it will remain unfixed because that's just how it is. Cosmetic things mainly, damage to a wall in the closet, part of the counter edge broken in the kitchen, but in other apartments I believe it would have been fixed before move in if not after when brought to the attention of staff as I did! So while maintenance is quick to respond and repair any issues you have the general upkeep is slightly lower than I expected. My main issue with the complex is they seem to treat it almost like student housing, with one move in day for the busier months and frequent apartment checks without wiggle room to set up a time that works best for you, and staff not available for scheduled move out walk throughs. Since it is not student housing this can be very frustrating. Overall I really did enjoy my time at the flats and my dogs and I will miss it! I think it is a good option for students in the area looking for a convenient place to live. read more

I personally wouldn't live here again because of all the NMSU students that live here. In my opinion, it's not very family-friendly or peaceful. A lot of people are trying to throw parties at the pool and stay up all hours of the night. The pool is always closed due to NMSU students ruining it. read more

In 2019 this place was amazing, but since they fired half of their friendly staff, and changed owners, the place keeps going down & down. -The staff is always overwhelmed with work. Really? 6 staff people for over a hundred bedrooms? Call them "slaves"instead... -I started paying $900 for a 1x1 apartment. Today I pay $1330 with no enhanced services or justification -Gates and locks in the clubhouse always fail -Their security cameras don't work -There's poop everywhere -Dead grass, plants & trees are never replaced -The pool is always taken by nonresidents -And some residents are ugly people but how a staff of 6 people will take care of the whole property? If you are a medical student, DO NOT live here. My motorcycle has gotten stolen from outside of my apartment. My friend got her bike stolen the first two weeks of school. My other friend had her car broken into. The cameras don't work, so good luck. Extraneous charges have been placed on my account and hasn't been fixed for months. There are OBNOXIOUSLY loud people at night during quiet hours and absolutely no security. The only redemption about this place is the staff.. even then I wouldn't spend a dime here. The water is absolute trash, it is extremely sulfurous that you're literally drinking farts. DO NOT LIVE HERE. Las Cruces doesn't have a lot of traffic. Save yourselves a headache or multiple headaches and some cash. Oh, I just remembered someone also tried to break into my apartment and 4 AM. read more

I lived here for two years...I'll will try to keep it simple. I am a medical student so most of my time was either spent at school studying or in my apartment sleeping. I would occasionally eat...but low yield. Pros: Good location. Close to school. My apartment never had any major problems. I think I submitted a maintenance request once to change a light bulb. It got changed the next day. I really enjoyed my interactions with the staff. Both Denise and Bailey and have done an outstanding job at improving the community through events (before COVID-19) and social media posts. I personally feel they really go out of their way to make you feel at home. I thought the management was one of the best things at The Flats. My requests and questions are always answered in a timely manner. Cons: I found many of the residents immature and disrespectful (high yield). I observed many of them yelling at staff members over the smallest of inconveniences (higher yield). It was very obvious to me that this was the first time they were living on their own and were used to having their handheld for everything (highest yield). This is one of the main reasons I didn't utilize the study spaces. It just wasn't a favorable environment. There was a lot of poop on the grass which again goes back to the residents. They were not following the rules and cleaning up after their dogs. So if you decide to live here, please call them out on their shit...literally. I gave it 4/5 stars because there is always room for improvement! Bailey and Denise, thank you so much for making my experience worthwhile in Las Cruces! We lived here for 1 year in a 2 bedroom. Overall I do not recommend the flats to anyone. It is overpriced for what it is. The pool is constantly closed. The grass is mostly dead with a lot of dog poop not picked up. The gate is always broken or left open. We have caught security guards sleeping before. Bicycles are often stolen. I've seen bike locks cut and bicycles stolen out of peoples patios. The communication is rude between management and renters, management will sent unprofessional text messages to renters. There is lots of noise from young students partying. The building material is very poor quality in the apartment. The water smells bad and leave stains. The only pro is that it is close to Burrell college and NMUS, has high ceilings, and a variety of plants and greenery around the complex. read more

Great apartment, amazing office staff, but it's owned by a company in SoCal, who only wants as much money as they can squeeze out of you. My rent was raised 20% after one year! So it's great if you don't mind huge rent raises. I bought a house, and my mortgage is $500 less then the rent I was paying. read more

‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼ My sister and I have been living at The Flats at Ridgeview here in Las Cruces, NM. They are the new looking apartments across from the NMSU Pan Am, and behind the Dominos Pizza. This is the second time we have had to put in a police report with LCPD, who have informed us of TONS of theft at The Flats. I know what you're thinking... "Isn't The Flats a gated/private community?" IT IS! That does not stop people from walking through the side gate that is ALWAYS open. So technically-anyone can just walk in. ‍ Today we saw that my sisters Catalytic Converter was cut off from under her car! That thing is like $600 to replace. My mom and sister went to the front office to complain and see if they can gather any video evidence. Turns out, the flats do not have ANY cameras at all, so there's that. Bailey, who is the housing manager or whatever, RUDELY laughed at my mom and sister, said "thats not our fault", and proceeded to walk away as my mom was talking to her. She was really rude about it... I think if there's that kind of problems going on, AT LEAST listen to the story. My mom got it all on video, so we can provide any proof. The first time we had to file a police report, was when my sisters boyfriend car was broken into! They stole $2000 worth of tools, his passport, and insurance. The Flats didn't want to do anything to help! The Flats claim to not have the money for cameras, but rent is $1400 a month, plus an extra $200 or so for utilities. There's NO WAY, they don't have some money for cameras. It's frustrating and sad to see what is going on at The Flats, and it seems like the office managers don't care much about it to fix anything/ stop it from happening. I want this post to be shared so they stay away from renting here. Also, for any previous and current residents to speak up if they have dealt with theft/vandalism as well!! To begin this review, I do want to recognize the friendliness of the staff. The apartment is spacious, but my 2 stars is reflective of the following: 1. Location - Although this apartment is located minutes away from NMSU and BCOM it is right off of the highway near several hotels. With that being said, I have seen some questionable people who do not reside in the Flats walking around the complex and outside my apartment building. It makes me question the security. 2. Price - After moving in and learning more about Las Cruces, I found more affordable areas to live in. I paid $650 for the master bedroom in a 2-room apartment, but you can find nicer locations and pay about $780 for a single room apartment. 3. They don't pro-rate. I moved into my apartment on the 15th of the month and I was force to pay the full $650. 4. If you are a medical student who is still waiting for responses from other schools don't rush into signing a lease with the Flats. Because if you get in else where, and although you didn't move into their apartments, the Flats will make it hard for you to break your lease. They will most likely say you can't get out of the lease unless you find someone else to take it over. read more

This is the "it" place to live in Las Cruces. Talk about the best looking modern contemporary buildings that stand out architecturally in the best and safest location in town! Forget large parties or rowdy neighbors like other apartments in town! The staff has definitely done an amazing job at creating an environment driven towards "young professionals." I have no worries about being woken up in the middle of the night to crazy shenanigans like I experienced weekly at The Grove. Did I mention almost everyone here has a dog? 100% dog friendly! We even had a doggie meet up that was orchestrated by the front desk (I hope that continues). Lastly, I know it's small but I feel safe enough to leave a doormat outside. That's something in Las Cruces that's a rarity. Usually my doormat is stolen by the next day! This mostly has to due with a Working security gate. Again, a rarity in Las Cruces. As local I've never experienced an apartment complex like this. Ever! The Flats is a breath of fresh air for our town and that's why I pay the price I do. Because it's rationally safer, friendlier, quieter, and provides working amenities that is not readily available anywhere else. read more

Disclaimer: this review is not a reflection of the on-site managers and front staff because they're wonderful and do their best to assuage the situations that the residents are accidentally placed in due to the poor foundation of this apartment complex. Before you think about moving into this apartment complex, consider the type of residential environment you are looking for. If you are a student in a graduate program that requires intense study hours and focus, this may not be the place for you. This complex receives quite a bit of attention from incoming students, and many choose to rent this place due to the proximity to the schools around the area (I was one of those people). However, please do not choose proximity as your only factor, because the negative experiences here have outweighed the good and influenced my decision in writing this review. The root of this complex's problem? Inconsistency and instability. One area of inconsistency has to be their website advertisement as "professional housing" for those developing their professional career". Of course, it is unethical to target a group of people because that could lead to discrimination and go against the federal laws put forth by the US Department of Housing and Urban Development. However, if they choose to sign leases with undergraduate students that party past midnight, vomit on the streets, and someone calls to make a complaint - action should be taken. Action is taken eventually, but never quickly enough. This week, I heard a group of people belligerently screaming at 2AM. The complex prides themselves in their quiet hours after 10PM on weekdays, and after 12AM on weekends. This morning, I woke up to an email from the complex that indicated their "after hours" hotline is for utility emergencies/lockouts only - otherwise we should call 911. It made me feel a bit uncomfortable because I had considered calling the complex hotline (which we were told to do previously) to notify them of the noises. The noise issue is not an isolated incident, by the way. It has happened many times previously. Within the first week that I moved in, I had an accident happen where I turned on my kitchen faucet, and the handle flew off. The faucet water shot up like a geyser, propelled to the ceiling, and proceeded to pound water all over my new apartment. I literally could not take both my hands off the spout, otherwise the water would rain from the sink to the ceiling to the floor of my apartment. I managed to call my neighbor (thank you, Siri and voice command lol) who used her hands to manually turn the sink off from the bottom of the faucet cabinet while I maintained a hold on the exploding faucet. When I reported this incident to the complex, they were apologetic. They sent the maintenance guy over the next day, who said, "we built these apartments so fast that the part must not have been screwed on tightly, and the pressure of the water spraying out from the accident broke it". This was alarming to me because I realized that they do build these apartments at an incredibly fast rate. Other residents faced an incident where the 2nd floor refrigerator leaked (which happens), and the water soaked through the floor and caved the ceiling of the first floor residents. Their property was ruined. As I'm typing this and watching the construction of more buildings happen right outside my windows, I wonder what type of infrastructure issues they could possibly run into, especially since they've been working on building more than 50 new apartments for less than 6 months. In September of this year, a thunderstorm blew out the refrigerators in a few of the apartment buildings. Management tried to do their best by providing dry ice or allowing us to store our food in the clubhouse. However, we were told that it would take a few days for us to receive the parts to the refrigerator because they could not be found in town. The refrigerator broke on Friday, and they were finally replaced Thursday morning. I ended up throwing away most of my food because there wasn't enough room in the clubhouse refrigerator, and I spent extra money on food that week. I was never compensated as it was "an act of God" (this is a direct quote). Though I understand that it may be impossible to compensate for something that is out of their control, the apartment company should have sourced their refrigerators from a company in town so that the parts are more accessible and fixed ASAP instead of having to wait almost a week. Hopefully, they have some parts ordered for the future in case something like this happens again. TLDR: apartment may look nice, but there's definitely issues with it. Management tries, but you're left trying to figure things out on your own most of the time because they can't do much beyond the company's policies (which is where the issues truly are). Do your research before signing a lease, especially if it's a place like this that doesn't allow you to break it. read more

This place is money hungry!! They literally charge for every little thing... Want to pay your rent, here is a service fee. You thought your rent was $950 here we want you to buy renters insurance so your rent is more. It's ridiculous how many hidden fees they have. They only make you get renters insurance because they are covering themselves. They had a few apartments have full on break downs after moving in, because how quickly they tried to build the apartments. You can't dump your liabilities on your tenets. They also use this third party website that charges you for electricity annually. For example if your electricity bill is $30 for the first month it will be $150 that first month. read more

Giving this place one star, I currently live here and I wanted to continue to live here next year. I wanted to move from a two bedroom to a one bedroom next leasing term but unfortunately this place is so money hungry that they charge their returning residents $300. However, new residents don't have to pay this charge. The place is overpriced for the amenities that we have, The barbell is assisted but they paid for a cheap machine meaning the bar bell doesn't go all the way down. It would be nice if we had a bench bar that touched the ground considering we are paying more for rent than any other place in Las cruces. We also need a punching bag because they do present the place as premium. They used to have a Keurig machine but they replaced it with a crappy coffee machine that makes terrible coffee. Sonoma Palms charges less than this place and has 2 monthly parties where they provide the residents with food from different restaurants. There are no BBQ grills here. Sonoma Palms has basketball courts for less price than this and the apartments are bigger. This place has the capacity to be amazing but I feel like management is cutting corners. read more

The apartment is very pretty and the service is great, but the WiFi at the lounge never is working and one of the reasons I wanted to live here was for easy access to a qualitystudy spot. Also, it's been a few months and the piping still makes the water smell like sulfur. They really should invest in either filters or a water softener and BETTER INTERNET AT THE "study lounge" Update: posted this review 20 days ago, they came and cleaned my water heater so no longer have an issue with the water... HOWEVER things are getting worse the internet at the study lounge is still not working and for the past week every night the security alarm goes off approximately every 20/30 minutes and NOTHING is being done about it. We have complained to the manager, the people on call and their advice is to just call back... Will definitely not be renewing my lease if these issues continue!!! This place is dreadful once you sign a lease... Dogs are constantly barking at each other every hour of the day or fighting in the courtyard. It is mind blowing to see owners allowing this but more mind blowing that management refuses to control the problem. I wouldn't live here if I had the chance to do things over. I would like to point out that this place is one of the most expensive places to live because tenants have to pay for electricity, its annual service, annual transfer fee, and $100,000 insurance. The rent is expensive and increases annually, and the renters are locked into a yearly contract unless they or the management can find someone else, and then the renters have to pay the transfer fee. The apartments try to attract BCOM (private institution) students. For one of the most expensive places to live, the service that the staff provides does not meet the expected standard. read more

I love living here because the management is absolutely fantastic. Bailey and Denise have been on top of every need I have and have really gone above and beyond during the COVID period. Bailey handstitched over 100 masks for the residents at the beginning of COVID to make sure we all had masks. Additionally, they delivered packages right to my door when I was sick with the virus and also made sure I had everything I needed. If I ever have any maintenance issue, they will come and check it out immediately. Sometimes a part needs to be purchased, but management does their best to help make sure that I have everything they need. I want to echo another review on here about some of the residents. I, as a medical student, was expecting a quieter environment. For the most part, it is, as long as I keep my windows closed at night. During the daytime, I do expect people to be outside with their dogs, so I don't expect it to be quiet, but sometimes late in the evenings, I will hear the residents outside being pretty loud when it's in the middle of the night. Additionally, I have witnessed several residents being incredibly disrespectful to the staff and getting upset at them for things that are completely out of their control (example--it is not under the control of the staff members when the power goes out because a car hit a pole and caught fire a few blocks away, knocking out power to several blocks). As someone else mentioned, it is clear that several residents are living on their own for the first time. I have never had a negative encounter with any staff member and they have all been above and beyond. Another con--there's not recycling!!!! Other than that, I love living here and am sad that the day that I have to live elsewhere that Bailey and Denise are not at is coming. read more

I am very pleased with these new apartments. The management and the team they have now are amazing people and always with a friendly smile when I see them. I have been here from the beginning and it was rough at first with the GM (Stacey) they had at the beginning. The team they have now are amazing people!! I made sure to be one of the first people to renew my lease, because of how much this place has made it feel like home. It is an amazing place to live with a great location for students. Some of the residents that I have ran into are also very friendly. I love the pool and the lounge area and that they have it open 24 hours a day. I have never seen an apartment complex do that! I will be living here through out my college time as long as I can! You can even walk to the plaza on university and walk the triviz trail. So many positive benefits for living her! read more

Stay tuned if you want a real review of these apartments! If you're looking for a very quiet community, steer clear of this one! I have lived here since these were first built in the summer of 2018. Pros: -New, beautiful exterior and interior -Maintenance workers are VERY friendly and prompt -Very spacious and pretty balcony views -Convenient location to NMSU/ other areas of town -Gated community -Very nice saltwater pool and hot tub! -Can pair you with a random roommate if needed. -Free food/events frequently Cons: -Dog poop IS EVERYWHERE! It's Disgusting! -Pet friendly complex so be aware you will hear dogs barking frequently -You can hear people walking on any floor. I had a third floor apartment and I could hear people walking under me and would feel the ground shake FREQUENTLY. -Music can be heard/felt very easily throughout these apartments. Thin walls and floors, once again, NOT QUIET! -Guests often park under the covered parking that you have to pay for. It is VERY annoying and I highly suggest the Flats put up signs stating those are reserved parking spaces instead of relying on word of mouth from current residents! Furthermore, if someone is parked in your spot, you have to get a towing company involved yourself... -Bailey at the front desk used to be great when she first got here, but she often goes back on her word and doesn't really try to help you. Her favorite words are "We can't do ____". Personal example, the air in our unit was out and it was summer so it was very hot (around 80 degrees). I would think that is an emergency maintenance request, Bailey told me that maintenance could not come fix the AC due to COVID19 so that I would have to just troubleshoot on my own, which I had already done. Miraculously, the maintenance guy stopped by and fixed it, even though she told me that they were not allowed to enter my apartment. If he wouldnt have come, my A/C wouldnt have been fixed because some things were labeled improperly in my unit. Things like this happen often with her. I personally liked the first resident director way better, he would actually help out and make sure issues were addressed and fixed! -Hailey and Ben are super sweet at the front desk! -I highly recommend this apartment complex invests in a security patrol the parking lot like other apartment complexes in the area have. -Often smells like weed (pro or con depending! LOL) -Very expensive rent with big increases each year -If your lease ends at an "odd" time you will be kicked out of the online system prematurely (I was kicked off a whole month early) which causes several inconveniences with rent and package releases. If I hadn't moved out of state, I definitely wouldn't be living here again. read more
