Tricia is respectful ‍ the only neighbor who complains is the one below us and im pretty sure my rabbit does not bark so I'm not sure where that is coming from. we are cool with everyone else. we literally go to work at 6am and come home at 5-6pm. we play video games and hangout together. it's not like we party and have a bunch of people over all the time. there are more reports of your management treating tenants like this, not just mine. I've asked numerous times to have the fines taken care of with my deposit and yet the request is always ignored. your management is a joke and I'll continue to spread the word about it. read more

Realty side... Sally deserves 5 stars... She's sweet and very informative... If she switches companies, I'd probably use her again. We listed our house with her and then left the state and there was never any lack of communication. We knew when people were viewing the house, what they thought, and throughout the closing everything went smooth. She's totally awesome. Property management side... complete joke.. Call backs are rare and late. There's definitely a lack of communication... The people they use for repairs price gouge or something.. getting charged $45 to tighten a towel bar and hooks?! Really?! When I get told there's a few minor repairs and end up with a $500 dollar bill it's ridiculous... I get it, little things at up but $15 to change 2AA batteries in a thermostat where they just pop in... And some Christmas light clips we didn't even put up... mmk And those house checks they supposedly did when your house sits vacant... Apparently they didn't notice the lack of heat in the middle of winter because my house had no gas for 2 months before I noticed... Also, they don't run water like they informed me they do... because my water bill usage always said 0 gallons used... sooo who knows if they even check on your house.. Oh.. and if you plan on doing taxes and want the receipts for all those repairs they do... WELL... make sure you ask for them right after they are completed.. because you WONT be sent them automatically... Our house sold and tax season came and apparently they trashed the packet because the had sold.. they'll give you a total but no actual receipt for your tax records.. We buy a house everywhere we PCS and rent them or sell them out when we we leave.. never had these issues. Definitely won't and don't recommend this company. read more

Let me start my review by saying I was honestly surprised by some of these comments. I understand that most people don't leave reviews when they are happy or satisfied with service and only when they are disgruntled or upset. While on that topic, only because I know some troll is going to accuse me of it...no I am not being paid to write any of this. It is actually the opposite; I pay them from my pocket every month for their services just like all the other people in all these reviews. Honestly if it comes down to it where I am no longer satisfied with their service then I will terminate my contract with them and find someone else, "knock on wood" but that has not happened yet, and I hope that it does not happen. With that being said here is my full disclosure and objective review. My wife and I own a home in Junction City and have been renting it out since 2008 as the Army keeps moving us around the country. We have gone through 3 different management companies during this timeframe. I have seen good, bad and ugly over the years and lost a few grand in the process of weeding out the bad. It was after we fired our 2nd landlord and opened a lawsuit when we found Mathis Lueker and sat down with them to go over the possibility of letting them manage our property for us in 2016. The management team was very forthcoming and honest as they laid out the owner contract depicting their roles and responsibilities as managers and our roles as an owner. We all agreed on these terms, and they were very fast and effective at filling our property. The staff has done a good job at communicating any issues with the home or any issues that needed to be addressed by us that were at no fault of the tenant. A few examples were down tree limbs, roof damage from storms and missing shingles. I also know that they have a whole application process for tenants (which is standard across the country) and have done a good job at being an honest broker. Not only are they working to protect our home for us since we are away, but they are also trying to give the tenants a quality home to live in and ensure we as owners are not neglecting the home and letting it fall into disrepair (like many other slums lords out there as I'm sure we have all seen and know). Over the last 8 yrs. We have ultimately been happy with the services provided from them, No one is perfect and sometimes small things get overlooked but I can say they are quick to catch it and follow up with a phone call and an apology as we work together through the issue. I can also say 1st hand that I had a Soldier that belonged to me and was using Mathis Lueker to rent from while he was at Fort Riley. He was complaining about a maintenance issue and how it was not getting fixed, so I told him to call the office and ensure they were tracking it. Long story short, it turned out that the owners were refusing to pay for the full repair and just wanted to patch it up with a "band aid" even against the recommendations of Mathis Lueker. So, he was unknowingly blaming the managers to no fault of their own because he was renting from a bad owner. Luckily, he moved out and the owners ended up selling the house. Point of the story is to try to be objective and understand the who is at the root of the problem at the end of the day. I know this was long and if you made it to here then thank you for your time. DO NOT USE THIS COMPANY!!! I don't even know where to start and it has only been one year!!!! We fired them the second (down to the exact day) we could. I literally just go the contact information for the renters, called them and both of them said the same thing. The company was rude, scammers and unprofessional. They never responded to them in a timely manner. I asked for the tenant contact info on about day 5 of using this company. They said no. I should have just driven from Colorado and went to the homes so they could contact me directly. I got charged $80.00 for a garage door opener because in the 3rd month of having these yahoos as managers, they decided it was time to have 2 openers instead of one. Come on. Do you know how much a universal garage door opener is?? I'm wondering if some of the 'help' they use isn't in on the scam????? So many more 'charges' that went unanswered. I have talked to the tenant that said NOTHING was fixed at the house, yet I have two bills from the same day?? That totaled around $400.00. Ummmmmm. I am still trying to figure out where some of the rental money is. It has been so convoluted and just an actual joke trying to figure out why the deposits were not the same every month. If a renter didn't pay, or paid late I was the one to tell them to do something about it. They always took out their 10%, but I never got paid. Now they have kept ALL of the security deposit and once I chatted with the renter I find out they sent him another bill for past monies due. Why did I not get the security deposit for money this company owes me? All in all, SCAMMERS. I plan on hiring an attorney, but it will take them so long to figure this mess out that it will cost me more money in the long run than just kissing my $3000.00 ish behind. Despite the bad reviews my husband and I decided to give Mathis Lueker a chance and make our own decision. It's been a great choice! They allowed us to check out keys and view the properties at our own pace. There was ZERO pressure about signing a lease or rushing a walk through. We were able to take our time and have the ability to talk about things we saw as we were walking through. We worked with Betsy and she has been a absolute joy to work with! She was great at communicating with us on the process and making sure we have the document copies we needed. When we ran into a snag with turning the water on (owner didn't pay a bill) she was prompt and quick to get the issue taken care of so there was ZERO delay in moving in and getting it in our names. Move in has been a absolute breeze and I fully believe Betsy is a huge part of that! read more

Rented from this company and our orders ended up getting delayed multiple times and then changed completely, so we never stepped foot in the house, literally never got keys, and they charged us $250 for a cleaning fee because the "place was dusty" and $25 for blown light bulbs... light bulbs that we never even turned on. Honestly disgusted, we paid rent for almost half a year on a house we never stepped foot in and then DIDNT get our full deposit back. Wouldn't recommend this agency to anyone. read more

I won't even mention the issue the first time from 3 yrs ago, but recently they showed us a house, gave us the keys and it was full of fleas. Thanks to the wonderful team at Mathis Lueker Property Management (MLPM), we rented a property that became home for four years while stationed at Fort Riley. When we first moved to the area finding housing was difficult because of the PCS season. On-post housing was not an option (due to lack of availability) and all of the off-post houses we found on AHRN or other websites were quickly taken. The single family home we ultimately rented was brought to our attention by Lisa with MLPM. She personalized our experience and recommended the home that met our needs (reasonable driving distance to post and fenced yard for dogs were a must)! All staff members were friendly and personable; we never had a negative experience. The team at MLPM was so great we extended our lease and remained in the property until our next PCS. They were always professional, responsive, and flexible. Our decision to stay was easy! The property managers were NOT intrusive and they always scheduled inspections (inspections were minimal) with plenty of notice. Maintenance orders were always filled timely and the maintenance team, as well as contractors (fireplace, garage, & plumbing), were always timely, respectful and professional. Move out was easy! We followed the move-out checklist to the letter, communicated concerns/questions to the staff, and had no issues with a timely deposit refund-in-full! This was by far the best Property Management we've ever experienced and I highly recommend MLPM. Thank you! read more

I was just charged $650 of my security deposit for some things that I feel would only amount to $350 or less. I literally moved across the street and watched the cleanup team go in there for about 6 hours total in the course of two days, and the new renters were in there the very next day! They charged me for yard cleanup, hvac filters, light bulbs, painting among other things that were taken care of prior to moving out. They did a courtesy move out inspection and none of the findings" were mentioned then. They did contact me promptly after sending them an email and went into details with the dificiencies found and the charges associated with them. Because of some misunderstandings and for good measures they offered a little more back to us. I will give them a rating of four stars instead of two since they took the time to address my concerns and did try to make us happy at the end. Future tenants should be very careful when they first move in and annotate every single thing found, no matter how small. Ensure you check basements (even unfinished ones ) and inspect them like the rest of the house condition. Don't forget to inspect the yard and be picky In just about everything that may be charged later on. read more

Make sure you do a good walk thru of the property and make sure they annotate any issues on paper or you will charged for it when you leave. They will also charge you crazy prices on any issues they fix as well. These guys are ruthless so don't get caught with you pants down. read more

Mathis Lueker is one is the best property management companies I've ever rented from. Everyone is always so friendly and helpful, and if there was ever a maintenance issue (which there were very few in the 2 1/2 years we rented through them), the issue was fixed immediately. When it came time for us to move, they were very respectful of our time and courteous about scheduling showings to re-rent the property. Also, I had heard several complaints from others (not all of them regarding MLPM) about not to ever expect your deposit back and I can tell you that is completely false. We cared for our rental house, and upon move out we followed the move-out checklist they provided and thoroughly cleaned everything as directed and we were returned our deposit in full. I highly recommend Mathis Lueker to anyone looking to rent a home or manage their property. We had nothing but positive experiences and will definitely rent through them if we're ever stationed back at Ft. Riley. read more

These guys are horrendous they will rip you off. We rented a couple of house from them. The first was 215 Ash St and the other was a house on bunkers hill in Junction City. The 1st house on Ash had so many problems. The 1st night we moved in we had a major plumbing issue and we hadn't unpacked. They sent Jeff and this guy isn't the sharpest tool in the shed. He tell my wife and I "some folks just don't know how to live in a house. " Really Lol!!! We were appalled we are military family that have traveled the world and this guy had the audacity to speak to us in this manner. Please save your money and stay away from theses folks. These people are the worse ever! We hired them to manage our property and something was always getting repaired which of course its understandable but after 4 years we decided to go and check on the house and it was so sad to see our house in the poor condition we saw it! Right before we went they wanted 400 plus dollars for some repairs supposably they had done and we decided to wait before we sent a check! We got home and there was no repairs done at all!!! Its sad to see companies like these riping people off because they know they are not around to check since most of us are military! read more
