On 5-28-21, I wrote a review of Mauzy Properties. I was dissatisfied that they laid dead sod on my property to repair dog damage, and failed to clean the house, using funds from the renter's damage deposit. I am happy to report that Mauzy DID reimburse me fully for the funds they withheld for these two things. Using those funds I was able to get new sod laid. They will quote you thousands of dollars more for repairs, but when it comes time to return your deposit, they will nickel and dime you to keep as much of it as possible. In my case, the deposit was $3,000, and the numbers simply do not add up. For example, they quoted $13,000 for carpet, while I found a company that could complete the same work for approximately $5,500. They also quoted $7,000 for painting, while I found someone who could do the work for approximately $3,000. That is roughly $20,000 in carpet and painting costs based on their quotes alone, and that does not even include the full deep cleaning, yard maintenance, or replacement of water damaged trim. Based on my experience, I would strongly encourage anyone considering using them to manage their rental property to be very cautious and get independent quotes before authorizing any repairs or accepting their estimates. I am also still waiting for them to remove their lock boxes from my property. I was told they would come back and pick them up, but they have yet to do so. read more

We rented through Mauzy Properties for three years and were disappointed by our move-out experience. Despite submitting a move-in walkthrough documenting pre-existing issues throughout the home--including staining, wall damage, cleaning concerns, and general cosmetic wear--we were still charged for conditions we believe either existed before our tenancy or reflected normal wear and tear after multiple years of occupancy. We also disputed charges related to removal of items left at the property that we reasonably understood were not ours (including a fireplace stored in the basement and garage items that appeared to belong with the property). Even after providing documentation and proof of final utility payment, we felt there was a strong presumption toward withholding the security deposit rather than fairly distinguishing tenant responsibility from pre-existing conditions and ordinary use. What was most frustrating was the lack of willingness to meaningfully engage with our concerns or work toward resolution. Rather than discussing the disputed charges directly, we were directed to continue the matter through legal channels. After 10 years of renting in Minneapolis, this was the most difficult deposit reconciliation process we've experienced. Renters should thoroughly document move-in condition and be prepared to advocate for themselves if questions arise at move-out. read more

If you are an owner looking for a management company - I urge you to look elsewhere. Mauzy properties is very sneaky. We used them to manage our property of our home while we lived out of state. I am so unhappy with the whole four years. I cannot name one thing that happened to help. They told us they would do 6 month inspections - this happened twice over the 4 years. Upon move out, they do an inspection. We asked to join the inspection and were told that no, they don't do that. We then had to ask when they put the request in and wait in our car to see the inspector enter our home to join the inspection. The tenants completely ruined our walls and upstairs carpet, along with our cabinets and wood trim. Mauzy said their management ended on the lease end and they no longer have any work with us. We are stuck with collecting our own monies form the previous tenant to repair what they destroyed. Of course, Mauzy offered to help but that would cost us 50% commission for that work (with no guarantee for resolution). The tenants requested an early termination of their lease. We agreed to this, however, we were never given the "two months payment" for ending a lease early. During the lease, the tenants paid late. Mauzy then charged them a late fee of 250 dollars. Not only did this late fee not come to us, when the tenants paid the rent - Mauzy took out their 250 from our rent and left us with what was left over. This happened four times Please - do NOT use Mauzy for your property management need. read more

We lived in a house under Mauzy Properties for a year. There were four girls and we were all pretty clean and took care of the property. When we first moved in, the house was a little dirty. I swept basement floor and there was a huge pile of dog hair, it was obvious it was not cleaned before. The drawers had dirt and hair in the bathrooms and the window sills were not the cleanest, but we cleaned up as we moved in. Some other random things were left in the house but we just put most of it downstairs because we assumed it was the owners things. At first the property management was good and usually quick to help or respond. The issue I have with this company has to do with the rent deposit. My roommates and I spent a whole day DEEP cleaning the house. Like we were cleaning things from just a year of us being there but also cleaning dirt and grime from what I am assuming was there before us. We pulled out the fridge and oven which were disgusting on the sides, definitely not from only a year of us there, and cleaned all that up. I cleaned out the garage, which was not clean when we moved in, and even made sure all the yardwork was done and the weeds pulled. We spent so much time and energy making sure that we would have a clean house out of respect for the next people moving in. However, after we moved completely out, Mauzy properties charged us an almost $900 cleaning bill!!!! The house was definitely very very clean, especially compared to the condition it was in when we moved in. We made sure to go above and beyond the condition it was when we got it. But they still charged us 900 for (based on the pictures) some light dusting, a few crumbs left in a couple of the kitchen cupboards we missed, and some shades that one person missed in their room. $900 for some light dusting? I'm sorry but that is insane! I contracted the company and they said it was mainly to clean the windows, but I still don't believe that just cleaning the insides of the windows would be 900 charge. and I know that the residue that built up on those windows was there when we moved in as the people before us did not do that great of a job cleaning the house. So for just a year of living in this house we got charged with a $900 cleaning bill AFTER we spent all day cleaning the house, so what was even the point of us wasting our time to clean it? I wish we did not. They also charged us for the things left in the house that were there when we moved in, but thankfully after taking to our contact, she took off those charges. I love how it just seems like they took no photos of the house and objects in the house before we moved in, but we're extra picky and took photos of EVERY little thing when we moved out. it just seemed like they wanted most of our deposit to milk the money out of it. I will never rent from this company again because of how we were treated when we left this house in great shape and a very clean condition ( I have relatives that are landlords so I know how to properly clean homes and leave them in good shape for the new tenants and they always give the full deposit back when it is obvious that a lot of effort was put into cleaning.) Company is unprofessional and rips people off. We sent a few e-mails, only to be ignored. They only replied back when a counter party wrote them negative, false information about us. Management is unprofessional and DOES NOT care about their customers. I hate them so much and the way they do their business, and will never recommend this company to anyone, ever. The owner came onsite and said we're being charged for non-sense that wasn't our fault that was damaged by natural causes. They're slow, late, and the owner even speaks rude things to the tenants. Simply put, Mauzy Properties caused great physical/emotional harm and out of pocket costs in renting us an UNLICENSED, UNFIT for habitation property (per MN Statutes on Covenanents of Habitability). The property was contaminated with volatile airborn particles/chemicals that after being there just 1 day caused extreme respiratory problems for us and our CHILDREN and resulted in coughing up blood, difficulty breathing, burning eyes AND contaminated/ruined personal property. This West St. Paul property caused missed work and school and COMPLETELY upended our lives in such a negative manner where we had to find emergency alternate housing, pay for storage, dispose of contaminated property, have on going medical bills, etc. Mauzy could not have been any more evasive, non-responsive or irresponsible with us ever since. Why would a reputable agency rent out such a nightmare and not even attempt to do the right thing w/o forcing litigation after putting us in a dangerous property that never should have been rented in the first place? I am extremely disappointed with Mauzy properties. My roommates and I moved in to one of their properties in July and we have had several issues since. First, upon move in the house was clearly not properly cleaned. There was food on the floor in the kitchen, and dust covering all of the surfaces in the entire house. On top of that, there were multiple broken appliances that we gave notice about immediately, yet it took weeks upon months for mauzy to send anyone out to fix. Second, the ceiling in one of the bedrooms started dropping dry wall due to a not properly installed shower in the bathroom upstairs resulting in a leak. This caused damage to multiple pieces of furniture and caused us to have to frantically re-arrange the remaining items in that room. Despite this being a safety hazard and extremely inconvenient, it still took Mauzy over 1 month to resolve the issue. Now 2 months later, the same area in the ceiling is dripping large amounts of water, showing that the issue was not properly resolved. We put in the request for someone to come out almost 2 weeks ago, and have heard nothing since. Every communication we have had with anyone from Mauzy since moving in has made us feel disrespected and not valued as renters. Needless to say, we will not be re-signing our lease when it comes time and would not recommend anyone to work with or rent from this extremely unprofessional company. read more

I will try to keep it short! General disappointment. My Two years leasing from Mauzy My roommates and I felt taken advantage of, as I'm sure many other tenants have dealt with at some point in their time renting Mid way through our first lease our Mauzy contact, Kiril, confirmed to us we could in the next lease cycle sign a 6 month lease as apposed to another year. My roommates made plans around that. Kiril later left the company, and with 2 weeks left before we had to resign, when we followed up to confirm the 6 month lease was in play, we were informed it was a year or nothing. Let me be clear, we had no knowledge Kiril had left the company until we followed up about the 6 month lease again. Botched future plans of ours (financially) and the information was relayed to us in a cold, distasteful manner. Middle of winter in our second lease, the furnace went out. Understandable these things happen. What is not understandable is the 3 days it took for Mauzy to even get someone out to take a LOOK at the furnace. We are not taking to fix it, we are talking to look at it and price it out for them. It took 3 weeks for the furnace to come back on. In that time Mauzy provided 5 space heaters, which hardly got the job done. This also led us as tenants to eat the HIGH extra cost in electricity brought on by the space heaters. nobody from Mauzy ever reached out / seeked to compensate us for that notable additional cost. Not to mention 3 solid days of the house having an internal temperature of 55 degrees. It only went up afterwards because of the space heaters to somewhere in the 65 degree range. Lastly, some outrageous move out charges I've listed below -$3000 wall repair / repaint the entire until. only spot painting was required. One hole in the wall and one in a door. Laughable. -$500 cleaning fee. We hired a professional cleaning team that was in our place for 7+ (family friends of my Roomate, they did the job right) and we hired their recommended stair cleaning service. The place was spotless. We suspect they off loaded cleaning coat onto us for any renovations they did -$800 for new blinds. The cheapest possible blinds money can buy. We actually looked them up, they would have had to replace every single blind in the house to come close to that price. Less than half needs replacing. -$400 replace medicine cabinet. This medicine cabinet looked like it was put in around the 1930s. When it feel, my Roomate simply opened it. Wood behind it entirely rotted out and nails rusty enough to give someone tetanus I'll be clear we did not expect to get much of our security deposit back, but we did not expect to have to pay 2 additional grand. We did not fill out a move in check list and mauzy took advantage of that. Keep in mind these are just the highlights people. Avoid mauzy rental properties if possible! read more

Hands down the worst property management company I have ever come across in my life. I've been here for a year and have had problems since day 1. At the start of the lease, we couldn't move in for several days because the home clearly had not been cleaned. Mold, shower scum, broken toilet leaking into the basement, someone's bedding in the laundry room, sticky fridge, food on the drapes, and a box spring mattress out back (just naming a few - see photos from move in condition attached. Gross!). Since that time, Mauzy has repeatedly failed to give timely notice before entering our property. Over the year we've lived here, I would guess we've received proper notice maybe twice. Not only that, but they will send an email the evening before they want to come at 8 am that says you will be fined if they cannot enter the property. I emailed and called about this breach of privacy and their predatory practices for months before it got any better. Sometimes they wouldn't notify all tenants living in the home at all. This summer, Mauzy properties allowed my backyard garden box to look like this (see photos) for months. How disgusting. We were unable to enjoy our backyard and have gatherings with friends this summer as we usually would because it's just looks so horrible. We pay a high price to live where we do, and to advertise a nice space and then do nothing to maintain it is ridiculous. Our landlord came for several days to power wash the flower box and back deck. In doing so, she killed our freshly planted grass and flaked paint all over the backyard for my dog to ingest. She used our water without permission, racking up our water bill (that WE pay for) far higher than any other month we've lived here in the past year. I have emailed and called Mauzy multiple times every week for 6 weeks now regarding reimbursement for her water usage. They have been ignoring me entirely. When I call, they have nothing to say. My email chain is basically me just talking to myself at this point. This has been going on since July, and it is now September. I informed Mauzy both in writing and over the phone that I would be making a self deduction to rent if they weren't going to reimburse me themselves. No response. I deducted rent a reasonable amount this month, and today I get a notification of a late fee for the deducted amount. Maybe this review gets their attention since they've been ignoring me (which seems to be really convenient timing after I filed a formal complaint with the city). My 4 roommates and I have had a horrible experience with Mauzy Properties. We've had little to no communication with them since moving into our house in April last year. Since then, we've incurred maintenance costs not specified in the lease, we've faced delays of up to 3-4 weeks on maintenance requests - including radiators not working in the dead of winter. When it came time to resign our lease, we requested a periodic lease to be paid on a month-to-month basis, since we weren't certain of our whereabouts 6-12 months from then. The only representative we were able to communicate with told us that this wouldn't be an issue with the owner. Almost two months later, the day after the 60 day deadline passed for our notice, they informed us that a shortened lease wasn't an option and we'd now have to decide to end our lease or re-sign for 12 more months within the next 24 hours. We've felt utterly disrespected since the day we moved in and it's only gotten worse. I don't recommend renting any property managed by Mauzy, and I wouldn't wish it on my worst enemy. read more

After so many months living in a run down home with exterior issues they would not attend to I gave notice. They are refusing to release me unless I pay insane fees. I won't go into too many specifics, but to echo the commenters below me I recommend that you do NOT rent from this company. Or at least don't rent from them at one of their properties where they rent by the room. Different people at the company will provide you with conflicting information and it's not well-coordinated at all. Just stay away. All seemed well and straightforward until I moved out and they withheld almost my entire security deposit for damages I did not cause and provided them with proof I did not cause. I have had numerous problems with the rental unit I live in that Mauzy manages. I had to have lawyers involved before they would even come fix a leaking window in my sons room. It was so bad there was mold and mildew growing. Even after providing countless pictures, countless emails, and phone calls for 3 months they ignored me. When they finally came and fixed the problem and did a thorough cleaning of my carpet, the carpet is so old that it ripped from the cleaning machine. It's been since the summer and it's now almost December and they still have yet to do anything. It also seems like they are trying to blame us for the ripped carpet. The head of maintenance seems like he has no clue what he is doing and repeatedly ignores me. We found mold in the basement carpet and they wouldn't do anything about it until I provided a medical document from my sons doctor stating how horribly allergic my son is to mold. Which it still took a few months for them to do anything. This is how they treat military families. We cannot wait to leave here. Until then we are stuck here in this unit. Learn from us, stay away from anything Mauzy manages or is selling. A quick search on Facebook will show others who have had similar problems with them. Stay away! read more

Only been renting from them in St paul/roseville since march 2019 and have had problems since the get go. 1) pest problems: Someone the mainteance threatened to charge us for the treatment assuming it was because of our living conditions, despite evicting someone below us. 2) when they did treat it, they just left their equipment so we had to find somewhere else to stay. 3) our shower curtain rod was just wedged onto the wall and falls all the time, which the company said isn't responsible for because the previous tenants got it, the sliding door is off track. 3) terrible communication, maintance requests get neglected and no one answers the phone 4) the rent portal was down and they were going to charge a late fee even though we paid early read more

Don't do it. Unless you want unauthorized maintenance bills and unprofessionalism. I'm a landlord, once they get paid and have a renter they could care less about you. Try to do it yourself. I own several rentals and honestly all I'm paying for in the future is someone to get the property rented, not a management company and certainly not Mauzy. read more

Mauzy Properties - THE WORST! I contacted Mauzy Properties through an agent named Michael Getty. After I went through the application and paid my deposit, I had a change in circumstances that notified Mr. Getty on in less than five (5) days! Instead of working with me, he informed me that he would not return my deposit, and gave me the "fine print" in a provision in the application for keeping my deposit, instead of doing the "right thing" and returning it. I encourage you to avoid contact with Mauzy Properties and especially Mr. Getty, its a level of frustration, disappointment and lack of professionalism you don't need to experience! read more

WOW where do we start. Very very very long story short, we moved into a home represented by Mauzy Properties that had previously been occupied by a hoarder. The owner of the property did not do a very good job of preparing the home despite it being vacant for about 6 months. Several contractors were hired to eliminate the smell of animal feces. One even told the neighbor "We did the best we could". When we looked at the home the bad smell was disguised by the smell of newly finished wood floors. We went forward and signed a 2 yr lease took possession 3 weeks later only to discover after 1 or 2 days in the house it was not very clean and that the basement wreaked of animal feces. We want to let everyone know that we are so so so disappointed in how this whole situation was handled by Mauzy Properties more importantly the property owner. Mauzy claims they only had access to the home less than 30 days prior to our visit. Even though we were given all of our money back it cannot erase the experience we have been thru. That home we leased should have NEVER been rented to anyone in that condition. I know for a fact the owner knew there was an issue and the Mauzy staff failed as well. It appears it was not inspected thoroughly by Mauzy before it was put on the market for rental under the Mauzy company name, ultimately, dragging them right into the middle. Even after the fact the communications with Mauzy was poor at best. There were numerous times I had to reach out to Jill (Dir of Comm/ Ops Mgr) only to get no response for several days if at all. At one point she told me to never contact her on her cell phone by text or call even thou the number is on her business card which she gave to me. We had to threaten going to court to get some real action. The resolution process was not inclusive based on the plan that was formulated by the property owner and Jill. It did not address the most pressing issues and for the most part just guaranteed more inconvenience for us with no compensation for the clear deception by the property owner. Yes, we know Jill is one of the companies most trusted employees, she initially appeared to be a nice person, but her communications skills are due for a review and refining. There was a lot of disrespectful communications from her including a statement that the owner is gracious enough to let us stay in the home an extended amount of time......?????? At no time during this whole ordeal did Chris Mauzy / Owner or the property owner Nicole Klussman of Coon Rapids EVER reach to apologize for anything. Imagine living in a home that smelled of animal feces? We were there for over 2 months not being able to sleep well, no cooking, fighting bugs, hating every second and a PM company that didn't care. I would negative points - I had very bad experience with Mauzy Properties. He rented my house to a divorcee who was never home and his teenager kids partied and a made a mess around the house. Tenant didn't pay 3 months of rent. At the end Mauzy properties could not even get keys back from renter. read more

We rented a home from Mauzy Properties and after moving out they sent us a bill for over 3,000 dollars for damages to the property over the security deposit. In the end, the landlord was selling the property through Mauzy and both parties wanted to make as much money as possible so they used us to make the house show ready. They charged us $800 for landscaping the property after we left even though the entire time we lived there we had a lawn service take care of the entire property. Also Mauzy gave out my cell phone number to the landlord and he would call me directly telling me not to call Mauzy with problems and to call him so he could fix things cheaper. We had a problem with the Central AC unit for over a year that they never fixed. They wanted to finally fix it a week before we were to move out. I would never recommend anyone to rent from this company. I wish there was an option for less then 1 star. read more

My roommate and I have been residents at one of Mauzy's rental properties since July of 2018. First complaint there has been 3 different property managers since we've moved in. They all seem to give conflicting information. For example, prior to us moving in we were under the impression it was assigned parking because that's what the first manager told us. Once we moved in they had a new property manger that stated there is no assigned parking! By the time the third manager took over and new residents moved in my roommate had a note on her car saying the parking space was reserved! We reached out to the property manager and she did confirm that it is assigned parking and she would be sending out info to everyone stating that. Well, people are still not parking in their "assigned" space so let's just say that info was never sent out. Our second issue, was the water pressure in the shower was so hard it felt as if someone was spraying us with a water hose that firemen would use to put a fire. Maintenance came within 2 days and just simply said, "Being that the water tower was just refilled it's causing the pressure to be hard" which was BULL considering none of the faucets were spraying out water that hard. WE simply purchased a new shower head that seemed to fix the issue. Thirdly, when it snows they don't properly clean the lot! Our parking lot is small already but to have mountains of snow doesn't make it any better. The property manager sends an email one day it snowed at almost 5 in the afternoon saying that someone would be out to clean the lot so, we need to move our cars. Supposedly, they would be out within 4 hours but no later than 10pm. First of all, What rental property gives that type of notice in such short notice? Of course nobody moved their cars because most people probably don't even check their emails on the weekend! Luckily, there is a homeowner across from our parking lot that sees us ALL struggling to get in and out came over and cleared our lot with his bobcat! Lastly, yesterday morning (3/3/19) we were watching TV in the living room and all of a sudden it goes blank and our Wi-Fi box no longer has power so, we discovered that the outlet decided to stop working. We were able to plug the Wi-Fi box and TV into an extension cord which ran from one of the outlets in the kitchen which, we wasn't a was a big deal since the cords were still somewhat hidden. Later, that day we are watching TV again and the lights turn off so, at this point there is absolutely NO working electricity at all in the living room. I then go to my bedroom to grab something and when I flipped my light switch my light did not come on!! I checked my bathroom that's in my bedroom and the light nor the outlets worked in there either. We sent a maintenance request and the reply we received was that someone would be out in 48 hours. WHAT???? So they expect us to not have electricity in our living room and for me not to have ZERO electricity in my room/bathroom for 48 hours??? That makes no sense and is ridiculous!!!!!! This whole situation has just been the icing on the cake. We would never refer ANYBODY to live at ANY of the properties! This by far has been my worst rental experience!!! read more
