Recently moved out of a condo complex owned by MC and it couldn't come soon enough after years of dealing with the most horrendous property manager EVER!!! Gina G. should be fired immediately she has no tact empathy nor the people skills to facilitate the job of a manager, she even made my sweet mother who is a senior...burst into tears crying. The only silver lining is that the office manager Lisa is a complete joy to work with but she has to deal with all the people who are furious with Gina. Lisa should be the real manager!!! read more

HOA initiative on building maintenance caused damage to screen door. Local office stated it was going to be reviewed at a monthly meeting, in which they never responded back and did not respond to two follow up inquires. Call before moving into this association and get all your questions answered. Not the first time they burned me and they appear not to care. Additionally, people are moving in with HOA fees $100 less than mine and I've been here over 10 years. Can't wait to get out of here. read more

Very response to all the requests that I have made regarding my unit. Response time to my e-mails have been almost immediate.

I own a property that MC have been the Management company for the past 18 years and I am very grateful. I have dealings with 2 other Management companies who are simply dreadful. We are fortunate to have the same property Manager Gina who does an excellent job. She has a good relationship with our long serving board members. It is far to easy to sit back, pay into the HOA and do nothing to support board members who are volunteers. Yes there are many boards who have power crazy board members with not enough in their lives but the way to change that is to run for the board and work with the Management company to problem solve. Not good at all, one word describes their service terrible. They don't answer phones they would rather you only email them, they don't check emails then send out letters saying you will be fined bc we haven't received renewed COI. Then when they check emails they actually have the information needed it just doesn't get acknowledged. Then they cater to the president of the board and send out not in conformance letters while the president can do whatever they want to their property. They collect money and are not at all accommodating to the owners. Not one good experience ever. They harass at the discretion of the president. They don't have any field workers coming out to the properties that they manage which is odd so basically they collect fees and work directly with president and don't do anything ever at the property. They don't maintain any buildings so when water rots out wood and it's brought to their attention they then fix the problem and stick you with an additional charge monthly and call it maintenance fee. Got an email last night letting us know we got a place to live with this company. Very excited as it was the place we wanted most. Sent the damage deposit. They accepted it. We got an email today stating there was a "Mix up" and we didnt actually get accepted. We had to even contact the company to get our money back. Dont trust this company. read more

This morning we woke up to our car being towed. The board members are now walking around looking for expired plates and reporting it to the towing company they told us so they get a cut of the money. Yes, I know it was our fault and it slipped our mind after being gone for the holidays but even the police give you warning. Not in Heather Glen!! They will just tow it and charge you almost $200 to get it out. Again We take responsibility for not getting it done in time but a simple warning would have been nice. I am a property owner whose condo is #MANAGED by MC Property management. I won't use the word they when describing the company as I've only dealt with one person in particular. I'll say she is the rudest and most unprofessional woman I've come in contact with. The two to three times we've had a phone conversation it always ends up with her hollering (raising her voice) at me. I am not her child or her pet. I am a condo owner (thus I pay her salary!). I'm glad that at the beginning of the year we'll have a new management company to deal with. Also, I called the emergency number because one night all of a sudden there was this flood of water coming from my ceiling (bathroom vent, heat vent) in my bathrooom. I'd say this water gushed for at least 15-20 minutes before it stopped. I was afraid my ceiling would fall in. I was afraid to even go into my bathroom. The emergency operator contacted the management personnel who called me. I told her what was going on and I was told to punch a hole in my bathroom ceiling and put a bucket down to catch the water. I was told that at the particular hour there would be no plumbers available. I was told that the issued was between me and the other owner and that we'd have to work to resolve the issue. Funny that a similar incident occurred across the hall from me and that the managment company called the ASSOCIATION'S PLUMBER of choice who ended up going through the wall in one of the units to discover where the issue originated from. As far as I know that issue has been resolved but my issue has not. My upstairs neighbor did bring in a plumber who was unable to find where the issue originated from so as far as I'm concerned the issue has not been resolved and could very well happen again. I don't understand why the management company hasn't called in the plumber of choice to further investigate where this mysterious water came (and could come again) from read more

I agree with many of the points made in the reviews I've read.. We are all reasonable people who OWN our properties, and we are treated with much disrespect by this management company. I tend to say they act like landlords, but honestly, I've heard many incidents of landlords treating people much better. The issues are many, but overall we try to keep up with the property we OWN, and maintain it. They actually delay approval and give excuses, apply fines for no reason to owners who are up to date on dues, make threats, one of which an owner was fined repeatedly and they were threatening this owner saying that they owed upwards of $10,000 for a water issue that the city came out and said was not the owner's responsibility! That's harassment. Threatening hard working people who pay their ​mortgages and dues, have jobs, children and lives, and then have to sleep at night with these threats on their minds. Meanwhile, they're making millions. They want to wait and wait to approve things, but then they tell owners fines are being applied immediately before something is even resolved as to whether it is an owner's responsibility like the water issue. It's disgusting and outrageous and I don't understand how they keep getting away with it. I see this happening all over the place at properties they supposedly "manage" a​ll over the Chicagoland area. They're making millions off of our dues/ hard-earned money, and they do next to nothing but give OWNERS a hard time, lie, and fine. The very little our outrageously high dues "cover"- landscaping, gutter cleaning, and snow removal,(that's it for almost $300 a month, is done poorly and by the cheapest service they could find and get "approved" so the association makes the most profit. For snow removal, unless you call ( and they're rude when we call) it either doesn't get done, or they come so late most owners have done it themselves. It's so unfair and ridiculous. People who live here love the location and their houses, and obviously we're owners and eventually will have to sell, so we shouldn't be told to move if we're not happy because of a lousy management company that could care less about the people who live here or in any of the properties they claim to manage. It's like the mob making you pay for"protection." Also, I've seen comments that they are racist. Believe me where I live is diverse and they treat everyone of every race like garbage. It's so wrong and they keep getting away with it. If I could give them a 0, I would. They obviously don't care about any of these reviews. I have never posted a Yelp review but this company is so terrible, I felt compelled to post. I live in a housing community managed by MC Property. Several months after I attempted to pay my annual association fees on their web site, I received a notice from them with over $100 in fines -- apparently because the payment didn't go through. At the time of making the payment, there was no error message and the payment apparently went through. When I called to ask about the charges, the person on the phone was extremely rude and asked me to go check with my bank. After asking a lot of questions, they told me I had entered my account number incorrectly ... but claimed that the notice of the error was in the form of slammed charges. Let's take an equivalent scenario: I go to a grocery store and make payment for my purchases - apparently successfully. I go home and someone comes to my home months later, accusing me of theft because my payment apparently did not go through at the time of purchase. Huh?! read more

Buyer beware if they are the property managers. They use the ambiguous language of their by-laws to hit you with repairs to the exterior of the buildings. And don't expect much help from your homeowners association, I suspect they are getting some kind of compensation because they seem to back MC's interests instead of the homeowners. I can't speak for any other properties, but that seems to be our experience. Go to meetings and feel out who your board members are siding with...and vote them out if they even refuse to try and help you. read more

Such a long story but to make it short, they changed their online payment system and denied doing so, instead just sent us to a law firm and wanted $300 in legal fees. They are bad at their jobs. Don't do business or live anywhere where they own, you'll probably end up regretting it. read more

I have to agree with all previous reviewers. For the past 6 years I have lived in a condo managed by MC. They can be unprofessional, rude, and require you to pay for all unit repairs even when they are due to structural problems with the building. If your window or walls crack, you pay for repairs. If your upstairs neighbor's pipe leaks and destroys your ceiling, you the unit owners must pay for repairs. Garage door broken? You pay for it. I have dealt with all these issues, some multiple times. The management company is not prompt about returning phone calls either. Probably because they know people are frustrated. Many residents seem exasperated or browbeaten by the company and have stopped fighting for change altogether because it gets them nowhere. In addition to offering poor service, MC also recently raised our assessment fees. So now we pay even more money for no help. read more

This group clearly does not represent that community in which they are contracted to. Poor follow up, over promise and under deliver. Everyone is all smiles and seems very into the community when there is an association meeting but once the meeting is over they forget about what was discussed. This group works for us the residents who pay them to service the property. Woodridge Country Club is a mess. My area has not been handled in the 3 years that I have owned a property and though I have been told the work will be done it is still not happening Contractors do less than I would expect as a GC and the work is frankly sloppy and not performed in a professional level. The work is below standard. Now since this is posted, the rumor has it that I will start being fined. I do not believe that is the case. This management company is so ridiculous. They will try everything they can to make your life difficult. They require a parking permit to park your own car in your own garage, which is ridiculous. Not to mention that they ask you to drive all the way to their company to pick the permit up instead of mailing it to you, and they will fine you for not picking it up on time even if you are out of the country at that period. Basically they will come up with a lot of ridiculous rules to make your life difficult and fine you for not compliant. Good luck if you're a renter and not a homeowner here! I had one employee named Zach who was incredibly kind and helpful and all the other employees thus far I have interacted with were rude and refused to address me because I'm not an owner. I got a violation for a cute little raised garden that my landlord(who lived here for 17 years! Had an almost identical model of in the same spot I did with NO issues- yet my garden is an issue. Mind you, I have seen bird cages seran wrapped to homes(yes literal bird cages), free roaming dogs, non earth toned colored pots, pots off of porches etc, and guess what? They don't get violated because they are home owners. This place will fine you for every little thing. I understand it's an HOA. I knew that going in. But my garden literally broke no rules and covered an unsightly dirt patch that has yet to be addressed. Definitely ask for Zach if you have to talk to this association on the phone. He is the only one as I previously stated who was of any help in the THREE years I have lived here! read more

Attention Home Owners. MC Property Management is coming to your building to take all your retirement money and more. We hired MC Property Management in 2017 with a promise to not increase association fee. That was the first thing they did after taking over our building and the whole complex. Now they insist that our building needs a capital project that will cost 250,000 and 7,000 to each unit. Now I am forced to sell my unit, because I cannot afford the $350 association fee plus this special assessment. Thank you MC Management for destroying my dream of owning a home. Your soul will burn in hell, because you are not taking our money with you. read more

I am a property owner, not a renter, whose condominium complex is nowhere near the Lemont office; however, our property manager works from there. I will give MC Properties two stars since our landscaping and basic services are generally taken care of. However, our assessment amount is ridiculous and keeps climbing. We don't have garages, a pool, or many common areas aside from a courtyard and parking lot. Our monthly assessment just went up $50 to replenish the reserves. Right after that, we were guided into a 7-year 5-figure special assessment for roof and other repairs. Any time funds are needed for anything, or something needs to be taken care of, we are told to do it by a certain time or else be fined. We are routinely threatened with fines and time constraints, yet a $21,000+ special assessment was handed to us while our board treasurer, guided by the property manager, basically informed us we couldn't complain. If your board hires them, be prepared to receive letters of a disrespectful nature, and be blindsided. read more

I would give it 0 stars if I could. This company is a total con. If you are a home owner, good luck. They keep coming up with "surprise" requirements so they can charge "fines" -- and to top that, those are not even communicated in writing. They simply charge those assessments to your account silently - and they simply get auto debited from your checkings, if you have set those up. Basically, be prepared to pay atleast $50 extra per month, on top of the crazy HOA fees because they will find a way to get that. I will give an example. First month as an owner, they cited I did not have an insurance on file (and charged a fine). I sent that over-- they promised to remove that. Now, with that taken care of - the next month they decided to slam another violation fee saying my renters were making noise. Ok - paid that. Thought that was it. Nope! Two months later, I see two surprise fees - reason: 'No HO info sheet'. Note, there was never a communication sent in that regard. So, they decide to charge a fee two times in a row without a letter asking for anything. To top that, in those two months, we sent repeated requests to them asking access to our online account so we could look at our accounts. No response from their end. Bottomline - this is a con management company looking to make quick bucks from owners. They have multiple types of assessments that they levy - to squeeze out extra bucks from you. Beware. Before you buy any property they manage, brace yourself. I would sell yesterday if I could. read more

Brandon Grosz is a lying POS. Do not believe a word he says. You should always conduct business with him in writing as he is not to be trusted AT ALL in what he tells you verbally. Our Association just switched to this company in March 2017. In July of this year, all of us homeowners were sent a letter informing us that there was going to be a mandatory dryer vent cleaning on Wednesday (8.2.2017) that we needed to pay $55.00 for and be home for (as the company needed access to our units to access our dryers). Our previous management company NEVER did this. I have owned my unit for 10-years. I have always arranged my cleanings on my own and paid Sears $120.00 on my own. Upon receiving the letter, I contacted Brandon and informed him I just had this service completed in October 2016 and that it is not needed again for 2-years - which would be October 2018. I then asked if it was necessary for me to miss work (I am an event manager and had a large program taking place the day they wanted me to stay at home for this) and pay for a service that I did not need, since I already had it done in October 2016 and did not need it again until 2018. Brandon replied to my email informing me he would have to ask the Board at their upcoming meeting that Thursday evening (which was 7.27.2017). By Monday (7.31.2017), I had not heard back from him and needed to provide my client an answer as to whether I would be at work for her event. I called Brandon to ask about the status. Brandon told me WORD FOR WORD - "You are fine. Yes, go ahead and tell your client you will be there. Since you already had the service done and were able to provide a receipt, you do not have to have the cleaning done this time." I thanked him - we hung up. THIS WEEK...I received my November assessment statement. There is a $55.00 charge on it. I contacted Brandon reminding him of our July 31st conversation. He's playing stupid. Now I am being told that the Board did NOT approve it since my receipt was from over 6-months ago. Which is dumb considering the service is needed every 2-years. He then stated that the cleaning company said the cleaning on my unit was performed and therefore the charge still stands. I found it interesting that the cleaning company would claim to have cleaned my dryer since access to my unit was required and I was not home that day...BECAUSE BRANDON TOLD ME I DID NOT NEED TO HAVE IT DONE. Therefore...I called the cleaning company directly to confront them about lying. They admitted their error and contacted Brandon to inform him of their mistake. Brandon then turns around and THREATENS me with a violation charge for not being home when the cleaning was performed and is forcing me to make arrangements with the cleaning company to have a service performed that I do not need because I have already paid out of my own pocket to have it done. Do not trust a word Brandon Grosz or anyone at this company tells you. Get every single thing in writing from them and keep it for as long as you unfortunately have to do business with them. Because you never know when they will try to change their tune and play stupid. read more

Biggest scam artists ever. They make up all these hidden fees and than make you pay them! When you dont pay them they put you into collections and then threaten to take your house away! THen they will tow your car and try and charge 500 to get it out. Awful and rude. When I moved in to my house I asked what paperwork needed to be sent and took care of EVERYTHING they told me send in within a day or two of the original email. It took them MONTHS to get my account in order so my first bill was nearly $1,000 that I was prepared for but I was NOT prepared for the random fees that popped up the next month due to an insurance violation- not having a piece of paper they never asked me to send them. It took me very little time to get them this information and I was then told they can only remove the charge for that in August but not July even though they were back charging that because I've already paid up through July. I have been an association board member for 4 years in the past and trust me when I say this is the worse Management Company I have experienced. They pushed the board to instate Rules and Regs that benefit them even when they do not provided any service. They are rude, incompetent and non-responsive. They keep charging me a violation even though they received the insurance certificate 5 months ago. I am glad we have not renewed their contract. Our association changed to this management company about four months ago and I am trying to give them a chance, however the meetings we had that included homeowners clearly indicates this company has tendencies to be abrupt with homeowners and blaming things on the board. If you use this management company, make sure you have a strong board that will resist being bullied into making decisions just because some of their other properties made similar decisions and rules. Logic does not appear to be top priority but strict rules and requirements for homeowners to send in signed forms for many things that did not seem reasonable in all instances. Just be aware. I will update this review as time goes on but I am also going to have some chats off-line with my board members as I feel some of them are simply agreeing to everything because on the surface things look good but in reality homeowners could be suffocated by rules and just following the lead ...which is not always the best idea. Miscommunication and inability to listen seriously to homeowners without strong homeowner stance seems to be normal to upper management in this company, and their tone in general is quite condescending . Don't you dare think of using this company to try and manage your property .Terrible at book keeping and informing you of charges they post to your account , and when you do get a hold of someone at this company they themselves don't know the answer to the additional charges.. Terrible at returning phone calls .They bully you and harass you (put you down). I am not sure why our board let our previous management company go .but they were gold compared to Mc in Lemont .Il .now our buildings postal account more than doubled as well as our paper fees .They came in with a lower per year management fee but more than make up for it with there surprise fees . We reported them to the Better Business Burrow , on their conduct for there accounting practices. 2 weeks later they sent our account to their attorney for failing to pay our monthly dues which we have always paid without any problems for 9 years prior to this new company coming in ..
