We regret having to write a negative commentary on someone, but feel a responsibility and compelled to share in the hopes no more harm comes to other buyers in our beloved hometown Greenville. We met Shawn Thomas in December 2016. He owned a lot downtown we were interested. His position was that he would only develop the lot, build a house, and sell us the end product. We proceeded to invest five (5) months in developing the property and floorplans with Shawn, and obtained City DRB approval to build. In 5 months we could never get Shawn Thomas to sign a purchase agreement to solidify our invested time and energy. Many of our questions were left unanswered, to blatantly ignored. His building specs for a $500k home was subpar quality and below standards. Meanwhile, we discovered Shawn was marketing the lot and our floorplans hoping to find other buyers at a higher price. We confronted him, and he has never responded. We eventually obtained a buyer's agent and were able to purchase just the lot - however Shawn also increased the price forcing a bait-and-switch to get a higher price than his original MLS listing. We will likely be filing a formal ethics complaint with evidence to the Greater Greenville Association of Realtors (GGAR) commission. Hopefully our experience was an anomaly. If you experience poor communication or any hint of questionable business practices... walk away.

This man operates with deceptive, unethical, and manipulative tactics that no honest buyer should ever be subjected to. I've now dealt with him on two land purchases, and both times he pulled the same dishonest bait-and-switch strategy that should raise red flags for anyone considering doing business with him. In 2024, I pursued a property that was clearly listed as having "no restrictions." I signed a contract under those terms. Then, after the contract was in place, John came back and said the sellers would not proceed unless I accepted a restriction of "no more than 2 mobile homes." This wasn't a negotiation--it was an ultimatum. He retroactively changed the terms and backed me into a corner, effectively forcing me to accept conditions that were never disclosed upfront. Now in 2025, he's done it again--to me and others. Buyer Jacob Kidd fell victim to the same bait-and-switch scam. The listing on Jacob's property said "no mobile home park," but after closing, the deed revealed a much stricter clause: "no more than 2 mobile or manufactured homes." This is a calculated pattern--not a one-off mistake. Currently, I'm in the middle of a second purchase with John. The land was listed for $95,000 with "light restrictions" that only mentioned no mobile/manufactured home parks. I offered the full asking price. John rejected it, then came back demanding $100,000--and once again, the restrictions changed after the fact to "no more than 2 mobile or manufactured homes." It's a repeat of the same sleazy game, and it's clear this is how he does business. Let me be blunt: John Fravel is not an honest broker. His methods are underhanded, immoral, and in my opinion, a direct violation of what a licensed real estate agent should be allowed to do. If you are forced to deal with him for any reason, do not go in unrepresented. You absolutely need a qualified buyer's agent who can protect your interests and challenge the deceptive practices that John and his group rely on. Without proper representation, you're a target for manipulation. In my opinion, John Fravel operates like a predatory used car salesman--only in real estate, the damage runs far deeper. Do yourself a favor: approach with extreme caution, document everything, and never sign a single page without having your own agent and legal backup. He is not someone you want to trust with your money or your property rights.
