    Dog park at Meadowbrook.. full of mud

    Maintenance - very slow response. Dog park is full of poop and mud. Almost no grass. The worse is that the company does not care. Everything that is wrong with this place, the main office is aware of and says "corporate is looking into it" this has been going on for years. Since Lindy took over this place has gone down. They try but not hard enough. No place for kids to play and whatever the dogs have as a park is never looked after.

    Not getting any better. Rental office is of no help at all. Now I report things that I'm tired of…read morefixing myself such as caulking under the toilet to stop the roaches from getting in (as they crawl from under the toilet) and they don't bother to come or indicate that they are coming. Also, this area has a very bad problem with ants. Really bad. If you sit on the benches in the yard area, you will have ants crawling on you at some point... not just maybe one or two.. but quite a few. I used to sit out there with my cat who was an outdoor cat.... after a while, I had to stop doing it because there would always be an ant crawling on you. They get in if you open the window through any crack... and you have to open the window in the winter and early Spring because the apartments get so hot otherwise as there's no circulation. I've lived here 7 years and I have never even turned the heater on in the winter. You have to open the door into the hallway and/or open the windows outside to get it to a normal temperature. Is the price affordable? Sure. But I can't get them to stop my neighbor from stomping around and they're using COVID now as an excuse to not address it or fix routine maintenance problems such as the ceiling fan with is so clogged with some (I have no idea how to describe it but it's unclean and is almost like lint from a dryer). I can't turn it off... it's on when the lights are..... but they said, "we'll be monitoring your requests to decide when we come...." and apparently roaches entering the apartment from under the toilet is low priority for them . They also have plumbing problems here too. When neighbors run their garbage disposal, it clogs up somewhere down the line and it ends up backing up in my apartment... This has been happening for years. They've come a few times to fix it too... and they have fixed it... only to have it clog again later. I have to scrub out the tub every few days because the dirt that's left behind is almost like some kind of sediment. I put down clear pads on the tub to avoid falling because they painted the tub from a drab green to white by PAINTING it and because I nearly fell once... these clear bath pads are now brown... that's how much sediment and grime comes from the water here. Seriously... this area made the news due to the army base just up the street on NBC News dumping chemicals in the water... It made the news twice in recent memory. Aside from that, the neighborhood is relatively safe.. but just be mindful if you end up in C building on the lower floor... there's a reason I moved out..... if the only thing stopping roaches from crawling out from under the toilet is caulk (that breaks apart if the toilet is moved even slightly) and they won't fix it, you'll run into them too. Good luck to you because it won't be my problem come June.

General apartment info/fees/notes: - Upfront/one time fees: = $75 app fee = Deposit (may be more):$1000 deposit vs $199 non-refundable deposit = $200 admin - Monthly fee: None. Utilities are not included. - Parking: Free parking but required to park in the lot. There is no garage. - Guest parking: Free parking near the dumpsters - Floors: 4 floors - There is a mailroom, Amazon lockers, and package room - Internet: Verizon Fios and Comcast - Stove uses gas, rest use electric. - Living in Horsham causes a 1% local tax. So something to keep in mind if you can instead consider Dresher or Willow Grove instead. Pre-leasing Experience September - November 2023: - Staff: Similar to what I faced at their sister apartment complex, I actually had a great experience with the staff and was able to reach him over the phone a couple of times with ease. Also had a tour with Lee which he was very informative about the property, but we'll save that for the tour section. BET manages this property as well as several other properties in the area, and I've had a great experience reaching any of their properties with questions. - Tour: It was very quick and seamless of the beautiful property. Lee showed me around all the communal areas despite the rainy/overcast day. He showed me their lobby, mailroom, Amazon lockers, lounge area with free coffee and other beverages, billiards room, courtyard, gym, and etc; The amenities looked amazing and seem like they could be fun and useful to use. I do want to point out that the gym seems kind of small or not riddled with all the useful equipment in the world. If you are an avid gym goer, you may need a gym membership since half the gym is technically the yoga studio and it the gym appears to have the minimal basics. I was shown both the 1 bedroom and 2 bedroom model units, and they definitely look nice and live up to the pictures and virtual tours. Nothing really to add besides they look nice and had all the bells and whistles one could desire. - General: Overall seems like a great property to live at. Each unit comes with a balcony/patio which is also very nice! Their website is slightly clunky, but they have a map of the apartment complex with the units if you are curious where a unit would be. They also have great pictures to show you what the property would be like, and they also provide virtual tours of the units if you are curious on how it would be without needing to go on an in person tour. Highly recommend giving 555 Flats a look if you are looking for a "luxury" apartment in the Willow Grove-Dresher-Horsham area.

I can tell that her customer service skills are top notch! The new guy in the office, Lee, is wonderful. He has answered a plethora of questions from me in such a polite manner. The building, the amenities, the people, everything is in line with top resorts. The only thing missing is room service so Door Dash and UberEats will have to do for now!

    **Honest Review -- 4 Years as a Resident**…read more **Buildings:** Building 3 is the best choice -- it has central air and an attached garage, and residents there tend to be more civil. I spent my first two years in Building 1 with a balcony unit, and the sliding doors leaked air constantly, driving up cooling costs in summer and heating costs in winter. Air quality was poor and I dealt with ongoing skin issues while living there. **Amenities:** The dog park is poorly maintained and not worth using. The pool is decent but only open 2-2.5 months a year, and staff can be strict about checking pool passes even for verified residents. The gym is mediocre (4-5/10) -- promised upgrades never materialized in four years. Building 3 has nice green space, good for dogs, including a well-kept garden. Otherwise, the grounds have a litter problem and issues with reckless driving. There's a restaurant in Building 1 that's rarely open and seems to get little use. A dog groomer on-site is overpriced (around $200 vs. $100 off-site). The café in Building 1 is solid -- probably the best amenity after the pool. Building 3's package system (stored behind the front desk) feels more secure than Building 1's locker setup, where theft has been an issue for some residents. **Maintenance:** Generally good and hardworking, though they sometimes mark jobs "complete" when they aren't. There's poor communication between maintenance and the leasing office, which seems tied to broader leasing office dysfunction. **Units:** I lived in a 12th-floor one-bedroom with a balcony for 3 years -- dealt with mice and air leakage the whole time. Moving to Building 3 (no balcony) for my last year brought lower electric bills and better rent value, though rent increases yearly regardless. Inspect every flaw at move-in and document it -- that's your best leverage. My mouse problem went unresolved for two months until I brought a live one to the leasing office; only then did they patch the entry holes they already knew about. If you don't get mice yourself, you'll likely hear them in the walls -- a function of other residents' poor trash habits. Utility overcharging is a real and common complaint: expect at least $50 for sewer, $10-20 for trash, $50 for water, plus electric -- which can spike to $200-400/month in peak summer and winter if your unit has air leaks. This was a widespread experience among residents, not just mine. **People:** A wide mix -- some genuinely kind long-term and older residents, alongside a rough element. One neighbor let their dog defecate on their balcony repeatedly, creating a disgusting pest situation. Some residents and their dogs are notably aggressive, and there have been shootings on the property. **Safety:** The gate is largely symbolic -- access is easy for non-residents. Security is minimal; there are no reliable cameras, and you're mostly on your own. My car's sunroof was smashed while parked there, and the leasing office's response was a $25 garage credit against a $2,500 repair bill. Break-ins are common and well known among residents. A garage is strongly recommended if you're in Building 3; Building 1's garage is easily accessed by outsiders, and Building 2 isn't worth living in at all. Younger residents frequently violate rules with no real enforcement -- e-bikes in hallways, smoking in stairwells, BB guns, reckless outdoor riding -- met only with occasional, ineffective email reminders. **Leasing Office:** This is the weakest part of the experience. One staff member (Maurice) stood out as genuinely helpful. Front desk staff often seem indifferent and under-informed, unable to answer basic questions and needing to escalate everything to management -- who rarely respond. Management tends to charge for anything possible, and getting a fair resolution generally requires being assertive and persistent. Move-out charges are aggressive: turning in keys even one day before your official lease end triggers a charge, and the weekday-only maintenance walkthrough option can trap you into an "early" turn-in fee if your lease ends on a weekend. There was also an attempt by a newly partnered company to charge me a pet fee despite three prior years of documented exemption -- this was eventually honored, but only after pushback, with a warning that the exemption wouldn't carry into the following year. **Bottom line:** The location is convenient, especially for students, but you pay a premium that isn't matched by the quality of management or upkeep. The property has real potential but is undermined by a poorly run leasing office, inconsistent enforcement, maintenance grounds issues, and a subset of difficult residents. Reviews from people who only toured the property, without living there, don't reflect the actual day-to-day experience.

Even though they're technically going against their lease by being that disruptive. Also, in the midst of covid she saw my nursing shoes in the hallway and said many people are complaining about them and said that they're a tripping hazard. I thought at least me being a nurse in the middle of a pandemic she would have some sympathy that I didn't want to bring my covid shoes in my home. Lastly, when we originally moved in they stated that the seal on the window wasn't any good and would be replaced. Due to this negligence mold grew in areas where it was dark and moist (around the window that collected moisture). When we moved furtniture when we moved out we found black mold. We also had increasing allergies as well as my dog. We expressed that their negligence to originally deal with the seal of the window was ultimately detrimental to our health in the end and they were not apologetic or willing to help us in ANY way. I do not recommend this property to live there. You can hear neighbors almost all of the time (which I get with a apartment, but this was over the top and they wouldn't deal with it). And they're negligence as a business to help people not only during a pandemic but when they're completely in the wrong. DONT waste your time and money on this place. Please see pics below.
