I did not feel I was getting the information needed to make an informed decision so I hired a second attorney (Ivan Castillo - was very happy with his counsel). But Mr Alvelais was the attorney who prepare and file the paperwork. 5-days before the agreed close date (yes, before the close-date), I was informed that the condo had been sold to another party and that Mr Alvelais had also represented that buyer. So, to be clear, assuming the other buyer also paid Mr Alvelais to represent their interests, he collected significant fees to represent two competing interests. In my opinion, this is a huge conflict of interest. He had a fiduciary obligation to represent my interests until the close-date. Instead, he represented someone else and made no effort to disclose the arrangement.
