I have been renting with meridian for almost a decade now and have has great experience. Staff have always been friendly and helpful.

Do not rent from Meridian! They will seem nice and everything will go well during your move in, but once you are renting the communication will start to lack. It will take multiple service requests to have things fixed within your unit. Then when you choose to move out the communication will get even worse and they will run your pockets for every dime they can get, overcharging on repairs, and damage. On top of trying to charge you for damage that you didn't cause. They originally tried to charge me $2600 in damage that I did not cause and after questioning it one time they removed the charge. However they still quoted us for thousands of dollars in cleaning and repairs totaling out to over $4000. Then proceeded to ignore me and refuse documentation for what I was being charged for. Renters...I am the mother of a 43 year old Daughter who has been through, and still going through, almost losing her life to a medical emergency this summer.Her husband is a disabled Veteran. Towards the end of September, after 3 years of renting their home they absolutely love, they had a planned property inspection. Meridian sent a picture of dog waste that was supposedly in their yard and accused our children of "putting their workers at risk". No identifying markers, no dna evidence, nothing except a picture of dog waste on grass, and fined them $350!!! This, on top of living her life in the hospital this summer, was a terrible setback for my Daughter. I posted a google review of this happening and the General Manager (personal message me for specific information) of Meridian Properties retaliated against them. Family withheld half a months rent because he indicated, making them wait with no answers for over a week and with threats voiced, that he wasn't going to renew their lease. He discriminated against working with a female, my Daughter, and Meridian refused to take payment from CARES through Veterans Services for all fees, rent, fines, that were due. INSTEAD, they chose eviction and Meridian took them to court this morning. The General Manager is recorded discriminating against working with a female. They have now started working with Fair Housing and the VA has offered full legal support. Since they have had zero issues and are renting for $600 less than any other of Meridian Properties around them, we feel they did this because they couldn't justify raising rent by $600 a month, so came up with eviction instead. You are welcome to personal message me with any questions on what the Property Management put them through. Please know our Children are hugely respected and loved by their entire neighborhood. They have hosted many neighborhood get togethers and their neighbors are not happy to see them leave. Find a different property management whatever you do. They will destroy you, your family, your health, and your finances. P.S. they also lost their dog deposit and disclosure and threatened them until documents and deposit were proved. This is a great place to rent from if you like freezing in the winter! We had maintenance try and fix our heater many times the 2 years we lived there. The last time was a few days before Christmas, our apartment was 56 degrees and he took apart our floorboard heater saying he'd be right back with another guy. They never came back and the heat never got fixed. The office closed early because of the cold weather. Meridian is the worst property management company I have ever rented with. They do not care about their tenants what so ever. About a month after I moved in, the building started getting very dirty and unkept. There was dog feces all over the property including inside, loud parties going on during the week until crazy hours of the morning, garbage in the hallways, and dog pee all over inside the building. When I reached out with my concerns about the condition of the building, I was treated with disrespect. They do not take responsibility for their own actions, instead blaming it on the tenants. First off, I would like to say that I purposely did not give Meridian Property Management a review until after we moved out of their rental property; mainly, because I had read several reviews where past residents all stated, they did not get any of their deposits back. We actually had a pretty good experience with the Management Company. Our leasing agent Jason was very outgoing and professional. Our family had rented the property while residing in another state. Jason went out of his way to make sure we received photos of the rental property. He and the ladies in the office took all our payments by phone and waived some of the credit card fees to pay for the background checks and deposit. We had an incident where after we moved in, I noticed there was a crack in the sink, only because I had spilled some of my makeup in the sink and it filled in the crack. I called them and they did right by us and document the crack. Overall, after moving out, we received $1671.03 of our $1895 deposit back. I believe we did this by following their cleaning move out list to a T. · The only thing I did not agree with was having to pay for a blind in our Master Bedroom. You see we had a California King Bed and the headboard covered 50 percent of these blinds, so we didn't even bother using the blinds in this window. We only figured out the blinds were broke because we were cleaning the window track as part of the specified cleaning items on the list. My only suggestion would be to check absolutely everything when doing the walk through. I was a little disturbed to see their was oil left in our garage and trash in the dumpsters when we first moved in. But we just got a little kitty litter and cleaned the oil up. Also, when we moved out the trash pick up had already came, so they kindly pushed it out for us, since we were moving out of state. Since, we have rented a lot of home due to my husband's lengthy military career. I would say this is probably one of the most honest and fair companies we have rented from. After leasing a home for 3 plus years I first want to say the move out experience was horrible! The staff lacked communication, although we submitted our vacate notice in the required amount of time. The staff never provided the move out instructions and we were told we would receive the list immediately after submitting our vacate notice. I called and left numerous voicemails, text messages, and emails requesting the documents and did not receive any correspondence until the day before our move out. One item on the list was to have the carpet professionally shampooed, which is not in the lease, and to provide proof of receipt. Needless to say this was very upsetting to not only receive the move out check list last minute, but to know they require a professional cleaner and gave us 24 hours to try to find one is inconsiderate and inconvenient. Meridian want the rental property to look like no one have lived in it and do not want normal wear and tear to be visible. They are attempting to charge me $1,500 for 1,004 sq ft of painting and repairs. Besides normal wear and tear there are no holes, markings, etc on the wall. I was in the home for 40 months total and according to the lease the paint will age and I only have to cover a percentage, but they are trying to sneak and charge us 100%. We were paying month to month our last 2 months and they overcharged us the last month instead of charging us the prorated amount. Instead of instantly refunding us they held it and deducted from that as well as our deposit for the "made up" repairs. As a tenant you have a required inspection every 6 months or so. I have always passed my inspection, but now since it is move out time you think you should change a total of $1,675. I am extremely neat and take care of others properties. Every landlord I have leave me a tenant review because I take great care of their home. The staff refuse to answer my calls, text, or emails to discuss these charges. I do NOT recommend renting from them because they will do anything to keep your money including lie, as well as when you have maintenance issues they do not answer and if they do if takes forever to resolve the issue. They will show your place to their prospect tenant at their own terms without asking you if you will be ready or not or if you will allow it. Our place had a hole in the garage, cracks in the sheet rock, holes in the window screens, counter top was coming off on the side, burned out light bulbs, power would flicker on and off due to old defective breakers and management would not change them. meridian was even paid to replace the breakers because they were defective and they took the money from the breaker manufacture who was sued nationally and did not change one breaker, was not professionally cleaned we even received rent credit for that of $50 lol but standard cleaning fee to have professionally done is about $850. So they rack u these frivolous charges and use it to extort monies from old tenants years after they move out because most people don't keep good records. Well we do :) for slime just like this. This building was erected in 2017. However, there no secured area for deliveries. Your packages will be stolen. Anyone can come off the street and take whatever they want. Engineering fail. NO climate control in common areas. During the summer, there is no AC in the common areas, halls, elevator, etc. It is a humid heat box all day long. Built in 2017 NO cleaning crew. Halls, elevator are filthy, enclosed parking deck has inches high dirt flying around during the winter months. Every time a car comes in, the dirt chokes you. Shoddy Construction. Things break off in your hand, literally. I was the first to live in my unit, brand new. Fixtures broke off in my hand. I had to buy tools to fix all of the items they failed to install during construction. Worst quality apartment I've ever lived in. Poor Sanitation: Only two Dumpsters sitting in the middle of the parking lot far from the building with no ice cleared access during the winter in Fargo NORTH DAKOTA! Trash overflowed the parking lot every week in FRONT of the building. #poorplanning THE FEEEEEES! Worst experience I have ever had leaving a rental. Nothing really different than most other responses because everything was marked CND -clean no damage but surprise they had issues 5 days later. After sending me my bill because my $1900 deposit wasn't enough to cover these new developments with a bill for approximately $1200. They sent over Memorial Day and barely had a moment to get the bill and they had someone serve me papers. Court seems to be their jam as they have managers well groomed in small claims court. Goldmark used to be the bad guys in town but Meridian definitely trumps. Check out the court website to check it out. I hope someone will take them to district court as they are not being accountable to their contracts and make up things after the fact. They have no issues even lying in front of a judge. If you are already in a rental, don't answer anything for them and their surveys. This was the first thing they brought up in small claims court. Sounds like a little retaliation but I guess when you build a shit ton of houses in town, you get away with screwing ppl over. I wish I would have read these reviews before I moved in. We fought back and forth with them regarding our security deposit. Beware this rental company. They are the most unorganized rental company I've ever dealt with in my life. They don't enforce any rules on certain tenants and some of their buildings can be like the Wild West. They often give special rules to certain tenants such as being able to park in "no parking" zones while slapping giant orange stickers on other tenants cars for parking in the same areas. They have no presence at their complexes so people just do whatever they want with no consequences. If you try and contact Meridian to get them to do something about anything they treat you like an annoyance and refuse to enforce their own rules. The delegate a lot of duties to what they call "resident advisors" Who generally do as little as possible just to get lower rent. I believe the owner of Meridian also owns other businesses and puts his employees up in units within meridians apartment complexes. This is a massive conflict of interest as these residents who are employees of the owner seem to have immunity to any rules. Unsurprisingly, the turnover there is very high so you often speak to a new person every time you dial the phone. The bottom line is these people just don't care they have no idea what they are doing. The hallways are usually disgusting and full of dog feces and urine along with plenty of human body fluids as you can see in the pictures below. If you have kids - navigating a Meridian building can be a minefield of safety concerns. The boiler rooms are often left unlocked. I have found drywall screws and nails around the hallways and even a knife laying in the middle of the floor. Not to mention the creepy baby doll with the gas can. We had maintenance checks and month ago and they were suppose to do something to help with the drafts coming through my patio door before the winter got worse. They put in a work order and never followed through. Today is now -60° and I called twice today as well as an email yesterday (which they actually responded extremely rudely to) and the issue is yet to be fixed. I am currently heating my apartment with a heater and an oven that can't keep up. I was told it would be handled today and when I called back (hours after the initial guarantee) to ask if it was still being handled they told me to "stop being rude" when I literally asked a question and was given the run around. Was I frustrated when speaking? Yes, but in now way did I stoop so slow to be rude. Earlier in my lease the lock on my apartment door was also not working. It took a day full of phone calls to get a single battery replacement so I could lock my doors and feel safe at night.. after the door had not been working for three days already. Basically.. go elsewhere. They do not care about their tenants here. Our packages get stolen pretty often as well. You can find better living arrangements elsewhere. Absolute worse experience in my entire lifetime. If I could give them 0 stars I would. I don't even know where to start. Mold everywhere in our unit for 1. If you need to report something, don't bother. You have to submit an online claim. We ended up calling the West Fargo police department for assistance because meridian was worthless. Lawn mowing and ice/snow removal is like a 10 year old kid would do it. We ended up paying our neighbor kid to shovel our driveway AFTER the shit that meridian hired "came". They shovel at 2 in the morning. Not ideal when you have a 4 month old baby right above where they are making a racket at 2 am. We had to tell them more than once to leave. Need anything replaced or fixed? Save yourself the headache and do it yourself. They never answer the phone or emails unless you threaten legal action. The office turnover is so high, guaranteed you'll never talked to the same person more than once. Think you'll get your security deposit back? Think again, plus charged on top of them taking your deposit. If you are desperate, like we were, (We had pets, and breed restrictions) document everything and anything that happens. It isn't worth the headache. Half the time you won't get prompt responses for serious matters, unless you threaten legal action. They don't do anything about people who clearly and have been reported to have been violating their lease agreement. Several garages reek of cigarettes in a non smoking building, they've been informed and it got WORSE. Dogs deficate wherever, when other owners have to pick up their dogs feces, like adults. Nothing is done about the dog constantly peeing un the hallway and stair well. There are constantly messes left by maintenance in multi pl lo buildings, regardless of how nice or old they are. I have friends in several buildings. If you get after management for NOT doing their job. They get into deflecting and blaming the residence. I am a resident, it is literally your job to handle these situations when they arise. Not lazily brush them off. And, if you just don't have the man power? Quit. Renting. Out. Units. Anthony will be helpful a handful of times, I will give him that. Then he will ignore you. He is not professional past his prescripted responses that higher ups have given him, and when you tell him he is wrong? He becomes defensive and rather rude. I will only touch on him as he is their General Manaher and in my eyes he is solely responsible for the lack of any kind of smooth running system. On one occasion an employee tried entering my home, I was in my kitchen and he scared and hurriedly closed it and said oh! So, they will enter unannounced. I emailed and no one responded. Keep everything you have, keep emails, keep call logs, take pictures and stand your ground. If you have reviewed the lease and you are NOT wrong? Don't let them tell you that you are. Or? Just avoid Meridian, because they are just as bad as Goldmark. It is rough renting anywhere, but this place just wants your money. I rented a townhome from Meridian for three years, paying them over $45,000 (in monthly rent) for the rental property during this time. The leasing agent with whom I worked to establish my initial lease showed genuine interest in finding me a property that would suit my needs. I paid the deposit (which is equivalent to one month's rent) and signed the lease for the townhome and did the initial walk-through. At this time, I was told by the maintenance employee who completed the walk-through with me (who we noticed, after moving into the unit, would park his maintenance vehicle at the end of our block and nap during the work day, and who was no longer employed with the company following our first few months in the rental), that the unit would be thoroughly cleaned and touched-up prior to my move-in date. He therefore did not note on my check-in sheet all of the inadequacies that we noticed during the walk-through. Being a fairly inexperienced and unquestioning renter, I trusted his reassurances and accepted this as common practice. However, when none of these inadequacies were remedied prior to my move-in, I promptly texted the leasing agent to let her know, and was assured I would not be charged for these things upon move out. (Unfortunately, she left Meridian Property Management after our first year with them, and I was charged for all of these things upon check-out.) The townhome itself was in a desirable location for us, and had a large yard that we enjoyed utilizing. The layout of the unit was also ideal for us. Be aware, however, that the townhomes are units that are basic building kits, thrown together by their builders as quickly as possible. The quality of the building materials is very poor: the wind blows right through the home, leaving the top level cold in the winter and hot in the summer, and the basement uncomfortably cold at all times; the heating/cooling system is inefficient, causing electricity bills to be quite high for a home that size; the wiring is inefficient, causing breakers to blow if even half of the outlets on a circuit were used simultaneously for things of low wattage, like lamps; the insulation between units is so minimal that you hear your connecting neighbors' daily conversations, unless your neighbors are conscientious enough to consistently speak in a regulated vocal level, which is uncommon (thusly, expect to constantly hear your neighbors through the walls). Maintenance responds promptly to calls for problems that will impact the long-term integrity of the unit, but are slower to respond to calls of "convenience" for the lessee. Examples include: A basement window was broken upon move-in, and did not get replaced for over a year, after I contacted them twice more regarding this. (I suppose the only consequence of this not being fixed was an increased heating bill for me to pay.) A large ornamental piece of the microwave fell off one day while being closed, and despite three calls about this, was not fixed for nearly two years. Upon move out, the maintenance employee who did the walk-through with us had very little to note on the check-out form, and listened as I communicated that it should be in my file that things were unsatisfactory upon my move into the unit and that the information should be in my file with their office. He told me that his duty is only to complete the check-out and turn it in, and that office staff would be responsible for determining charges. I was disgusted to receive just over half of my deposit back in the mail. I wrote a formal letter to Meridian Property Management, and received no response. I again sent a copy of the initial letter to Meridian Property Management months later, specifically requesting a response at my new address, and I still have not received after over a month. I am now forced to decide whether it is worth my investment of time and absence from work to pursue legal correction of their unfair and unprofessional practices in my case. If you decide to pursue rental through this company, please be aware of their dishonest, unprofessional, and unethical practices upon entering into your lease. Document EVERYTHING with pictures, demand written statements/responses from the company regarding concerns, and keep a log of maintenance request dates, contact with your leasing agent, etc.; be vigilant in covering your bases. Even with these things, they will likely try to financially gauge you upon exit from your lease, including pursuing charges for things that a lessor cannot legally, according to ND Century Code. It's unfortunate that one, after paying so much in monthly rent and taking good care of the property, doesn't receive the decency of fair practices from the lessor. Protect yourself from the beginning to the end of your leasing period, or just find a more reputable and professional company from whom to rent. read more

I would give 0 stars if that was an option. Where to start, 1) they claim to have resident managers but you will never see them or hear back from them if you need/ask about something 2) Claim to be pet friendly and clean, yesterday 7/23/18 someone let their dog defecate all the way down the stairs and never cleaned it up. Took 3 hours for "resident manager" to find out/take care of situation 3) They change pet rules middle of many people's lease, this happened in March 2018. About half of our building moved out at that time. 4) Claim to have fines for not picking up dog feces, yet their is dog feces so covered in the "grass" area that it is pure brown from poop still there 5) Took 8 months after hounding them several times to get my roomates info in the directory 6) "resident managers" the office said misread our end of lease date and took our names out of directory 1 month early. I went outside to my car briefly and was going to use my phone to let myself back in, NOPE, I was locked out for about an hour until someone walked through the entry. Then it took them FOUR attempts to get our info back into the directory. 7) 24 hour notice is a legal requirement for offices to come into a tenant space. They will lie and claim to have called you, but they dont. TWICE now where they never called/voicemail even an email giving us notice. Merdian worker showed up at door and just walked in. 8) They do not tell you that price increases after lease ends and go month to month, so doing automatic withdrawal for the usual amount and were given a 100$ late fee, for missing the extra 50$ for month to month. 9) The office gets a very bad attitude when they actually do call about a showing and the notice is less than 24 hours and they get upset when you tell them no that time does not work and also need a 24 hour notice. Overall piss poor management, they will try to screw you over, the bottom line is greed for them, no communication. STAY AWAY read more

***POOR SERVICE*** -DO NOT RENT FROM MERIDIAN YOU WILL HAVE A CHEAPLY BUILT HOUSE, POOR SERVICE, AND LOSE HUNDREDS IN UNAVOIDABLE CHARGES. -MANAGEMENT WILL ALSO RESPOND TO THESE REVIEWS ONLY TO LOOK LIKE THEY ARE OF HELP TO SAVE THEMSELVES AND NOT ACTUALLY FOLLOW UP Noticeably similar problems between all reviews. 1. Have had multiple problems through company about guidelines. Spent an entire winter contacting meridian about neighbors pets using lawn for bathroom. Became such a problem that was forced to move as meridian could not solve the matter for months. 2. Upon move out TO ANOTHER ONE OF THEIR UNITS, was charged half of the deposit ($450) for such unavoidable things. Was told at check out the place was very spotless and did not need cleaning other than wiping down a couple counters which supposedly had "cleaning residue" and dust on lights. Was charged 120 dollars for damaging 24 floor boards, when their were not any scratches visible on boards excused a couple from chairs. Even those marks were very small wear and tear from cheap easily scuffed boards. Upon move in 3 boards were chipped and replaced immediately so obviously not a huge deal. Was charged for 150 worth of cleaning for wiping down counters, installing a door hinge that was never there in the first place and sweeping a garage. Less than an hours worth of work that took them apparently 2 1/2. Still not factoring that we were charged separately for the marks themselves. Little to no responses from management. 3. Upon moving to another unit we were told that our lawn care (grass and clean up from construction) would be finished by end of month. Over a month later there has been no help with the issue. Our yard is covered in trash from workers huge boulders of cement and wood everywhere. The yard is covered in weeds while still awaiting the grass installment. We also didn't have our AC unit hooked up for a month and the house reached temps of upper 80's having us not able to live in the unit for days while the installation took place. read more

I have called several times to get appliances fixed abs maintenance people don't know what they are doing! I have called 3 times with sane issue still waiting! I have called on manager to digs pooping on floors and no does anything but post signs on doors. It does do any good. The building is dirty all do vacuum floor and dont clean elevator or windows. I do t think Windows been clean since moved in here. It smells like pot on first floor and no one does anything. The building manager does nothing. read more

We found mold in our unit and was told that we caused the problem. Was put in a hotel for 2 days and went to move back in and nothing was done about the mold. Ended up living in a hotel for three weeks at our own expense. They would not do or pay for air quality testing either. Was finally let out of the lease and come to find out they are keeping our deposit. Meridian is affiliated with Jordahl homes. Would NEVER deal with either organizations ever again. read more

They get one start because 0 is not an option. Lived in the apartment for 6-months. Had a rock come through the window from the lawn mowing company, took them 3-months to fix, blinds got broke and screens fromn the rock and they charged me more them at the end through my security deposit. Hit me for additional cleaning and labor costs although all cleaning was done through a company they recommend. I will never rent from them again and would never recommend renting from them for any reason. read more
