Won't get your deposit back and they will try to bill you on top of the deposit despite SDCL 43-32-24 having caps in place. They tacked on a monthly charge on top of the rent that essentially covers their insurance policy. Maintenance requests they'll try to bill you for despite it being their property. Initially decent staff but staff turnovers led to very unprofessional front office staff. Just about anything under the sun can constitute a lease violation with them too. Property management company money grab that should not be allowed to operate in Aberdeen or South Dakota. Simple search will back up these claims through ND media outlet investigation. Do not rent from Valley Rental unless only option and even then consider other options. read more

I'm only giving one star because I'm not allowed to give 0. the management company for valley rental is a bunch of crooks. they tried to charge us over $1000 on top of our deposit. we are in process of disputing these charges. as our apt was left in good condition with normal wear and tear included. I would never recommend this apt to anyone. maintenance also has a hard time answering the emergency maintenance phone- even though our pipes burst, and our dishwasher flooded (soon after we moved in) and also our windows weren't sealed in the middle of winter the buildings at valley rental are falling apart, and they just try to charge us random charges to cover themselves to keep valley rental open. We have rented here for two and some years now, recently one of our dogs who missed the DNA testing just got tested and in came charges claiming there was poop on the lawn that was ours from the single dog, which was weird because we have two. Either or the fines were put onto our account, a years down the line Valley Rental Moved a payment we made for rent into paying the fine and are now serving an eviction notice due to rent not being paid. This is the most shady practice i have ever seen in a company, not to mention when asked several times to take care of the ice in the road they failed too. Which then becomes increasingly more dangerous to walk around on. Because dog poop can cost you up to 1000 and in our case 1500 dollars for one mishap, neighbors have started allowing dogs to poop on the porches which now i understand if you are going to be charged that much. This is my worst experience with an apartment company and is really going to effect everything in my life now, because in two and a half years we missed a couple of poops. When asked to pay off the total fine in one go the refused and insisted on proceeding with an eviction. If you would like to rent here do not own a dog, because one missed nugget of dog poop and you will be paying double to triple your rent easily. Our good neighbor we were friends with had a 5000 dollar charge after his dog was tested and i can confirm he picked everything up because we often ran into each other and talked. This rental company is trying to charge me $9,000 for my move out. This is illegal I will be contacting FAIR HOUSING. Also a lawyer and also I will be going public with the news. This property manager in Bismarck named Jackie Benz harasses her residence makes them move out after 6 years and then tries to charge them like we own the property I have contacted corporate many times and nobody calls you back they treat their residents like garbage. Like other people said, they will steal your money from you. I rented an apartment in Aberdeen SD. I paid a 850 deposit and 500 deposit for my pets. I lived for a year, and after left the apartment an extra month was charged because I forgot to remove my account from Pay lease website. I told them about the issue, and then they decided to say that my carpet was stained and smelled like dog and they did not give me back either my deposit or the extra month they charged. Fun part is that the dogs lived with me for only a couple of months and then I was there without any pets for more than 6 months. Please do not do any business with these people. read more

Maintenance doesn't come for months. When we moved in there was an urgent maintenance request for the window that wasn't sealed and had a draft. That window didn't get looked at until February of the following year. The heat and electricity were through the roof and then the dishwasher flooded the entire down stairs. They didn't come again for months and when they did they used our decorative towels to clean it up... The neighbors had a plumbing issue and eventually flooded through the lights in the living room flooding the entire downstairs with poop and sewage. Again, they used the tenants towels and tracked feces through the carpet upstair. read more

I waited 4 months for my fridge to get fixed. no one is available for emergency. other tenants are being threatened by tenants with pistols. kids are being yelled at and threatened by another tenant. people will park in front of my garage and I can't get out. garbage and dog poop everywhere. read more

I am going to post some emails that shows the communication that took place between me and the management. Just to sum it up I was sent a letter last July, which I never received whatever but I kept paying my rent and I believe it was around December or January they switched how you pay online, once I finally got that set up I had a balance owned for $125 extra per month extra for not signing a new lease which I should have been more organized and knew when that was up but to continue to let my balance go up is weird to me. I had asked them to mail the lease to me with no luck and stopping into the Fargo office 2 times and nobody from Valley Rental knew what to do while I was at there office. To stop ranting today they finally agreed to send the new lease. So now my balance is over $1500 with rent going up which again I was not aware of. Come back for more later. read more

Just like several others, I too had a bad experience with Valley Rental. I did, however, wait until I received my deposit check to write this review because I seriously thought they would withhold it if they linked this review to me. The reasons I originally chose this place were because of the low rent and location. The price was right and everything was easy to get to from the place. I guess one year was tolerable, but I would have searched elsewhere if I had had to stay in Fargo for another year. There were some nice employees, especially the people who answered the calls, but management really has no idea how to "manage" a business. I guess they really don't care as long as they get their paycheck. Look busy, go to "meetings", listen to complaints, and get a paycheck. Having the dog DNA testing done...scam. Just another way to get some money from you if you have a pet. Dog sh!t is everywhere and I doubt any fines were given to people because if they had, the grass wouldn't have been so nasty all the time that my little Yorkie had to dodge and weave around the massive crap left by other dogs. I called and complained, but nothing was done about it. The maintenance people were nice enough when they came, but I don't know how knowledgeable they really were. I had a leak from my dishwasher the first time I ran it and the guy said they would replace it...worked for me. Lived on the third floor and so I had water coming in from the kitchen ceiling light after the snow started melting. Maintenance came and inspected some things, but gave us a 5-gallon bucket to place under the light and said that the roofers would be stopping by the next day. One big negative of maintenance is that they never take off their shoes! Spring, summer, fall, winter, clean, wet, dirty...in they came and walked everywhere with their shoes on. I had one incident when a maintenance person came while we weren't there and had left his phone in our kitchen. Scared the sh!t out of my wife and I because we knew the ring was not from one of our phones. Apparently a resident on the first floor had a leak from above and so maintenance had to come into our place, without calling or informing us first, because anything that could cause a potential flooding is taken seriously and they have the right to come in without notice. However, when I called about water coming in from the ceiling on a Saturday (this is the second time that this happened to me), I was told to put a bucket under the drip and someone would be by on Monday. Yes, leaks and potential flooding is taken very seriously. I complained to management about the maintenance person coming in without notice and she didn't seem to care. I asked her, "what if my wife had been in the shower and she came out to a stranger in the place?" and her response was that the maintenance person would have knocked and then announced themselves after entering. Ummm...people in the master bathroom taking a shower would not have heard a knock nor someone "announcing" themselves as they entered. She only apologized and said that it was policy. I asked her how she would have felt if it had happened to her and she gives me the same response, "I'm sorry, but it's policy". I also complained about maintenance not taking shoes off and that they could either take them off or wear shoe booties, and although she said it seemed like a good idea I knew that nothing would ever be done about it. Anyways, a few months later I had the fortune of being able to move out of state and so I visited the office and informed management that I would not be renewing my lease. The same woman who I made my previous complaint to brought me a form to sign and that was that. No questions as to why I was moving out or any questions that a normal manager would ask when a tenant is leaving. I think she was just happy to see me leave. In conclusion, the front desk people in the office are great and try to help you, but don't expect management to be either helpful or knowledgeable. Also, don't expect to see the same agent who signed you up to still be there 3 months later because the turnover rate seems to be pretty high. read more

Just like Goldmark if not worse. We lived in the same place for 3 years. When we moved in the carpet smelled of cat urine and we complained several times about it. Moving out they charged us for things that weren't broken, worked properly. Charged for a wrong burner that their own maintenance man put in that didn't even go with the range. We rented from Valley in Bismarck and the lady that did our checkout told us straight out that corporate was always on her for not being picky enough and keeping more of the deposits. Anything to rip off the little guy! Disgraceful because they repair everything half assed and then blame the renter for it not working or breaking. read more

If I could give Valley Rental 0 stars, I would in a heart beat. Signing a 12 month lease for Valley Rental's townhome (Wheatland Property) was the worst decision I made yet. To begin, this will be a long rant. There's a lot to complain about. Buckle up, I guess. Starting out, Valley Rental and I had no issues. I mean, if you love to hear everything your townhome neighbor is saying and doing, this is the place for you! If the walls were thinner, I would be rooming with them. Of course, If you don't have good credit or a need to save money, the fact that this place is overpriced is perfect! The space is fine, and the townhome could comfortably house 3 people, however, they just changed their already shitty parking situation, so I hope that third person likes to walk a block down to their car! Nothing like a brisk walk in the morning to wake you up, huh? They accept dogs of any size, which is awesome, but please don't expect ANY of your neighbors to keep their's on a lead, cause that's a hard rule to follow. If you don't constantly have dogs in your backyard, then you got a really good section! Also, there's no use in trying to talk to any of your neighbors about it, as they don't really care to be honest. If you dog hates other dogs in their yard (shocker I know), I would recommend one of the cheap shock collars at Target. I hear they go on sale often! The rooms are amazingly drafty. If you turn on the heat, please don't expect you room upstairs to heat up; cause it's not going to. On the other hand, if you are willing to pay at least $100 in heating, I hope your room is nice and toasty! The master bedroom is fairly spacious, AND if your neighbors are smoking anything weird, you'll know right away, as the main vent leads directly to the chimney above your main vent opening! So you can to suck in all that good stuff, am I right? Touching on the parking inconvenience once again, please don't expect to park anywhere other than in your garage or your driveway. If you park in the middle of your driveway and your neighbors driveway, you'll get a notice to be towed! However, if you possibly pay the office out, they won't even place a notice on your vehicle! It's interesting how mine was the only one to have the notice, when everyone else parked similar had nothing. Also, don't even THINK about parking int he rocks! That would be THE WORST THING TO DO! I mean, the rocks are meant to....wait...what are the rocks meant for again? Decoration...? Maybe an ambulance? But....some people park in the firetruck lane, so if they do that....why shouldn't I be able to...ya' know what, just don't park in there. I'm sure there is a VERY good reason! Moving on for now, the management here in Fargo Valley Rental is beyond a joke. It's amazing how there can be so many people in one office that have ABSOLUTELY no idea what's happening at one time! Mind boggling! Please don't expect anything but confusion and frustration, as you'll hear something different every time you step in the office! I would recommend ignoring the headache of signing a lease, and find somewhere else. On a positive note! The maintenance is amazing here! I haven't had any issue getting any new appliance when they stop working (they stop working a lot); and the gentlemen that come in to help are very helpful, and stay until the job is fully done! My lease ends soon and I can not wait to move out. If you decide to rent from this location, good luck, I hope you had better luck than me. I will be updating this review once I have moved out, because I have heard other reviewers state how difficult it was to get their deposit back (not that you should expect too much back). read more

Received a bill in the mail after move out informing me that not only was I not receiving my security deposit back but that I also owed them $2000 on top of that for carpet. The only thing wrong with that carpet when I moved out was that it was 4 years old. Guess charging old tenants to get new flooring helps the bottom line out & that's all this company cares about. So unorganized. Signed with leading agent who quit 1 week after we moved in. We were never told that we were getting some kind of special deal when we moved in, so now if we want to renew lease it goes UP 100 per MONTH. Or pay month to month, increase 125 per month. Found this all out through my own inquiring. They clearly had no intentions of letting me know. Probably why it's been 3 months in brand new building and only 7 units are taken. They lost my dog's DNA test, brought my pet in three times due to their irresponsibility. Their service guy walked right up to my 1st floor patio door and let himself in. Had a great experience renting from valley rental. Staff is always friendly and our maintenance guy was always quick to come and fix things. I have rented at The Wheatland Place and the newer Urban Meadows and loved both apartments. I loved renting from them and if I hadn't moved to a different state I would still be renting from valley rental! read more

My husband and I rented a beautiful and roomy two bedroom two bath corner unit at Valley Rental's Urban Meadows-- a newer, dog-friendly apartment complex-- for a little over a year. We absoultely loved living here. Urban Meadows has a pond right across the front parking lot that has lots of ducks and geese to watch in the summer. The staff at Valley Rental are very nice and always gave the proper notice to needing to enter your apartment. Because it is a dog friendly apartment complex, the amount of dog feces outside was a bit overwhelming at times despite Valley Rental stating they had a DNA testing program for those that did not follow the rules. For the most part, the tenants work hard to keep their dogs quiet; one of our neighbors had dogs barking for about 16 hours a day and it took many complaints for this to stop (I understand it's a long process to actually do something about this and the Valley Rental contact person for this was quick to come over and evaluate the situation and answer emails regarding this problem). Even after that episode, the only reason we left our apartment is due to moving out of state; we would love to have been able to picked up the beautiful apartment and have taken it with us. Valley Rental is a great company to rent from. The value of the apartments is well worth the price. read more
