If you move out, even if they do a walk-through and say verbally everything looks great they won't put it in writing, and they will make up reasons to withhold money from the deposit. If I ever rented from them again, I would ask a police officer to do the walk through with me--or an attorney. read more

I've had Metco as my property manager at 2 different properties. They are super easy to work with, anything I've ever needed they're prompt to take care of it. I moved out of one of the rentals and got most of my deposit back. When the time came 5 yrs later we needed a new place and Metco was the first place I looked because of my previous experience. Like any property management company they expect you to be a good tenet and follow your rental agreement. Pretty easy to do. Not all rental agreements are the same, depends on the property owner. For example, my last place through Metco no pets were allowed. My current rental with them they are allowed under certain guidelines and agreements. Kim and Tiffany have been great to deal with! Metco is by far the best property management company I've rented from. Rent rates are reasonable, properties are well maintained and responsiveness with any and all concerns or questions is unbeatable. They use an easy to navigate portal to make paying rent extremely easy, monthly upcoming rent due reminders, they also send notices regarding weather emergencies and recommendations (drip water and open lower cabinets when freezing) they have an after hours number for emergencies (flooded sink in the past from tree roots obstructing pipes), every interaction with staff I've received nothing less than top tier customer service Kim and Tiffany actually remember who renters are you're never just a number. 10/10 recommendation from me :) read more

I rented from Metco from October of 2014 to April of 2021 in a duplex in Springfield. Metco always worked with me as long as I communicated with them, and accepted my emotional support animal even though the duplex was technically "No pets"! I know there are quite a few bad reviews on here, but I rented from them for a long time, and my experience with them was nothing but positive. I even got almost my entire deposit back when I moved out which was upwards of $1000. Now that I own a home, I plan to buy an additional duplex to rent out as a landlord and when I do, I'm going to use Metco as my rental agency because that's how much I trust them. I highly recommend! My son and family rented from this company for a number of years! I personally helped clean the house when it was time to move. We were VERY meticulous in making sure we cleaned it spotless! And may I add, this family always kept their home clean to start with. They had routine visits from this management company and were always given a good review....until it came time to return their deposit that is!!!! They had approximately $1200 coming back to them from a deposit. Now while they didn't expect the full amount, they were only given $116!!! They were dinged for so many ridiculous things! I'm not sure how these people are able to sleep at night knowing they are so wrongfully doing this to people? Karma will catch up to them eventually! Just beware of METCO! read more

We put down $1200 and got $100 back on our deposit. We kept the place cleaned. We lived there for only 3 years and we were VERY clean. A lot of stuff was already damaged and looked awful when moving in. I will not recommend our friends and family to this company. House cleaning fee $300? We went in there and cleaned very good for hours and they charged us for that. What a joke. They rented the place out two weeks after we moved out so wasn't much that needed to be done... Stay away from them. There are way better rental companies out there. read more

I have had only positive experiences with this property management company. When I needed to find a place to rent, with very short notice, they helped me find a very nice house. There have been very few maintenance issues with the house, due to normal wear and tear. Each of those were handled extremely promptly and efficiently. The freezer went out on the first HOT day last year, and someone was there to fix it within an hour! Everyone from the very friendly receptionist to the maintenance man has been easy and pleasant to work with. I have heard many horror stories regarding other local property management companies, and consider myself very lucky to have found a place who obviously works well with the property owners and tenants they work with. read more

They not only evicted my roommate and I after one noise complaint from our downstairs neighbor (I was playing acoustic guitar in my living room at one in the afternoon) but they also charged us almost 600 dollars out of our deposit for bullshit charges. We rented a house from Metco in April 2019 and moved out on June 28th 2020. The house was located in the Whiteacre so it was old but we enjoyed it. We were good tenants, paid our rent on time every month, we only asked them for a couple of things the whole time we rented. One was for the heating unit that took about 4 months to take care of and a rat problem. When we moved in it costs us $2150 for 1st month and $4300 in deposits. When I put my notice in to move I had asked if we could use one of the deposits as our last month rent and Kim said no that those were for security only. Of course I asked an attorney and he said that is absolutely not true no matter how they worded it on the lease. Well that did not go over well with Kim's boss because he sent me a very long email stating that the lawyer did not know as much as he did. But in the end he said there was moratorium on evictions so it didn't matter. Why argue with a tenant that has been good to you and your property just to prove you were right?! Really ridiculous So I had asked Kim several times if we could use their cleaning crew so they will get exactly what they want, I finally talk to their lady and her proposal was it would take 2 people, 18 to 20 hours and it will cost me $1000. Well to my amazement I asked, 20 hours for 2 people huh? No thank you, I will find another company. I used "Maid to Perfection" and they were phenomenal!! The house was perfect!! I asked Kim if we could do a final walkthrough of the house so she could let me know at that time if it was good or not and her response was, "we don't do that". How in the heck can you charge someone something when you can't even take the time to come look at your product?! Anyway, we had over $2300 left in deposits and luckily we received $1700 of it back. My advice to anyone who is a renter, take pictures, videos and write everything down because these people will take advantage of you. read more

They sucked & were really rude , I called before to check out an apartment and they told me I can come in to view it but I was out of town , when I get back in town they didn't want to show me an apartment I had to have a letter approval in order to view the apartment, I'm not going to waste my money on an application for something I did no see in person. Do not trust Matt. His team was great but Matt will change his mind and try to claim that his team was wrong. Matt will try to charge new fees and squeeze you for every dollar he can get - but he won't get it from me. I purchased an investment property and inherited Metco in the transaction. He acknowledge that he was charging me $400 for a service he provided the old owner at no cost - 10 days after his office told me everything was fine. His office knew I was the owner and he held rent income that was payable to me. Matt claimed he called me but said he didn't leave a message. His stories were just that - stories. He offered a refund and when I accepted, he threatened his lawyers and declined to provide the refund. DO NOT TRUST MATT. read more

I put in an application of the 19th of March to apply for a home to rent. They didn't let me know that there was somebody in line ahead of me first off. Then I'd try to call or message them via email about updates regarding the previous application. They would just say it's still being reviewed. I waited one week before even contacting them about my status. No calls, nothing from these guys. Lousy customer service, lousy all the way around. To move along in my disgusting experience. I would contact them every couple of days until one day in early April they decided it wasn't looking good for the application ahead of us. Two weeks into the process, already, at this point. Then the next day we had to call in again. Never a return call from these people by the way. At any rate, the day after this they said, the previous applicant was not being considered. I can imagine that the applicants were just turned off by the lack of customer service and correspondence and decided not to rent from them. To move along, our application was finally off and going after two weeks of waiting, and then the same crap all over again as with the previous applicant. Wait, wait, wait...not updates from these folks. Always have to call in to get info. Like trying to draw blood from a turnip. Eventually, without any correspondence we got a denial letter. My experience with METCO INVESTMENTS was a big ZERO stars. Obviously, I had some issues on my applications that were arbitrary but why take nearly a month to decide. That is B.S. 60 dollars down the drain. Basically, it took 27 days to get denied. Just think if I had put in a 30 day notice....lol MY GOD THESE GUYS ARE HORRIBLE read more

Metco is a company that breaks bread with the payday lenders, pyramid schemers, and the subprime lenders. They'd lie in bed with the "Bernie Madoff's" if only they had the wherewithal and aptitude. Instead they prey on the easiest cash they can- the renters' deposits. Metco has set up relationships with "their cleaner" and yard maintenance (themselves: "Metco Maintenance Co") and raked in the dough. They provide renters an extremely thorough checklist to follow prior to moving out. The impression is that if you followed the checklist exactly (from oven cleaning to blinds cleaning, mowing the lawn, etc.) you'd receive the majority of your deposit back. THIS IS A LIE. Their cleaner creates an invoice for services for an absurd amount of time. The invoice includes a list of the cleaning performed during this FULL day of cleaning. She'll list cleaning rooms that DO NOT EXIST (laundry room in our case, bathrooms listed twice), and cleaning things that are visibly clean in photographs. The yard maintenance (Metco) does the same thing. They have this system down pat as most people do not have the time or energy to fight them. In addition to all of the above, don't expect a clean unit at move-in. We actually had to purchase contact paper and re-line the kitchen cabinets due to their disgusting condition when we moved in (which ironically the cleaner charged us for cleaning these cabinets upon move out). Try to avoid this company if possible. If not, remember they are going to screw you out of your deposit. I actually had Metco send me all the photographs and invoices and went through EVERY ONE. I recalculated what should have been charged and what they owed me in addition. They actually did end up cutting me an additional check, but withheld $7.81 from my request. I found that incredibly absurd and illogical considering it's such a negligible amount and I'm only writing this review because they got super stingy on this one item from my analysis. If they would have cut the check for my full request, this review probably wouldn't have been written. read more

Metco is a joke! First of all they charged me a ton of deposits as there are no caps in the great state of Oregon. Then upon moving in the house it was so dirty, I spent the first week cleaning before I could even unpack. After all that they would just show up on the property without even giving notice ( at one point freaking my daughter out who was home alone). We jumped through every hoop they asked we cleaned the yard when asked when it was not even our trash, it was trash from the last tenants. Then out of no where we received a notice saying we were being evicted for no reason and it was a month before our year lease was up. When we called to find out why, we were told that they did not have to give us a reason, they were very rude to us over the phone. After talking to another rental company metco had no right to kick us out before our lease was up and when I asked them about this I received another notice with a move out date the following month. When we left we cleaned that house from head to toe, it was way cleaner when we moved out then upon moving in. We took video and pictures because i had read reviews of them keeping deposits and I was ready to go to court if I had to, but in the end I received most of my deposits back they did changed me for stove drip pans that I had replaced before moving out and a light bulb for a outside light I had put up. AVOID THIS COMPANY, they do bad business and even had the nerve to ask me when I moved in to write good reviews about them online because there ratings were crap and now I know why. Members of my family & I have been renting from Metco for more than 6 years now and I've got to give them a very good rating. For one, they are not bothersome like many property managements (such as Emerald). They do a walk through maybe once every two years, basically just making sure the smoke alarms are functioning. The ladies in the office are all pleasant to talk to when that needs to happen. They don't give us any grief about growing vegetables. They have also been very understanding during the few times we were late on rent, and allowed us to catch up with the late fee the following month. All other property managements I've dealt with have given me nonsensical problems but it has been smooth sailing the whole time with Metco. read more

I've lived at this property for 10 or 12 years. In that time this is the second time they have managed it. They pretty much leave me alone and I prefer that. I suppose it's because I take care of my place. I would prefer not to have an annual inspection. If I was going to wreck the place it would have happened years ago, but Kim was very nice about my lack of comfort and tolerance. I don't have any complaints. read more

I cannot even give them 1 Star but they made me!!! They lead my 76 year old mom on all month telling her she was the only applicant on an apartment and that they were working on it. She called them every week asking as she had given her 30 day notice and would be homeless at the end of the month. They tried to say they called her but it was not a working number for her home or cell which seemed fishy. When mom said i will give you my number she was told we have it on caller ID....then we knew they had lied to us. Finally today June 28th as she has to be out of her home on the 31st , she called again and was told she was denied and that she could never apply through them again. I am sure it is because she kept calling them ---- well if they acted like a respectable company they would have been in contact with her and letting her know a couple weeks ago. No Call or letter of denial like she was told they would send her!! Her credit score is over 700, she has paid her rent on time for the last 7 years in the place she is in and takes very good care of her place. I have never seen such treatment ever!! We will be looking into discrimination as they will not give a reason nor did they send her a letter like they said they would do if she was denied. I will be filing complaints everywhere. Do Not Go through them!!! read more
