    On July 30, 2020 the HomeTeam conducted a whole home inspection on my behalf as a buyer of a home…read moreat 3615 SW Springcreek Ct in Topeka, KS. During the inspection the area experienced torrential rainfall. After the initial on site briefing, but while some of the inspections team who had arrived late were still conducting tests, I waited in the garage for the storm to pass. During that time another contractor from a pest control company informed me that the finished area of the basement had begun flood through an egress window. I immediately went back into the home and was informed by one of the HomeTeam inspectors to"be careful going down into the basement as water was coming in". I witnessed some fairly significant water coming into the room and accumulating on the carpet. I immediately notified the listing agent who recommended HomeTeam for the inspection of the issue. She indicated she had already been notified by Maurie Blick, the head inspector. On the following day I was astonished to find that the written report of the inspection contained no information about the basement flooding. I promptly phoned Maurie to express my concern and he agreed to issue an Addendum to the report to help me in negotiation with the property owner. Unfortunately, the Addendum itself only made vague reference to "concerns on the part of the buyer and in consideration of recent storm water issues" without specifically noting the water intrusion. I have no evidence to support this claim, but I feel this downplaying of the significance of the flooding is related to the ongoing cozy relationship between the HomeTeam and the listing agent in this transaction. Needless to say the soft language in the reports made negotiations with the seller in this instance more difficult for me as the buyer. I believe the lack of detailed description of the flooding to be both unprofessional and grossly negligent.

    When we moved into our house in 2016 Home Team did the Inspection. The house needed to be scraped…read moreand boards replaced. That wasn't even taken care of. The electricity had to be redone as some wires got crossed. Cost us money. There were lights hanging down from the ceiling above the washer and dryer. Also, in one of the closets in the downstairs bedroom. We sold our house in 2023. The Inspection team must have taken everything from our report (2016) and put it on the new report. A lot of the new report had the same items that needed repaired. We had scraped and replaced boards and painted. They never said anything about a hand rail going upstairs. My husband fell down those stairs twice. We have a stair lift now. There was a hot tub that was said to be in working condition but it wasn't. We ended up tearing it out. The hot water tank should have been up on blocks to keep water from getting into it. Also, the furnace should have been on blocks to keep water out of it. None of this was in the Inspection report. Also, now the light/fan doesn't work in the sitting room. They pulled the pull chains so hard we have to unscrew the light to turn off and on. We asked when Home Team would come out fix it. We got the answer that the buyer might not want them when they move in. We still live here. It will be a week since this happened. If our neighbor hadn't been watching our dog, as we had an emergency in Texas, the lights in the house would have been on from Friday to Sunday when we got home. Pretty shoddy Inspection if you asked me.
