The day she was moving in, she came to my front door extremely rude, intimidating and very aggressively over parking. My partner and I were very stunned by the way she was speaking to me. We were very confused as to why a new neighbor would speak so rudely to someone she didn't know. Well, we later found out that Leia is a Reaction Realty employee and a relative. Her parents own Reaction Realty, and they own the property where I lived. Before she moved next door to me, I had lived there very happily and peacefully for 20 years without any issues, but the minute she moved next door, my life turned into a nightmare. It turned into a "very toxic and trashy environment". Every time I used to see her, she was very unfriendly, impolite and rude to the point that I felt extremely uncomfortable and unsafe around her. When I called Reaction Realty to bring up the parking issue, and how offensive she was to me. Sandra, her mom stated, "You cannot park there anymore because the new tenant needs the space to park and charge her car". Oh! And she's paying extra for parking. Do you really think that Sandra was going to charge her daughter to park there? I don't think so! My 20-year parking privileges were taken away just like that because Leia kept claiming that I was blocking her car, (There is enough space to park 3 cars there) Well, two months after I had mentioned this, Reaction Realty kicked me out of my apartment. There were trash bags with dog poop on her porch every day. I guess she was too lazy to walk to the trash cans, which were close by. Well, I had to walk past her porch to get to my car, so I had to see the trash every day, and that made me feel extremely uncomfortable also. I don't think "client relations" is one of Leia's strong skills because her first and ongoing interactions with me were extremely "self-entitled", unfriendly, very impolite and rude. Because of the negative experience that I was having with her I didn't want to go out of the apartment. I felt trapped in my own house. I was so stressed out and afraid that I sought legal counsel who advised me that I should file a formal complaint with the San Bernardino Court because they felt that this woman was harassing me, which I did, but after I thought about it, I decided to not to go through with it because I didn't want them retaliating against me or throw me out of my apartment. Well, they kicked me out anyway. They didn't care that I was loyal tenant, and that I had already lived there for 20yrs, and by the way, I am a senior citizen.

We appreciated that the company set up a quick tour for us because we were in need of a quick move. Anita was very helpful during this time. She told us that there were no applicants and if we applied that day, we would be considered. We looked at Yelp reviews prior and were eager to work with Simon (property manager on listing) because of all the great reviews. Simon was EXTREMELY unprofessional in communications after the tour. He did not answer the phone and was extremely hard to reach. It was clear that we were neither important to him nor desirable candidates, despite performing above and beyond all listed application criteria. Our credit was never run, despite Simon telling us it would be, and we were strung along for over a week with minimal communication. We asked for an explanation for the denial after being told that they went with someone else, and we were not provided with one. Unsurprisingly, we did not even receive a response. To top it all off, the property was re-listed on Zillow a few days later... At this point it was clear that there was no other candidate and we had been lied to the whole time. Unless you know the owner or property manager personally, don't expect a call back. Please try not to waste your time, especially if the move is urgent.

I've worked with Leia on both real estate and property management needs, and I can confidently say she's in a league of her own. From our very first conversation, she was locked in--clear, confident, and deeply knowledgeable about the market. She helped me navigate a VA assumable loan scenario, which can be tricky, but Leia handled it like a total pro. Her negotiation skills are next level. You always feel like you've got a heavy hitter in your corner--someone who doesn't back down and knows how to protect your interests without ever losing her grace or professionalism. What makes Leia stand out even more is her family legacy in real estate. The Sosa family has been serving the Inland Empire for decades, and now their footprint has expanded into places like Nevada, West Hollywood, and Orange County. That kind of reach and experience isn't something you find every day--and it shows in how she anticipates challenges, navigates different markets, and gets results. Whether you're buying, selling, or need trusted property management, Leia brings the kind of hustle and heart that's hard to find. All of their properties are self showing and in order to see it, you have to put in your credit card information. I was skeptical about doing that, so I pulled up their yelp reviews. Overall, not the best reviews. I was really interested in this house, so I tried calling the company. Left a message and moved on with my life. I received a call back from Cassandra and she explained to me that the credit card info is needed because they have to watch out for scammers. They are a small family owned business and do self showings and they need to have some sort of assurance that the person isn't going to steal the key or damage the house. She reassured me, so I put my info in and looked at the house. I ended up loving the house and put in an application. There were already several applications in for that house. I worked with Cassandra through a period of about 2 weeks going back and forth with needed information for the owners. Throughout that time, Cassandra gave me a phone number to text and was super responsive ANY time I needed to get in contact with her. We were accepted for the house and I was handed off to Alicia, the property manager for this house. Once again, super responsive and a pleasure to deal with. Then we had to schedule our lease signing so I had to coordinate with the lease agent, Gloria. It is a holiday week and she rearranged her schedule to be able to accommodate mine to get the lease signed. I haven't moved in yet, but if the experience being a tenant of their property is anything like dealing with them to show and get approved for the house, then I think I'm in good hands.

We spoke Monday in reference to moving forward with signing and that you'll be sending me via email a written contract. We also touched base about May 12th to come in person to the office to sign the lease. We have been playing phone tag this past week and I still have yet to receive any contracts to review via email. I am just trying to understand the why to the back and forth miscommunication. You stated two days ago via telephone to Zac that you would give him a call back and it is now Friday evening, still no phone call back , no email, no communication. Can I ask the why? Is this property still approved for us? Thank you in advance . This was my message to Maria on May 8th of 2026. I was approved and left a voicemail on May 1st. We spoke over the phone May 4th stating she would send me the documents via email and that we will discuss further sitting down May 12th in person to sign and turn over the down deposit. We played phone tag throughout the week. Maria spoke on Wednesday to my significant other stating they approved 2 other applicants but they can't move in until June 1st. Not sure the relevance to that statement when Maria and I discussed via telephone about signing documents and bringing the down deposit this Tuesday May 12th to secure the property I was approved for . We spoke about moving in this month. Maria stated several times to myself and my significant other she would return our calls and still have yet to receive clear and professional communication. It's unfortunate and extremely unprofessional on this property managements end. Did Maria drop the ball on her end and is now avoiding communicating? Disappointed

I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..
